<p><span style="font-weight: 400"><strong>All Harbor Light homes</strong> have 2 car garages.</span></p>
<p><span style="font-weight: 400"><strong>Harbor Light homeowners</strong> enjoy the communities tennis courts, spa and the clubhouse. There is also a RV parking lot.</span></p>

<p>Ventura is located along the Pacific Ocean about 60 miles north of Los Angeles and roughly 30 miles south of <a href="https://www.santabarbaraca.gov/">Santa Barbara</a>.  Close enough to travel to LA or Santa Barbara if you need to without having to live there.  Another wonderful city that is just minutes away from Ventura is Ojai, if you like arts and creative vibes, you will love Ojai.</p>
<p>The population of Ventura at the time of this post is approximately 110,790.</p>
<p>Residents of Ventura enjoy moderate temperatures year round. The closer one lives to the ocean the cooler the temperature will be.</p>
<p>Ventura Hospitals: there are 2. Ventura has  loads of doctors, dentists and clinics.</p>
<p>One of the best benefits of living in <a href="https://www.cityofventura.ca.gov/">Ventura</a> is the fact that the infrastructure allows one to easily drive through the city by either freeway or many of the streets that are easy to navigate.</p>

	Camarillo Home Prices July 2021 Report

	<p><span style="font-weight: 400"><strong>Let’s take a look at</strong> the Camarillo Home Prices July 2021 Report to see how the Single Family Home segment of the Camarillo Real Estate Market has performed.</span></p>
<p><span style="font-weight: 400"><strong>The number of Camarillo Homes sold</strong> this August was up by 7 from last August, an increase of 7.69%.</span></p>
<p><span style="font-weight: 400"><strong>The Camarillo Home Median Sales Price</strong> in August shows an increase of 1.25% from what was recorded a year ago, and shows a 4% increase for what was recorded for all of 2015.</span></p>
<p><span style="font-weight: 400"><strong>The Median Sales Price</strong> is the point at which half of homes sold for more and half sold for less; it is influenced by the types of homes selling as well as a general change in values.</span></p>
<p><span style="font-weight: 400"><strong>The Camarillo Home Average Sales Price rose</strong> slightly by .54 this August compared to last August. This price point went up a bit by 2.34% from what was recorded for all of 2015.</span></p>
<p><span style="font-weight: 400"><strong>One can see the comparison over the last 6 months</strong> for Average Sales Prices, Median Sales Prices and the Average List Price in the graph below.</span></p>

	<p><span style="font-weight: 400"><strong>What all this translates to is just over a two month supply</strong> of inventory which by definition of the Market Absorption Analysis model would still put Camarillo Single Family Homes in a </span><i><span style="font-weight: 400">Sellers Market.</span></i></p>
<p><span style="font-weight: 400"><strong>Analysis of the absorption rate is an estimate</strong> that is used to determine how long it would take to sell off the current inventory of properties if all conditions remain the same. It is significant to mention that this estimate does not take into consideration any additional properties that will come onto the market in the future.</span></p>
<p><span style="font-weight: 400"><strong>We see at the time of writing this post</strong>, that 20.42% of the 142 Camarillo Homes for Sale falls between the price range of $600,000 and $700,000. This price range may not act like a Seller’s Market because of the amount of homes that home buyers can choose from, it may in fact act very much like a Buyers Market.</span></p>

<p><b>Location, Location, Location </b><span style="font-weight: 400">is one of the biggest reason </span><b>The Rancho Ventura Senior Community</b><span style="font-weight: 400"> is so popular. But I would be remiss if I did not also mention the wonderful residents that live and manage the community that makes this Senior Community one of Ventura jewels.</span></p>
<p><span style="font-weight: 400">It is centrally located in the east end of Ventura off of Telephone Road and Johnson Drive; which makes getting to almost any place you want to go to or need to go to just minutes away by car.</span></p>
<p><span style="font-weight: 400">The government center is a few blocks away as well as is a slew of stores, restaurants, banks, and grocery stores.</span></p>
<p><span style="font-weight: 400">Both of the hospitals Community Memorial and Ventura County Medical Center are located nearby. There are several parks in close proximity to Rancho Ventura. They are Camino Real Park and Arroyo Verde Park and of course the wonderful Ventura Community Park with the spectacular Aquatic Center, soccer fields and walking path.</span></p>
<p><span style="font-weight: 400">The Pacific Ocean is a short drive away either by city street or the 101 Freeway. Residents of Rancho Ventura have easy access to the 126 Freeway and the 101 Freeway.</span></p>
<p><span style="font-weight: 400">Don’t like the freeway, one of the benefits of living in Ventura is how easy it is to navigate through the city without taking the freeway.</span></p>

