<p>Believe it or not, the majority of mobile real estate search apps are built for consumers, not real estate agents. The problem is, most of them are designed for lead generation and are not that useful. Don&#8217;t worry though&#8230;I&#8217;ve got a bunch of apps for you that are not only useful, but you&#8217;ll ask yourself how you ever lived without them.</p>
<p>The home buying process can be confusing, time consuming, and stressful. Using your mobile phone or tablet can make the experience of buying a home a little easier. I&#8217;m not promising any miracles here, but having more information at your fingertips while you&#8217;re out looking at homes is much better than heading back to your computer and looking stuff up.</p>
<p>I&#8217;ve tried out most of the apps avialable, and here are my top recommendations for the most useful mobile apps for buying a home.</p>
<h2>Home Search</h2>
<p>Keep in mind that these applications are not directly connected to the MLS database real estate agents use, and the properties you see may no longer be available.</p>

<p>Have you ever wondered how do buyers find homes? Did you know that over 90% of home buyers start their home search on the internet before they contact a real estate agent? According to a study by the California Association of Realtors,  the average buyer in the state of California considers buying a home for 4 months and investigates homes and neighborhoods for 2.5 months BEFORE contacting an agent. However, over 80% of buyers use an agent to buy a home. In the past few years, an agent&#8217;s role has shifted. Realtors are not the gatekeeper&#8217;s of real estate information, rather the market experts that understand what the information means. Finding the home, although a fun and exciting experience, is a small part of a home purchase.</p>
<p>Who doesn&#8217;t do their own research these days before making big decisions? I would be surprised if it was any other way. The web is full of great information that empowers consumers to make better decisions and confirm information and advice given by professionals or salespersons. Don&#8217;t believe everything you hear, right?</p>
<p><strong>Here&#8217;s the key statistic in the study</strong>&#8230;47% of buyers picked homes online for their agent to show them. Are home sellers and real estate agents missing an opportunity to advertise the sellers home to potential buyers?  Traditionally, when an agent takes a listing, they go about promoting the home the way agents normally do. They put the home in the Multiple Listing Service (MLS, a central database shared by agents through our local association of Realtors) and maybe hold open houses and do some print advertising. Our MLS automatically syndicates the listing out to some of the major listing websites such as Realtor.com, Trulia.com, Zillow.com, and Yahoo! Real Estate. Also, the agent representing a buyer would choose the homes and then show those homes to the buyer. Now, with literally hundreds of websites with MLS listings available, buyers enjoy looking at homes online and find homes <em>they</em> would like to see. It happens to me all the time. I identify homes I think my buyers would like either through the MLS or from homes I&#8217;ve previewed, email them the info and pictures and some insight, and sure enough, they email me back the homes they would like to see, PLUS one or two they found themselves. How did they find it? Usually one of the big websites.</p>
<p>What is a seller to do? Make sure your agent is advertising your property online. Our team showcases all of our listings on Realtor.com, Yahoo! Real Estate, Zillow.com, Trulia.com, Craigslist.com, and more. This puts our clients&#8217; home at the top of the search results, allows us to show off more photos, and even suggests our listing to a buyer who is looking at a similar one. At the very least, this increases the exposure of our listing and many times our listings sell because of this additional advertising. It&#8217;s not cheap, but pays of f for us and our clients. It also reduces the time our listings stay on the market.</p>
<p>Has your home been languishing on the market for a long time? Make you&#8217;re home look great and use professional photography and video, which buyers love! We do a walk-through with all of our listings and give our seller a list of ideas that will maximize their homes value.  We&#8217;ll also help de-clutter and remove as many personal items and photos as possible. You&#8217;re moving right? Do you really want to take all that stuff with you? Spend a weekend purging your closets and garage. Get rid of bulky or unsightly furniture and move the rest around to open up the rooms and make your space more appealing. A little paint can add thousands of dollars in value to your home. Lastly, keep your home clean while it&#8217;s on the market.</p>

