Foreclosure filings in Pima County and the Tucson area dipped slightly in February compared with last year, but they remain far higher than they were a few years ago.

Last month there were 982 trustee-sale notices filed in Pima county, compared with 1,016 filed in February 2009. The notice tells borrowers in default that their property has been scheduled for auction. It doesn’t mean the property will definitely go into foreclosure, but it’s a sign of financial distress.

Month-over-month trustee-sale notices increased from 863 in January.

In February 2006, close to the peak of the Tucson housing market, there were 192 such filings.

Meanwhile, 516 properties were sold at auction last month – sales filed with the county as trustee deeds – compared with 537 properties sold at auction in February 2009. Those numbers are roughly 10 times what they were four years ago. In February 2006, 51 properties were sold at auction, according to the Pima County Recorder’s Office.

The Federal Reserve’s $1.25 Trillion dollar purchase program is set to end in March. The funds in this program were used to purchase mortgage-back securities otherwise known as “Mortgage Bonds”. This program began in January 2009, and was used to lower home loan interest rates to the lowest levels in history. Unfortunately, all good things must come to an end. The experts in the mortgage industry predict rates will increase in March, 2010.

For now, Interest rates are at record lows!

"Coldwell Banker Residential Brokerage February, 2010 – There has been a lot written about the First time Homebuyer Tax Credit. Other articles have focused on the Move-Up buyer. But many are still unaware that the Tax Credit also applies to people who are downsizing. Who do you know who has been in their home at least 5 years, but for whatever reason, would like a little less home? For many, the thought of moving after being on one place for many years can be overwhelming. Also overwhelming can be the care and up keep of a property that may not suit our needs as well as it did when it was first purchased. For some, it may mean moving closer to family. For others, it may mean staying in the same area, but in a new home that fits their needs a little better. For still others, it may mean freeing up some equity to supplement their retirement income. It may also mean a $6500 tax credit! If you would like more details about the housing tax credit or a Q&A going over the most common questions, please give me a call. I’d also be happy to send it to anyone you know who might want more information. Finally, it’s good advice to always check with your tax professional whenever you are thinking about making a major decision. Taxes, eligibility and how tax credits are applied are different for all of us. Another Reason to live in Tucson.

What an amazing site to see and to hear. This roaring waterfall was seen off the Catalina Scenic Highway in the Santa Catalina Mountians this past Tuesday in Tucson, Arizona. Until you visit Tucson one can not imagine the vast beauty and diversity of the landscape.
Only a 45 minute drive up Catalina Highway you will reach the snow on the top of Mount Lemmon where Ski Valley ski mountain is located and the small town of Summerhaven. Ski Valley is the Southern most ski mountian in the continental USA.

Last week Mount Lemmon had there largest snow storm this year closing the roads for several days.

So if you need a change of season here in the Southwest just take a day trip up the mountian. This is also a wonderful place to visit in the summer to cool down.

So if you want to golf, hike, play tennis or do any of your favorite activities all year round Tucson is the place to have to call home in. You also can get a little skiing in, sledding or just playing in the snow if thats what your heart desires only minutes away.

Offical Year End Report for 2009

The link below is the offical statistical information from the Tucson Association of Realtors/ Multible Listing Service overview of the market for 2009.

This information is very positive. Home unit sales were up 10.24%. In December Pending contracts for 2009 increased 38.56% over last December. Also, the active inventory was down 10% over last year. Days on the market slightly went down

These are all signs of the market moving up here in Southern Arizona.

A New Decade in Real Estate

It’s hard to believe we are beginning a new decade. On the news they stated that the proper way of saying 2010 is twenty ten. It does not seem so far away that everyone was talking about Y2K. Well we made it through Y2K, so lets begin the new decade. Now lets see what is the outlook for real estate in 2010?

A great thing about real estate is that there are always people who need to or want to sell their homes. Also, there are always people who want or need to buy a home. The good news according to most economists 2010 should be a little better than 2009.

Pricing is expected to remain fairly flat due to the challenges of foreclosures and short sales. Housing Tax Credits for first time buyer and move-up buyers will help fuel unit sales in the first part of the year.

The question is where does this leave buyers and sellers? Since we believewe are at the bottom of the market this creates a buyers market. A definition of a buyers market is that the market favors buyers more than sellers. However, sellers looking to re-purchase can often fair very well. Right now there are many opportunities for buyers looking to expand their real estate holdings. In addition, second/vacation homes are a real bargain and the tax credit will helping activity.

