Pinnacle condos sale puts Opus Northwest nearer Denver market exit. Opus Northwest has sold the remaining 72 condos at the Pinnacle at City Park South for more than $20 million, bringing it one step closer to pulling out of the Denver market.

Condo Capital Solutions, the Louisville-based real estate investment and turnaround company that bought the units, said it will sell them for well below what they were offered for when the project was completed in 2007.

"Buyers are going to get a good deal," said Marcel Arsenault, principal of Condo Capital Solutions. "They'll probably clear out fairly fast. When people get a good deal, they generally line up and take advantage of it."

The sale leaves Opus with an office and residential project at 1400 Wewatta St. downtown.

"This is part of the orderly wind-down and liquidation of the company," said John Solberg, Opus Northwest's chief executive. "We felt that Marcel and his group, Condo Capital Solutions, would be good stewards going forward and preserve the value for the existing homeowners."

Over the past few years, Opus had reduced prices significantly in an effort to sell the condos after the housing market tanked.

Condo Capital Solutions plans to reduce the prices a bit more, but it will not be to "rapid liquidation values," said Peter Wells, managing partner of the company.

Prices will range from the high $240,000 range for a smaller unit to about $1.1 million for a three-bedroom, three-bath condo on the 18th through 21st floors.

The 284-unit Pinnacle on East 17th Avenue overlooking City Park has two residential towers joined by a seven-story "base" building topped by an outdoor pool that connects with an indoor fitness center.

"That project is a very interesting project, primarily because of the quality of the finishes and the quality of design and the choice they made to place it in that location," said Chris Mygatt, president and chief operating officer of Coldwell Banker Residential Brokerage. "The concern is there isn't much of a vibrant, urban life around it. . . . That will be the challenge."

CU searches for new developer after Shea Properties checks out. The former University of Colorado Hospital campus is up for grabs now that the school has ended the contract it had with Shea Properties to develop the site.

The economic downturn prevented Shea from fulfilling its obligation to buy property for the first phase of its project by the July 31 deadline. The company renegotiated its contract with the university last summer but was still unable to start work on the project at East Ninth Avenue and Colorado Boulevard.

The opportunity to redevelop the site is a result of the Health Sciences Center's relocation to the Anschutz Medical Campus in Aurora in 2007.

The university now is searching for another developer to take over the project, said Jacque Montgomery, spokeswoman for CU.

It does not need to issue a request for proposals because the property already has the appropriate zoning for the general development plan conceived by Shea.

"We're aggressively marketing the property and pursuing any possible developers to develop the property," Montgomery said. "We just need to find new folks who might be interested in developing the site."

Since 2004, Shea has invested nearly $6 million in rezoning and master planning the 30-acre site. It worked closely with the Colorado Boulevard Healthcare District board, an all-volunteer 13-member community organization that guided the general development planning process.

"The zoning the board went through over the last two years has been put as an overlay on the property, and any change would require that it go back through the system," said Mary Nell Wolff, chairwoman of the district board. "From a neighborhood perspective, the protection is that the zoning runs with the property."

The plan re-establishes the street grid to incorporate the property into the surrounding neighborhoods. It includes up to 1,200 residential units, 150,000 square feet of retail space and about 500,000 square feet of office space.

"We believe the parcel will ultimately become the neighborhood asset that Shea envisioned in collaboration with the community," Shea's Peter Culshaw said in a statement.

The board will hold a meeting to discuss the changes from 4 to 6 p.m. March 3 at the Molly Blank Conference Center on the National Jewish Health campus.

Developer secures funding for community that could add 10,000 residents to Erie. A developer with plans to build one of the largest residential housing developments on the Front Range landed critical funding Thursday, putting Erie at the forefront of a potential real-estate market rebound.

Plans call for the construction of more than 2,700 units on a 960-acre parcel between Old Town and Erie High School, north of Erie Parkway.

Dubbed Bridgewater, the community could add another 10,000 residents to the town's population of 19,000 when fully built in six to 10 years. It would be mostly single-family homes.

Jon Lee, vice president of Boulder-based Community Development Group, said his company finalized a deal with a private-equity real-estate firm Thursday that will loosen up money for road and infrastructure work.

It may be 2013 before the first homes are built, Lee said. He declined to name the private-equity company or the amount of money involved.

"The fact that somebody is willing to spend money on a sketch plan means the market is returning and that a significant master-planned community is becoming a reality," he said. "In the Denver metro area, this is probably the first one of this size to begin moving forward in the last four years."

Erie Mayor Joe Wilson said the town has been waiting for this day for years. Erie approved plans for a 2,880-unit development at Bridge water several years ago.

Invesco Real Estate buys 1800 Larimer, a coup for Denver's commercial market. Dallas-based Invesco Real Estate has purchased 1800 Larimer, the first new office tower built downtown in 25 years.

