The Loralea Country Inn Resort is residing in the north western part of the Highlands.

Haliburton is really a county of Ontario, Canada, known as a tourist and cottage area in Central Ontario for its scenery and for its resident artists. Minden Hills is the county seat.

5 Tips for Selling your Home in Winter

Just your luck -- you have to sell your home in winter, the slowest and dreariest sales season of all.

But cheer up. You can use staging, the reduced competition and some seasonal opportunities to your advantage.

"You wouldn't necessarily choose to sell your home in winter," says Katie Severance, a broker for ReMax in Upper Montclair, N.J. "But there are certain extra steps you can take to really help your chances."

Many homeowners pull their houses off the market by year's end if they haven't sold. That's understandable. The period from Thanksgiving through New Year's Day is the slowest time of year for home shopping as people focus on family and holidays.

The weather, too, helps put the chill in sales in most locations between now and spring. January and February see the fewest home sale closings, according to the National Association of Realtors, with the market not fully gearing up until April and May. Another big factor: Home buyers with children generally time their purchases so moving doesn't interfere with the school year.

Sometimes a job transfer, lease or personal circumstances require plunging into making a sale in the dead of winter. Although that means fewer buyers in most areas, as a seller you'll have a chance to stand out in a thinned-out field of competitors.

Here are some tips to lessen the chances your home will languish on the market:

1. Remember the basics.

Taking care of needed maintenance and repairs is obligatory in any season. A thorough cleaning and getting rid of clutter are equally essential. And tidying up the yard and touching up the exterior appearance to improve the curb appeal also can make the difference between deal or no deal.

In a slow market, nothing counts more than pricing aggressively. Check recent sale prices in your neighborhood on sites such as Zillow.com and Trulia.com and price your home competitively. "If it's priced properly, it will sell any day of the year," says Severance.

2. Think warm and cozy.

Home staging -- techniques used to make your house look bigger, brighter, warmer and more appealing -- takes on a new focus in winter. Rearranging the furniture and applying a fresh coat of paint to any room in need are just as important. But to convey a cozy impression in winter, it may behoove you to turn up the thermostat and have a fire in the fireplace for open houses. It will give you an edge over the many vacant homes on the market.

Staging may in fact be even more important in winter, according to Loren Keim, a real estate broker and professor of real estate at Lehigh University. "If you have a vacant house in winter with the heat turned down to 50, chances are someone will make a very low offer," he says. "And if you can leave at least a few pieces of furniture behind, it has more of an impact."

Displaying photos of how your property looks in summer is a good idea. Some staging experts also recommend decorating with warm colors such as deep orange or crimson.

3. Neatly shoveled paths make a difference.

It might seem obvious to keep sidewalks and driveways free and clear of ice and snow. But many homeowners who have already vacated their houses either aren't diligent about that winter duty or don't do a thorough job.

It's important for reasons of safety, aesthetics and, once again, competition. In particular, a foreclosed house probably won't have walks and parking spaces shoveled out, and "people don't like to deal with that," says Holden Lewis, real estate expert for Bankrate.com.

Lewis recalls pulling up in front of a house he had an appointment to see one February years ago in Toledo, Ohio. The sidewalk wasn't shoveled, and he took a look at the house from his car and decided not to go in. "If you want to sell the house, everything needs to be shoveled and clear," he says.

4. Good lighting is essential.

Your home may appear darker due to less daylight. Fight the gloom. Turn on all the lights possible for visitors -- this is no time to worry about the electric bill. Open blinds, drapes and shutters to let natural light pour in. Make sure to clean any grime off the windows first.

Encourage showings during high-daylight hours. Showing after work in the dark isn't a great idea. Make sure you have enough outside illumination for drive-by visitors in the evening, however. And keep the place well-lit even when you're not there.

5. Tasteful holiday decorations can help.

The holidays give you an extra chance to make your home stand out. Keep decorations conservative and don't overdo it on outdoor lighting. You don't want to put 25,000 lights on the roof like Clark Griswold in "National Lampoon's Christmas Vacation." As sure as he blacked out the neighborhood, you would scare off buyers. But a big red bow on the For Sale sign and some holiday greenery, twinkling lights and elegant decorations inside can help give buyers a dose of seasonal cheer.

When Christmas and Hanukkah are over, you can keep the spirit alive. A colorful winter wreath on the front door and colorful poinsettias and holly bushes in the yard will help retain a festive look for January and February, when more house-shoppers start to turn up.

It's better to heat the house a degree or two warmer than usual and then set the temperature at normal. This prevents the heat from kicking on when the buyer is present, because some heating systems can be loud.

A wood burning or propane fireplace can be very appealing to a buyer. If you know people are coming to view the home have the fireplace operational, have the grate in front of it and don't leave it unattended for very long. You don't want your home to catch fire!

Emphasize Conveniences Nearby

Where are the nearest schools, plazas and food stores. Is is road plowed often. Think of things that are close by that makes your life a little more convenient and promote them.

Planning ahead can help prevent rifts when it comes time to pass on the family cottage to children or other family members as smooth a transition as possible.

Planning early can prevent family rifts and legal complications down the road.

