      <title>I Just Closed My First "Site Unseen" Transaction Since 2005!</title>
      <description>&lt;p&gt;Naples, Florida buyers are definitely feeling more confident about our &lt;a href="https://shannon.com" target="_blank"&gt;Naples, Florida real estate &lt;/a&gt;market.  So much in fact that my latest buyer purchased his Naples condo without actually seeing it before he closed.  Now I must admit, it wasn't a super big deal...ok it was very small for Naples, Florida standards but it isn't the size that counts for this post, it's the confidence. &lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;Once touted as "The Most Overpriced Market On The Planet" or some crazy nonsense like that by some of the national "who cares" media sources, Naples, Florida is seeing quite a bit of activity from our greatest fans. &lt;/p&gt;&lt;p&gt;&lt;em&gt;What deems someone to be considered a Naples, Florida "great fan".&lt;/em&gt; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Let me break it down for you:&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;1.  They know Naples, Florida...and they LOVE it.&lt;/p&gt;&lt;p&gt;2.  They know Naples has seen a better day in real estate but they don't hold it against her...ie. Feel emotionally disenchanted by what she has to offer.&lt;/p&gt;&lt;p&gt;3.  They may not know Naples but after about 15 minutes of conversation,&lt;strong&gt; they "get Naples".&lt;/strong&gt;  If further education is required...they are probably not a "Naples greatest fan" and they may never "get" Naples.&lt;/p&gt;&lt;p&gt;4. &lt;strong&gt; They are not easily swayed even with oodles of negative press about our town&lt;/strong&gt; with our lovely local paper doing just about whatever it takes to "sell papers", Naples greatest fans tend to shut their ears when it comes to too much drama about our marketplace.&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;So how do you spot a "Naples Greatest Fan"?&lt;/strong&gt;  You can find them all over 5th Avenue and 3rd Street either dining in our restaurants or shopping in our stores.  But, you can easier identify them right at about sunset on any street close to the beach.  I've been riding my bike down &lt;a href="https://shannon.com/gulf-shore-boulevard/" target="_blank"&gt;Gulfshore Boulevard&lt;/a&gt; the last couple of nights and I've never noticed how many people come out about that time to take a short stroll to the beach to say farewell to another beautiful Naples day by enjoying our magnificent sunsets.  Truly spectacular and....if you think it's just another sunset and there will be one tomorrow...you may not be a "Naples Greatest Fan".&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;A Great Naples fan is also not someone who will give up their property easily&lt;/strong&gt;.  Even when the market is not at its peak, many sellers have a mindset that if the sale doesn't happen today, that's ok, &lt;em&gt;it's season &lt;/em&gt;and if at the worst it means they get to enjoy their own Naples home or condo, well....that's ok for them too because those special &lt;a href="https://shannon.com" target="_blank"&gt;Naples properties &lt;/a&gt;come at a price and many will wait for theirs.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;For me, I am one of Naples, Florida's greatest fans&lt;/strong&gt;.  I've lived here for nearly 6 years and never grow tired of weary of her beauty! &lt;/p&gt;&lt;p&gt;If you'd like a piece of Naples, Florida, be sure to give me a shout and allow me to introduce you to some of the best&lt;a href="https://shannon.com" target="_blank"&gt; Naples, Florida real estate&lt;/a&gt;!&lt;/p&gt;&lt;div class="agent_signature"&gt;

      <title>I Know You're There...I Can Hear You Breathing!</title>
