City of Worthington Homes for Sale - April 2012

City of Worthington homes for sale brought to you by Maureen McCabe

The homes represented by the graph are single family, resale properties in the city of Worthington for the past 15 months. There are only 2.7 months of inventory (homes for sale in the city of Worthington) based on April home sales. That is slightly wlower than April 2011.

Compare City of Worthington homes for sale - April 2012 to:

City of Worthington homes for sale a market report for April 2012

Homes for sale - 53

Homes sold - 20

Months of inventory (homes for sale ) based on closings - 2.7

The 2.7 months of inventory (city of Worthington homes for sale) is down 14.5% from a year ago.

City of Worthington neighborhoods

The homes for sale in this market report and the graph are only those in the City of Worthington including Colonial Hills, Old Worthington, Olentangy Hills, Wilson Hill, Worthington Estates and Worthingway neighborhoods. These numbers and graft do not include the Village of Riverlea, Columbus or homes in unincorporated areas. The market report is strictly city of Worthington.

City of Worthington homes for sale by price range*:

Change searches to match your needs. *The searches are for single family homes but I see condominiums... in addition the line shows the boundaries of the city of Worthington but the search is showing homes outside that boundary. Real Living needs to fix the Columbus Board of REALTORS® mls searches! The same thing would happen if you search.

City of Worthington Homes for Sale - April 2012 was published in May 2012 based on data available from the Columbus Board of REALTORS® at the end of April 2012. Trendgraphix reports are based on data supplied by the Columbus Board of Realtors. According to Trendgraphix neither CBR nor the mls (multiple listing service) guarantee or are in anyway responsible for the accuracy of the data. It says: "Information deemed reliable but not guaranteed." Since I am relying on the info from the CBR mls and Trendgraphix, there is no guarantee from me either.

YOUR Worthington home a good value?

Is YOUR Worthington home a good value?

Friday, the New York Times had an article about home values comparing "Worthington" home values based on information from Zillow.

"In Columbus, Ohio, the highest housing values recorded by Zillow in 1996 were in the suburb of Worthington, where prices were 135 percent higher than in the struggling neighborhood of Short North, adjacent to the city’s center. Today, Short North housing values are 30 percent higher than those of Worthington, and downtown Columbus has the highest housing values in that metropolitan area. "

I saw the link to the New York times article shared by a Grandview area neighborhood and Neighborhood Launch in Downtown Columbus a couple of times before I clicked on the link. The New York Times Opinion 'Now Coveted: A Walkable, Convenient Place' is written by Christopher B. Leinberger.

Worthington, Ohio is car dependent?

The premise of that paragraph is that Worthington is car dependent?

I bet the housing value figure Zillow is using for Worthington is a 1996 average value of the Worthington school district, or the 43085 Zip code rather than the city of Worthington or a particular Worthington neighborhood... for example the Old Worthington neighborhood. There is a wide variety of neighborhoods in the Worthington City School District.

I am not disputing that 'A Walkable, Convenient Place', is coveted.

Old Worthington is very walkable. Neighborhoods adjacent to Old Worthington are very walkable. Old Worthington was walkable in 1996. Old Worthington was walkable in 2006 when Zillow was introduced.

The Village of Worthington (now Old Worthington) was very walkable in 1803.

Is Old Worthington the only walkable neighborhood in the City of Worthington? Hardly.

Not all Worthington schools neighborhoods are walkable

When you get to neighborhoods north of 270 and west of the Olentangy River in the Worthington City School District, yes they were developed to be car dependent, you needed to drive to the supermarket and mall. Neighborhoods in the West Worthington area are car dependent. Neighborhoods in Worthington Schools outside the City of Worthington (City of Columbus neighborhoods and neighborhoods in unincorporated areas) were developed more spread out. There is not a grocery store at the center of each development. You need to drive to the grocery store and the mall. Schools... do the kids need to be bused or driven to schools? Some of the neighborhoods are very accessible to the schools, particularly the elementary schools, even in the areas that were developed in the 1960s, 1970s, 1980s and into the 1990s. Not all of the Worthington neighborhoods are walkable to the schools, even the elementary schools.

Even the 1950s and 1960s era neighborhoods in the City of Worthington have relatively good WalkScores, don't they? People walk to the Worthington Farmer's Market, the schools, parks, pools, tennis courts in Worthington, don't they? 5 Walkable Worthington Neighborhoods

'A Walkable, Convenient Place' - Comparing Apples and Oranges?

