Current Utah County Real Estate Conditions July 2009

Forget about all the hype or doomsday talk in the media. Let's examine the true and accurate facts that are backed by data. I will be using the Utah County Association of Realtors (UCAOR) data. This is a compilation of all sold data via a Realtor in Utah County. Which is probably about 90% of the true home sales in Utah County.  Upon examining the data this morning it is clear that in the 1st quarter of 2009 our county experienced the lowest number of homes sold in the past 5 years. Here is the data:

2187 homes sold in the 1st quarter of 2005
2760 homes sold in the 1st quarter of 2006
2780 homes sold in the 1st quarter of 2007
1737 homes sold in the 1st quarter of 2008
1486 homes sold in the 1st quarter of 2009

You can see that the amount of homes sold has been drastically decreasing since 2007. Keep in mind our population has been growning. This is why we are seeing a strongly demand for rentals. There is one bright spot in the data. The amount of homes for sale has finally dropped.

4691 homes for sale in May 2007
5306 homes for sale in May 2008
4455 homes for sale in May 2009

This is very good sign because less inventory is in the market. This gives the market an opportunity to stabalize and build a base. From a statistical point of view you have a better probability of selling your home in 2009 than 2008. As of May 2008 we had 7.9% of the homes selling per month compared to 9.5% of the homes selling per month in May of 2009. This means the market has about a 10 month supply of homes. If no more homes were put on the market it would take 10 months for the buyers to finish buying all the inventory.

In my opinion the market is slightly improving over 2008. Not by much but it is really improving. I am starting to get a decent amount of new out-of-state buyers contact me daily via the internet again. I have seen this very dead part of the market start to come back. The only difference is that it is not mostly all Californians. Sorry California I still like you guys but I guess you are not buying homes like you used to in Utah County. I am anxiously awaiting the revival of the California market.  Let's hope the terminator can get something done in their state rather than hand out IOU's. If Arnold is reading my blog I have a question for you. Can you please send me an IOU for the missing Californian commissions?  That would be appreciated.

People ask me everyday if the bottom is in. I tell them I am not sure but we are very close. I tell them I have been waiting for the past three years to buy a rental. When the market was climbing I was leary. When the market came down over the past year I waited. I have been selling homes in Utah County for 15 years and watching this market and data like a hawk. Three weeks ago I purchased that rental I have been waiting for. It was a non-owner occupied home and I got a nice 5.67% interest rate. And it wasn't a foreclosure or short sale it was priced right. There are incredible buys out their right now you just need to sift thru alot of garbage.  I plan to purchase another rental within the next 6 months. What are you looking to buy? BPO Broker Price Opinion for Utah County Homes

BPO's are on the rise in Utah County due to the large amount of foreclosures. The lenders and companies that hire Utah Real Estate brokers to do BPOs, or Broker Price Opinions, have very specific requirements. Don't assume from the name that a "Drive By" BPO will involve only a couple of photos from the car and a short form with information about what you saw.

The forms used by lenders and loss mitigation companies vary greatly in how they are laid out and the information they require for a Drive By BPO. However, examination of even the shortest of forms with the least required information reveals a minimum of the following form fields and requirements: Broker information, Location , Neighborhood, Conformity to neighborhood and zoning, Property type, style, approximate age, Visual condition of all individual exterior features, Whether it looks occupied, Parking, Lot size, Estimated square feet, Estimated room count, Comments, Three recent sold comparables with info, Three currently listed comparable properties, Photos.

As you can see, there is a large amount of information to be gathered and transmitted. And this was the simplest of the forms I found, with the least amount of required information and only two photos. Note that some companies require you to get out of the car and photo all sides of the home as well.

As many drive by BPOs pay only $50, a Utah Real Estate agent would really need to have their systems in place for efficient performance. Otherwise, profitability would be non-existent or tiny. However, in Salt Lake City, real estate brokers who specialize in this market can stay quite busy and collect a nice income stream.

I spoke with a Realtor here in Utah County yesterday that told me he had done 7,000 BPO's in his career. He is now working for several banks doing foreclosures. I have done many BPO's in the past and currently work for one large local bank doing their foreclosures.

