It was a cloudy morning today in Chenango County so we decided to go for a ride to Norwich NY

As always I brought along the camera- It is one of the bonuses I have had from blogging on ActiveRain- I tend to take more time to enjoy the world through my mind's eye and camera... I thought I would share the beauty that is- this part on New York State.

The countryside is magnificent with wildflowers. The corn is delicious. We have had corn for dinner everynight while here- Tonight it is corn fritters!

With the centerpiece a bouquet of wildflowers.... Life is good!

Buying a Home? A Home Inspection is Essential

Buying a house is one of the biggest decisions you may ever make, and it’s always a thrill to go through the process. But there are ups and downs on the road to homeownership and sometimes things can get a bit overwhelming. My purpose here in the Hudson Valley is to guide homebuyers and sellers through the process.

The house you want to buy might seem like the perfect home, but upon further inspection, hiding underneath that dream home could be potentially serious defects that can make your future investment a costly one.

That’s why I recommend buyers hire a home inspector before signing contracts. Most people get the general idea of know the inspector’s job—taking a thorough look at the house and finding out if anything is wrong with it—but there is so much more detailed to a home inspection.

Home inspectors in New York State are required to have a license and continued education is required. A licensed home inspector will do a complete physical inspection of the entire structure and systems of your prospective home. You may love how beautiful the home appears, your inspector can tell if the home itself has hidden defects.

A typical inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; and the foundation, basement and structural components.

The inspector is an objective voice that will determine not only the condition of the home, but will also provide details of any immediate or future risks based on what’s in the report. Those are future costs you will need to consider.

A complete inspection will list the positive and negative aspects of the house, as well as the maintenance that will be necessary to keep it in good shape. Once an inspection is over, you will have a much clearer understanding of the property value and what it needs in terms of repairs and maintenance. At this time you can share portions of the inspection with the seller if defects were found to discuss what you would like to do about the defects in the way of asking the current owner to do repairs or if you would like a discount to do the work.

In the Hudson Valley, we typically have an inspection period of 7-10 days after an offer is accepted when the buyer is allowed to to any and all inspections before into contract signing. A big step in the process is hiring an inspector to look over the good, the bad and the ugly of what your new home offers.

Most people are not aware of the standards that Realtors pledge to abide by. In 1913 the National Association of Realtors adopted the Code of Ethics. High standards are set and taken very seriously by those of us that voluntarily agree to pledge to abide by the code. This is the 100^th anniversary of the Code of Ethics. In order to assist in the understanding of the principles of the Code of Ethics the National Association of Realtors created the following over view of the seventeen articles. This is an overview, it is not the Code. If you would like a full copy of the Code of Ethics I would be happy to supply that. I hope this gives you a better understanding of the Code and appreciation of the professionalism and commitment it takes to be a Realtor.

Duties to Clients and Customers

We are starting to hear on the news what I have been saying for several months, the market is changing and there is a low inventory. Yes, it is true prices are low but it is a seller’s market. I do not think home prices will ever go back up to the inflated prices of the housing bubble but if sellers price their homes to sell and get over the fact of what they paid for it, now is a good time to put a home on the market. Buyers are still going to get some great deals but I think we will see “days on the market” dwindling significantly for homes that are priced for today’s market.

Last evening on Dateline NBC, Donald Trump mentored three families that had won the lottery and became millionaires instantly. We all dream of what we would do if we won the lottery. I can’t tell you how many times I say “When I win the lottery I will……” Oh well it is fun to dream. Donald Trump gave great advice not only for lottery winners but that everyone can use. He and his children gave advice on handling money, starting a business, and donating. He advised a family about investing in real estate.

Mr. Trump said that now is a good time to buy a second home. Think of it as an investment. If you fall in love with it do what you have to do to get it. These are all great advice that works across the board for anyone considering a second home. Now is a great time to invest in a second home.

The very rich can have a second home that they can spend extended vacations enjoying. It makes sense for most people to have a second home not a great distance from their current home and daily life, a place for a weekend get-away. This is an investment you get to enjoy. Beyond the financial investment there is the investment in you, a place to rest, rewind and reset.

January 2013 Housing Market in Ulster County NY

Ulster County Board of Realtors recently released the January 2013 housing market report. The market shows a slow recovery from the market a year ago.

New Listings in January were up 23.6 percent to 257 from 208 in 2012. Pending Sales increased 8.2 percent to 79 from 73 in January a year ago. Inventory shrank 12.9 percent to 1,576 units from 1810 homes on the market in January 2012.

Prices turned higher as the Median Sales Price was up 15.4 percent to $185,750 from $161,000, the first month of 2012. Days on Market held steady at 197.A month’s supply of inventory was

down 24.0 percent to 15.8 months, the tenth consecutive month of year-over year decline.

This is all good news. Agents are seeing an increase in activity with more buyers looking to purchase a first time home, second home or income producing property. Sellers are hesitant to take the leap of placing their homes on the market which is reflecting in a low inventory of homes for sale.

It is with cautious optimism that real estate looks to be improving when the usual slowest month of the year for the real estate market shows sign of improvement. Anticipation of an active spring is welcome renewal.
