One of my favorite condo developments in the Chicago northwest Suburbs is Prairie Park located in Wheeling, Illinois.

My Aunt and Uncle live at Prairie Park in Wheeling and they continuously tell me how they thoroughly love living in this beautiful development. They have a lovely unit, the development is well maintained and it is convenient to almost everything. They feel so lucky to have found such a wonderful place.

Long Grove Real Estate- Its time to buy a foreclosure now

Looking for a Long Grove pre-foreclosure, Long Grove foreclosure or RE0 in the Long Grove area?

Every buyer in Long Grove or Hawthorn Woods or for that matter any client wants a deal . Depending on the particular situation, deals can most definitely be had, sometimes in the form of a short sale purchase , a true foreclosure, or in my case my favorite kind of deal is just a very motivated seller. Below you will find a list of some of the preforeclosure and foreclosure properties in Long Grove, Kildeer and Hawthorn Woods are that are currently on the market.

In case you want to try the Long Grove/ Hawthorn Woods foreclosure route, I have the experience to make this transaction as easy as possible. I have provided to the right, a list of the pre- foreclosures foreclosures and bank owned property ( REO's) in the Long Grove area.

If you aren't familiar with the difference between pre- foreclosure or REO( banked owned) I explained the terms below

Pre-Foreclosure (often a short sale)

In this scenario the seller still owns the house is behind on their mortgage and the lender has begun foreclosure action. It is a "short sale" because the lender would have to agree to accept less than what is owed in order for the sale to close. In most, cases due to the pending foreclosure judgment, there is a time factor as the seller races the lender who is likely working on foreclosing on the house even though the seller is trying to sell it. Presently there are

Short sales are great for people who have patience, do not get too emotionally tied up in the deal and might not want to deal with repair work in their new property . Since the owner still is living in the property, one of my concerns is the condition the sellers will be leaving the property in at closing.

Foreclosures (bank owned properties or REO's that have already been foreclosed on by the lenders)

In this scenario, the lender has already foreclosed on the house and taken it back and put it back on the market. The bank is the new owner and seller... The foreclosed on house will be vacant and possibly in need of repair work such as new appliances. I have seen many kitchens that are completely gutted. Sometimes I am completely surprised and the foreclosure is actually in very good shape.

Foreclosures are often sold at a greater discount than short sales and you normally receive an answer quickly (even in a day or two). My advice to you is that you should only buy a foreclosed property if there are relatively "FEW" foreclosures or short sales in the neighborhood. You do not want to buy a foreclosure where there are "MANY" foreclosures in the neighborhood.

Buying and selling real estate in Long Grove or the surrounding Northwest Suburbs, especially short sale and foreclosure properties, has it's challenges but in many times can be rewarding. I have recently purchased a bank owned home for my clients, at a price way below the appraised value. I myself have worked on foreclosures and have the knowledge and expertise to make the foreclosure transaction as easy as possible. Buffalo Grove- Long Grove and Chicago Northwest Suburbs- Don't be a victim of your lessor's potential foreclosure

This week alone, I have received 3 calls from lessees who need to uproot their family from their current town home, since the home they are currently renting is going to be foreclosed on.

Imagine having dinner with your 3 and 6 year old and the sheriff comes to the door asking you for the taxes and/or the mortgage, or even better telling you that you have to move out today. Unfortunately, this scenario happened to one of my clients in Buffalo Grove, Illinois, an affluent suburb of Chicago. The lessess paid the rent on time, but their lessors never used the rent to pay their mortgage or taxes.

Since I do a lot of rentals in the Buffalo Grove area, my job is to protect the people I represent. If I represent, lessors, I do a background check on the lessees. If I represent, lesses, I need to of course protect their interests.

In order to protect your client if he/ she is the the lessee, and prevent them from being thrown out on the streets, or from being a victim of foreclosure, it is important to ask these questions prior to signing a lease or rental agreement.

1. How long has the house been vacant?

• If the house has been vacant for more than a few months, it is very possible that the landlord could be distressed and must get your first/last month rent and security deposit to catch up on the mortgage that may be past due. This is the first sign that there might be a problem.

2. Is the lessor currently behind on their mortgage payments?

• This is a direct question that sometimes might catch the landlords off guard, but in order to protect the tenant and to keep him from being victimized, it doesn't hurt to ask the Question!! If the landlord becomes defensive, that is a red flag and you may want to move on to the next property.

3.. Are the taxes current on the property?

• Not only does properties get foreclosed on because of non payment for the mortgage , non payment of property taxes can also cause a property to be foreclosed on. You can also check the tax records if you feel awkward asking this question.

4. Foreclosures are often sold at a greater discount than short sales and you normally receive an answer quickly (even in a day or two). My advice to you is that you should only buy a foreclosed property if there are relatively "FEW" foreclosures in the neighborhood. .You do not want to buy a foreclosure where there are "MANY" foreclosures in the neighborhood.

Buying and selling real estate in Hawthorn Woods area or the surrounding Northwest Suburbs, especially short sale and foreclosure properties, has it's challenges but in many times can be rewarding.