Rising real estate costs mean many children will not buy their own cottages. Therefore, passing an existing cottage to the younger generation can be a realistic option.

Along with the financial hurdles that need to be cleared, family issues may also pose some challenges to succession. Deciding if a cottage will go to all children or only those who are interested in maintaining it, for example, is something that needs to be discussed.

There are four foundations to a successful cottage succession. They include having the parents retain the cottage until it is time for succession, managing the capital gains tax upon succession, choosing children to be the next stewards of the cottage, and developing a cottage agreement to provide a stable structure for shared ownership.

The cottage agreement would help alleviate some of the stress involved with succession and go a long way to preventing the deterioration of familial relationships in the future.

The agreement serves two purposes which include safely passing cottage ownership from one generation to the next and providing a structure for children to ensure fair approaches to joint ownership.

Such a document could anticipate and prevent issues that could rip a family apart. For example, it could include a section on preventing the sale of the cottage to non-family members, sharing cottage usage, allocating expenses fairly and setting a budget and financial reserve to cover expenses, he said.

You may think everything is going fine, but if there is one child, whether the oldest daughter or the youngest son, that isn’t going to sign a document because it’s their way or the highway, now is the time to find out. Not after you transfer the property.

Little Colourfest History

The Haliburton Fall Festival began in 2008 as an initiative of the Haliburton Village Business Improvement Area to enhance the downtown core with gorgeous fall displays, a scarecrow contest, guess-the-weight contest of a giant pumpkin, vintage car display, pancake breakfast to start the day off at the local Haliburton United Church, corn roast, and a family-friendly entertainer on main street.

With the support of a committed group of volunteers the fall festival inspired strong community spirit and participation through the onset of a soft shoulder season.

In 2010, with a grant from the Haliburton County Development Corporation, a professional Event Coordinator was brought in to grow the festival. Her first initiative: re-brand the festival, Colourfest. Then came the logo, promotional materials, marketing and advertising campaign and much more.

Colourfest supplied continuous entertainment by Haliburton's popular local performers, musical buskers along main street, over 100 vintage cars at the public dock, spectacular fall colours bus rides, Kids' Colour Splash create-a-mural, Kids' Word Splash poetry display, the corn roast and pancake breakfast, all happening at Haliburton's Head Lake and with magnificent fall colours as its backdrop.

Plus, with the assistance of the Municipality of Dysart et al and newly enlisted local sponsors, Colourfest packed the village with local residents, cottagers and visitors, resulting in Colourfest 2010 being named the "Best Fall Fest Yet!" coming from your Haliburton Echo.

Bob Lake History

The Flooding of Bobs Lake - In 1870, the construction of a dam at Bolingbroke raised water levels by 15 to18 feet. The new water level made one lake out of four, in addition to several adjoining bodies of water. All the lowlands and back bays were flooded, including Long Bay, Green Bay, Buck Bay, Mill Bay and Mud Bay. This created the much larger and more significant body of water we now know as Bobs Lake. The flooding 135 years ago made Bobs Lake look almost entirely different from its pre-1870s river valley status. The flooding of Bobs Lake did not affect Crow Lake because of its’ much higher elevation at the time.

Shortly after flooding, lowland fields were under water, which was not predicted by government officials because the dam was only supposed to raise the water level 24 inches. The rising water flooded the forests and swamps that surrounded the lakes. The flooded woodlands raised the acidity of the lake which killed many fish and left others with sores. Roads were washed out and many bridges just floated away. In winter, loggers traveled on the ice to cut as many trees as they could before they rotted. For the next 60 to 70 years, many parts of the lake remained choked with decaying trees, high stumps and driftwood. Remnants of some of these trees can still be seen along shorelines in various places.

Bob lake has a number of cottages along its shoreline and a boat launch on the south side near county road #2. Large mouth and small mouth bass are the most popular catch with a small population of lake trout available.

Kennisis Lake may be the biggest lake in the Haliburton Highlands with a surface area of greater than 1,640 ha, just south west of Algonquin Provincial Park. From end to end, the lake is approximately 23 kilometres long. The smaller counterpart is Little Kennisis Lake.

I was surfing through the Internet and came across this interesting article on tips to finding the right cottage or home for your vacation and I just had to share it with you. The article is not very helpful to renting one of our cottages but does give great advice when renting large private cottages or luxury homes.

We do have two private cottage rentals on our website that have nothing to do with our resort but they belong to our next door neighbour and we do advertise and rent them as a service to our customers. The following article is useful information when considering renting one of them.

If you're looking to rent a vacation home but don't know where to start, you're not alone. Finding the perfect beach house or vacation villa isn't easy, but there are ways to set yourself apart from the herd and guarantee you get the vacation you want without breaking your budget. 1. Start Your Search Early

Country Music Minden Hoe Down

Some good old country tunes.

"On the Other Hand" was released by Randy Travis on his classic debut Storms of Life. Gotta love country! Lots of hit country music lyrics to satisfy any true country fan.

It's still one of the best country songs of the 1980s.

Remember the release in 1977, Johnny Paycheck's "Take This Job and Shove It" struck a chord with working people everywhere. If you couldn't tell off your boss in person, playing it really loud on the drive home was the next best thing.
