We make this series because the secret to living is giving. Helping someone is providing them with one of the six basic human needs; when you go out of your way to do this, it gives you rocket fuel to do it more because it feels good to help. And that’s why we’re pushing all of our content through social media—our intention is to be able to help those who need it by sharing our strategies and our processes.

I was in the lab with some students the other day when I met an awesome guy named Roger. He had a property out on the reservation, and a part of me didn’t want to go out there and look at it because I knew it was going to be a tough property to sell. I had a lot going on, so I was thinking, “How can I get my team to handle this?”

Then Roger told me, “I’ve been wanting to meet with you because I’ve been watching your videos, and I know I can trust you.” So I decided to go meet with him.

He has five acres of property on the reservation, which we checked out remotely. Mostly, we talked about his life: how he was a truck driver, construction worker, sheet metal worker, and a fisherman. We also talked about his family, his grandchildren, and about life in general.

We didn’t even really talk about real estate. We will, of course, find out what we can do to help him achieve his goal, but when we were getting ready to leave, he told me that he needed to stop at his house on the way home. He said he had a big slab of frozen sockeye salmon to give me.

It made me feel so awesome to know that he appreciated my time and conversation. As a final word of advice for today’s episode: When someone offers you something out of gratitude, don’t deny it. You’ll be denying them the gratification of giving. You need to be a good receiver as well as a good giver.

Today I share with you some of the challenges that we are having in this market. There is very little inventory out there to choose from right now. Homes are selling rapidly for a lot of money, and there is just not much to choose from.

Why is this? In 2008, the market shifted and most of the builders were taken out and went to work elsewhere.

So, we have this massive inventory deficiency and an increase in price. It is an epidemic due to supply and demand. There is low supply with high demand.

We came in and bought their home from them so that they could transition perfectly into their new home and not have to worry about being out money.

I want to give you some stories today of some customers that we’ve been able to help. One great example that comes to mind is this awesome couple in Camano Island. They had a bunch of repairs that needed to be handled, but they didn’t want to be homeless while they looked for their next home.

Another Real Estate Investment Success Story

I want to share a story with you today. It’s about the second home I purchased as an investment. I was able to flip it for a really nice profit.

This property came from someone on my team who found it in Granite Falls and it was listed at around $125,000. The house was in rough shape and needed a lot of work. We picked it up, helped the owner make their mortgage payment while we fixed it up, then we started work and it took us about three to four months to get the work done on it.

We definitely got lucky here, but we also purposefully timed the market. Home sellers take their homes off the market around the holidays, which is the perfect time to buy. When people were getting ready to buy in the spring, we had the property all ready to go.

I Turned My Dream Into a Reality and So Can You

Today I want to share an awesome story with you. For the longest time, I’ve wanted to fly. I was always interested in the idea of doing so, even as a child.

I would make parachutes out of blankets, play with toy planes, and do anything else I could to imitate this dream. Even as an adult, I maintained that interest. I began to put the wish onto vision boards, which I actually found to be quite effective.

I began associating the image of the plane on the vision board with my desire to fly. The more I did that, the more I worked to manifest that vision into reality. My coach told me that this was a great step, and suggested that I actually stop by an airport some day on my way to work.

So, that’s exactly what I did. My coach told me I’d either end up cleaning an airplane, or owning one—and he was right. I went to Cascade Aviation, a local airport, and found out how inexpensive it is to fly. I now have access to three airplanes for just $50 a month. Training only costs about $120 an hour with another $40 an hour for the flight instructor’s time.

To earn a license, it’ll run you about $5,000 to $7,000 with approximately 50 hours of flight time. From there, you’ve got access to the planes. The cost of this ends up being a great deal.

I just want to let you guys know that you can fly, and it costs less money than you may think.

If you want to actualize a dream, surround yourself with things and people that will make it a reality. If you do this, you will accelerate the process of getting to your goal.

How Can Real Estate Help You Become Financially Free?

Today I’d like to share with you my plan to become financially free using real estate as my primary tool. All my bills and living expenses will eventually be paid for solely by my rental portfolio.

Right now, I’m hyper-focused on buying properties to be able to create this income stream. I want work to become just an option. We’ve flipped five or six properties this year just with the intention of increasing our income, but I’ve realized that it’s time to switch the goal to cash flow. I want my properties to make me enough passive income to where everything in my life is taken care of.

What would it look like if you were making $10,000 or $20,000 a month in passive income from your investment properties? What would you do? Where would you go? Who could you help? When I shifted my mindset to include those thoughts, I started to see more opportunities.

Instead of selling these properties, I’m going to create long-term wealth with them.

I had a rental property that I could have made a nice, quick profit on by selling. However, I’d also have to pay taxes, commission, and other fees so I wouldn’t be taking home as much. By holding on to that property for the long term, I can refinance later on and get that mortgage payment low enough to where I’m making an extra 70% more on the property each month than the mortgage costs. Once these homes are eventually all paid off, the income elevates even more. Remember, you make real money from the real estate that you keep.

Today I want to share with you a trick I learned that has helped me achieve my goals quicker.

I got from where I was going to where I wanted to be faster due to proximity. Success is all about who you hang around.

When I started hanging out with entrepreneurs, I became an entrepreneur. We are the average of the five closest people we hang around. Show me your friends and I will tell you your future.

In life, people are either batteries or black holes, they either charge you up or suck the life right out of you. Who is your peer group? Are they building you up and causing you to grow; or are they dragging you down?

Which type of person are you? Are you inspiring people to grow by your example, or are you dragging them down?

We perform to the standards and expectations of our peer groups. The simplest way I have found to elevate my performance is to hang around people who are wealthier, healthier, and more connected with their families than I am. Being around them naturally causes me to grow as a person.

So, I encourage you to look at your five, the five people you hang out with most and see if they’re pulling you up to grow. I also challenge you to look at yourself and see if you’re causing people to grow. People follow by example, not words. In fact, I heard a great quote that goes, “Who you are speaks so loudly, I can’t hear what you’re saying.”

If you want to reach your goals quicker, go hang out with people who are where you want to be and become that person.

Are Your Goals Big Enough?

I’ve been able to go after some pretty big, ridiculous goals and I wanted to talk to you a little bit about how I’ve been able to do that.

The first thing I do is set a goal that scares the hell out of me, like running an Ironman Triathlon. For my business, my goal was to sell a billion dollars in real estate volume. After I set these massive, scary goals, I make it public. Once I make it public, it has to happen. My commitment is there, and now it’s time for me to smash that goal.

Now, if I fall short of the goal, that’s okay. I think falling short of a billion dollar goal by selling “only” $950 million is a much better result than setting and achieving a goal of $50 million. The key for me is to always be thinking bigger. In my own life, I’ve experienced playing it small much too often. Until recently, I’ve only been performing at about 10% of what I am capable of. I am capable of more than I think, and so are you.

One piece of advice that I like to share with you comes from the great Tony Robbins. He says that people only perform to the expectations of their peer group. I was a victim of underperforming for years because of my peer group, and you may be feeling the same way as well. I started hanging around people who are pushing themselves to the limit, and those results have been incredible.

The consequences of joining our team are that you will elevate your income and strengthen your relationships and spirituality. Overall, you will have more. We’re going to stretch you and make you uncomfortable, but it’s going to be worth it in the end.