Downtown Columbus and the Short North have some great neighborhoods, new developments (many of the housing options in the area are condominiums rather than single family living) high priced areas. There are some very walkable areas in downtown Columbus, and nearby neighborhoods.

Who is Christopher B. Leinberger? the New York Time Opinion piece says "Disclosure: I am the president of Locus, a coalition of real estate developers and investors, and a project of Smart Growth America, which supports walkable neighborhoods and transit-oriented development."

Also "A professor at the George Washington University School of Business and a senior fellow at the Brookings Institution." ... a smart guy.

I think Christopher B. Leinberger just told you what a great value your Worthington home is!

How Walkable is your home? WalkScore.com

The url of 'Now Coveted: A Walkable, Convenient Place' is written by Christopher B. Leinberger is http://www.nytimes.com/2012/05/27/opinion/sunday/now-coveted-a-walkable-convenient-place.html?_r=1

Central Ohio school district boundaries were set years before this area was developed. The city of Columbus developed northwestern Franklin County aggressively in the 1970s and 1980s. Worthington is not part of the Win - Win agreement with Columbus.
A roofing experiment: zinc strips on a roof

I love experiments. Reuben Saltzman, a Minneapolis MN home inspector is doing "A semi-long term experiment: zinc strips on a moss covered roof"

Have you run into moss on your roof? I would think it would be more common in MN and cooler northern states in the Great Lakes area than in Ohio but I have seen it here on homes with a lot of tree cover. We certainly get enough rain... Visit home inspectors in the Pacific Northwest's websites if you want to see moss covered roofs.

I remember moss on an Old Worthington roof, and I have seen moss on the northside of a Colonial Hill's roof, so I guess moss happens in Worthington and other Central Ohio communities.

We do have lots of ugly black algea stained roofs in Central Ohio, a cosmetic issue, according to Reuben. Reuben's first photo of the black algae stains caught my eye. I just noticed on a roof in Columbus that the area under metal vent caps did not have the algae stains.

Reuben did a wild and crazy experiment a few years back with ice.... using pantyhose on the roof / gutters. I think Reuben had another roofing experiment where he ran wires along the gutters... I doubt I Re-Blogged that experiment... too scary, even with "Don't try this at home!" warning. Thanks to Reuben for allowing this home maintenance experiment post to be Re-Blogged.

Makes me wonder do roofers use zinc strips on roofs for the ugly black algae in our area?

Via Minneapolis Home Inspections - Reuben Saltzman (Structure Tech Home Inspections):

While black stains on roofs are a cosmetic issue, moss growth is more than just cosmetic. Not only does moss look terrible on roofs, it will also shorten the life of the roof covering and possibly lead to roof leaks. Whether you have wood or asphalt shingles, moss can grow on the roof if it doesn't dry properly.

As with black algae stains, the most common place for moss to grow is on the north side of the roof, but if there are enough overhanging trees or other forms of shade, moss can really grow anywhere. If you want to kill the moss, follow the link above that explains how to remove black roof stains; the process is the same for killing moss. The results certainly won't be as immediate, but it's effective. Today, the focus is on what you can do to prevent moss growth on your roof.

Have you ever noticed that moss and black stains don't appear on roofs underneath the areas with galvanized metal?

The roof stays <del>minty fresh</del> zincy fresh below the vents because every time it rains, a small bit of zinc gets washed off the metal, which runs down the roof and kills whatever is growing on the shingles - whether it's moss, algae, lichens... whatever. If this is so effective, doesn't it stand to reason that you could install strips of zinc along the top of the roof, and have them protect everything? Of course. You can actually buy rolls of zinc made just for this purpose. The 50' roll of zinc pictured below was about $25 at Home Depot.

The zinc is supposed to be installed at the ridges of the roof, or along the hips as needed to make sure that the rainwater washes zinc down the roof.

I've heard many roofers say that these zinc strips are worthless and ineffective, so I decided to conduct my own semi-long term test. For my experiment, I installed a zinc strip along the ridge of a moss-covered garage roof approximately sixteen months ago. I didn't do anything else to this roof - no scrubbing, no chemicals, no nothing. The before and after photos are shown below, and I think the results are pretty conclusive - zinc strips are effective at killing moss.

Before

After

That's a pretty dramatic difference, isn't it? I cleaned up the roof a bit before taking the second photo by using a leaf blower, but that was all. Remember, I applied that zinc strip to a roof covered in moss just to see what would happen; zinc strips aren't supposed to be used as a moss remover, they're supposed to be used as a moss preventer. If you're not in any hurry, they'll apparently remove moss too though.