      <description>&lt;p&gt;Remember that movie "Sixteen Candles"?  Samantha's grandfather answered her phone late one&lt;/p&gt;&lt;p&gt;&lt;img src="http://www.homevideos.com/freezeframes/16candles611.jpeg" width="288" height="161" align="right"&gt;&lt;/p&gt;&lt;p&gt;night...when the caller didn't say anything he said, "&lt;em&gt;I know you're there...I can hear you breathing&lt;/em&gt;".  That's the feeling I get sometimes when I see specific hits on my website. &lt;/p&gt;&lt;p&gt;Due to the fabulous technology brought to me by Google Analytics, it is now possible to review not only the terms people use to find my website but those stats also tells me how many pages they looked at...what town they are in, what pages they reviewed, etc.  The only thing it doesn't tell me is "who" they are....which at times can be so intriguing...which leads me to my joke of the day...How do you keep a geek like me in suspense...just let me look at my web statistics...AGHHHHHH!!!&lt;/p&gt;&lt;p&gt;Now some of you might be thinking...&lt;em&gt;&lt;strong&gt;oh come on Shannon, it can't be that suspenseful, you need to get a life&lt;/strong&gt;!&lt;/em&gt;  Oh not so quick my skeptical friend. &lt;/ul&gt;&lt;p&gt;If these were normal &lt;a href="https://www.shannon.com/" target="_blank"&gt;Naples, Florida&lt;/a&gt; search terms...I probably wouldn't notice but I can't help but wonder who they are since it's apparent they know me...but I don't know them...BOOO!&lt;/p&gt;&lt;p&gt;I do think it's interesting when I see several page views from one location. I wonder...are you really that bored....are you that interested in Naples or are you another Realtor getting website ideas??? Who knows...sigh...!&lt;/p&gt;&lt;p&gt;Just yesterday somebody from Littleton, Colorado searched 98 pages on my site... staring at that silly site for almost an hour yet...no phone call from anybody in Littleton.  &lt;strong&gt;Oh, COME ON&lt;/strong&gt;!!! Seriously...98 pages and you don't even want to pick up the phone and say hello?  Bummer!&lt;a href="http://images.google.com/imgres?imgurl=http://www.herecomesthebrideguide.co.uk/images/bridesmaid2.jpg&amp;amp;imgrefurl=http://www.herecomesthebrideguide.co.uk/directory_area.asp%3Fcotypeid%3D26&amp;amp;h=400&amp;amp;w=302&amp;amp;sz=12&amp;amp;hl=en&amp;amp;start=10&amp;amp;sig2=Uq-BFOutSwt3eb3YLPr-xA&amp;amp;tbnid=w-B_2zQoiY8AnM:&amp;amp;tbnh=124&amp;amp;tbnw=94&amp;amp;ei=sZiPR7aZO5eMigG1p8TQDA&amp;amp;prev=/images%3Fq%3Dbridesmaid%26gbv%3D2%26svnum%3D10%26hl%3Den"&gt;&lt;img src="http://tbn0.google.com/images?q=tbn:w-B_2zQoiY8AnM:http://www.herecomesthebrideguide.co.uk/images/bridesmaid2.jpg" width="94" height="124" align="right"&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;Then there's the other stark reality about people USING me and my site to get what they want and then call "their" Realtor when it's time to get down to business.  I know...hard to believe but it is true.  I have other local Realtors call from time to time wanting to show "one of my listings" only to find out that it isn't one of mine but one that showed up through the IDX system on my site...&lt;strong&gt;HEY!  THAT'S MY SITE YOUR PEOPLE ARE USING&lt;/strong&gt;!  I want half!  Just teasing!  Always a bridesmaid...actually that's not true so although this seems like a sad story it really isn't.  I still get credit for the page views and I have had a few deals go through with people who used someone else initially but didn't perform...eaak! &lt;/p&gt;&lt;p&gt;Then there are the people who do call...ask questions...tell me where they're from and later magically...I spot them on the stats...TOO COOL!&lt;/p&gt;&lt;p&gt;Anonymity isn't all bad.  I don't think I'd want to know "everybody" who stumbles on my site.  Those who found me by searching wacky terms like:&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Real Home Girl&lt;/li&gt;
&lt;li&gt;sexy feet&lt;/li&gt;
&lt;li&gt;foot fetish&lt;/li&gt;
&lt;li&gt;bare breasts&lt;/li&gt;

Perfect opportunity to shine right?  I respectfully gave the floor to the other Realtor who almost challengingly gave it back to me...(thinking quietly to myself...uhm...your loss...) I said, &lt;em&gt;oh well there are some really great things going on right now&lt;/em&gt;...and gave a full report of what the trends were according to my web stats and then market stats and concluded with..."&lt;em&gt;do you have anything to add&lt;/em&gt;"? to the other Realtor....&lt;em&gt;uh no&lt;/em&gt;. &lt;strong&gt; Cool&lt;/strong&gt;! &lt;/p&gt;&lt;p&gt;So what are the top search terms on my website this month so far:&lt;/p&gt;&lt;ul&gt;

      <title>I'm Sorry But That Condo In Pelican Marsh Is Under Contract!</title>
