Whether you accidentally put the edge of a chair through it when moving the furniture out or a tenant was having a bad day and took it out on your wall, you can fix it.</p>
<p>Move the loose material away from the area. Clear out the remaining crumbling debris and paper. Tear out any damaged drywall around the area. Brush the dust away with a soft brush and use medium sand paper to smooth it over. With a utility knife you can cut around the damaged area to make the uneven edges into a perfect square. You can then push the remaining debris from the square out of the hole gently and remove any leftover material. You should now have a symmetrical hole with smooth and even edges.</p>

<p>Cut a piece to fit the newly cut square hole from a fresh piece of drywall. Use a leftover piece if you have one. There’s no need to go out and buy a whole piece of sheetrock. Make the replacement piece very slightly smaller than the actual hole into which it will be inserted. Insert the patch piece into the hole and secure it with a drywall screw. Now using strips of sheetrock or drywall tape, you can tape the edges of the repair. With a putty knife, spread drywall compound in a very thin layer over the patch area and the tape, extending the compound out about 6 inches beyond the tape. Set up a fan to help the compound dry faster, as you’ll need to wait until it is dry to continue with the repair.</p>
<p>Once the compound is dry, sand the area smooth with medium sand paper. Brush off the debris and grit from the sanding. Paint the area of repair to match the rest of the wall. In some cases you may need to paint the whole wall to get an even look. Once the drywall has been repaired, you may not be able to tell that there was ever a hole there. As long as you get the paint matched correctly, it will look like any other spot on the wall.</p>

Will you be able to come up with the 3 months in arrears you are behind so they don’t file foreclosure on you? In most cases where people have a hard time keeping up with their mortgage payment in the first place, there’s no way they could possibly come up with 3 months along with the extra fees that accompany the demand for payment letter.</p>
<p>Some help may be possible for you if the circumstances are just right. You can apply for the government HAMP program to help you avoid foreclosure by having your loan reworked so the payment isn’t so high for the duration of the loan. The conditions for the program are indeed stringent and hard to qualify for. There is a move by legislators to discontinue the program, in fact, as they have deemed it ineffective when compared to the cost to taxpayers. It does work for some people, though, and if you believe you qualify you can continue to apply.</p>

The administrators will even assign you a temporary test program in which you will do a probationary term of payments at a modified loan rate, making the payments smaller and more affordable.</p>
<p>The denial can still come after the successful completion of the test period if your loan to debt or other criteria doesn’t fit the program. The bottom line is to go ahead and apply if you think you meet the criteria, but don’t count on it exclusively. If you are denied in the end you could end up with just a few weeks to go before you are evicted. A Plan B is definitely something you should have if you try this program.</p>

<p>Pick a window in the front of the house, or the side that’s seen from the street upon arrival. If you have two windows in the front, put up two window boxes. Make it look concentric and planned on purpose. Measure the space under the window that you will use, both the width along the underside of the window, and the depth of the desired window box. Buy or make your window boxes to fit the area you have chosen. Make sure the entire project is fastened correctly to avoid the obvious pulling away from the wall or the flower box sagging. Remember that dirt, flowers, and water are quite heavy so build the project appropriately.</p>
<p>To install brackets to support the flower boxes, remember to account for the height of the box itself when you choose the position of the brackets and mark the location with pencil. If the box is 8” tall, for example, you’ll want to place the support about 9 or 10” below the bottom of the window frame. You can use standard store bought brackets and supports, or make them from 2 x 4’s and use triangles for the supports. When you install the brackets, use a level to square them up so the box sits squarely.</p>

<p>Install the flower boxes on the supports and secure them. If they are not finished in the right color or you have built them yourself, give them a coat of exterior paint. Paint the window boxes the same color as the window trim for continuity and a finished look. A few more things to consider: if the window opens outward, allow for the window to clear not only the box, but the flowers that will grow in it. Use exterior galvanized deck screws for best results.</p>
<p>Aluminum siding, vinyl, or cement siding can be penetrated with a bore hole before installing the screw. Place the dirt and flowers into the box after it is in place. Then water. If you do this on the ground before placing the box on the supports, you may not be able to lift it.</p>