<p>It&#8217;s no secret that the real estate business is not very hi-tech compared to most industries, but we&#8217;re coming around. Real estate agents are mobile most of the time creating a great demand for tools that work while we&#8217;re on the road. The introduction of smart(er)phones and tablets have revolutionized how we can get our job done on the go.</p>
<p>I started my real estate career as a technology trainer and even though I ultimately transitioned into real estate sales, I&#8217;ve stayed actively involved in the technology side of the real estate business. I occasionally host real estate workshops at local Apple Stores and do my best to help fellow agents raise their level of client service using mobile tools. I LOVE technology! Not in a &#8216;I&#8217;m a Geek&#8217; way, but because it allows me to (arguably) be more efficient. We&#8217;re all busy, so the faster I can do my job, the better the experience for me and my clients. For <a href="http://www.yoursocalagent.com/wp-content/uploads/2012/02/Photo-Feb-21-9-43-54-PM.png"><img class="alignleft size-medium wp-image-405" title="MLS Touch iphone" src="http://www.yoursocalagent.com/wp-content/uploads/2012/02/Photo-Feb-21-9-43-54-PM-200x300.png" alt="" width="200" height="300" /></a>instance, I can look up homes and sales comparables on my phone rather than go to the office and print them out first. If I get a call about a property, I can talk about it <em>while</em> I&#8217;m on the call with the person inquiring and even email them the info, regardless of where I am. How about creating and signing contracts on an iPad and distributing it out to all the parties that need it, immediately.</p>
<p>Recently, I spent the entire day previewing homes in Palos Verdes using nothing more than my phone to find homes, contact the agents, research the local values and neighborhoods, take pictures and share with my client, and even open the Supra lock boxes. Pretty cool right? Well, you can do a lot more than that, which brings me to the reason for this post; the question I get almost daily&#8230; &#8220;Jeremy, what are the best apps for realtors?&#8221;. Here are my picks for real estate agents. I use all of these applications pretty much everyday. Most of these apps are available for iPhone, iPad, and Android devices. (I strongly recommend iPhone and iPad for active real estate agents)</p>

<p>The HAFA short sale program, effective from April 5, 2010, through December 31, 2012, is a great alternative to foreclosure for homeowners who are upside down on their home&#8217;s value or can no longer afford their home. HAFA promises short sale approval within 10 days (most can take 30-90 days) and gives you up to $3,000 in cash at closing.</p>
<p>HAFA stands for Home Affordable Foreclosure Alternatives, and it&#8217;s part of the government&#8217;s plan Making Home Affordable Program. The first step is to apply to HAMP, Home Affordable Modification Program. The banks would rather modify your loan than short sale your home, because they lose more money on a short sale. However, most borrowers only qualify for a short sale, but you need to apply for HAMP first. Here are the rules to be eligible for the HAMP program:</p>
<ul>
<li>The home must be your  personal residence.</li>
<li>The mortgage amount must be less than $729,750.</li>
<li>The borrower suffers a hardship such as loss of income, an increased mortgage payment or an unexpected increase of expenses.</li>
<li>The mortgage originated before January 1, 2009.</li>
<li>The PITI mortgage payment, including HOA, is more than 31% of the borrower&#8217;s gross monthly income.</li>
</ul>
<p>If you are not eligible for HAMP, then you may want to consider a short sale. If you are eligible for HAMP, it does not mean that you will qualify for HAMP. Eligibility and qualification for HAMP are two different animals. Your goal, if you want to do a short sale, is to hope that HAMP will turn you down. Then you will be eligible for HAFA. Or, if accepted into HAMP, and you stop making your loan modification payments, you can apply to HAFA. This may sound like goofy rules, but it&#8217;s the way our government works.</p>
<h3>Eligibility Requirements for HAFA Short Sales</h3>
<p>Once the borrower is rejected for a loan modification through the HAMP Program, the borrower is then eligible to apply to the HAFA Short Sale program or pursue a Deed in-Lieu-of Foreclosure. Since I don&#8217;t know why anybody in their right minds would do a deed in-lieu, I&#8217;ll stick to the short sale process. HAFA will preapprove the price of that short sale and give the seller 4 months to sell the property through a real estate agent. Here are the eligibility requirements:</p>
<ul>
<li>Only personal residences are eligible.</li>
<li>The mortgage amount must be less than $729,750.</li>
<li>The seller must be behind or about to fall behind on the mortgage.</li>
<li>The mortgage originated before January 1, 2009.</li>
<li>The seller was or would be rejected by HAMP for a loan modification.</li>
<li>Sellers who have government loans may qualify under a different HAFA program.</li>
</ul>

<h3> Benefits of a HAFA Short Sale</h3>
<p>After a seller has jumped through all of these hoops, there should be benefits, right? There are. For example, second lenders can no longer try to force a seller to commit short sale mortgage fraudby demanding payments outside of escrow or holding the seller&#8217;s first-born as collateral. Here are other HAFA benefits:</p>
<ul>
<li>Lenders that participate in HAFA waive the right to a deficiency judgment.</li>
<li>Junior lenders can receive up to 6% of the loan balance or $6,000 maximum to release the loan. As of Feb 1, 2011, the 6% cap has been removed by the U.S. Treasury.</li>
<li>Sellers will receive a government payment of $3,000 at close of escrow to cover relocation expenses.</li>
<li>Sellers will not be required to make a seller contribution.</li>
<li>Lenders must agree not to foreclose during the short sale process.</li>
<li>With the exception of Fannie Mae, Freddie Mac, VA and FHA loans, the sellers&#8217; mortgage payment does not need to exceed the 31% ratio after 2/1/11.</li>
</ul>
<p>Another condition of HAFA is all parties must sign an arm&#8217;s length affidavit. In other words, you cannot sell to a person you know or  are related to. The buyer must also agree not to sell the property for a minimum of 90 days.</p>

