Bank of America encourages distressed homeowners to explore a short sale as a viable option for avoiding foreclosure. To that end, for a limited time we are offering enhanced relocation assistance to help motivate homeowners to engage with us on a pre-offer short sale. An additional benefit for these pre-offer programs - such as the Home Affordable Foreclosure Alternatives (HAFA) and Bank of America's proprietary program - is that deficiency may be waived for the homeowner.

Eligibility:
Homeowners with property in Florida
Short sales initiated without an offer between September 26 and November 30
The customer will have to be eligible for one of the without offer programs such as the HAFA program or our proprietary program (specific investor participation and eligibility criteria do apply to these programs)
Successful closing of the eligible short sale by August 31, 2012
Minimum relocation assistance is $5,000 and maximum is $20,000, with the specific amount calculated based on the unpaid principal balance

Our son found himself in need of a new car last weekend. His (20+ year old) car had caught on fire and was no longer drivable so he borrowed one of ours. While out running errands one day, we stopped in to look at some used cars at Sunshine Automotive on US 1 in Port Orange. Now I hate working with car dealers, but here we found the dealer polite, helpful, and with a no pressure approach. The prices were very fair. The cars were very clean and well checked out. The time there looking around and test driving one was very pleasant. We found several nice cars. We were very interested in, one more so than the others. The price was shockingly low, and the dealer said it was because it had "issues". The owner of the lot walked by and said "I won't sell you that car". He then explained that issue was a wiring problem and that it could be a fire hazard. We had to laugh to ourselves and told him we didn't need that.
We sent our son the website (www.sunshineautomotive.com), and on Saturday we returned to Sunshine Automotive, he drove a few cars, we even checked out another dealership, but returned to Sunshine. The choice was made and the price was so fair there was no haggling. While the paper work was being taken care of, the owner sat down with us to just talk and to make sure we were happy. He said that he didn't just want to sell us a car, but hoped to make us lifetime customers.
He has.

Out and About
Our trips to The Pavilion at Port Orange

On Wednesday, we went to Red Robin to enjoy our free birthday burger ( just sign up for their Red Royalty Club card). After some tough decision making, we chose the Whiskey River BBQ Burger and the Banzai Burger. These gourmet burgers are hugh, juicy and delicious and are served with bottomless fries ( we swapped for sweet potato fries).

On Thursday, Hollywood Theaters was our destination to see Pirates of the Caribbean On Stranger Tides 3D. We loved the other movies in this series and this one is just as good as the first. (When you go you must stay through the credits to enjoy one final scene--it will make you laugh).
I was checking out Hollywood Theaters website and found that they are having a free family fun series every Wednesday at 10 a.m. from June 1st- Aug. 17th. You can't beat fun and FREE when it comes to keeping the kids busy during the summer.

On Saturday, we went to the Green Market, located in the Central Park area. We thought this would be the last time because the market was scheduled to end June 4th, but fortunately it has become an all year event. (Every Saturday 8a.m.-1p.m.). We love walking around looking at the different items the vendors have for sell and listening to the live music. Last stop the farmers market area. We picked up some great looking produce, at great prices and had a friendly chat with the people at Sam Sue Produce.

Not sure what to do in the Daytona Beach area try Inlet Harbor Restaurant & Marina in Ponce Inlet.
At the marina we went to explore The Replica Ships: Nina & Pinta. These two "sailing museums" are the most historically accurate replicas ever built.
You are allowed to walk around on the decks and envision the journey to the New World with 20-26 fellow crew members. Hopefully you like these other sailors because there is no personal space.
These ships will be in the marina until May 8th (Mother's Day) .
In the restaurant, we ordered the flavorful Mahi Mahi sandwich with fries and a pickle. But, Inlet Harbor has the best crab cakes so we just had to also order one these mouthwatering delights.

Will the Administration Bring Back the Homebuyer Tax Credit?

Home sales during the month of July were worse than expected and the buzz about a possible revival of the federal homebuyer tax credit has begun.

