A concrete garage doesn’t have to be boring

30yrs ago when searching for a concrete garage it was very hard to distinguish one drab plain concrete wall from another. The limitations in the technology up to that time allowed only a concrete slab (post and pillar) construction and the roof was almost always of corrugated asbestos.

These days modern manufacturing techniques and innovations in the concrete garage industry allow for tall narrow upright panels up to heights of 7ft6in(2.29m) and almost all (with the exception of a few brands) supply these panels in a spar aggregate (pebble dash) finish. Some brands have broken the mould (pardon the pun!) by the application of a brick effect finish choosing from either factory applied brick effect or an on-site application. The application of texture and colour after the garage is built does produce a seamless finish with no indication of the sectional nature of the building.

It goes without saying that the corrugated roofing panels’ common to these buildings no longer contains asbestos but remarkably asbestos sheets were supplied into the late 1980’s. It is hard to distinguish one substance from another as you will find no manufacturers mark or stamp up to this day. Modern day variations on the corrugated theme include coloured roofing options and a fibre-cement tile which looks remarkably like the real thing. Cold steel roofs should be avoided in humid and damp climates for reasons that are plainly obvious.

Maintenance free has been the rage since the introduction of uPVC windows and fascias, and a wealth of accessories including PVC fascias often available in a choice of natural wood finishes such as mahogany or light-oak, access doors including PVC French doors or woodgrain effect security doors can all be specified.

Gone are the days when prefabricated concrete buildings were only supplied in plain grey concrete finishes. These days a concrete shed can offer the security and be aesthetically suiting to most garden environments.

Available is a wealth of accessories including PVC fascias often available in a choice of natural wood finishes such as mahogany or light-oak, access doors including PVC French doors or woodgrain effect security doors. Roof design can often make that difference so ask about granular steel or fibre-cement tile effect.

Will my concrete base be suitable for a concrete sectional garage replacement? What about access to the site? Will planning permission be required?

Tolerances vary between manufacturers greatly but for the majority of manufacturers who employ (rather than sub-contract) their installation, the following rules apply.

1/ it isn't necessary for your concrete base to be perfectly level and to a moderate degree a concrete building can built within certain tolerances. Always if you are in doubt arrange for the dealer to perform a survey but as a general rule most PENT roof garages on bases which fall consistency more than 1in(25mm) or APEX 2in(50mm) in any direction cannot be built.

2/ its recommended that a concrete floor be 6in (150mm) longer and wider that the proposed structure (most manufactures quote external concrete garage dimensions). Whilst again this isn’t an absolute, do be mindful that your base must also be square otherwise the garage may ‘fall’ off the base.

Concrete garages are delivered by HGV and 7.5t rigid vehicles and so ideally, (but not an absolute requirement) will a wagon is able to park alongside your drive? As forklift delivery is preferred, will 8ft access be available with no height restriction? It is likely that you will be provided with the opportunity to complete a ‘Help the Driver’ form to advise on any access difficulties.

Has Planning Permission or Building Control been approved? Since OCT-2008, rules have changed but this doesn’t offer a complete exemption.

What’s in a guarantee? When qualified and employed installers are substituted for sub-contractors (on piece work) quality of installation will inevitably suffer. Ask the question, ‘are your installers employed’ if the answer is no then it is suggested that you walk away.

What about access to the site? Will planning permission be required? All common questions levied by prospective customer’s interest in replacing or the addition of a concrete sectional garage to their home.

It is often overwhelming, the vast amount of accessories and options available to you when purchasing your concrete sectional garage, shed or workshop. Fortunately some manufacturers through experience offer pre-bundled and discounted garage price packages which include many of the popular accessories commonly specified such as maintenance free PVC fascias and windows, brick front pillars, guttering, and decorative roofing options.

On the other hand, no two concrete garages have to be alike due to the array of items on offer.

Back to basics, once a design of garage is chosen you maybe presented with a choice of finishes. By default a majority of concrete sectional buildings are supplied in spar wall chippings or ‘pebbledash’ finishes. The spar and particularly the larger Classic spar contain numerous colours that do tend to blend in well in most environments. On the other hand you may choose prefabricated and factory applied brick effect or on-site application. In these instances viewing is recommended particularly if the supplier offers only a limited choice of colours and textures.

