<p>In May 2009 Active Listings in the West End Vancouver real estate market fell once more from 255 to 217. This was the third month in a row that Active Listings fell in the community (and the fifth in the last six).</p>
<h3>West End Vancouver Homes Sold (West End Vancouver Condos only) - 97</h3>
<p>May was the sixth month in a row where Sales rose in the West End. The month saw a jump in Sales from 70 in May up to 97 in April. This is a long way from the low of 15 seen in November of 2008 (and more than double the number of Sales in March of 48).</p>
<p>The Average Sale Price fell in May 2009. It was $533,000 in April 2009 and fell to $481,000 in May (the second decline in the last seven months). The Average Per Square Foot price also fell to $579 from $596. Of sales, the Average Days on Market rose to 108 from 96.</p>
<h3>West End Vancouver Home Sale Prices (West End Vancouver Condos only)</h3>
<p>There were 4 sales below $200,000, 16 sales between $200,000 and $300,000, 38 sales between $300,000 and $400,000, 22 sales between $400,000 and $500,000, 3 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 3 sales between $800,000 and $900,000, 1 sale between $900,000 and $1,000,000, 2 sales between $1,000,000 and $1,200,000, and 3 sales between $2,500,000 and $2,900,000.</p>
<p>The least expensive sale was a 430 sq ft, 43 year old studio for $152,000. The most expensive sale was a 1 year old 2681 sq ft, 2 bedroom, 3 bath condo for $2,880,000.</p>

If you have, then you might have noticed that for the past couple of months I have been posting regular daily Vancouver real estate market updates. <p>You can find the monthly REBGV real estate statistics regurgitated on just about every real estate website or in any newspaper. What you won&#8217;t find is a focus on the <a href="http://www.sebastianalbrecht.com/vancouver_real_estate_blog/category/monthly-update/" target="_blank"><span style="color: #800000;">Vancouver real estate market statistics</span></a> exclusively (the REBGV includes all of Greater Vancouver data). 			<content:encoded><![CDATA[<h3>What goes down must come up</h3>
<p>Isn&#8217;t it amazing what kind of a difference a few months make? Back in January 2009 the Vancouver real estate market saw it&#8217;s worst month in over 30 years. June 2009 ended up being the second best month (by sales) ever (second only to June 2005).</p>
<p>We have now had five consecutive months of increasing sales in the Vancouver real estate market. Across the board, the market is improving (eastside vs. westside, prices, sales, active listings, etc).</p>
<p>Most statistics had only been looking favorable on a month-to-month basis. Last month started to look better, but this month blew June 2008 out of the water. We saw massive upswings in Sales, declines in Listings and declines in Active Listings.</p>
<p>One area that has yet to catch up are prices. However, from a low in March 2009 prices are starting to recover very quickly. You can see from the numbers below that there were some very big upswings this past month (detached homes in particular). If inventory remains low and demand continues we&#8217;ll see prices come back very quickly.</p>
<h3>The official line</h3>
<p>“Price reductions and low interest rates have created an improvement in affordability, which is causing the number of sales to rise to levels comparable to 2003 to 2007,” Scott Russell, REBGV president said.</p>
<p>“Many people who were reluctant to purchase a home last fall and earlier this year are returning to the market because they see conditions that appeal to their personal and financial needs,” Russell said. “However, the current marketplace is such that buyers are more inclined to walk if they don’t like the terms of an offer.”</p>

<h3>The numbers</h3>
<p>Sales rose significantly (+13.54%) yet again (that’s five in a row) from 1241 in May 2009 to 1409 in May. Year-over-Year this month had yet another big jump (+83.46%) over the 768 Sales in June 2008.</p>
<p>New listings are rising (+13.69%) on a month-to-month comparison. There were 1677 new listings in June in comparison to the 1475 in May 2009. Year-over-year there was a significant drop (-19.61%) from 2086 in June 2008 to 1677 this past month. The Sell/List ratio dropped very slightly to 84.02% (from 84.14%).</p>
<p>Active listings fell for the fourth straight month to 3513. This is down month-to-month (-4.36%) as well as year-over-year (-35.24%). Active Listings are at their lowest number in over a year.</p>
<p>The month of June 2009 saw prices rebound sharply in the Vancouver real estate market. Detached homes are up 8.27% with apartments following in the mid-3% range. Prices are still down year-over-year but they scraped back roughly half of what they&#8217;d given up.</p>

