$8,000 Homebuyer Tax Credit plus new loan limits

The New Stimulus package increases the Tax credit to first time homebuyers from $7,500 to $8,000 ( or up to 10% of the purchase price, the lower of the two)) for homes purchased before Dec. 1st, 2009. Also the credit is an actual credit instead of being paid back over 15 years. You will still have to pay this credit back if you sell the property within 3 years of purchasing. There are some income restrictions with the credit being phased out if your income is over $150,000 for married couples and $75,000 for singles.

Also good news in that loan limits for Conforming Jumbo loans have been increased from $625,000 to $729,750. This will help lower interest rates for those purchasing in the $800,000 to $900,000 price ranges putting 10 or 20% down.

Is this a sign that now is the time to get back into buying residential investment property. Burl East of Silver Portal properties thinks so. In a Wall Street Journal article Mr East is raising $150,000,000 to buy 1,500 homes in the San Diego area. “The conditions of the houses vary. Mostly, he says, the houses need new carpets and paint, and the lawns are dead from lack of watering. He has allocated $25,000 for maintenance on each house, over the five years he intends to hold the property.” Not a bad strategy, and at these prices not as much downside risk as in the past. Looking to see what the values are in foreclosure properties in the Livermore, Pleasanton, Dublin areas then go to Livermore Foreclosures .

Our new home search system now has the ability to search for Bank Owned homes. Just go to the Search for Homes tab and click on advanced search. From there go to the bottom of the selection choices to Disclosures and type in Bank Owned, add the rest of your selections- City, Price range etc. This may not be a complete list but it is the ones listed as bank owned on our mls.