Decided on a basic design and wall finish, loosely you are looking at two categories; security and lifestyle options (although the two cross-over in some instances).

Security is often the very reason why you have chosen to replace or add a concrete garage to your property, perhaps you have just bought a new car or motorbike or wish to move appliances and tools from the house or garden shed? In any instance some precautions can be taken without ever parting with any further money. 1/ Regardless of the number of locking points ensure that your garage door is secured within a steel fabricated frame. 2/ When selecting a brand of concrete garage make sure that the main and access doors have flush mounted and quite separate locks from the handles. 3/ Think very seriously as to whether the window and the position of window make the garage vulnerable.

Further security additions can frosted and wired glass windows, 4-point door and 3-point access door locking points, laminated glass and remarkably an automatic garage door motor.

One would imagine that a surely a luxury such as an automatic garage door opener would not be classified as a security measure? but think again. Have you ever tried to push a car when it is in gear? Take this analogy to lifting a garage door attached to a motor.

Lifestyle, well lets face it, maintenance free. Much of the technology which makes our life easier such as PVC windows and fascias can be added onto a new concrete garage. Likewise PVC technology allows for a variety of colours and finishes including mahogany and light-oak woodgrain and stylish white PVC. In some instances these same finishes extend to the main doors be it using a technology different to PVC. Metalwork such as the main and side doors is generally supplied in durable white powder-coated finishes which will last a lifetime. Avoid steel Plastisol finishes as the lighter colours (particular white) fade quickly and require reapplication of paint.

Consider changes in door style and operation, whether brick front posts and the available finishes are complimentary to your property or if you would prefer a tile effect or coloured roof. Again, a word of warning it is no coincidence that steel roofs are often supplied under-lined or with anti-condensation treatments, they may also be noisier than their fibre-cement counterparts.

Coupled with the increasing popularity of the 4WD leisure vehicle comes a demand for increased size and height of replacement concrete sectional garages.

Typically a prefabricated building is 6ft6in (1.98m) to eaves which provides actual under-door clearances in the region of 6ft1in (1.8m). For example this height is equal to that of a Land Rover Discover and a Classic Range Rover and that’s before your consider the roof rack and aerial!

Most manufacturers of concrete sectional buildings offer an increased eaves and door clearance; some can achieve greater clearance simply by exchanging the main door for vertical-lift ‘shutter’ type operation. There is a common misconception that roof style will affect actual internal clearance, this simply is not true.

Whether you are a local authority procurement officer, a school, scout group, or if you run a small to medium sized enterprise there is often a building space solution available utilising concrete sectional technology.

The construction of these buildings is similar to concrete sectional garages since the same panels are utilised to create the lower exterior of the building; Plastisol coated box profile steel sheeting is then used to ‘build-up’ to the required height and also used to roof the building. Often the client can specify this sheeting in one of 10 popular colours to match the local environment, regulations or corporate image.

Generally these buildings offer much greater under-door clearance than their domestic counterparts and can be specified at varied heights to achieve clearances for minibuses, trailers, forklift trucks, lorries and buses. Because of height, a roller door is generally the preferred type of operation with options for automation.

Handy tips and hints to convert your concrete sectional garage to an office or workshop

I am often asked by my customers as to how they go about either partitioning their concrete garage to create extra ‘living space’ or how they may internally line their building in order to heighten the insulation properties or lessen the potential for condensation.

When buying new, those more adaptable brands and manufacturers of concrete sectional buildings may offer you a concrete wall internal partition. This is a handy addition if you have ever considered separating your lathe or washer/dryer from your precious car. Do ensure however that you have left sufficient clearance after your car to allow the internal door to open and enough room to house the depth of any appliances or workbench. As a minimum you will require at least 15ft internal length to accommodate your car and a further 6ft providing room for domestic equipment or a workbench and adequate walkway and door clearance.