As they say, individual results may vary. Zinc strips might not work for every application, but they're not terribly expensive, and they're not difficult for a roofer to install. If you have an existing roof with a moss problem, try zinc strips. Copper strips are supposed to work the same way.

Zinc strips are also supposed to be effective at preventing black stains from showing up on the roof. I'm starting a long-term experiment on my own house; I'll report back with the results in a couple years.

Stay tuned

HomeGard a new era

A new era starts Monday...

HomeGard® of Ohio has been around for a long time... since 1974. I was sorta sad when we got an email that HomeGard® is changing. If you have a HomeGard® of Ohio policy on your home, effective Monday you will have a HomeGard HMS policy.

HomeGard® of Ohio was unique in that the company affiliated with Real Living HER (formerly HER Realtors®) was locally owned and operated. Home buyers and home sellers had a choice of local contractors to use for covered repairs to the mechanical systems in their homes. Home warranties are very commonly used in Central Ohio when homes are being sold. The warranty can protect the seller during the listing period and be offered to the buyer for their first year of home ownership.

It's about "peace of mind."

On an old Home Maintenance page on my website MaureenMcCabe.com I said of the HomeGard® service contract:

"HOMEGARD, a one year home warranty contract, removes those surprises.

HomeGard®

Repair the covered mechanical system!

Home Maintenance Service Contract

Since 1974"

The HMS Home Warranty has been around since 1980. They've got a pledge about "peace of mind" also....

Real Living HomeGard Warranty

Real Living HomeGard Warranty

There is a new feature in the Real Living HomeGard Warranty for home buyers called "Claim - No - Claim" if the buyer has not placed a claim in the first nine months of the first year coverage they are entitled to heating or air conditioning maintenance service. Up to $100.00.

Not a bad feature...

"Even if nothing breaks, this warranty pays up to $100 toward an HVAC maintenance service."

Home warranties are relatively common feature of home sales in Central Ohio. Often the seller has one in place on the listing to give the buyer peace of mind about the mechanical systems. You certainly still want to do a home inspection but a home warranty can help.

Real Living HomeGard Warranty history

HomeGard® of Ohio has been around for a long time... since 1974. I sad when we got an email that HomeGard® was changing in 2009. HomeGard is operated by HMS a national home warranty company. HomeGard® of Ohio was unique in that the company affiliated with Real Living HER (formerly HER Realtors®) was locally owned and operated for years.

HomeGard a new era begins

Real Living HomeGard Warranty with "Claim - No - Claim" maintenance - 2010

There are other changes to HomeGard, sump pumps and jetted bathtubs are covered.

Visit the national HMS site for some additional home maintenance tips

Happy 10th Anniversary to Fritzy Jacobs

Happy 10th Anniversary to Fritzy Jacobs, in Old Worthington:

The Fritzy Jacobs website describes the store as a "lifestyle boutique in the heart of Olde Worthington." Fritzy Jacobs has a lot of cute stuff.

Fritzy Jacobs, the store at 635 High Street at the corner of High Street and New England had an anniversary party Wednesday evening to celebrate ten years of life and business on High Street in Worthington.

The Real Living HER video about Worthington features the owner of Fritzy Jacobs. I don't even know when Real Living HER shot that video. 2004? 2005?

Ten years is not that long in the scheme of things, on High Street in Old Worthington but in 2012 there have been a lot of recent changes on High Street.

Worthington Ohio

A video about Worthington Ohio* from Real Living starts at the Doll Museum at the Old Rectory on the corner of New England Ave.and Oxford Street in Old Worthington.

The Real Living Story talks a lot about Old Worthington which is a community treasure, but it is only a small part of the City of Worthington. A previous entry here describes that historic neighborhood in some detail: A New England Village in Central Ohio

Most of Worthington is very walkable. There are great shops and restaurants on High Street in Worthington. There are community events on the green.

Other Worthington residential neighborhoods include:

Rush Creek Village - a Worthington neighborhood of Usonian designed homes. Written about in detail in the New York Times (may require a sign in) and a San Diego site as well as others. History but a different era.

Colonial Hills has an entry on Wikipedia - 1940's era homes with an interesting history.

Worthington Estates is a sought after Worthington neighborhood within walking distance of the elementary, middle and high schools.

Other Worthington neighborhoods include Wilson Hills, Olentangy Hills, Worthingway, Medick Estates, and Potters Creek.