The sale price for the 495,518-square-foot building was not disclosed, but industry insiders put the price at about $213 million, or $430 a square foot.

On a per-square-foot basis, that's a record price for a Denver office property, they said. Transactions that approached that price are the sale of the Janus headquarters at 151 Detroit St., which traded for $394 a square foot in 2007; and Tabor Center downtown, which sold for $380 a square foot the same year.

"This is really good for Denver," said Rich McClintock, chief executive of Westfield Development Inc., which developed the building. "This is a vanguard city. Usually you don't get pricing like this unless you're on one of the coasts.

"We've just come out of a very turbulent economic time with incredible uncertainty," McClintock said.

The 1800 Larimer building, which has an environmentally friendly certification known as LEED Platinum, is 90 percent leased, with Xcel occupying more than 70 percent of the building. The energy company's lease term runs for 15 years.

"Invesco is buying a solid income stream," said Mary Sullivan, an investment broker at Jones Lang LaSalle's Denver office. "It's nice to have the bells and whistles of the LEED certification, but the driving force was the income stream."

1800 Larimer features high-efficiency energy systems using under-floor air systems and floor-to-ceiling windows to maximize outdoor air and natural light. The 22-story building, designed by RNL, boasts a 17,000-square-foot outdoor terrace, a fitness center, conference facility, concierge security and indoor parking.

Investment in commercial real estate in metro Denver more than doubled last year over 2009, a sign that the market may be recovering.

Investors spent more than $1 billion on 54 office, retail and industrial properties, according to an analysis by Cushman & Wakefield. In 2009, they spent $448 million in 30 transactions. The data included only deals valued at more than $4.5 million.

The biggest deal, completed at the end of the year, was the sale of Granite Tower, a 561,691- square-foot building constructed in 1982 at 1099 18th St. It sold for $149 million, or $265 a square foot, to KBS Real Estate Investment Trust II.

Mike Winn, an investment broker with Cushman & Wakefield's Denver office, said the recovery of the global capital markets is making for a strong investment climate.

"Investors are buying core assets at record prices," he said. "It's an indication of the comfort level in downtown Denver. There's not a lot on the market today, but we're seeing a high level of interest for core trophy assets."

2011 Slam Dunk Contest Participants. Every year, at about January when the participants for the upcoming dunk contest are released, instead of talking about who is in the dunk contest, the conversation inevitably turns to who should be in the dunk contest.

Well there are the obvious ones like LeBron James, Carmelo Anthony, who would bring the big name to the dunk contest, and there is Derrick Rose and Russell Westbrook, who are the most athletic point guards in recent memory.

If I were to put together a dream top four for next year, it would have to include Blake Griffin (depending on how this year shapes up), LeBron James, Rudy Gay, who never seems to get the love for his extreme athleticism, and Perry Jones if he ends up getting drafted this year, just because I’m down to see the rookies on the biggest stage of showing off, they usually bring their best effort.

On Saturday night in Los Angeles, some of the best dunkers in the NBA will participate in the league’s annual Slam Dunk Competition.

This year’s contestants are: LA Clippers PF Blake Griffin; Milwaukee Bucks PG Brandon Jennings; Washington Wizards C JaVale McGee; and, Oklahoma City Thunder PF Serge Ibaka.

Like many people, my favorite to win this year is Blake Griffin. He has taken the NBA by storm with some of his insane dunks, and I expect him to do something spectacular on Saturday. My sleeper pick is Serge Ibaka, as he’s a super athletic forward who could give Blake a run for the title.

Now, because of all the amazing dunks Blake Griffin has done this year, I have a feeling that he’ll do something so spectacular it may be considered one of the best dunks of all-time. To see what Blake might have to go against, let’s rank the top ten dunks in the Slam Dunk Competition’s history.

This list is pretty basic. It goes in reverse order, with each dunk ranked by creativity, originality, degree of difficultly, and crowd reaction.

Socialscope now compatible with the BlackBerry Torch. Don't shoot the messenger here but, for those of you out there lucky enough to have a Socialscope account and have recently picked up a BlackBerry Torch only to find out that it wasn't compatible, Socialscope has just released their latest update.

Version 0.9.5.147 is now available for download from the Socialscope website. Lots of new goodies have been built into this release. Having been using it for the past few days now, I can say it's the most solid build to date from the Socialscope folks. Some of the changes include:

* Swipe left and right to switch tabs
* When reading a message swipe left and right to switch message
* Double tap a tab icon to go to the top of the message list
* Search twitter from your home screen through universal search
* Go to your friend’s profiles from the home screen through universal search

FIU's Garrett Wittels Sees Hitting Streak Snapped After 56 Games. Garrett Wittels said he would tip his cap to the person who ended his hitting streak.

Much to Florida International's dismay, Friday was the night he made good on that promise.

