It’s amazing how much water goes down the drain with a single drip every few seconds. Most such leaks can be easily repaired with a new washer. Wait too long, however, and you’ll end up replacing the whole faucet.</p>
<p>Most bathroom faucets are two handled units with a tap in the middle. If you have a leak that’s coming from a faulty or worn washer it will be obvious which side it’s coming from. Usually replacing a worn washer warrants replacing them both since if one is worn the other must be, too.</p>
<p>Shut the water off to the sink where the repair is. Look under the sink and turn the water source valve off. The faucet handle that leaks should have a cap marked H or C. Pop off the cap with a very thin screwdriver. Turn the screw, usually Phillips head, under the cap until the handle is loosened.</p>

<p>Now loosen the nut that holds the stem. Take the stem out by lifting it from its holder. There will be a washer, or there should be, at the bottom of the stem. Unscrew it and take it off. You most likely don’t have another one sitting on your garage shelf, so take the old one to the hardware or plumbing supply and get a new one.</p>
<p>Now you’ll replace it onto the stem and screw it into place. Here you can add faucet grease if you have it to make the new washer last longer. Now replace the stem and tighten it down. Replace the handle, replace the Phillips head screw and tighten it. Replace the handle and pop the cap back on.</p>
<p>Turn on the water to see if it’s fixed. If the other side is leaking, do the same as most faucets are similar in their design. It’s much easier replacing a worn washer than it is to replace the whole faucet assembly and it’s a lot less expensive, too. A washer costs approximately a quarter, while a new faucet can cost anywhere from fewer than twenty dollars to a few hundred depending on what type you want.</p>

If you are having difficulty in paying your mortgage and must sell to pay off the bank, you’ll want to retain any equity you might have left. When the equity drops off and the house is worth less than what you owe it will be difficult or even impossible to find someone to buy it for what you owe, which is more than what it’s worth. It doesn’t make any practical sense, so who would you get to buy your house under those circumstances?</p>

They are buying, not to make a profit today, but to make a profit later. They also need to add properties to their portfolios, much like a stock market investor must keep buying and moving stocks. The real estate investor collects houses. Yours could be one of them.</p>
