The leasing office just opened two weeks ago, so it’s a little premature to get a fix on this.

We also had Randolph Tower, 188 W Randolph, and SoNo East opening recently.

Any idea how their leasing is going? This is the first building to open in the 24 month rental supply boom we are about to have. This building (new construction) and Lexington park (new construction/delayed conversion).

You can buy on Lake Shore Drive, in Lincoln Park fronting the park, on Michigan Ave fronting Grant Park, high up in the Trump Tower, and other venues where some of the the views will remain uninterruptible.

Jack, you can’t. The Illinois Supreme Court has ruled multiple times that views are not protected.Therefore, if you live next to a surface lot or a small structure that is zoned for dense development, you very likely will lose your views at some point in the future.

This is the fundamental problem in Chicago condo development, I would imagine.

Person buys condo for nice views. At some point, those views will obscure because someone else will build right in front of you. Happened at 330 W Grand, at the Bristol etc.

How do you guard against this happening, if at all?

The building was turned over some time ago. I’m speculating that the developer retained rights for the signage in the Declaration.

I’m sure all the owners at SoNo West just love that…

I think this was discussed a while back, maybe on cribchatter; but wouldn’t the SoNo West building be turned over to the association by now?

So presumably the developer of SoNo East wouldn’t just be able to put anything they want on SoNo West; they’d have to get the permission of the association and (again, presumably) pay them for the opportunity.

Odd that this is a “new” listing. Property Consultants has had that listing up before. I remember seeing it a while back. Also in the area, there’s a new building going up around the corner on Armitage Just a little east of California. And Ranquist is going to be building townhomes by the police station a little further north up California. My wife and I were hanging out at Township restaurant last night and were impressed by how many people were out for the nightlife near the El station at California.

The ideal solution for this location is to tear down the apparel center and build an ultra high at that location. Ideally the tallest building in North America.

In that case Wolf Point itself could be made into a park with a spectacular fountain in the middle. That would greatly enhance the appearance of this great location. Also this would become a major tourist attraction.

Alas, that is not going to happen.

I walk by this spot daily on my walk to the train and often thought that it was a terrible waste of space. A parking lot is horrible scar on the scenic river bend and just plain yucky! Not sure if all that residential space is necessary, but I like the idea of mixed use and perhaps this spot finding its roots as the city center.

Ideally, the city would come in and buy the lot. There is zero park area in the river north area and placing a park on this lot would make Daniel Burnham smile. (not to mention all the condo owners.)

Given how “hot” the rental market is, I’d say the fact that EnV is still having offer such deep discounts is confirmation of what most on here have been saying: that their regular rates are ridiculously overpriced, or “stupid high”, even for this market.

Anyone considering renting here would do well to check the Yelp reviews first.

ENV was way overpriced for the street. I think a few other neighboring buildings are too. The Real Estate press says rental rates rising and they are, but I feel we’ve topped out. The downtown office pool cant afford to pay rent AND support the street life if they go any higher. When housing gets too far ahead of income you get South Loop Syndrome – no money left over to go out and support local businesses.

The 125 reviews of Apartment Savvy at Judy’s book are even more hilarious.

Reviewer guest u is quite the traveler, buying cars all over the country, renting from Apartment Savvy while remaining in Chico, CA, taking his dog to the vet in Montana, shopping for furniture in Oaks, PA, having his furnace repaired in Vancouver, hiring a nanny in New York, etc. etc. And, naturally, he has his teeth worked on by Scott Brenner in Vernon Hills.

EnV’s listed rents are stoopid high. $2000+ a month for a studio? I pay just a tad bit more than this for a 2 bedroom in a nice neighborhood very close to downtown. There is nothing about this building that justifies the prices.