			<content:encoded><![CDATA[<p>While I was trying to <a href="http://www.sebastianalbrecht.com/vancouver_realtor_grouse_grind_record.php"><span style="color: #800000;">break a record on Grouse Mountain</span></a> this week, the Vancouver real estate market was breaking records of its own down below. This was yet another in a growing line of strong weeks for Vancouver real estate and the trend doesn&#8217;t appear to want to end.</p>
<h3>New Listings - Vancouver</h3>
<p>After falling last week for the first time in a month, New Listings rose once again (+7.20%). The previous week New Listings were 347 but this past week New Listings rose to 372.</p>
<h3>Home Sales - Vancouver</h3>
<p>For the last two months Sales of Vancouver homes have been hovering around the 300 mark. Some weeks are slightly above, and other slightly below. For the first time in at least 18 months Sales jumped right into the mid-300s. They rose (+12.26%) to 348 last week which is up from 310 the week before.</p>
<h3>Sell/List Ratio - Vancouver</h3>
<p>The Sell/List ratio rose once again (+4.21) to 93.55% from 89.34%. This change was the result of the big spike in sales in relation to the new listing numbers.</p>
<h3>Price Change - Vancouver</h3>
<p>Price changes remain low. The homes that are adjusting price are also becoming more expensive (as that segment of the market is slower), they are taking longer to drop prices, and the price drops are smaller amounts. These are all indications of a strong Vancouver real estate market.</p>
<h3>Active Listings - Vancouver</h3>
<p>This number continues to surprise me. Active Listings are still dropping in Vancouver (-1.34%) down to 3534 from 3582. Yet another annual low.</p>
<h3>The Bottom Line</h3>
<p>Every time that New Listings increase, Sales seem to either outpace them or match the rise. The strength of this market continues to surprise observers.</p>
<p>It appears as though sellers are beginning to realize that this is an excellent market to be putting their homes up for sale. Meanwhile, buyers are still finding that bargains abound and they do not want to be left behind as the market appears to rebound.<br />

			<content:encoded><![CDATA[<p>You probably have never heard of the Homeowner Protection Office. It&#8217;s an agency that most of us never hear about unless we find ourselves in dire straights (facing a large assessment on a condo, for instance). The HPO was created out of the height of the Leaky Condo crisis that leveled the Vancouver real estate market in the mid-1990s.</p>
<p>Protecting consumers of new construction is the mandate of the HPO. Since 1998 it has given out $670 million in loans that have helped over 16,000 homeowners. Unfortunately, due to the slowdown in construction in Vancouver real estate (as well as the entire province) it has entered into it&#8217;s own crisis and may need to seek it&#8217;s own protection.</p>
<p>Funding for the HPO comes from the constructions of new homes. Every time a unit is built $750 goes to the HPO. This money is used to fund it&#8217;s operations, but is also used as interest free loans to consumers that purchased leaky condos.</p>
<p>Last week the government announced that the HPO had run into financial difficulty. In fact, <a href="http://www.vancouversun.com/business/fp/Leaky+condo+repair+loans+halted/1716656/story.html"><span style="color: #800000;">leaky-condo repair loans had been halted</span></a> in some cases. This was a direct result of the slowdown in the Vancouver real estate market and the resulting cutbacks in construction. Without a funding source, the money in the bank began to quickly dry up.</p>
<p>The result is that many condo owners have been put in a <a href="http://www.theglobeandmail.com/news/national/residents-still-waiting-for-condo-repair-funds/article1201937/"><span style="color: #800000;">precarious financial position</span></a>. How will this situation be resolved? It would appear that the provincial government will step in and fill the funding gap. Given the cyclical nature of real estate and construction, it would appear to be a wise decision to look at alternate funding methods.</p>
<p>If the provincial government steps in quickly to provide funding to the HPO, I doubt that this news will have much impact on any of us (other than the handful of owners currently inconvenienced by the delay in loan payments). However, if the province does not step in there could be dire consequences for us all.</p>
<p>The most direct impact could be a significant lose of consumer confidence. Consumers need to feel confident in the products they are buying for a robust market to exist. Should that confidence falter in new buyers we may find that we all suffer from the effects.</p>

