Cape May is one of those places that earns its reputation. The light is impactful, and the wind off the water is intense. In this beach house renovation, for a home situated a short walk from the beach and overlooking a nature preserve, every custom window treatment decision carries weight.

The project, a collaboration with Philadelphia-based interior design firm Michael Shannon Designs (MSD), asked us to consider the entire home at once. Not individual rooms in isolation, but a unified approach to light control, privacy, and home automation that would work casually, effortlessly, and without intervention, the way a beach house actually should.

Automated Woven Wood Shades in the Living Spaces

For the main living spaces, MSD specified Conrad woven wood shades in Moondust. A natural, textural material that suits the coastal setting without being literal about it.

All of them are automated, and that decision matters more than it might seem. Natural woven materials benefit from minimal handling. Repeated pulling and adjusting stresses the weave over time and causes uneven wear. Automation removes that entirely. The shades move at the push of a button, the fabric is never touched, and the treatment looks as considered five years from now as it does today. Top-Down Bottom-Up Cellular Shades for Light Control and Privacy

Every bedroom in the home received Hunter Douglas Duette cellular shades, hardwired and automated throughout. The detail that does the most work here is top-down, bottom-up operation. In a beach house where homes sit close together and the sun comes in early, top-down, bottom-up shades give homeowners both light and privacy at the same time, with the sky visible from the top and privacy maintained at eye level. 

The Duette’s honeycomb cell construction also provides meaningful insulation at the glass, trapping air and reducing heat transfer in both directions. For a home that sees warm summer days and cool shoulder-season weekends, that energy efficiency adds real comfort and long-term value.

In the primary bedroom, the sliding glass door received a Hunter Douglas Duette Vertiglide shade, automated and hardwired. Where sliding doors at this level often get resolved with a vertical blind and forgotten, the Vertiglide delivers the same soft cellular texture as the windows, stacking cleanly to one side while keeping the primary suite cohesive from every angle.

Coordinating the hardwired power panels with the electrician ahead of installation was a significant part of what we managed behind the scenes. That kind of early trade coordination is where whole-home automated window treatment projects either go smoothly or don’t.

Exterior Automated Shades and the Sensor Worth Specifying for Coastal Homes

The porch is where this project gets technically interesting. We installed seven automated exterior zip shades through Crown Shade Company, one of our preferred vendors for precision exterior shading, based in Baltimore, Maryland. The zip track system locks fabric into side channels, eliminating flutter in coastal wind conditions. At 3% openness, the meadow view stays present while harsh glare is filtered. It is a clean architectural solution for an open-air living space that needs to perform year-round.

The entire system runs on Somfy high-voltage AC motors, but the component that makes this system genuinely smart for a coastal installation is the Somfy Soliris RTS sun and wind sensor.

When sunlight exceeds the set threshold, the shades descend automatically. When it drops, they retract after a variable delay designed to prevent constant movement on a partly cloudy day. The wind function is the critical one for a shore property: when wind speed exceeds the programmed threshold, the shades retract within two seconds, before fabric or hardware can be stressed. Manual override is always available.

For a client who is in and out all day, going to the beach and coming back, this is a automated outdoor shade system that handles itself. The shades are up when they should be up and down when they should be down. The view is protected. The furniture is protected. The investment is protected.

Our recent installation at The Fall Line, a PGA-rated golf course property in rural Georgia, was a collaborative effort with renowned designer Jenni Kayne, and one of those projects that quietly tests everything you think you know about planning, execution, and partnership. 

The scope was substantial, with six cottages, four rooms per cottage, and layered custom drapery packages throughout. Executed over two full weeks of installation, split into two phases, the project required close coordination, thoughtful sequencing, and a shared commitment to honoring the design vision, all on a site that demanded flexibility, judgment, and a very steady hand.

Each guest room required a thoughtful balance of softness, durability, and performance. We specified layered custom treatments with tailored sheer panels to soften daylight and preserve privacy, paired with functional blackout draperies to support true hospitality-level rest. 

