That quote jumped out at me while reading the book Soulful Simplicity recently. The beginning of the year is traditionally the time we take stock. Stock of ourselves, our health, our budgets, our homes. But it can happen at any point in your life. Simplify Your HomeI think the reason that the quote resonated so strongly with me is that we hear from people every single day that are looking for more. More space. Bigger and more closets. More storage. More, more, more. In Jefferson Parish, you can drop off cellphones, computer hardware, DVRs, external hard drives, fax machines, laptops, MP3 players, printers, tablets, telephones and video game players at one of two locations. 400 David Drive in Metairie and 6440 Lapalco Blvd in Marrero are open 10am-6:30pm Tuesday through Sunday.       <description>Street Art and Grafitti in New OrleansWhile we can't hold a candle to the amount and scope of street art that I saw when visiting New York City, New Orleans certainly has it's share of artists willing to see anything as a canvas. From the sides of buildings to abandoned warehouses to the fences that surround their property, artists are driven to create. We're the beneficiaries of their talent and vision - after all, what could be better than driving down a street and stumbling upon the results of someone's compulsion to share what their imagination has concocted.Some art is clearly created with stencils (see the Wrdsmth display below), while others are carefully created by hand. &lt;img src="https://activerain.com/image_store/uploads/agents/lisaheindel/files/aspire%20to%20inspire%20LGD%202017-02-21%2016.07.11.jpg"&gt; While some of the creations I run across clearly fall into the unauthorized graffiti camp, the art on private property and warehouse walls is generally approved, or even created, by the owner.       <description>&lt;img src="http://crescentcityliving.com/wp-content/uploads/2017/01/MID-CITY-Screenshot-2016-02-29-15.25.10-1024x542.png"&gt;Mid City New OrleansWhat else would you call the middle of New Orleans but Mid City? Well, in the old days it was referred to as "back of town", but as New Orleans spread from the river all the way to the lake, Mid City came into being in the late 19th and early 20th centuries. It's a pretty big area of the city, including the City Park and Bayou St. John neighborhoods. Mid City as a whole is home to a number of tourist destinations such as City Park and the New Orleans Museum of Art. But, overall, it's generally a residential area, filled with restaurants and bars that depend on locals instead of tourists for their business. Jump on the red streetcar line that chugs along Canal Street and you can get to just about anywhere. The majority of Mid City homes have 2 to 3 bedrooms and 2 baths, with an average size of around 1,700 square feet of living area. You've got a better than 50/50 shot at off street parking, although some of the older streets don't offer this amenity. NOTE: Mid City will soon be included as a historic district, subject to HDLC (Historic District Landmarks Commission) regulations on property exteriors The architecture is predominantly shotguns and raised Creole cottages, with a few townhouse style homes thrown in here and there. You can expect to find Craftsman touches, high ceilings, hardwood floors, narrow lots and some amazing renovations.Walk score = 77 Bike score = 72Neighborhood places and things to do

What else did tenants request?They don't like living next to a rotating cast of AirBnB visitors, preferring a place where they can get to know their neighbors
Reliable maintenance seems to be an issue. Landlords shouldn't leave people hanging, particularly when it comes to plumbing or HVAC issues.
Did you know that tenants are checking your water pressure before putting in an application? They are. That little trickle of water doesn't cut it, so be sure that the pressure is up to snuff.
Finally, I don't know which of you is renovating bathrooms and not installing electrical outlets, but cut it out.
Our AdviceIt's tempting to go with the most inexpensive options when renovating a property that will be rented. But does it really save you money in the long run if you are forced to reduce the rent to fill the space? Does it save you money when there is a constant turnover of tenants because of the flaws and defects? I don't think any tenant expects to find everything on their wish list in one space.       <title>I Wasn't Ready</title>
      <description>As agents, we see a lot of houses. Day in and day out. Showing buyers. Meeting sellers. Going on tour to see all of the new listings. Most of the time, we wander in and wander out, mentally noting which clients a house might be good for, but generally forgetting the places we've discarded for our customers. Every once in awhile, however, we see a place that sticks with us. There's something about it that calls to our hearts. Kind of like what a buyer should experience when they find the right one.  I'm not in the market for a new house. We've lived in ours for about 15 years now, making changes along the way. Some big, some small. Some successful, some that make us look back and wonder "what were we thinking". It's ours, and we've been happy there since day 1. I'm not in the market for a new house, remember? Then, I saw a place last week that stopped me in my tracks. It was exactly what I've dreamed of downsizing to now that the kids are all grown. We don't need so much space, but there's been no big rush to change our lifestyle. To change our neighborhood. To learn where the nearest grocery store is located. To find a new little dive bar for after work cocktails. We're comfortable right where we are. And? I wasn't ready.I should really say that my house wasn't ready. It needs an exterior paint job. The guest bath could use an update. The laundry room is likely a portal to hell, because things go in there and never resurface again. It's definitely not ready for prime time or to go on the market and face the scrutiny of today's home buyers. Heck, it doesn't even pass my scrutiny most days (lol). The solution?If you're considering downsizing. Or upsizing. Or a new neighborhood. Or any number of other reasons that you "might" move. Take the time now to go through your house and make that list of things to do to get it ready. Start working on them, one by one. There's no rush.       <title>Property Tax Assessments + Fair Market Value in New Orleans</title>
      <description>It comes as no surprise to people who grew up in New Orleans, but if you're new here, there are some things you should know. Among them is that the assessed value of a New Orleans home has little to do with the actual market value.Tax assessment and fair market valueWhen you're buying a home, of course you want to get the best deal possible. Part of the research into making an offer on a home includes finding comparable sales in the neighborhood. But there are a few caveats about those comps. They must be recent (ie, within the last 6 months). They must be of similar size and finishes, although an appraiser can certainly make adjustments to compensate for differences. Nowhere in the research will you find us considering the assessed value of a property.Why?It's not a reliable source, unless the sale was recently recorded (new sales are taxed at the recent sold price). Neighborhood prices change, up and down, all of the time. The assessor cannot possibly adjust values annually, so if you're buying in a neighborhood that hasn't been updated for some time, the assessed value may be completely out of whack with the current market. That doesn't mean that the homes you're considering are overpriced, only that they haven't been reassessed for some time. PRO TIP:  Estimate your annual New Orleans property taxes hereHow do you know what's a fair offer?That's a discussion to have with your REALTOR. They will pull the comps and walk you through what's happening in your chosen neighborhood. What about schools?The public school system in New Orleans can be, to put it lightly, a challenge. Navigating the "one app" system of applying for schools all over the city makes it tough for new residents to know where their kids will end up. Jefferson Parish and Plaquemines Parish both offer the traditional system of assigning children to their neighborhood school. It's important to know that many New Orleans residents bite the bullet and send their kids to either private or parochial schools if they don't get into their school of choice.