Many experts believe that the commercial real estate market will continue to erode in 2010. They also believe that 2010 will be the year of the Short Sale. I’ll talk more about that in my February blog.

Tucson Real Market Report for 2010

2010 is just a few days old and already the "real estate experts" are making predictions for the coming year nationally and in the Tucson Arizona housing market.

Housing calls and mortgage rate predictions run the gamut:

•Home prices will fall in 2010

•Home prices will rise in 2010

•Mortgage rates will rise in 2010

•Mortgage rates will rise by a lot in 2010

Given how varied their outlooks, it's clear that the economists and professionals have no better view of the future than the amateurs. An expert can make an educated guess, but it's a guess nonetheless.

Last year, Wall Streeters predicted a 25% pullback in home prices. 12 months later, we know prices didn't fall. Wall Street also predicted higher mortgage rates for 2009. That prediction was fulfilled.

There's a lot of talk on CNBC and elsewhere about what's coming in 2010. Before you take those predictions to the bank, just remember that analysts do a much better job interpreting data from the past than projecting it into the future.

The only thing that's certain right now is that mortgage rates are historically low, the government is giving tax credits to qualified buyers, and there's a lot of good "deals" in housing. Make the most of what's out there today because it will take 12 months for us to look back and know which predictions were right and which were wrong in the Tucson Real Estate Market and nationally.

Until then, predictions are just opinions and guesses.

Shop Local A Great Way To Go!

I have always been an advicate of shopping and dining locally. It is extremely rare that my husband and I eat at a chain restuarant. Even when we travel we make it a priority to eat locally. The pride, care and personal customer service that goes into the local businesses is what has always attacted me to them. Plus I enjoy supporting the little guy here in Tucson, Arizona and in other communities.

I never realized until I read the following article that when you shop at a local store for every $100 spent, $45 remains in the state and at the chain store for every $100 spent, $13 remains in the state. WOW! Another great point that was made in the article was that the local businesses tend to hire local companies. For example they hire the local sign maker, the local advertising company, the local designer, the local CPA & etc. Chains have there own companies that they work with that are typically out of town and/or out state. Both of these reasons add to many other reasons why one should shop locally.

So next time you go shopping or eat out, please take the time and think about the local shops and restuarants and support them.. It would be a sad day if all the Mom and Pop shops were squeezed out of business. If that happens the sense of community will deminish considerably with it.

There is a paradigm shift occurring in the world, a shift of consciousness and awareness to a more sustainable way of living, a way to a healthier lifestyle.

So how do you EcoSustain your life?

That's a subject that we have been thinking about much over the past year or so.

As agents, the question of how to work within the niche of 'Green', and be more in tune with our Environment, has been a challenge that we have researched well.

Believe it or not, the answer was always right in our own home, it was right in front of us for the past 6 years!

You see, Eddie and I made a decision way back in February of 2004 to be more conscience of the products we were using in our home, more conscience of the environmental toxins found in so many consumer goods these days

We decided to keep our children and ourselves safe from the effects of everyday chemicals in our home cleaning products, our everyday consumer products such as soap, shampoo, deodorants, and toothpaste, and we began a regimen of ensuring we were getting the most from our nutrition via proper eating and supplementation.

The net effect of becoming more conscience, is that we are helping the Environment at the same time by discontinuing the use of Phosphates, Chlorine, Ammonias, and other harsh nasty chemicals and toxics that are found in so many products on the store shelf's today.

We switched to a very large manufacturer ($900 million a year Company) of over 350 environmentally safe items, all made in America, products made with the best of science and nature. This Company only provides their products to those who have the same mission and vision of personal responsibility and helping others do the same. You will not find their product line on the store shelves, they decided 24 years ago not to compromise 'Value' and 'Safe' with bottom-line profits. Many people have asked me how people are getting loans on investment properties and also are wanting information on Trustee Sales. So I thought this would be a great article to answer a couple of questions you may havea. The article is about a man who flips homes for a living and it also gives a shortened version of Buying a home at a Trustee's Sale on the courthouse steps. According to the article it says it all comes down to financing. Reason being that over the past couple of years it has been difficult to get Lenders to lend money with long-term mortgages for people who own more than one investment properties. So investment Buyers are getting short-term loans from hard-money lenders whom are charging interest rates of up to 18%. These loans allow "The House Flipper" to buy homes and make any needed repairs and then they quickly try to resell them.