<p>A few days ago, I was asked by a friend, &#8220;what&#8217;s a short sale?&#8221;. My response was, &#8220;do you live under a rock?&#8221;. The conversation went on, he told me he had of course heard of them, had no idea what they <em>really</em> are, and that they sucked. In reality, they don&#8217;t<em> suck</em> as much as they used to.  This conversation helped me realize that even though we hear and use the term all the time, not everyone necessarily knows exactly what a short sale is.</p>
<p>A short sale is when someone owes more on their home then they can sell it for. You make a deal with the bank to sell it for less than you owe, and they don&#8217;t make you pay the difference. Not a bad deal, huh?  The reason you&#8217;ve heard so much bad press about them is the short sale process use to take forever, and for agents, are the most difficult homes to show and sell. The short sale process has sped up quite a bit and there are new ways to make the experience better for buyers and sellers. <strong><a href="http://www.yoursocalagent.com/what-is-a-short-sale/">You can read more about short sales here</a></strong></p>
<p>A short sale isn&#8217;t  for everyone. You have a couple of other options too. If you really want to keep your home, you can try to get a loan modification. Sometimes, your bank will allow you to restructure your loan to make it more affordable to stay in your home, or better yet, forgive the negative balance on the loan, adjusting it down to market value. Loan modifications have always remained low in comparison to short sales and foreclosures simply because most people who can&#8217;t afford their homes have some kind of financial hardship that prevents them from qualifying. In 2012, our government is launching a program that will allow you to refinance your home at a very low interest rate whether your bank wants you to or not. We&#8217;ll do a write up when it comes out.</p>
<p>Another option is foreclosure. You can stop making your mortgage payments and live in the house until the sheriff shows up. In 2011, we saw less foreclosures and a lot more short sales. There are many reasons for this. A short sale is better on your credit than a foreclosure, allows you to control when you move (and you can do it quietly), some programs pay you money to do a short sale, and you can buy another home within 3 years. <strong><a href="http://www.yoursocalagent.com/what-is-a-short-sale/">You can read more about short sales here</a></strong></p>
<p>Why does all this matter? It looks like our market will continue to be dominated with short sale inventory for the next couple of years. If you plan to purchase a home, don&#8217;t rule out short sales simply because they can take more time. If you&#8217;re planning on selling your home, you will compete against short sales in the market (this can be an advantage). Working with an agent that is familiar with short sales is important. Not all agents are qualified to work this kind of a sale. Not only is our team experienced with short sales, but we use several short sale negotiators to help us with our short sale transactions. The advantage is having a full time Realtor talking to the bank, negotiating, and handling the paperwork, allowing the rest of our team to do our job of marketing our listings, showing homes and making offers, and servicing our clients.</p>

<p><a href="http://www.imortgage.com/" target="_blank">iMortgage</a> is putting on an event for local real estate agents touring  some of the most beautiful (and expensive) homes in Laguna Beach and the south coast.</p>
<p>This is the second best thing about real estate for me. We&#8217;ll talk about the best part some other time. As long as I can remember, I&#8217;ve had a fascination with homes and real estate. I tell a story often when I&#8217;m asked,  &#8221;why did you get into real estate?&#8221;. My mom was an interior designer for  a couple of home builders when I was growing up, and I spent many of my weekends playing in the dirt lots of the unfinished developments while she meticulously decorated the interiors of model homes. It rubbed off on me (also explains my compulsive furniture rearranging). One day I accidentally stumbled upon <a href="http://www.floral-park.com/index.html" target="_blank">Floral Park</a>, an amazing neighborhood in Santa Ana, along my 9 mile commute home from school. If we ever dated, I probably drove you through there once or twice, not that an ex would read my blog or anything. It clicked! I love homes! I like looking at them, I like home design, I like reading about them, I like to tour them, and of course, I like to <em>sell</em> them too.</p>
<p>I preview dozen&#8217;s of homes every week on behalf of clients or just to know what&#8217;s on the market. Sometimes I find myself rushing through and hurrying to the next one. But when I see a gem in the MLS, I&#8217;ll add it to my list even if I don&#8217;t have a client in mind.</p>
<p>So now you can understand when I say I&#8217;m<em> really</em> looking forward to next Wednesday. Even though my <em>home market</em> is primarily West Orange County in cities like Huntington Beach, Fountain Valley, and Garden Grove, we tend to list and sell homes throughout all of Orange County. With 4 kids, I don&#8217;t need to tell you that $3 million for a home is a just little out of my budget, and who doesn&#8217;t want to look at oceanfront homes in Laguna Beach like this one at <a href="http://www.yoursocalagent.com/idx/mls-s665154-24_n_la_senda_dr_laguna_beach_ca_92651" target="_blank">24 North La Senda Drive</a>?</p>

