&lt;blockquote&gt;&lt;h2&gt;&lt;a href="http://www.nationalmortgagenews.com/premium/archive/?ts=1219939205"&gt;  Fitch Downgrades Stewart's Title Subsidiaries&lt;/a&gt; &lt;/h2&gt;The insurer financial strength ratings of Stewart Title Guaranty Co. and its wholly owned subsidiary Stewart Title Insurance Co. have been downgraded from A-plus to A by Fitch Ratings. The rating outlook is stable. Fitch said the downgrade stemmed from deterioration in the profitability of the companies' parent, Stewart Information Services Corp. The previous rating had been based partly on an assumption that Stewart Information Services' technology-related investments might enable it to "show better margins than peers in a down market, which has not been the case," Fitch said. &lt;b&gt;The two Stewart companies are now the only title insurers rated by Fitch to have a stable outlook&lt;/b&gt;, the rating agency said. You do however have another option.&amp;nbsp; Wait and see if the prices continue their downward trend in '09.&amp;nbsp; If those who predict that they will are correct here is what will happen...prices will trend up for a bit in the spring, if they don't hold you'll see them begin to trend down in the middle of the summer and more so in the fall of '09.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;WARNING: Remember Real Estate is Local - &lt;/b&gt;If you are in a declining market with high unemployment, etc. then waiting maybe the best choice if you are looking at price only.&amp;nbsp; Keep in mind though that you also need to factor in the cost of renting, the possibility of higher interest rates, etc.&lt;br /&gt;

&lt;b&gt;Good news for '09? &lt;/b&gt;As the foreclosure inventory begins to be bought up look to see people pumping money in to these properties.&amp;nbsp; Remember many of these properties have been trashed and they will need rehabilitation.&amp;nbsp; That will be good for handy men, building supply companies, etc.&lt;br /&gt;

If you've followed this blog for any amount of time you know that I have advocated the advantages of Social Networking for business for sometime now.&amp;nbsp; Mainly I've talked about how you can use it to tell your story and build relationships with your clients.&lt;br /&gt;
&lt;br /&gt;
You've also read where I've talked about how it can be a great tool for customer service.&amp;nbsp; Today's twebinar on listening highlighted that very fact.&lt;br /&gt;
&lt;br /&gt;
Imagine a couple of situations&lt;br /&gt;
&lt;br /&gt;
First, you are a major brand.&amp;nbsp; Did you know that you can monitor what people are saying about your brand through the use and implementation of several "free" social networking tools?&amp;nbsp; Doing this gives you a good idea of what the general public thinks about your brand and also gives you a venue to react.&lt;br /&gt;
&lt;br /&gt;
But I'm not a major brand...I offer a service.&lt;br /&gt;
&lt;br /&gt;
That brings us to the second situation.&amp;nbsp; Let's say you offer a service...you can also monitor key issues that you solve.&amp;nbsp; Let's, you're a dry cleaner.&amp;nbsp; You begin monitoring key words such as stains, ring around the collar, etc. When you see that someone is asking questions or has a problem around that issue you offer advice and solutions.&amp;nbsp; Now, instead of being seen as a direct marketing approach you are being seen as someone who is helpful...(This is what I call "subversive marketing).&lt;br /&gt;

Look, if I was to come into your place of business would you ignore me?&amp;nbsp; What if I had a need and you provided a product or service that could help me...would you look the other way?&lt;br /&gt;
&lt;br /&gt;
Well, you should begin to look at these social networks that you are a part of as an extension of your place of business and not as a mere distraction.&lt;br /&gt;
&lt;br /&gt;
Just as you would not tolerate an employee smiling or saying hi to a customer you should also not tolerate your client base being ignored online.&amp;nbsp; Say hi to them from time to time, comment on a picture, follow up on a question...just in general practice good customer service.&lt;br /&gt;

&lt;br /&gt;
Here's a valuable hint - if you are syndicating your listings to one of these sites be sure you have a profile on that site.&amp;nbsp; Not very many people are actually going to take the extra steps to contact you.&amp;nbsp; Theses sites are a great tool, if you use them.&lt;br /&gt;

