Eric,

The River North Residents Association has, as you note, not had the same boundaries throughout its existence. They're defining a coverage area for their association, not specifying neighborhood boundaries.

And, they're relative newbies to the area.

If you want to point to a neighborhood association for Gold Coast boundaries, why not go with the Gold Coast Neighbors? That group doesn't agree with you as to the boundaries of the Gold Coast.

That said, boundaries are somewhat fluid and open to change. They may flow in your direction, but I doubt that Gold Coast Neighbors will change.

Some of these projects fall in an area that's best called "Near North."

The Elysian, Ten East Delaware, Walton on the Park and 50 E. Chestnut ARE in Gold Coast, not the "Gold Coast South." That part of Chicago is not now, nor ever has been, part of River North. The River North Residents Association doesn't recognize the area those are in as part of River North - not even in their newly-expanded definition of the area which is far larger than anyone previously has defined River North. http://www.rivernorthresidents.com/about.htm

The Ritz-Carlton Residences are on Michigan Avenue - again, NOT in River North. Canyon Ranch, on the other hand, is on the border, so I'll give that a pass, but it is cancelled (and has been for about a month), so it's sort of silly to include it in a round-up.

Finally, Friedman has done many, many great things for River North, but one question I'd have for him is why his company is planning to build a large parking garage at Clark and Kinzie. River North in general, and that part specifically, is extremely walkable and very urban, with two elevated stops and two subways stops serving the neighborhood, walking distance to the Loop and to Michigan Avenue. Why diminish all that with a huge parking structure along one of the nicest historic streets in the neighborhood?

They say that the North Shore School at the end of Chase Avenue is the next Rogers Park demolition tragedy. The North Shore School is in the Rogers Park History books, and is a beautiful classic building that has contributed a lot to the community for almost 100 years. It is still in excellent condition as well.

It seems they always tear down the significant ones in Rogers Park.

People with 500 credit scores and no down payment are the reason we are in the mess now. There is a reason those people have those scores and until they improve them they should rent or save some money for a downpayment.

Potential buyers should really do their homework on this developers loft history & product quality at turnover. Also, as reported by tenants, the developer is performing little improvements or upgrades to this building, unlike the type that West Loop Lofts developers perform.

Renters talk of sound transfer issues. See some of their own information at:
http://www.pdl-tenants.com/conversion-agenda1.pdf

$150K for masonary? Bets that this will be much higher when association takes over.

If you look at some of the current listings in the adjacent towers, I wonder about the prices on these lofts. You can get a 2bd with view for the same price as a 1bd loft. Are lofts more popular in Chicago at the moment? I have recently moved here and am still trying to figure this market out.

My husband and I bought in West Rogers Park with hopes of gentrification. What happened was a glut of available units that sat empty. Then we had two shooting across the street. We have a little one and realized this is no place to raise a family. We where tired of the trash and graffiti. The yelling outside our condo. The cops patroled frequently, but the bad element would leave and then come right back. We sold without making a profit just to get out. Some things never change.