Tucson Holiday Events

There are so many holiday events happening in the next few weeks here in Tucson. How do you decide what Tucson Event to go to? We started our holiday season off by going to Tohono Chul's Luminaria display last weekend. The paths were lined in luminaries and the palo verde trees, mesquite tress and saguaro cactus were strung with twinkling white lights. They had a mens choir, a soloist singer and young proformers from the Nutcracker dancing. They also provided Christmas cookies, coffee and hot cider. This weekend is the last weekend to attend. Tohono Chul is located North of Ina Road and South of Oracle Road in Tucson's Northwestside. If you live more Central, Northeast or in the Catalina Foothills you can also enjoy the luminaries a the Tucson Botanical Gardens. This weekend only.

For young kids Santa is already at the malls. Another great event for kids of all ages is the Parade of Lights in downtown Tucson. Come see us we will be in the parade with our friends at the The Little Gym. The parade is December 12th starting at 6pm.

Don't forget Winterhaven Festival of Lights which is located North of Fort Lowell and West of Country Club in Central Tucson. Walk, ride on a wagon, take the trolley of drive your own car. Check out the link for days, times and when you can drive through.

Thoughts for a Greener Thanksgiving

I am glad to see that more and more people are getting involved in protecting our environment and becoming more aware of all the toxins that surround us. I'm just still learning how to be more Eco-Friendly. Back in October I went to a breakfast for the Green October Event at St. Phillips Plaza here in Tucson, Arizona. They had several different booths that promoted Eco-Friendly services and products. It was great to see what alternative options there are out there.

Since Thanksgiving is just around the corner I wanted to share some simple greener thoughts I got from Mrs. Green.

1. It's not really green but it's a good idea: take the time with family and friends to consciously give thanks. Take the bold step of asking people at the dinner table to say one thing they are grateful for. We can all start our list with having clean water to drink (approximately 1 BILLION people do not), a roof over our heads, and food on the table (1 in 6 people on the planet are now facing life threatening hunger.)

2. Try to make at least one green Thanksgiving change from last year - really take reusable bags to do your Thanksgiving shopping, shop at the Farmers Markets the weekend before the holiday and buy some fresh produce, buy only organic milk, make a pumpkin pie from real pumpkin (full disclosure? Mrs. Green will not be taking this step!). In other words - do just one MORE green thing. Factoid to ponder: most conventional foods travel an average of 1500 miles before ending up on your plate.

3. Get out in nature. Take a hike. Even if you are in the city, take a walk, visit a park, go out at night and look at the stars.

4. Give unto others. If you can't donate food or write a check, give one of the most important and valuable gifts of all - your time. These are challenging times and it's not just for the children but for the elderly and people living on a fixed income. Organizations that can use your help abound and are just a phone call away.

Four just seems like the perfect number of simple thoughts to ponder...

Compared to other areas in the US, the year to date home sales volume is only down by 13.95%.

There are 2048 new listings that have come on the market which is up 10.29%. This could be due to many people trying to take advantage of the first time home buyers tax credit, and making a last minute attempt sell their home. However. it could also be that we are also entering into the Winter Season where many people believe that they have a better chance of selling their home to second home owners that start trickling in this time of year.

The time that homes are on the market is definitely less and the average days on market are 71, but over 41% are between 0 and 30 days.The fact that we have had many homes that have come on the market that are bank foreclosures also support this.

However first time home buyers have been coming out in force to buy the great home deals that are out there right now combined with the low interest rates. The top method of financing is FHA at 358, followed by Conventional 299, and Cash at 266.

As we continue towards the end of the year we anticipate seeing a Tucson home sales increase for November as many people have been taking advantage of the First Time Home Buyers Tax Credit. However, the extension of the first time home buyers tax credit will also help with reducing the Tucson home inventory and continue the increased sales activity.

We had a great day and a very successful day at our booth at Reid Parks Family Fun Festival. Check out the video clip of our booth all the people that contributed to putting it together. We were also given an opportunity to show many people how to free their homes of toxins, use Eco-friendly products and how to buy them so that they save money and provide a safer environment for their family.
