There is good news for Vail real estate as vacation real estate sales are improving across the nation. A recent article from Realty Times has the headline: “Real Estate Outlook: Vacation Sales Surge”. In addition an article from Market Watch touts that more than 80% of vacation home buyers feel that now is a great time to buy vacation homes. Vail vacation homes are certainly showing a marked improvement.

While owning Vail homes has always maintained desirability, the vacation home sector has been a hard hit area of the nation’s real estate market as secondary purchases in any form took a backseat during the recession. Today’s vacation home buyer is seeing the value in today’s market conditions, and the Vail real estate market is no exception.

Priorities for vacation home buyers are value and location. Mortgage rates are still very low, which is adding to affordability levels in desirable vacation destinations like Vail Colorado. In addition, family is a focus of vacation home buyers, where buyers want to have a home that enables family to be together in a healthy and active manner, enabling memories to be made and traditions developed.

Vail Colorado, Top Spot for Second Home

Vail Colorado has been noted as a top spot for a second home. Barron’s (one of the world’s most renowned financial publications) recently published an article titled “20 Best Places For Second Homes” and Vail was listed in the number 5 position, the first non-beach location on the list. Of course for those who own Vail real estate this can come as no surprise.

Vail was noted for its epic skiing, specifically the back bowls, as well as for it’s ritzy new hangouts and classic old style handouts. The article also notes that while last year was not fantastic for vacation real estate sales volume, the median price for Vail real estate was down only slightly.

There couldn’t be a better time to look into buying Vail real estate. Denver is poised as a top city for a real estate rebound and realtors I have spoken with are already seeing an increase in both volume and price. As economic news gets brighter so will the Vail real estate picture.

I can’t tell you how many people I meet who say “if only . . .” when it comes to Vail real estate. If only I’d invested in Vail when I was asked to at its inception (rumor has it that a $10,000 investment got you a lifetime ski pass and a plot of land on Forest Road). If only I’d bought a Vail condo when I moved here (for under $100,000).

Certainly, Vail real estate has taken a hit like everywhere else in the country but the positive side of this is that many opportunities have been born. The nation’s economic news is getting brighter every day, and while the improvements may be coming in small steps they are nonetheless improvements. Improvements can only lead us to believe that the bottom has been reached, and whether we bump along it for a while or not, only time will tell.

The Vail real estate market has many potential buyers wondering is now the time to buy? While most people never have a valid answer to a hypothetical question until after the fact, let’s not forget that hindsight is 20/20, signs are pointing toward improvements.

Vail real estate remains desirable simply because of its location and all that our area has to offer. While the valley as a whole is still experiencing some ups and downs, and the western areas of Eagle and Gypsum in particular are seeing foreclosure and short sale activity, Vail itself is holding its own and there is not a large inventory of homes for sale at the moment.

Nationally speaking there are signs of life in our economy, with unemployment levels making small steps in the right direction, retail figures showing signs of life, and good news in the stock market. An improving economy will affect real estate as a whole, and Vail real estate as an aside.

Affordability levels are good at the moment with regards to Vail real estate.