Linworth, once a village between Dublin and Worthington on Dublin-Granville Rd. is part of the city of Worthington with a mixture of styles and ages of homes .

Sometimes Riverlea gets confusing. Riverlea is a separate village, encircled by Worthington.... actually Riverlea has the river on the west, but Worthington on the other three sides. The Village of Riverlea has it's own mayor and city council. Riverlea is part of the Worthington School District and contracts with Worthington for police and fire service.

The City of Worthington Website*

What's happening in Worthington now? There are two weekly papers to keep you up to date, as well as the Columbus Dispatch.

This Week News Worthington

Worthington News*

The Real Living Story about Worthington says "Worthington is a charming, New England village located in the heart of Ohio. Before you plan your move to Worthington, contact a Real Living agent. " Although the last line should read "Before you plan your move to Worthington, contact Maureen McCabe..." in my humble opinion.

Edit 2012 * the video has moved and the link is broken. The Columbus Dispatch bought the other Worthingon paper (the whole chain of newspapers and then some) , so there is only one Worthington paper. I have no idea what happend to the city link but it is broken.

the Journey to Settle Worthington, Ohio - a mural.

Saturday in Worthington you could visit the studio of Lynn Bird overlooking the Worthington Green and see the mural she is painting. And I did.

The Worthington Historical Society said:

"You Are Cordially Invited… to see Lynn Bird, Worthington artist, in her studio, as she paints the mural "Six Weeks and Seven Hundred Miles"

Lynn Bird's studio is upstairs from Wren House at 693-1/2, Suite 102.

The Worthington Historical Society site also said "--just go up the stairs and turn to the right" to find the "Out On A Limb Studio, home to Bird Graphics."

So I did.

The mural celebrates the journey to Worthington and the early settlers from New England. The mural when completed will be displayed in the Orange Johnson House Museum.

Worthington Easter 2010 - Recycling

This is a collage from 2009 of churches in Worthington for Easter Sunday... I am recycling.

Easter in Worthington Ohio

Easter 2009 was about a week later last year, does the grass look as green today as in these photos? Actually I guess I started talking the photos a week or two before Easter 2009... or the St. John's photo could even be mid March 2009.

These churches are all in the city of Worthington. If you are in Worthington can you ID each church? Do you know the names of each church?

I don't. I know exactly where each is but I don't necessarily know the name of the church or the denomination of each in the "tic tac toe" collage of churches. Center right I would have to look at the sign to remember the name... bottom left I can not remember it's official name. The bottom center photo, I know it's historical name, but can not remember the name of the church now. There are more churches than these in the City of Worthington... lotsa churches.

Turn the Clock 2012: Worthington

Worthington, Ohio: Turn the Clock .... I guess that means spring forward!

Turn the clocks tonight or you'll be late for everything on Sunday.

What a different winter we had this year! The time change for Daylight Savings snuck up on me this year. We were walking in Highbanks Metro Park on Wednesday and wondering when the time change was.... It felt like spring on Wednesday, no coats... sun shining, flowers blooming.

Spring Forward 2012 - Remember to turn the clock ahead

Spring is Around the Corner Columbus

OooOoo that Smell

What a different winter we've had this year. Last winter we had a lot of snow... Do you remember March 2008? In March 2008 we were hit with the storm of the century just before the change for daylight savings time. We got over 20 inches of snow in the Columbus area.

The Blizzard of 2008 Spring Forward

The Winter of 2012 - No Snow

There was hardly any snow throughout the 2011 - 2012 winter. It has been unseasonably warm through the winter and

The snowdrops are blooming in Highbanks Metro Park. This photo was Wednesday. In the 2008 post about the time change and the blizzard of 2008 on Discover Columbus OH I said "there are only 12 days until spring." This year I am not counting... it feels like spring, the calendar doesn't really matter.

The clock does matter. Remember to spring forward tonight or you'll be sorry tomorrow.

Flint School

Flint School is gone.

The Flint School sat there at the corner of Park and Flint Roads from the 1920s until a few weeks ago. The school had NOT been used since the 1960s. I believe since 1963. On a site called 'Forgotten Ohio on the page about Flint' it says of the Flint School building "The small school building where Flint's children attended class is still standing, neatly boarded up, in a park at the corner of Park Street and Flint Road."

Something about the old school public school building that served the Flint and Sharon Township area reminded me of a shrine. I believe the cornerstone says 1926.

The Flint School building in March 2010.