      <description>&lt;p&gt;It's starting...the calls from people up north who have been hovering over Naples, Florida waiting for prices to change...are calling on listings they saw at excellent prices that are now under contract. &lt;/p&gt;&lt;p&gt;I wrote a post last week about how quite a few of the best-priced properties in &lt;a href="https://www.shannon.com/pelican-bay/" target="_blank"&gt;Pelican Bay&lt;/a&gt; had recently gone under contract and I think I need to extend the alert to other areas in and around Naples, Florida.&lt;/p&gt;&lt;p&gt;Many of &lt;a href="https://www.shannon.com/" target="_blank"&gt;Naples, Florida's&lt;/a&gt; best-priced properties in PRIME locations are starting to disappear. &lt;/p&gt;&lt;p&gt;Specifically, there was a unit in Arielle at &lt;a href="https://www.shannon.com/pelican-marsh/" target="_blank"&gt;Pelican Marsh&lt;/a&gt; listed for $339,000 that just went under contract on January 4th.  There's another one listed for $350,00 and comes furnished.  The next one up is $365,000...I fully expect the one for $350,000 to go under contract very shortly!&lt;/p&gt;&lt;p&gt;Buyer's attitudes have changed drastically compared to last season.  They are not nearly as hesitant as they were last year to purchase despite all of the nationwide media.  Here are two more examples:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I've had web hits within the last week with search terms like:&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;2007 "real estate" "prices fell" Naples&lt;/p&gt;&lt;p&gt;Naples real estate prices 2007&lt;/p&gt;&lt;p&gt;&lt;strong&gt;But today I saw this search term:&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Stabilization of the real estate market in Naples, Florida.&lt;/p&gt;&lt;p&gt;A caller also mentioned that he is now "unhappy with the stock market" and is looking to do something different.  This may be the beginning of perhaps another pool of Naples, Florida buyers who have been somewhat preoccupied til now!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;IF YOU ARE ONE OF THOSE PEOPLE WAITING TIL THE END OF SEASON TO PURCHASE THAT GREAT DEAL IN NAPLES, FLORIDA...YOU MAY BE TOO LATE&lt;/strong&gt;!  You can expect sellers to tighten their negotiations if too much more of this activity continues!&lt;/p&gt;&lt;div class="agent_signature"&gt;

      <title>December Quick Review</title>
      <description>&lt;p&gt;After reviewing my &lt;a href="https://www.shannon.com/" target="_blank"&gt;&lt;strong&gt;Naples Florida real estate&lt;/strong&gt;&lt;/a&gt; web statistics from the first week of December, it appears there may be some silver lining in regards to activity for Naples Florida real estate.  As some of you know I consider:&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Today's pending sales are yesterday's news&lt;/li&gt;
&lt;li&gt;Today's closed sales as last month's news&lt;/li&gt;
&lt;li&gt;Today's web traffic as the next 30 to 45 day's news&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;That's why I follow my web traffic statistics as much as I do.  We can do a lot more with today and tomorrow than we ever can with yesterday.&lt;/p&gt;&lt;p&gt;Since September when the stock market started doing it's "&lt;em&gt;whatever you want to call that&lt;/em&gt;", I noticed web traffic started acting really funky and erratic.  What a coincidence, the stock market was erratic too. Before all that craziness it looked as if we might be setting ourselves up for a pretty decent selling season in &lt;a href="https://www.shannon.com/" target="_blank"&gt;&lt;strong&gt;Naples Florida&lt;/strong&gt;&lt;/a&gt; but then we had that little hiccup and well...it's been touch and go since....until...December.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I'm happy to report during the first week of December, page views are up a whopping 19% over the same time period last year. &lt;/strong&gt; This is particularly good news as I personally believe views per visit is a sign of commitment and interest of our future &lt;a href="https://www.shannon.com/" target="_blank"&gt;&lt;strong&gt;Naples Florida real estate&lt;/strong&gt;&lt;/a&gt; buyers. Don't get me wrong, I don't think we're going to have some sort of crazy blow out but I am more optimistic after this week since this past September. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;I've been doing quite a bit of research on my Naples Florida real estate market lately &lt;/strong&gt;and find myself continuously being pleasantly surprised with some of the low list prices in our best areas.  Keep in mind it's really difficult to surprise me because I keep up with the Naples Florida real estate market continuously so I can only imagine what must be going through the minds of potential buyers up north who haven't tinkered around in our market since last season.  It's gotta create a little, "&lt;strong&gt;&lt;em&gt;holy cow...that price is unbelievable&lt;/em&gt;&lt;/strong&gt;" type of reaction. Obviously this is great news for buyers, not great news for sellers but it is what it is.  Just this past weekend a postcard hit my neighborhood, &lt;a href="https://www.shannon.com/pelican-bay/" target="_blank"&gt;&lt;strong&gt;Pelican Bay&lt;/strong&gt;&lt;/a&gt; which described a sale that closed under $1,000,000.  This is the type of news that would make a buyer jump for joy and as a matter of fact, it also angered and disappointed many of my neighbors as I learned when hosting the neighborhood Christmas party.&lt;/p&gt;&lt;p&gt;The point is if you think you're ready to make a purchase in Naples this year...there probably hasn't been a better time if you look at the prices today compared to the past.  It's up to you to decide if you think prices are going to continue to drop or stabilize in the future.&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;Best Regards,&lt;/p&gt;&lt;p&gt;Your Naples Smart Girl&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;PS~  I don't know why this post never made it...but I found it in my auto-saved folder so I thought I would post it anyway.&lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;div class="agent_signature"&gt;

      <title>What's In Your Weekly Report To Your Seller?</title>
      <description>&lt;p&gt;Ahhh the weekly listing activity reports our sellers are looking for........I know some of the agents compile them...some of us &lt;img src="http://tbn0.google.com/images?q=tbn:2PX6d-g6dJa_LM:http://www.mitchell1.com/Products/screens/3-REPORTS.gif" width="118" height="140" align="right"&gt;don't...some of us pretend to do them and well some of us DO do them.  I personally think they're imperative to smart and successful listing relationships and actually, I look forward to doing them because they hold me accountable and keep my clients "&lt;em&gt;in the know&lt;/em&gt;" and quite frankly when our clients don't know what's going on it's our fault!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Now what do we put in them that add value to our clients intelligence???&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;Of course we include:&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;All showing activity, feedback from the buyers and/or agents and/or both.&lt;/li&gt;
&lt;li&gt;All places where ads are showing up.&lt;/li&gt;
&lt;li&gt;All feedback from previews from other agents.&lt;/li&gt;
&lt;li&gt;If anything needs to be addressed within the home (if they don't live there).&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;Do you include web statistics?  I do!&lt;/strong&gt;  &lt;img src="http://tbn0.google.com/images?q=tbn:KkwWNZUpwuZqtM:http://www.mydigitallife.info/wp-content/uploads/2006/11/wpreports.jpg" width="149" height="116" align="left"&gt;&lt;/p&gt;&lt;p&gt;Including:&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;How many views you've received from Active Rain.&lt;/li&gt;
&lt;li&gt;How many people clicked on the Active Rain post to read more.&lt;/li&gt;
&lt;li&gt;How many people clicked on my website and statistics on each page.&lt;/li&gt;
&lt;li&gt;How many MLS views we've received weekly.&lt;/li&gt;
&lt;li&gt;What rank their listing shows up on specific keyword search terms on Google.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;Then again back to the obvious stuff:&lt;img src="http://tbn0.google.com/images?q=tbn:ARyaFoFhAowZ5M:http://losangeles.redfin.com/blog/files/2007/10/open-house-illustration.jpg" width="113" height="149" align="right"&gt;&lt;/strong&gt;&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;How many calls on the property I've received.&lt;/li&gt;