I meet with Gov. Charlie Crist, who is running as an independent for a Florida Senate seat on Friday evening, and asked him if he would be in favor of bringing the Tax Credit back. Gov. Crist responded that he would support bring the credit back and that it would be a big boost to the Florida economy.

On Sunday's CNN’s “State of the Union” program, Housing and Urban Development Secretary Shaun Donovan said.

“The July numbers were worse than we expected, worse than the general market expected, and we are concerned,....We’re going to continue to make sure folks have access to home ownership,” When asked about the First Time Home Buyers credit, he said “All I can tell you is that we are watching very carefully,” “We’re going to be focused like a laser on where the housing market is moving going forward, and we are going to go everywhere we can to make sure this market stabilizes and recovers.”

Gov. Crist, also on the program said a reinstatement of the homebuyer tax break “would be a great lift” and “would stimulate the economy…[and] increase home sales in Florida.”

“People are hurting, and they’re looking for answers. And that would be a good one. I would absolutely encourage the president to support [another homebuyer tax credit],” Crist told CNN.

Time is running out for the First Time Home Buyer Credit

We only have 15 days left for the First Time Home Buyer Credit. There is still time to get a contract by the end of the month and close by the end of May, but time is definitely running out.

Most of the homes on the market right now are short sales and bank owned foreclosures, and there is no way to guaranty you will be able to meet the deadlines on these homes.

The best bet is with a new construction home, the problem with this is most builders stopped building spec homes when the market started going bad, so builder inventory is very small.

The other option is conventional sales, you remember those, that is where an individual places their home on the market and a buyer can negotiate a price without 3rd party approval from a bank.

My wife and I dined there in December, we both had Pasta Alfredo, mine with shrimp and hers with chicken. The portion sizes were quit generous with several large shrimp and very tasty. The pasta prices were very reasonable, however the main entries were not. Prices for the main entries are in the mid twenty's and that does not even include a side let alone a salad. I fear there will not be enough return customers to keep this place in business for long.

Venetian Bay Auction Part 5, Great Success

The Venetian Bay Auction was a great success over the weekend. The Auction started with 8 pre-sales, and heavy bidding on the first unit on the block. The opening bid was $176,000 and quickly went up to the winning bid of $231,000 for a 2 bedroom 2 bath condo. Unfortunately for the seller this was the best sell he had for the day. The remainder of the sells favored the buyers. The next unit, a 3 bedroom 2 bath sold for $187,100. By the end of the auction, 6 more units were sold for a total of 16 including the 8 pre-sales, with the best buy of the day being the last unit sold. A 2660 sq ft 4 bedroom 3 1/2 bath condo, the Barcelona. This unit once listed for $553,900, the winning bid was just over half that price at $277,750.
Post Auction sales over the weekend added 4 more sales as the builder is honoring the last bid price on each group of units. You can still buy a 2 bedroom condo for $162,800; a 3 bedroom for $242,000; and a 4 bedroom for $277,750. The 2 bedroom 2 1/2 bath townhomes are now selling for $151,250.
As of right now, in the condos, there are 2 of the 2 bedroom units left, the nicest being #424. #434 is the other 2 bedroom unit.
There are 12 of the 3 bedroom units left, the best one is unit #433.
There are 2 of the 4 bedrooms left, #225 and #325, both with clock tower views.
There are 6 of the townhomes left, 4 on Casello, 3607, 3609, 3610, & 3618. And 2 on Airport, 342 & 330.

I have been asked several questions about the upcoming auction at Venetian Bay, here are the questions and answers.

All the advertising for the upcoming auction at Venetian Bay states that 10 of the units are Absolute Auctions, what does that mean?

That means the unit will be sold to the highest bidder if the auctioneer accepts a starting bid. If the builder does not like the bids that are being offered, he does not have to accept the bids and does not have to sell the unit.

Can I pre register for the auction?

Yes, you can just send me an E-mail and I will pre register you.

Can I bid online?

Yes, you can bid online, by phone, or I can bid for you. I will be happy to be on the phone with you or you can send me a text message.