<h3>Coal Harbour Homes for Sale (Coal Harbour Condos only) - 188</h3>
<p>Active Listings fell in Coal Harbour in the month of May, 2009. Listings fell to 188 from 209 the month before. This is the sixth time in the last seven months that listings have fallen and they now sit on par with where they were March 2008.</p>
<h3>Coal Harbour Homes Sold (Coal Harbour Condos only) - 33</h3>
<p>Coal Harbour Sales have been week for many months. From October 2008 through to January 2009 they stayed in the single digits. April 2009 saw Sales rise significantly from 12 in March to 32. They remained relatively flat at 33 in May. It’s the fourth time in the last five months that sales rose.</p>
<p>Of the sales that took place, the average price was $848,000. This was an increase from the $747,000 seen in April. Average Days on Market rose slightly to 141 in May 2009 from 126 in April 2009.</p>
<p>The Average Per Square Foot Price for sales in May 2009 was $802 which was a small increase over the $791 seen in April.</p>
<h3>Coal Harbour Home Sale Prices (Coal Harbour Condos only)</h3>
<p>There was 1 sale under $300,000, 5 sales between $300,000 and $400,000, 4 sales between $400,000 and $500,000, 4 sales between $500,000 and $600,000, 3 sales between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 3 sales between $900,000 and $1,000,000, 2 sales between $1,000,000 and $1,100,000, 3 sales between $1,100,000 and $1,300,000, 2 sales between $1,500,000 and $2,000,000 and 1 sale over $3,000,000.</p>
<p>The least expensive sale was $272,900 for a 10 year old 419 sq ft studio. The most expensive sale was $3,500,000 for a 5 year old, 2529 sq ft, 3 bedroom.</p>

<p>The month of May 2009 saw Active Listings in the Fairview community of Vancouver fall to 191 from 206 in April. This number is in line with the 192 seen in March of 2008.</p>

<p>May 2009 was a very big month for Sales of homes in the Fairview area of Vancouver. There were just 18 Sales in January 2009 and the month of April 2009 only saw 58 transactions.</p>
<p>The Average Sale Price rose  to $482,000 in May 2009 from $441,000 in April. Cumulative Days on Market rose to 79 (from 72) days. Meanwhile, the Average Price Per Square Foot rose slightly to $523 from $475.</p>
<h3>Fairview Vancouver Home Sale Prices (Fairview Vancouver Condos only)</h3>
<p>There were 12 sales between $200,000 and $300,000, 23 sales between $300,000 and $400,000, 25 sales between $400,000 and $500,000, 13 sales between $500,000 and $600,000, 13 sales between $600,000 and $700,000, 3 sales between $700,000 and $800,000, 1 sale between $900,000 and $1,000,000, and 2 sales between $1,700,000 and $1,800,000.</p>
<p>The least expensive sale was $235,000 for a 59 year old 700 sq ft one bedroom. The most expensive sale was $1,788,000 for a 8 year old, 2066 sq ft, 2 bedroom, 3 bathroom.</p>

<p>The idea to challenge the single day Grouse Grind ascent record was born out of wanting to raise money and awareness for the Royal LePage Shelter Foundation. After matching the record of 12 last year, I didn&#8217;t think that I would EVER attempt that record again. I was happy with 12. After all, who in their right mind would want to do more?</p>
<p>Once the decision was made to support the Royal LePage Shelter Foundation I needed to find an event that would provide it with maximum exposure. Naturally, it didn&#8217;t take long for me to settle upon the idea of the Grouse Grind ascent record.</p>

<p>For a few months in the Spring of 2009, I promoted the event to my own clients, friends and colleagues. By early June I had raised roughly $1500 which was a very long way from my goal of $10,000.  It was at this point that I was approached by Crystal Reinitz of Crystal Clear Communications to help bring attention to what I was trying to do.</p>
<p>Little did I know just how good Crystal was at what she does. In fact, I don&#8217;t think anyone expected as much media attention as I received on that day&#8230;and I welcomed every opportunity. I felt that since I had requested the attention, and the media had actually shown up and was interested, I couldn&#8217;t turn anyone down.</p>
<p>I was awoken at 5:15 AM by Canadian Press asking what time I&#8217;d be at the base of the mountain. From that moment until 11:30PM that night I was constantly under the media microscope (I can only imagine what it&#8217;d be like to live that way every day).</p>

<p>The original intention was to keep interviews restricted to the gondola ride down. I rapidly discovered that this was a challenge because it was the only time in my schedule that I had available to refuel. It&#8217;s surprisingly difficult to eat almond butter and talk into a microphone at the same time.</p>
<p>However, due to the amount of media requests&#8230;and my unwillingness to turn anyone down&#8230;I was soon doing interviews at the base of the mountain, at the top of the trail, and even on my phone as I hiked up the trail.<br />