&lt;br /&gt;
&lt;font size="4"&gt;&lt;b&gt;If you want to stand out on the web then you have to stand out on the web&lt;/b&gt;&lt;/font&gt;.&lt;br /&gt;
&lt;br /&gt;
Ask yourself this, "If this wasn't my site and I landed on it...would I come back?"&amp;nbsp; A fun little exercise that I ask them to do is simply take a survey of the sites you frequent.&lt;br /&gt;
&lt;ul&gt;&lt;li&gt;Why do you go there?&lt;/li&gt;
&lt;li&gt;What does it offer you that similar sites don't?&lt;/li&gt;
&lt;li&gt;Look at the design - are the pictures, how much text is there, how long does it take you to find what you're looking for.&lt;/li&gt;
&lt;/ul&gt;I asked someone these and similar questions once about their site.&amp;nbsp; Their answer was I don't have time to surf the internet.&amp;nbsp; Well, then why are you talking to me about your online presence. Standing out on the web takes more than embedding a few keywords into your code.&amp;nbsp; It takes some thought, some careful planning and most of all it will take work.&amp;nbsp; By work I simply mean that not only should your content be relevant and engaging it needs to be fresh.&lt;br /&gt;

Instead of blocking these you should instead be trying to figure a way to monetize.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:180%;"&gt;&lt;span style="font-weight: bold;"&gt;How does this apply to Real Estate?&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Simple, big RE brand takes this idea and runs with it.  Users can then syndicate your listings, home ideas, whatever to their "friends". Trent makes what I think are 3 good arguments for not walking out on your mortgage.&lt;br /&gt;&lt;ol&gt;&lt;li&gt;"...any time you agree to borrow or lend from someone else, part of the assumption is good faith."&lt;/li&gt;&lt;li&gt;"...it’s also financially stupid when you start looking at the big picture."&lt;/li&gt;&lt;li&gt;"...you’re probably walking away because you’re in an adjustable rate mortgage that’s either recently adjusted or about to adjust. The government is about to bail you out." (see - &lt;a href="http://dodd.senate.gov/index.php?q=node/4462"&gt;Dodd-Shelby HOPE for Homeowners Act&lt;/a&gt;)&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;Look, I don't think Trent is referring to people who have to (because of sickness, death, jobs, etc) walk away from their home. I believe his point here is directly focused on people who can pay their mortgage that just walk away. In addition I will need to see more than just one quarter of flattening/decline to feel better about the whole situation.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I still believe that much of the problem in regards to short sales and foreclosures could be alleviated if the banks did a better job (&lt;a href="http://blog.scottbridwell.com/2008/05/are-people-walking-away-from-their.html"&gt;see my post on that here&lt;/a&gt;).&lt;br /&gt;&lt;br /&gt;I was told by a banking insider that the fact is some banks would rather sell the home after the foreclosure than work with the distressed borrower. If that is the case they should still do a better job of expediting the sale. I then look to see who it is and find out that they are following 1000's of people and maybe 20 to 80 people are following them.  I also notice that they have some type of "makemoneyonmyscam.com" url.  No I'm not following you and I often block them from following me.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-size:130%;"&gt;It's no secret that many of us use Social Media as a venue to reach potential clients.&lt;/span&gt;&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;However, &lt;strong&gt;Social Media Marketing is about being Subversive&lt;/strong&gt;.  What do I mean by that?  Social Media is about building relationship, those relationships build trust, that trust builds referrals and referrals equal business. Nobody likes going to an after hours event only to have someone cram their product or service down their throat, as a matter of fact that's a great way to get me to not use you.&lt;br /&gt;&lt;br /&gt;&lt;hr /&gt;&lt;br /&gt;How can I or this blog better serve you?&lt;br /&gt;&lt;br /&gt;Got and Idea? Which quoted a news story about a guy that had taken the lender to court over this very issue. (New York Times - &lt;/em&gt;&lt;a title="http://www.nytimes.com/2007/11/15/business/15lend.html?_r=" href="http://www.nytimes.com/2007/11/15/business/15lend.html?_r=1&amp;amp;ei=5065&amp;amp;en=09648bf21e15f1a5&amp;amp;ex=1195794000&amp;amp;partner=MYWAY&amp;amp;pagewanted=print&amp;amp;oref=slogin" target="_blank" pagewanted="print&amp;amp;oref=" ex="1195794000&amp;amp;partner=" ei="5065&amp;amp;en="&gt;&lt;em&gt;here's the story&lt;/em&gt;&lt;/a&gt;&lt;em&gt;)&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;I know that in Washington state a lender can use a lost note affidavit to file for a reconveyance (which is the instrument used once the mortgage has been paid). So the assumption is that they will accept the same thing in a foreclosure. That was also the assumption and practice of banks mentioned in the New York Times Story above.