And if you don’t have one yet, now is the time to start looking – if you buy a home within the next year, you can receive an $8,000 tax credit. Coupled with a loan backed by the  <a href="http://www.homeloans.va.gov" target="_blank">VA home loan gauranty program</a>, this tax credit presents a great opportunity for veterans to save bundles when purchasing that first home.</p>
<p>To qualify, veterans have until April 30, 2011 to buy a home or enter into a binding contract, and all sales must be closed by June 30, 2011. These deadline dates, according to the <a href="http://www.irs.gov/" target="_blank">Internal Revenue Service</a> are specifically for military service members, intelligence community personnel, and foreign service employees. Military buyers must also have spent 90 days on active duty outside of the U.S. between January 1, 2009 and April 30, 2010 to qualify, unless medical issues did not allow for completion of time abroad.</p>
<p>Also, the tax credit is mainly for first-time homebuyers (buying their first primary residence within the last three years), as only they can receive the full $8,000 credit. And with <a href="http://vabenefitblog.com/va-foreclosures/" target="_blank">VA mortgage foreclosures</a> at a new two year low, military families who meet certain criteria can rest assured they will be able to find a home and <em>stay in it</em>. Long-time residents (have owned and lived in the same home for five consecutive years) can buy and still qualify for up to $6,500. Other basic restrictions include… </p>
<ul>
<li>Home prices cannot exceed $800,000</li>
<li>Single-filers’ income must be less than $125,000 to qualify for the full credit, and less than $145,000 to qualify for any credit</li>
<li>Joint-filers’ income must be less than $225,000 to qualify for the full credit</li>
</ul>
<p>If you qualify, start looking now so the deadline does not pass you by – there’s no reason not to save! </p>

<p><strong><a href="http://www.whiteeaglegc.com/" target="_blank">The White Eagle Club</a></strong> is a 27 hole Arnold Palmer designed &#8220;links&#8221; styled course. The course was started in 1985. Featuring a beautiful clubhouse with full amenities. In addition to the country club, White Eagle also has a separate Owners Club for the neighborhood (Pool, Tennis etc&#8230;)</p>
<p><a href="http://www.cresscreekcc.com/" target="_blank"><strong>Cress Creek</strong> </a>was started in 1963, the course was designed by Ron Prichard and a new clubhouse was built several years ago. The neighborhood has been ripe for renovation and new construction. With it&#8217;s convenient north side location, Cress Creek is a desirable destination for the country club lifestyle.</p>
<p><strong><a href="http://www.stonebridge-cc.org/" target="_blank">Stonebridge</a></strong> is located just off of I 88/Eola Road interchange. Close to the Metra Station and shopping this neighborhood is exquisitly located. The course was designed by Tom Fazio and has been host to the Senior Open and LPGA events.  A private club with a terrific clubhouse, Stonbridge is a delight.</p>

			<content:encoded><![CDATA[<p>There are two. That&#8217;s right, two.</p>
<p>One is an upscale development on Naperville&#8217;s (unincorprated ) far east side and the other is an &#8220;Over 55&#8243; community on the city&#8217;s far southwest side. I&#8217;m including those homes below and you&#8217;ll be able to tell by price, which is which.</p>
<p>I often get folks in from Texas and Arizona looking for gated communties, but with a little re-education we settle in. You also won&#8217;t find every house with a &#8220;This home has an alarm that is so loud that it is designed to induce heart attacks in the whole state&#8221; sign in the front yard.</p>
<p>In fact, I was showing houses to a couple relocating from Massachusetts a couple of weeks ago, one of the houses we liked (in Plainfield) was across the street from a house with a large sign that read &#8221; This home under Video Surveillance&#8221; It completely creeped them out and we stopped considering that property. (Fortunately we found a MUCH better one, all is well)</p>
<p>I just want to know.. If you look around trying to figure out who the crazy neighbor is.. but you can&#8217;t.. does that mean it&#8217;s you?</p>