"The small school building where Flint's children attended class is still standing, neatly boarded up, in a park at the corner of Park Street and Flint Road." from Forgotten Ohio

Not anymore.

The grass will grow this summer and any scars the building and it's demolition left will be gone soon. The building was razed in March 2011. The photos of the corner stone, the name over the door and the front of the building were taken in March 2010. The old school building, that served Flint, Ohio in the past was owned by the City of Columbus and they razed it a few weeks ago. The grounds became a City of Columbus Park a number of years ago. I drove by the intersection a few times when there was a pile of rubble. I wish I would have got a photo. The first time I saw the pile of rubble I was surprised. It was after dark so I thougt I would come back by and get a photo.

An earlier Sharon Township School, Slate Hill School on Flint Rd. is now a home. It has been used as a home for years. The area in northern Franklin County is mostly annexed to the City of Columbus now. The area has been part of the Worthington school district for years. The Worthigton area today, Flint, Ohio

The Flint train station was relocated to east of Sancus Blvd. at some point. It is used as a home now. The brick builiding with the word Flint on it was a department store, Crowders at the railroad stop that was Flint, Ohio.

The Village of Flint and the surrounding area is part of the Far North Columbus area, which includes City of Columbus neighborhoods in Franklin and Delaware Counties.

Far North Columbus Identity Crisis

You say "sanitarium" I say "sanatorium"

"You say tomato...

I say tomahto....

Lets Call The Whole Thing Off "

Wikipedia says:

"A sanatorium (also spelled sanitorium and sanitarium) is a medical facility for long-term illness, most typically associated with treatment of tuberculosis (TB) before antibiotics. A distinction is sometimes made between "sanitarium" (a kind of health resort, as in the Battle Creek Sanitarium) and "sanatorium" (a hospital)."

The Wikipedia page needs a citation so don't go believing this is gospel.

In old movies I always got confused about what was wrong with people who were in "sanitariums" or "sanatoriums" Tuberculosis? Or insanity? I wondered if one of the spelling and pronunciations was a polite way of say "Insane Asylum" or I guess Asylum for the Insane. Or if it was a place for those who had tuberculosis? I wondered if TB caused insanity. Or if insanity caused TB.

Today we can just Google it and find out everything on Wikipedia or someplace else online and choose to believe it or not.

The history of medicine is kind of interesting. Central Ohio is right in there...

Medical College in Central Ohio

There was a medical college in Worthington, long ago. A plaque on the Kilbourne Buliding tells a story I pay more attention closer to Halloween each year, when Worthington celebrates their ghosts or their ghost stories anyway:

The Worthington Medical College was established in 1830. It was run out of town on a rail in.... or was there railroad at that time? Perhaps they went by way of stage coach from Worthington to.... I want to say as I recall they moved to Cincinnati. The Worthington Library produced a video that is very entertaining about when the Worthington Medical College determined they ought to move along to "elsewhere." The video is in the link above to the Worthington Medical College.

I looked up what Eclectic Medicine was last fall, around Halloween... when the thoughts of Worthington's ghosts are strongest.

A Central Ohio Sanitarium

Another Central Ohio connection to medical history and it is in Worthington. The post I wrote about Harding Sanasomething or other says, Harding Hospital in Worthington which was known as the Columbus Rural Rest Home... before it became Harding Sanitorium

I wrote:

"An earlier date in 1916 the Worthington Memory Timeline - Columbus and Central Ohio. "Dr. George T. Harding opens a rest home for women on E. 18th Ave., the forerunner of Harding Hospital."

The Columbus Rural Rest Home

Could the sign in the Powell store be from Harding Sanitarium? Or the Columbus Rural Rest Home ? Was Harding or it's predecessor an "Evaluation Center for Disturbed Women?"

Was Columbus Rural Rest Home the name of the facility for a long time? A 1930 photo on Worthington Memory of the hospital staff identifies the people in white as staff at the Columbus Rural Rest Home.

Seeing a sign or a window panel in a Powell Antique store (first photo above) makes me wonder if it came from the Columbus Rural Rest Home or the Harding Sanitarium.

cRazy women in Powell

I believe the song "Lets Call The Whole Thing Off " was written by George Gershwin and Ira Gershwin for the 1937 film Shall We Dance with Fred Astaire.

Do you know the old song?

You say either.

I say either. Pronounced eye-thor

You say neither.

I say neither... Pronounced neye-thor

Potato?

Potato? Pronounced po-tah-to

Pajamas?

Pajamas? Pronounced pa-jah-mas

Tomato? or Tomahto?