I came across a direct link with Countrywide that gives consumers the opportunity to search their foreclosed homes directly.

Countrywide owned properties (lender-owned), also sometimes referred to as REO (real estate owned) homes or properties, are often seen by qualified borrowers as good investment and purchase opportunities. You can use a search tool to search the inventory of Countrywide owned properties in Utah County.

Utah County Home Prices May Slightly Rise on Mortgage Refinancing Boom

Some analysts think housing prices in the United States will stabilize and rise after a likely boom in mortgage refinance, as mortgage rates fall and loan applications increase. It is possible that Utah could enter a new mortgage boom.

The take over of Fannie Mae and Freddie Mac in September, as well as Fed's plan last month to buy up to $600 billion in "agency" securities issued by Fannie, Freddie, Ginnie Mae and the Federal Home Loan Bank system have had some results.

Mortgage rates have begun to tumble, while mortgage applications are slightly picking up. Banks are also rehiring the mortgage loan personnel they recently fired not long ago.

On Wednesday, data from an industry group showed that U.S. mortgage applications had surged to the highest level in over five years in the latest week, as potential borrowers came out in droves to refinance after government interventions that helped push interest rates down to record lows.

The Mortgage Bankers Association (MBA) said its seasonally adjusted index of mortgage applications, which includes both purchase and refinance loans, for the week ended December 19 soared 48.0 percent to 1,245.4, the highest reading since the week ended July 18, 2003, when it reached 1,284.3.

The MBA counts all applications in its survey, even those that are ultimately rejected, and it does not account for multiple applications, which has become increasingly common due to significantly tighter lending standards.

It is possible that the Utah Real Estate market may get some sparks of life in the Spring of 2009. It will never return to the crazy days of someone making $10 an hour getting a loan on a $600,000 home. Nor do we want this return of free loans to anyone.

It is difficult to find positive news about Utah Real Estate these days. Mortgage rates are incredible and many speculate they will go slightly lower in January. Utah Passes Nevada as the Fastest Growing State

Utah is the nation's fastest growing state, knocking Nevada from its usual top ranked spot.

Utah's population jumbed by 2.5 percent from July 2007 to July 2008, according to new population estimates from the Census Bureau. Arizona is the second-fastest growing state, followed by Texas, North Carolina and Colorado.

Nevada, last year's fastest-growing state, fell to eighth. Nevada had been among the four fastest-growing states each of the last 23 years.

Only two states — Michigan and Rhode Island — lost population from 2007 to 2008.

California remained the most populous state, followed by Texas, New York, Florida and Illinois.

Currently Utah has a population of about 2.5 million.

Utah County is a county located in the U.S. state of Utah. As of 2007 it was estimated to have a population of 483,702. It was named for the Spanish name (Yuta) for the Ute Indians. The county seat and largest city is Provo. The center of population of Utah is located in Utah County, in the city of Lehi.

This is positive information for the homeowners and business owners in our state. Hey, at least I am trying to find some positive information in this media depressed environment.

Mortgage Rates in Utah County Lowest in Nearly 40 Years

The Federal Reserve once again slashed the federal funds rate last week from 1 percent down to .25, “aiming to free up lending and jolt the economy back to life,” according to an Associated Press report.

It’s a dramatic move, which caused Freddie Mac mortgage rates to dip to their lowest level since 1971. In fact, 30-year fixed home loan rates can now be locked-in at a staggering 5.19 percent. I have never seen rates like this in Utah County.

That means that homeowners who are facing “balloon” or Adjustable Rate Mortgage (ARM) rate increases — and there is data out there that indicates this could still impact an alarming amount Utah families very soon — can secure more affordable home loans.

In addition, prospective homebuyers can take advantage of the latest-money saving measure. It’s a great opportunity to more than likely get into a home at a reduced price (depending on the local market) and get a loan at a super low rate.

This is great news that can put a lot of extra cash back in the pockets of so many people.
And the way things are right now it appears that every little bit helps and could go a long way.