<p><strong>City of Garden Grove First Time Homebuyer Program</strong></p>
<p>The <a href="http://www.ci.garden-grove.ca.us/" target="_blank">City of Garden Grove</a> has a first time home buyer program that offers money to home buyers looking to purchase a home within the city limits. If you are considering purchasing a home, this program is certainly worth your consideration. Here are some details about the program from the City&#8217;s website:</p>
<p>When funds are available, Neighborhood Improvement offers a First Time Homebuyers Program to assist low-income applicants to qualify to purchase their first home. The program makes available a limited number of silent second loans to help qualified applicants with the money necessary to qualify to purchase a home in Garden Grove.</p>
<p>In order to qualify for <em>most</em> First Time Homebuyers Programs:</p>
<ul>
<li>The Applicant cannot have owned a home in the past three (3) years.</li>
<li>The Applicant must attend a HUD approved <a href="http://www.comehometogardengrove.org/id16.html" target="_blank">Homebuyer Education Program</a>.</li>
<li>The Applicant must meet the program income requirements.</li>
<li>The home purchase price cannot exceed $451,250, and must be located in Garden Grove.</li>
</ul>
<p>Other important information regarding the First Time Homebuyers Program:</p>
<ul>
<li>The Applicant must provide at least one percent of the total purchase price for the down payment.</li>
<li>The loan amount plus interest becomes due after the sale or transfer of the property, refinancing of the first mortgage, at the loan maturity date, or when the property ceases to be owner occupied.</li>
</ul>
<div>This program is certainly worthwhile to qualified home buyer&#8217;s in Garden Grove. Many of other city programs have run out of funds with the bad economy, so having this prorgram is a huge benefit to our city. If you&#8217;re looking to purchase a home in 2012, give this program a look.</div>

			<content:encoded><![CDATA[<p>Today Jim Abbott with Abbott Real Estate Group (ARG) in San Diego announced they will be excluding their listings from major real estate websites like <a href="http://www.zillow.com" target="_blank">Zillow.com</a>, <a href="http://www.trulia.com" target="_blank">Trulia.com</a>, and even <a href="http://www.realtor.com" target="_blank">Realtor.com</a>. This is a powerful statem</p>
<p>ent by a major broker. These listing aggregator websites use local listings from brokers to display to the public, along with neighborhood information, market metrics, and vendor suggestions.  <a href="http://youtu.be/P4pZ0zJdfAY" target="_blank">See the video here on YouTube.</a></p>
<p>Many real estate brokers share the same view as ARG, and some brokers on the east coast have already done the same thing. Their argument is that these sites use listings published by real estate agents to make money, without any regard to the broker or seller. Other reasons include outdated listings and information, possible fraud and security situations, and unqualified agents working with the buyers under false pretenses because they paid the site to be a preferred agent.</p>
<p>The reason these sites seem valuable is because they attract more attention to listings, ultimately benefiting the seller of the home.  Jim&#8217;s argument is that over the past 3 years, his research has shown that NOT to be the case.</p>
<p>How does this affect home buyers and sellers? ARG is a major broker in the San Diego area. Because none of their listings will be available on these major websites, it will be more difficult for online shoppers to see the ARG listings unless they know of the specific sites they will be listed. (You can find them on consumer.sandicor.com among other sites).</p>
<p>Why does this matter? I see this as a first step on the west coast to a much bigger battle. It&#8217;s possible that other major real estate brokers will back out as well and ultimately most brokers.</p>
<p>Believe it or not, I actually see this as a move in the right direction. My hope is that this can all be done, and still benefit all consumers. It&#8217;s very difficult for a multiple listing service to control the quality of listing information that is no longer hosted inside the MLS. Because of this, it&#8217;s necessary for MLS&#8217;s to keep all listings on internal servers, maintaining accurate information (including price, listing status, and sale information) while still making all the information available to the general public for consumption.</p>