Do I have to put down a deposit?

Yes, you will need a cashiers check for $10,000 on deposit before the auctions begins. The check should be made out to yourself.

Will any more money be required on the day of the auction?

If you win, you will be required to put 10% down on the purchase, your $10,000 deposit check will apply towards the 10%.

Can I finance my purchase?

First Time Home Buyer Extended for U.S. Military

The House of Representatives voted 416 to 0 to pass the Service Members Home Ownership Tax Act of 2009, which pushes the credit's current November 30 deadline back an additional year for members of the military, Foreign Service, and intelligence corps who served at least three months of qualified overseas duty in 2009. The next step is to pass the Senate and then to be signed by the President.
Extending the First-Time Home Buyer Tax Credit for everyone else is high on the Democratic Congressional to-do list. After meeting with President Obama and House Speaker Nancy Pelosi (D-Calif.), Senate Majority Leader Harry Reid (D-Nev.) released a statement that the government should “continue efforts to strengthen the housing market by extending the home buyer tax credit.”
Mark Zandi, chief economist at Moody’s Economy.com, who is a consultant to Democrats in the administration and Congress, is advocating extending the credit and making it available to all home buyers. Opening it up to all home buyers would really help the housing market. Although it would cost the government a lot more money to fund, it is not nearly as much as we the tax payers have given to the big banks and their CEO's. This would give money back to the people who really drive the economy, the American home buyer.

Venetian Bay Auction Part 2

The Auction is just over 2 weeks away, and there is a lot of excitement surrounding the condos and townhomes. All of these units pay a monthly maintenance fee plus the Venetian Bay yearly fee of $800.
The opening bid price for the townhomes have been set at $115,000 plus 10% for the auctioneer ($126,500). These townhomes originally sold for $260,000 and $270,000, and most recently listed at $172,500 and $178,500 depending on the features. The two best units are # 62 which has granite counters and tile floors, and # 57 which is an end unit. The monthly fee is $125.

The opening bid price for the 2 bd/2ba condos has also been set at $115,000 plus 10% for the auctioneer. These units originally sold for between $279,900 to $340,000, and most recently listed between $235,000 to $260,000. The nicest unit here is #315. The monthly fee is $268.95.

The opening bid price for the 3bd/3ba condos have been st at $165,000 plus 10% for the auctioneer (181,500). These originally sold for as much as $460878, most recently listed at $375,000. The 2 nicest units are 428 and 333. the monthly fee is $352 or $366.

The 4bd/3.5ba units have an opening bid price of $185,000 plus 10% for the auctioneer (203,500). these units sold for between $475,900 to $553,900, and most recently listed for $390,000 to $435,000. By far the nicest unit in the building is #418. The monthly fee is $410.

As you know from my previous post, some of the townhomes and condos will be auctioned off on Oct 24, but that's not the best deal in Venetian Bay. The viilas in Savannah Point built by the now bankrupted Tiffanny Homes are. These villas sold for over $400,000 two years ago and now you can get a two story for $189,900 and a single story for $169,900. The single story villa is 1982 sq ft of living area with a total area of 2753. It is a 3 bd, 2 ba, 2 car garage with a courtyard.

The two story villas are 2246 and 2445 sq ft of living area and 3293 and 3278 sq ft of total area. they are 3 bd, 2 1/2 ba with a den and a 2 car garage and a courtyard.

All of the villas have granite countertops, these are most assuredly luxury units with maintenance free living. The $200 monthly HOA fee covers lawn care and maintenance, sprinkler system, pest control, fertilization, exterior painting and roof maintenance. Stirling Sotheby's International Realty and Worldwide Auction Realty Services will be auctioning off 28 condos and 13 townhomes in Venetian Bay, 10 of them to be sold absolute. The auction will be held Saturday, October 24 @ 10AM. A pre- launch event was held for the current owners on Wednesday the 16th, where the auction was explained. The goal is to sell out all the remaining units. This is a great opportunity and maybe the last chance to own a new luxury condo or townhome in the premiere golf community in central Florida.