The scale of the windows, the warmth of the architecture, and the natural surroundings called for treatments that felt relaxed yet refined. Nothing precious. Nothing overworked. Just intentional, well-considered solutions that supported the experience of the space.

On-Site Execution and Why Presence Matters

This was our largest hospitality order to date. And it was never going to be a “quick install.”

Hospitality designers already know this, but it bears repeating: large-scale boutique projects aren’t about speed. They’re about sequencing. They’re about decision-making. They’re about having the experience to know when to push, when to pause, and when to solve a problem quietly without escalating it.

For this project, we didn’t send a crew and hope for the best. We showed up the same way we do on every complex hospitality install — with a clear process and The Vitalia Inc. Approach guiding every decision.

Lenny, Jordan, Dan, and I spent days on site walking rooms, checking alignments, adjusting details, steaming endlessly, and making sure every panel, pleat, and treatment was intentional. This wasn’t oversight from afar or a check-in call at the end of the day. This was boots-on-the-ground execution, because when you’re installing dozens of panels across multiple buildings, millimeters matter.

Hospitality fabrics work hard. Between packing, transport, and installation across multiple buildings, every panel arrives with its own memory. 

Steaming wasn’t cosmetic. It was essential. The sheer panels were specified in 100% linen, a beautiful, natural fiber that brings softness and authenticity to hospitality spaces, but one that also has a mind of its own. Linen responds to its environment, subtly relaxing or tightening with changes in humidity, which means it requires careful dressing on site. 

The blackout draperies, fabricated in a linen blend, offered greater stability and predictability, allowing us to balance performance with aesthetics. Each treatment was dressed deliberately so pleats settled properly, hems hung true, and the finished rooms felt calm and composed the moment guests walked in. That level of finish doesn’t happen by accident — and it doesn’t happen quickly.

A Luxury Design Collaboration

Camia Brown Interiors envisioned a booth for BDNY 2025 that would feel feminine, immersive, and boldly textural, a striking contrast to the hard lines and rigid structures typically found on the trade show floor. Her vision included sheer drapery panels, voluminous ruffles, and floating, sculptural “petals” that evoked softness and movement.

But turning that vision into reality inside the Javits Center posed some serious limitations, with no drilling, no overhead rigging, and no one from our team allowed on a ladder. We needed to create an installation that looked like it was floating, which was a true test of creativity, collaboration, and problem-solving.

Custom Design and Fabrication Inside Our Bucks County Atelier

Inside our Bucks County atelier, the full Vitalia Inc. team came together to engineer a solution as dramatic as the concept itself. We prototyped oversized sheer textured panels with exaggerated, cascading ruffles (different than anything we’ve fabricated before) to anchor the booth corners with elegance and softness. Custom tiebacks gave the panels refined structure, helping them hold their shape while maintaining movement.

Experimenting with fullness, flow, and finishing, our team tested various ruffle treatments until we achieved just the right scale and drama.

To achieve the floating petal effect we used sculpting mesh, a malleable but sturdy material that allowed us to manipulate each of the petals dimensionally. With 5 distinct templates we created 52 unique petals, layer by layer, using a mix of P/Kaufmann fabrics including velvets and crisp taffeta-style textiles. Each one was traced, stitched, piped, glued, and shaped by hand.

From concept to creation, every piece was handcrafted in our Bucks County workroom by our skilled team.

This was a true team effort. Everyone, from seasoned artisans to operations staff, joined the workroom to bring the project to life. It was a masterclass in experimentation, collaboration, and the kind of creativity that only comes when you’re trusted to push boundaries.

Overcoming Installation Challenges at the Javits Center

Installation day was another adventure. Because union regulations at the Javits prevent outside teams from using ladders, we had to coach union workers step-by-step on how to install each piece. Eventually, after realizing the complexity, we were allowed to bring in our own ladders to complete the job, and that’s when the magic really happened.

With sheer ruffled draperies at each corner and the petals suspended above, the booth stood out among the rows of hard-edged displays.