	<p><b>What makes Rancho Ventura so wonderful inside the community?</b></p>
<p><span style="font-weight: 400">This premier </span><b>The Rancho Ventura Senior Community</b><span style="font-weight: 400"> is one of a kind in Ventura. These are manufactured homes that come with the land just like a “stick home”. This community came to life in the early 1980’s. There is a reasonable HOA fee. At the time of this writing, the HOA fee pays for trash, water, sewer and the maintenance of all of the common areas.</span></p>
<p><span style="font-weight: 400">The grounds are well maintained and the pool was recently resurfaced. There is a large Recreation/Community Center. There are many group activities that the residents can take part in.  There is a RV parking area and a car wash area.</span></p>
<p><span style="font-weight: 400">Rancho Ventura is one of the most dog friendly senior communities in Ventura. Residents can walk their dogs in the community and there is even a large grassy area for them to run in.</span></p>

<p><span style="font-family: helvetica;font-size: 16px">As of February 1, 2014, there is a new Private Sewer Lateral Ordinanc</span><span style="font-family: helvetica;font-size: 16px">e that will be enforced when a Ventura Home is sold.</span></p>
<p><span style="font-family: helvetica;font-size: 16px">This new Ordinance will require an inspection by a licensed plumber of the Private Sewer Lateral of a home that is for sale and any repair issues needed must be repaired prior to the closing of escrow.</span></p>
<p><span style="font-family: helvetica;font-size: 16px">The purpose of this ordinance is to keep ahead of potential failing Private Sewer Laterals.  If these are not inspected and maintained, these laterals can become blocked and then result in overflows of sewage.  Therefore, the establishment of regulations for Private Sewer Laterals is necessary to protect the public health, safety and welfare by both preventing overflows from the private laterals and interference with the operation of the public sewer system.</span></p>
<p><span style="font-family: helvetica;font-size: 16px">Each Ventura Homeowner will be responsible at their own expense to inspect and maintain in good order the Private Sewer Lateral on their property. <p><span style="font-family: helvetica;font-size: 16px">The City of Ventura may issue a written notice that a Private Sewer Lateral is required if they find that there is evidence defective or causing issues with the public sewer. A Ventura Homeowner would then have to have a licensed plumber inspect and do the necessary repairs.</span></p>
<p><span style="font-family: helvetica;font-size: 16px">If you are planning on selling your Ventura home, then you must inspect your Private Sewer Lateral. This is a requirement that must be met before a home can transfer to the new owner.  This inspection report must be given to the buyer and the City of Ventura prior to close of escrow.</span></p>
<p><span style="font-family: helvetica;font-size: 16px">No inspection will be necessary if the Ventura Homeowner can prove that an inspection was completed within the last 10 years or if the Private Sewer Lateral was built within the last 10 years.</span></p>
<p><span style="font-family: helvetica;font-size: 16px">If you are thinking of selling your Ventura Home in the not too distant future, please consider getting an inspection done on your Private Sewer Lateral now, just one less thing to do when you do sell. </span></p>

<p dir="ltr"><span style="font-size: 16pt;font-family: tahoma, arial, helvetica, sans-serif">It’s actually a few small blocks beginning at <strong>Pierpont</strong> Blvd and continuing until the road hits the sand. Lot’s of good eateries here but not much else, which is okay since it’s all about kicking back and enjoying the beach.</span></p>

The movie has some great shots of Seaward Village and is based on the comical and real life story of John Drury and his friends. It takes you back nearly 30 years when the group set out to retrieve John’s precious surfboard stolen at<a href="https://venturacountyrealestatecenter.com/pierpont-ocean-front-homes-for-sale/"> <strong>Pierpont</strong></a> Beach. &#8220;Dude, that’s messed up&#8221;. </span></p>