Wittels' pursuit of NCAA history is over. He went 0 for 4 against Southeastern Louisiana, leaving him two games shy of matching Robin Ventura's 58-game Division I record set in 1987 and four short of the NCAA all-divisions mark of 60 games by Damian Costantino of Division III Salve Regina from 2001-03.

Southeastern Louisiana won the game, 10-2. It was the season opener for both teams.

Wittels' best chance for a hit came in the eighth, but his sharp grounder to third was snared by a diving Jonathan Pace, who scrambled to touch the base in time for the second out of the inning. It went in the books as a fielder's choice, Wittels' second of the night, and that was the junior shortstop's final chance.

Wittels reached on a fielder's choice in the first, fouled out near the right-field bullpen in the third and grounded out to third in the sixth inning -- one pitch after successfully lobbying plate umpire Michael Baker that a ball which appeared to hit his hand actually hit the knob of his bat instead.

Wittels went 0 for 3 against Brandon Efferson and 0 for 1 against reliever Stefan Lopez.

He was 7 for 7 in late-game situations with the streak on the line in 2010, and nearly came through again in the eighth. But Pace made the play, and Wittels gave him a congratulatory pat as they crossed paths in the infield between innings.

With the streak over, it's doubtful things will completely return to normal for Wittels anytime soon.

He made headlines on and off the field in 2010, first for the streak that helped FIU win the Sun Belt Conference title and won him the league's player of the year award, then for an alleged rape of a 17-year-old while with friends in the Bahamas last December. Wittels was freed on bond, but the case is not expected to be resolved for months.

FIU allowed him to play, though it did not reveal that decision until two days before the opener.

For his part, Wittels insists that he's been able to focus on baseball and that he's able to "sleep well" in his belief that he was falsely accused in the Bahamas.

It was easy to see Wittels' level of excitement, even before the game.

When the team gathered to run a series of short sprints in left field about 25 minutes before the first pitch, Wittels typically started in the back of the pack, then passed just about everyone by the end. He hopped nervously from side to side at times while taking grounders during infield practice, then clapped his hands repeatedly on the way into the dugout.

The nerves showed at the plate, too: He swung wildly at the first pitch he saw Friday, missing badly and losing his balance.

Wittels' streak reached 56 games on June 5, 2010 -- 259 days before Friday's matchup. He said having that kind of hiatus during the streak was incredibly tough.

Costantino will attest to that. He's been there.

"It's the exact same scenario," Costantino told The Associated Press on Friday. "I waited almost a whole year for two games."

Much like Wittels, Costantino's sophomore season ended with his hitting streak at exactly 56 games. The following spring, Costantino got hits in the first four games of his junior season, passing Ventura's record.

For months, Costantino sat on one of baseball's most revered numbers -- 56, of course, is the number of consecutive games in which Joe DiMaggio hit safely for the New York Yankees in 1941, setting the major league record.

He made it past that magic benchmark. Wittels couldn't.

Costantino's wait to get a hit in game No. 57 was 308 days, and it was laden with drama. He struck out in his first three at-bats of the 2003 season opener before hitting a line-drive double in the seventh inning. As is common in Division III doubleheaders, the teams were playing two seven-inning games.

Two days later, with the streak pushed to 60, Costantino's record run came to an end. Costantino, recently married and still living in his hometown of Warwick, R.I., has followed Wittels' streak from afar.

"I'm sure waiting has been absolute torture for him," Costantino said.

John Wall Wins MVP of T-Mobile Rookie Challenge. John Wall dished out a Rookie Challenge 22 assists in leading the Rookies to a 148-140 win over the Sophomores. DeMarcus Cousins had a legit claim to MVP, but Jimmy's 22 assists were just too much, which included a bounce-pass alley-oop to Blake Griffin. Yeah, you read that correctly (the highlight of the game). I thought Wall and Cousins would share MVP, but no gripes with our man taking it all for himself. Cousins was good, but didn't generate the excitement in the game that his stats indicate, and Wall obliterated Chris Paul's record of 17 assists. Whatever, at least the Wizards won something this year.

Cali Swag District performed at halftime, and I was hoping for a Dougie-off between the Rookies and Sophomores, but no dice. You know what, forget it, they didn't even need Cali Swag District, there still should have been a Dougie-off worth maybe 10 pts in that game.

My favorite part of the game, other than the bounce-pass alley-oop, was the final play of Wall getting an off the backboard alley-oop from Cousins. That sounds amazing enough, but it is very possible that Jimmy did the Dougie while hanging on the rim:

My DVR couldn't stop a split second before this shot for some reason, so this is not the best shot. That said, Jimmy's hand definitely went behind the head, a little Prime Time Deion Sanders, but more likely a Dougie move.

For anyone who watched the dunk, I'd like to hear thoughts on whether Wall was trying to do the Dougie here. He was definitely trying to do something as he swung side to side......