To some degree, I think that the distractions of dealing with the media helped me that day. I didn&#8217;t have time to think about what I was doing. I didn&#8217;t get much of a chance to dwell on the enormous task before me, the strain that my body was taking or the pain that I began to suffer from towards the end. However, that was also the drawback. When you are tackling a challenge like this you have to focus and concentrate.</p>

<h3>Mount Pleasant Homes for Sale (Mount Pleasant Condos only) - 173</h3>
<p>Active Listings fell slightly in the month of May in the Mount Pleasant Vancouver real estate market. May saw listings fall to 173 from 179. This is the fourth time in the last six months that listings fell (down from a high of 281 in September 2008).</p>
<h3>Mount Pleasant Homes Sold (Mount Pleasant Condos only) - 56</h3>
<p>Sales in Mount Pleasant have been rising dramatically since February of this year. For more than six months sales remained in the teens. May saw a stark rise. The number of Sales nearly doubled from 32 in April to 56 in May.</p>
<p>Of these sales, the Average Price was $422,000 which was down from the $436,000 seen in the month of April.</p>
<p>Average Days on Market rose strongly to 77 (from 58).</p>
<p>The Average Per Square Foot Price for sales in May 2009 was $439 (down from $449 in April).</p>
<h3>Mount Pleasant Home Sale Prices (Mount Pleasant Condos only)</h3>
<p>There were 4 sales below $200,000, 14 sales between $200,000  and $300,000, 11 sales between $300,000 and $400,000, 6 sales between $400,000 and $500,000, 9 sales between $500,000 and $600,000, 11 sales between $600,000 and $700,000 and 1 sale over $800,000.</p>
<p>The least expensive sale was $163,000 for a 36 year old 520 sq ft studio. The most expensive sale was $808,900  for a brand new 1603 sq ft, 3 bedroom, 3 bath.</p>

<p>Was it easy? Absolutely not. In all honesty, it was one of the hardest things that I have ever done in my life. It challenged me both physically and mentally.</p>
<p>I don&#8217;t think that I ever doubted whether I could push myself to do 13. I did doubt whether it was physically possible to do that many Grouse Grinds within the allotted time (the time during which the gondola would run which was approximately 7:30am - 11:00pm).</p>

<p>I contemplated many times whether or not it was worth continuing. Those nagging questions came to me most frequently on Grinds #6 and #7. At that point, I had done a significant amount of work already, I was suffering from some severe cramping, and I still had the hardest work a head of me.</p>

<p>However, in those dark moments. The times where I would question my motivations, and perhaps even my own sanity, I found reasons to continue. Primarily, that reason was the <a href="http://www.sebastianalbrecht.com/royal_lepage_shelter_foundation.php" target="_blank"><span style="color: #800000;">RLP Shelter Foundation</span></a>. However, it was also all of the people that offered me an outpouring of support. I was receiving a barage of phone calls, text messages, emails and tweets (<a href="http://www.twitter.com/salbrecht" target="_blank"><span style="color: #800000;">follow me on twitter here</span></a>) from supporters&#8230;as well as people offering words of encouragement on the trail.</p>

<p>Once I reached the top, I would almost forget about the struggle that it had taken to get there. The human mind really does have a short memory for pain and suffering. I was focused on refueling and getting back down as quickly as possible after each ascent so that I could get started on the next one.</p>
<p>I found that dwelling on the pain, or the struggle to reach the top was pointless. To get me through the day I concentrated on the feeling of success that I felt with each ascent that I put under my belt. Every one brought me closer to my goal.</p>
<p>What really kept me going, what was really motivating me every step of the way was knowing that reaching my goal would benefit the RLP Shelter Foundation. Without that motivation in mind, I would likely have quit when things began to get challenging around ascent #7.</p>
<p>The feeling of reaching the top on that last ascent was exhilarating. I had given everything that I had. Every ounce of strength, every inch of willpower. I had pushed myself beyond every limit that I thought that I&#8217;d possessed&#8230;and I succeeded in my goal. What an incredible feeling.</p>

<p>On June 22nd, 2009 I broke the record for the most ascents of the <a href="http://www.sebastianalbrecht.com/vancouver_realtor_grouse_grind_record.php" target="_blank"><span style="color: #800000;">Grouse Grind for charity</span></a>. The <a href="http://www.sebastianalbrecht.com/royal_lepage_shelter_foundation.php" target="_blank"><span style="color: #800000;">Royal LePage Shelter Foundation</span></a> is an incredible organization which is there to help women and children suffering from domestic abuse. Of every dollar donated, 100% goes directly to those in need (Royal LePage covers all administrative costs of the charity).</p>