<p>I understand and if you are a <a title="Metra - The way to really fly! LOL their old slogan" href="http://www.metrarail.com" target="_blank">commuter</a>, Downtown Naperville just couldn&#8217;t be any better.</p>
<p>For the commuter, Naperville offers something rare&#8230; Express Trains! That&#8217;s right, at the right time you can bypass all those &#8220;closer in&#8221; suburbs as you zip into Chicago&#8217;s Union Station. </p>
<p>Downtown Naperville has so much to offer, Lisa and I are still kicking ourselves over not buying that house on Van Buren 7 years ago. Terrific restaurants, shopping, people watching, the phenomenal <a title="Naperville Public Library" href="http://www.yourbestmooove.com/blog/2010/04/naperville-library-takes-first-place-again/" target="_self">Naperville Public Library</a> and the very awesome Riverwalk.</p>
<p>Got a skateboarder in the house? There&#8217;s a park. Like to swim? There&#8217;s <a href="http://www.napervilleparks.org/webpages/index.aspx?webpageid=1000387" target="_blank">Centennial Beach</a>. Like History? There&#8217;s the <a title="Naper Settlement" href="http://www.yourbestmooove.com/blog/2007/01/the-naper-settlement-history-in-the-heart-of-naperville/" target="_self">Naper Settlement</a>.</p>
<p>Naperville is not just a &#8220;super suburb&#8221; It&#8217;s a town with real history and could have been the county seat (if not for a night of excessive libation)</p>
<p>Downtown Naperville is a mix of older and newer homes, many tear downs and rehabs and a bed and breakfast.  But North Central College adds that extra flavor that you can only get from a college town&#8230; &#8220;The Cool Factor&#8221;</p>
<p>Come down, have lunch or dinner, walk around.. that&#8217;s what we do</p>

			<content:encoded><![CDATA[<p>I have several copies of the book &#8220;A View of Historic Naperville from the Sky-Lines&#8221; By Genevieve Towsley. I purchased them with good intentions of giving them out, but I haven&#8217;t.</p>
<p>These are nice hardcover books that are &#8220;A collection of articles of historic significance&#8221; the collection is from the old Naperville Sun (before it was ruined). They make a nice coffee table book and I would be happy to pass off my extra copies (free!) to any locals that might be interested. Call, e-mail me or use a contact form and I&#8217;ll drop one off. Comments are welcome, but you may want to keep your personal information&#8230; personal.</p>