&lt;li&gt;How many emails regarding the property.&lt;/li&gt;
&lt;li&gt;All changes in MLS within the community ie, 7 price reductions 2 pending competitors 1 sale since we've been listed...&lt;/li&gt;
&lt;li&gt;How many brochures were taken from the box in the front yard?&lt;/li&gt;
&lt;li&gt;Open house activity...or lack thereof.&lt;/li&gt;
&lt;li&gt;What other agents with competing properties had to report when I called them.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;Let's talk about that last one for a minute.  &lt;strong&gt;Calling listing agents who have listed competing properties.&lt;/strong&gt;  You're talking to them too, right?  Uncomfortable?  No way...let &lt;img src="http://tbn0.google.com/images?q=tbn:2QIIB5z59Ru55M:http://www.ndfb.org/uploads/cms/437/girl_on_cel_phone.jpg" width="106" height="71" align="left"&gt;them know what you know first about your listing and ask them what's going on at their end.  It's only awkward the first time you call...in many cases you're new friends by the second time...heck I got a job offer today from one great guy who's a Broker. He has a house listed down the street.  Besides...it's a great way to get to know agents who you don't know yet and you have no idea what happens when you join forces to get your deal done!  The other great news...I was talking to another agent with a competing property who already knew about my listing...she said, "&lt;em&gt;You know...I'm currently working with two buyers in here who won't buy mine...I'll forward your listing to them and see if I can get them interested in yours&lt;/em&gt;". &lt;strong&gt; It's all about networking my friends!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Ok so let's get back on track with this weekly report.&lt;/strong&gt;  For the grand finale, I offer my recommendation...do we &lt;img src="http://tbn0.google.com/images?q=tbn:XkZnQFi46-SLSM:http://images.jupiterimages.com/common/detail/41/53/23295341.jpg" width="111" height="74" align="right"&gt;hold, reduce...what's the next step??? For any intelligent seller, the facts described before the recommendation should go hand in hand and be irrefutable unless there's some sort of ambiguous thing going on.  Of course, this is all predetermined based on the seller's motivation to sell.  Maybe the recommendation is, "&lt;em&gt;Since&lt;/em&gt; &lt;em&gt;you really need this $$$ out of your house and we're listed at $$$...we'll hold and I'll see you next week&lt;/em&gt;".  Hopefully not too many of us are taking listings like that but let's face it...many of us are.  If that's the case...you still did your job even though you're not getting paid for it.....boo!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;img src="http://tbn0.google.com/images?q=tbn:ZYb_wuouO0dKLM:http://www.hsmai.no/aimages/happy_people_1152192888.jpg" width="134" height="106" align="left"&gt;I personally choose to work with only motivated sellers right now.&lt;/strong&gt;  It's hard...really hard to turn nice properties down that are attached to unreasonable sellers...especially since I am a sucker for pretty things but...I think it's the right thing to do for our market.       <description>&lt;p&gt;I just wanted to take a quick minute to share some of the trends I'm seeing in the&lt;a title="Naples Florida real estate" href="https://www.shannon.com/" target="_blank"&gt;&lt;strong&gt; Naples Florida real estate&lt;/strong&gt;&lt;/a&gt; market. &lt;/p&gt;&lt;p&gt;Price is definitely king right now with a majority of the sales traffic being awarded to the lower ended properties for the first time in a few years.  This is actually a sign of a recovering market although sales statistics won't prove that til later.