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;In that case the person in foreclosure was able to take the lender to court, all the way to the U.S. District Court. Which would indicate that at the least you will need to retain the services of an attorney. One would have to ask, which is cheaper settle with the bank or hire the attorney.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&lt;strong&gt;What is an alternative&lt;/strong&gt; - See if the bank will modify your loan? I recently saw a case where the bank modified the loan that was four months behind. Remember, every circumstance is different.&lt;/em&gt;&lt;/p&gt;&lt;/blockquote&gt;&lt;/em&gt;Again, none of this constitutes legal advice. It was pulled from &lt;a href="http://blog.scottbridwell.com/2007/12/3-ways-to-title-companies-can-reach.html"&gt;this post&lt;/a&gt;.&lt;br /&gt;&lt;br /&gt;&lt;blockquote&gt;&lt;p&gt;With 80 percent of all real estate transactions starting on the Web, Scott Bridwell, of Stewart Title of Western Washington, asks, “Why can’t those searches begin on title company Web sites and why can’t title companies advertise on sites like Trulia, Zillow, or Housefront? Better yet, partner with them to provide downloads — such as demographics, property profiles, etc. — that are branded with both company names.”&lt;/p&gt;&lt;/blockquote&gt;&lt;p&gt;After that quote a few others are quoted who tend to think that the idea of Title Companies marketing to consumers isn't a great idea. (&lt;strong&gt;note:&lt;/strong&gt; &lt;em&gt;this is a subscription based newsletter so I'm not uploading the article...to read the full report you'll need to be a subscriber&lt;/em&gt;)&lt;/p&gt;&lt;blockquote&gt;&lt;p&gt;&lt;strong&gt;Not an easy road&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;While it may sound like a bed of roses, some are skeptical marketing to consumers will provide any rate of return.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Bret Violette&lt;/strong&gt;, president of RealEstate.com, said it makes sense for title companies wanting to be more transparent, but if prices are fixed, it comes down to service.&lt;/p&gt;&lt;p&gt;“I think in a capitalist society there should be an opportunity for a core part of the real estate purchase price to be competitive,” he said. “But unless something were to fundamentally change — such as rates weren’t regulated — that could allow companies to market to consumers by saying ‘we will do a super job for you, we offer great rates, we have a leading national underwriter’ and all the reasons why in a capitalist society consumers select one company versus another — for now, it doesn’t register on the radar screen with everything a buyer has going on.”&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Joe Piernock&lt;/strong&gt;, president of Corporate Development Services, tends to agree. He said title work is a specialty skill most consumers have little experience dealing with, and they have little drive to obtain that experience. He said the Government Accountability Office (GAO) report is asking the industry to educate millions of residential buyers who only use these services a handful of times in their lifetime and have little regard for the risks involved.&lt;/p&gt;&lt;p&gt;“That is a tough assignment, and I am not sure if it addresses the need they perceive,” he said. “A better time for outreach might be at the closing table itself. A few extra minutes of face-to-face time would help consumers feel better about the services provided.”&lt;/p&gt;&lt;/blockquote&gt;&lt;p&gt;Okay, these are the very reasons Title Companies &lt;strong&gt;should&lt;/strong&gt; market to the consumer. Never mind the fact that we can't compete based on pricing, you should never compete based on pricing. As to the consumer not being familiar about the industry, seriously, that's what marketing is for...to educate them.&lt;/p&gt;&lt;p&gt;Yes the closing table is a great place to touch consumers, no one is advocating not doing that. Marketing is not a zero sum game. It is not a matter of this or that. It is better seen as a "this and" type of thing or as channels of marketing.&lt;/p&gt;&lt;p&gt;&lt;span style="font-size:180%;"&gt;&lt;strong&gt;Imagine an ad&lt;/strong&gt;&lt;/span&gt; where a buyer gets a notice that there is a cloud on his title. As the buyer is stressing on what to do, the guy from the Allstate Commercial (as an example) steps in and tells how "Brand X" title company provides coverage for that.&lt;/p&gt;&lt;p&gt;Or, Imagine an ad where 1st time buyers are stressing over their closing, and the ad is designed to show the closing company as friendly, informative, and technologically advanced. Then the ad ends with, "For your next real estate transaction as for "Brand X" title and escrow."&lt;/p&gt;&lt;p&gt;And that's just video ads, the geeks at the Title Companies should begin building widgets for people (their own agents, the RE Professionals, FSBO's, anybody) to place on their websites. The widgets could provide all types of information from local sales data, to rates, to national news, to a Real Estate Word of the day.&lt;/p&gt;&lt;p&gt;And then there is &lt;strong&gt;&lt;em&gt;Social Media Optimization&lt;/em&gt;&lt;/strong&gt;...There is a huge window of opportunity for Title Companies in this area.&lt;/p&gt;&lt;br /&gt;&lt;hr /&gt;&lt;br /&gt;How can I or this blog better serve you?&lt;br /&gt;&lt;br /&gt;Got and Idea?