			<content:encoded><![CDATA[<p>Butterfield in Aurora is a collection of neighborhoods.</p>
<p>We lived here from 1988 to 1994 and have sold upwards of 250 properties in this development. Among the many things that people like about this neighborhood are: easy access to I88 (even easier with the new ramps on Bilter/Ferry) being north of the expressway eases congestion, terrific district 204 schools and the Illinois Prairie Path which runs along the western edge of the neighborhood.</p>
<p>Originally started in 1977 when the Levy Corporation (known for  developing 1 Mag Mile, the restaurants Spiaggia &amp; Bistro 110 and their quality food service to public venues)  formed the development group called DuPage Property Ventures and started developing the area. At one point in time the Chicago Bears had an option on some of the commercial land for a potential Stadium. The commercial section of the area starts west of Eola and extends in places to RT59.</p>
<p>The first builder in the neighborhood was Jim Joyce. He had two distinct collections of homes, unfortunately he was a victim of the extremely high interest rates of the early 1980&#8242;s.</p>
<p>The Cavalcade of Homes was hosted along Blue Spruce and Pine Tree Court in 1983. Cambridge, Pulte, Sundance, Keim, Bigelow and United Development all built homes to show off to the masses. Ironically, it would be four of those companies who, in later years, would complete the neighborhood.</p>
<p>Pulte took over the southern portion of the neighborhood (White Barn to Big Woods) in 1983/84 and it was renamed &#8220;Bristol Woods at Butterfield&#8221;. They also built &#8221;Country Oaks at Butterfield&#8221;  The very well run townhome development.</p>
<p>It was in the mid 80&#8242;s that the park became an issue. the sign &#8220;future school and park site&#8221; was looking a bit bedraggled. District 204 had repeatedly said the site was too small for a school and the township line runs right down the middle of the field.. meaning that two park districts were responsible. Fortunately for the residents, the two taxing bodies worked things out and the terrific Fox Valley Park District took over., developing a wonderful park for the neighbors to enjoy</p>
<p>Bigelow was known for their super energy efficient design in upscale luxury homes. In 1985 Perry Bigelow decided to transfer those skills to a more affordable home. They built a large section of the north end (Southlight at Butterfield) of the subdivision as well as townhomes (Cinnamon Glen at Butterfield) Known for their homes without furnaces, Bigelow built with 2X6 exterior walls (more insulation) and used the Apollo Hydroheat system which uses the already heated water from the hot water heater to help heat the home.</p>
<p>On a blind drive out from Chicago my wife Lisa and I  followed the billboards to the Bigelow homes and loved them. We decided to eat something (at Triffany&#8217;s, now known as Omni) and talk,  it was while we were on our way back that Lisa and I discovered United Developments &#8220;Sycamore Woods at Butterfield&#8221; and fell in love with the house we purchased on Ptarmigan Court. United Development sold over 90 homes in the area, we always wished that we had gotten one of the lots backing to the Big Woods Forest Preserve. We loved that house and our neighbors.</p>
<p>In the early 90&#8242;s Bigelow ran out of gas, they had 6 lots left for single family homes and they had lost interest in this type of development, it was distracting them from building their new concept &#8220;Hometown&#8221; developments (Aurora, Oswego &amp; Romeoville) They hired me to sell the lots.</p>
<p>The six lots were all on Blue Spruce and Evergreen, great streets and locations. A small custom home builder by the name of John Mclaughlin bought all six. I sold four of them to folks from the area. When Bilter Road was relocated that left space for another townhouse cul de sac (Preston Court) and Bigelow came back to finish up the townhomes, they sold a few at auction to get things going, but that was ill advised as we were able to sell all we had in a normal manner through the MLS. The market had changed.</p>
<p>Things settled down after that. There were disputes about setting up special service areas for taxes for the maintenance of the parkway and entrances. The neighbors rallied, meetings were held and the neighbors won that battle. It was Democracy at its finest.</p>
<p>Cambridge Homes had to assume that burden when they bought the remaining land. Cambridge bult condos, townhomes and single family homes. They did it quickly and successfully. Perhaps this is why, after the brutal market of the last few years, they are still in business.</p>
<p>Below, I am including the neighborhood of Ginger Woods because it enjoys many of the same benefits  of location, even though it is not &#8220;technically&#8221; part of Butterfield. These are upscale custom homes built by Traditions and Sterling Builders, well regarded local builders with an eye for detail. Some of the neighborhood attends Naperville/Aurora District 204 but at the county line Ginger Woods changes school districts with some of the children attending the highly regarded Batavia Schools.</p>

<p>With over 8,000 Libraries being ranked&#8230; for the 10nth year in a row&#8230; Naperville been ranked the #1 library in it&#8217;s class (population between 100,000 and 249,999)</p>
<p>Personally, I love the library. It&#8217;s easy to find anything you need online, you can reserve books and manage your account with ease. E-mail reminders are a blessing and the terminals in the library make check out a breeze.</p>
<p>If you want personal help; the staff is friendly, dedicated and knowledgeable.</p>
<p>The library features three branches to serve the spread-out town, the main branch in Downtown Naperville (Nichols), the Naper Blvd branch and my favorite; (pictured) the 95th street branch. The Nichols library&#8217;s parking lot can get qet full at times but there is ample parking at the other two.</p>
<p>The fact the they feature some Dr Seuss statues makes them that much cooler.</p>