Ensure that your chosen garage brand offers levels of installation ensuring that the walls are mastic sealed and the floors include an internal sand/cement fillet. Opt for heaviest concrete panels available, we suggest at 2(cwt) and a minimum 2¾ inches thick and reinforced.

Look for increased internal eaves options particularly if you have considered a suspended roof, most garages are constructed from 6ft6in high panels but look out for those containing an internal timber ‘ring beam’ raising internal heights by up to 4in.

The rib design of the internal walls of the spar/pebbledash garages does readily facilitate the addition of a plasterboard lining; you may even consider insulated plasterboard. The plasterboard is attached using an adhesive designed to bond concrete and wood together; this can be purchased from many DIY stores or timber merchants.

Some concrete garages are sold with optional batten bearer lining clips but if the garage is lined in such a manner it will reduce the internal sizes fairly significantly.

There is a common misconception that a licensed removal agency or local authority can remove your tired asbestos garage.

If you have contemplating the replacement of your present prefabricated garage then it is very likely that this building contains asbestos cement or Chrysotile (‘white asbestos’). Asbestos cement normally contains from about 5% of white asbestos by weight.

Asbestos is a naturally occurring mineral which was used within the concrete garage sector up until the late 1980s. Modern concrete garages no longer contain asbestos within their roof structure preferring to use reinforced cement fibre. Neither material can be identified by any markings and only chemical analysis will prove that asbestos is present.

The mere presence of asbestos does not necessarily create a health risk and the removal of asbestos cement sheets is not governed by any regulatory body although it is strongly recommended that you/your appointed contractors adheres to safe working methods.
Thoroughly douse the material before starting work. You are advised to introduce a suitable wetting agent such as washing-up liquid, into the water before saturation.
Operatives are recommended to wear RPE/PPE (Respiratory/Personal Protective Equipment) to protect from inhalation of dust particles.
Avoid breaking asbestos panels unnecessarily but if this is necessary continue to wet down the area that you are working.

Testimonials: Many of us may already have friends and relatives who have recently purchased such a building. Where did they buy it from? What is the brand of the garage? Did the whole transaction run smoothly? After all, a company's reputation is only as good as its last customer interaction.

Construction: Not all garage companies offer the same level of installation and guarantee. Ensure that the concrete panels are mastic sealed, that an internal cement fillet is provided. Concrete Panels: Take a tape measure, not all concrete panels are alike. Accept nothing less than 2¾ inches thick reinforced and vibrated concrete panels. Enquire as to the weight of each panel, heaviest is best we suggest (2cwt per panel) furthermore ensure that your panels are securely bolted in at least at three-points.

Viewing: You shouldn’t have to travel far to view a concrete garage display, most of the leading brands have representation generally no more than 20miles apart throughout the UK. Are the display models well kept? Were you offered sound and knowledgeable advice? These are key pointers toward the kind of company you maybe dealing with.

Payment: All manufacturers will request payment prior to delivery. Be wary of those looking for payment at instigation of order. Avoid paying in cash, cheque or debit card. If you have one available use a credit card in order to provide card protection for your purchase.

Usually, in the majority of situations, no. Planning permission is not normally required due to the nature of our product - i.e. "portable sectional building" - providing that the structure is within certain size and height limits which in turn are governed by the type and other aspects of your property. The usual criteria to meet to avoid planning permission are...

• The proposed building is not in front of the building line.
• The proposed building is under 30 sq. metres and under 70 cubic metres in volume (or 50 cubic metres for terrace houses or houses within a conservation area).
• Your property is not in a Conservation area or a listed building.
• The building is less that 4m in height
• The property has few alternations (attached or within 5m distance)

We can give guidance, but we suggest that you talk to your local planning officer if in doubt.

Also recommended is the booklet: "Planning A Guide for Householders" by the Department of the Environment. It may be available in your local library. Often your Local Authority offers a free-of-charge Householders Enquiry Form where they will consider your proposals and formally respond.

You may need permission if you intend to use your building for commercial use (i.e. an office), or if it goes against original planning permission for the house.