Should you buy or rent?We know plenty of service members that already own homes in other parts of the country, so buying may not make financial sense for them.       <title>Louisiana Property Disclosures - Useful or Not?</title>
      <description>The majority of home sellers in Louisiana are required to provide a property disclosure form to potential buyers. After all, if there’s something they know about the house or land, it’s important to share that information with purchasers – the good, the bad, and the ugly. Most of this information will come out during a good home inspection, but there are definitely other questions that buyers want to know the answers to. That’s why we think that the Louisiana Real Estate Commission dropped the ball with the recent changes to the required disclosures. You see, in the past, sellers had 3 options when answering questions like “are there any defects regarding the roof?” The answers were either Yes, No, or Not Known. As it happens, someone filed a lawsuit against a seller who answered No to a question and it resulted in the 2018 version containing only 2 answers. Today, Yes or Not Known are the only available answers a seller can give. How is this in the best interest of home buyers, which is the entire point of the state requiring disclosures? Particularly when “Not Known” is given as an option to questions such as “is there flood insurance on the property?” or “does seller have a flood elevation certificate that will be shared with buyer?”. We feel your home buying pain when you sit down to review seller disclosures and they read like something is being hidden from you because the majority of the answers are NK (not known). We know it seems a bit shady. Or evasive. Or unclear. Or even misleading.       <description>About Holy CrossYears from now, new residents will wonder how the Holy Cross New Orleans neighborhood got it's name, since the school that gave rise to the moniker has relocated to Gentilly. But this subsection of the Lower 9th Ward, between St. Claude and the river, will always be remembered by natives as Holy Cross.Measuring less than 1 square mile, Holy Cross took a hard hit during Hurricane Katrina. This is evidenced by the number of empty lots and homes still in need of rebuilding, even in 2018. But the neighborhood is definitely experiencing a comeback in popularity, as home buyers find the prices more affordable than in the nearby Bywater and Marigny neighborhoods. Holy Cross LandmarksThe steamboat houses were built by the Doullut family in 1905 and 1913 and can be seen from the river. Both houses were designated as historic landmarks in 1977.       <title>Make Mine a Double</title>
      <description>Finding Doubles in New OrleansIf you're not from here, you might know these types of homes as duplexes, but in New Orleans, we're all about doubles. They are an integral part of our local architectural landscape, and while over the years many of them have been converted to single family homes, doubles are still prevelant in many neighborhoods. While occasionally you'll find one side that's been altered and added on to, the units are generally mirror images of each other, with a center wall that divides the two. Separate electric and water meters are the norm, but we still run across some shared water meters that make utility payments...interesting, to say the least. Halfmoon is always filled with fans of every team and provides free food on Sundays. Every sunday during the season will have $12 Mimosa pitchers, $4 moscow mules, &amp;amp; $5 Big Bloody Mary’s. Y'all say “Hi” to Tito for us! UptownUptown was too big to pick one bar, so at least y'all named two that weren’t too close to each other. They provide free shots anytime the Saints make it to the end zone. Prytania has 7 TVs and a great sound system to hear every play, good and bad. We will personally attest to it being one of the BEST bloody mary’s in the city. They use rosemary &amp;amp; garlic infused vodka. (That was the first bloody mary we've ever chugged) And it’s only $5 for a double on Sundays. Just go and drink it. Carrollton 70119 504-482-2680  Open @ 11amAnother bar with free food during the game, but this place has outdoor seating with TVs so you can bring your pup! (And for the smokers who are banished out front) It’s just a great neighborhood bar where everyone knows everyone else. The indoor/outdoor setup is a win for everyone and there's a second line parade after every Saints win. They now have a beautifully done patio area with TVs and misting fans, for when it’s still hot as Hades into the alleged fall. TVs are inside too, along with a 105” projector screen. Free shots for field goals &amp;amp; 2 for 1 drinks for TD’s. Lots of seating and potluck on Sundays. Bring your best casserole and Uber to the Westbank. CBDThe Rusty Nail  1100 Constance St. 504-525-5515 Open at 9am for home noon games. 11am all other Sundays.Taceaux Loceaux is the amazing food option this football season there and the drink special is a Chai Spice Pina Colada. They have 12 TVs and space to add more if the crowd demands it. The courtyard is bigger than some bars in this city. Even with accommodating that many people, they still have some of the nicest bartenders.  They even have a great $13 domestic beer bucket special. That's 5 ice cold domestics with $1 from the sale of each bucket donated to Team Gleason. With 12 TVs, they have the sound up and DJ Scott Satchfield playing music between commercials/halftime.Not into football?For those of you not into football, this is a great time for brunch reservations and grocery store trips without the hassle of other people.