&lt;/p&gt;&lt;p&gt;This also means if you are looking in the areas most sought after in the &lt;strong&gt;&lt;a href="https://www.shannon.com/" target="_blank"&gt;Naples Florida&lt;/a&gt; &lt;/strong&gt;region for example:&lt;/p&gt;&lt;p&gt;&lt;a href="https://www.shannon.com/old-naples/" target="_blank"&gt;&lt;strong&gt;Old Naples&lt;/strong&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&lt;a href="https://www.shannon.com/park-shore/" target="_blank"&gt;&lt;strong&gt;Park Shore&lt;/strong&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&lt;a href="https://www.shannon.com/moorings/" target="_blank"&gt;&lt;strong&gt;Moorings&lt;/strong&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&lt;a href="https://www.shannon.com/pelican-bay/" target="_blank"&gt;&lt;strong&gt;Pelican Bay&lt;/strong&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&lt;a href="https://www.shannon.com/pelican-marsh/" target="_blank"&gt;&lt;strong&gt;Pelican Marsh&lt;/strong&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;To name a few... you can expect heavy buyer competition. Sounds weird, doesn't it? But, just last week I got into a double offer situation on one of the lowest-priced/best value properties in Beachwalk.&lt;/p&gt;&lt;p&gt;Just yesterday I was doing some research for properties in the $200,000 price range for Old Naples...(think just a few years ago you couldn't spell Old Naples for less than $500,000)  There are currently only two remaining 2 bedroom condos left located in a subdivision where 55+ years of age is not mandatory.&lt;/p&gt;&lt;p&gt;There are also some OUTSTANDING prices on &lt;a href="https://www.shannon.com/naples-beachfront/condos/" target="_blank"&gt;&lt;strong&gt;Naples beachfront condos&lt;/strong&gt;&lt;/a&gt; especially in Park Shore but...do not expect a big push of foreclosures and short sales in these locations even still.  These properties are in fact selling and people are starting to miss out on the best-priced property We are seeing some sellers negotiate although many are still not coming significantly off their prices.  The biggest reason why would be:&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Pricing is already exceptional and seller's know it.&lt;/li&gt;
&lt;li&gt;Traffic has picked up due to season traffic.&lt;/li&gt;
&lt;li&gt;Seller's still have the ability to hold.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;Preliminary results from a current poll on &lt;a href="https://www.shannon.com/" target="_blank"&gt;&lt;strong&gt;Naples Florida real estate&lt;/strong&gt;&lt;/a&gt; prices show that most people are surprised at how low the pricing is in our market so if you've been waiting, you might check out your favorite locations and decide whether or not it's time for you to make a purchase.&lt;/p&gt;&lt;p&gt;Don't forget:&lt;/p&gt;&lt;p&gt;If you're coming to Naples and you'd like me to assist, please give me notice so I can ensure plenty of time for you.  I had someone call me yesterday who gave me a whole hour's notice.  Needless to say, I wasn't able to assist.  That makes me sad.&lt;/p&gt;&lt;p&gt;I have lots of new features on my Naples Florida real estate website including closed sales information and other unique features not found on any other Naples Florida site. &lt;/p&gt;&lt;p&gt;Lastly,&lt;/p&gt;&lt;p&gt;&lt;strong&gt;BY THE WAY....I'M GOING TO BE A MOMMY!  &lt;/strong&gt;No worries though, I'm due in July so I have plenty of time to assist you with your sale or purchase!&lt;/p&gt;&lt;p&gt;Happy New Year&lt;/p&gt;&lt;p&gt;&amp;amp;&lt;/p&gt;&lt;p&gt;All My Best&lt;/p&gt;&lt;p&gt;Your Naples Smart Girl!&lt;/p&gt;&lt;div class="agent_signature"&gt;

      <title>Happy 2010!</title>
      <description>&lt;p&gt;Happy New Year!  According to a message I received from my Broker at 6:55 this morning, there were 10,110 active listings and 8,794 sales closed during the last year in the Naples and Bonita Springs real estate market.  This brings the current listing inventory to less than a 14 month supply...an important sign that the Naples/Bonita Springs real estate market is leveling.  In fact, this is the strongest the &lt;a href="https://shannon.com/" target="_blank"&gt;&lt;strong&gt;Naples real estate&lt;/strong&gt;&lt;/a&gt; market and &lt;strong&gt;Bonita Springs real estate&lt;/strong&gt; market has looked in years!&lt;br&gt;&lt;br&gt;As the market continues to level, sellers will negotiate less off asking prices and buyer competition will probably increase. There have been quite a few calls and emails from buyers who are now ready to purchase and fear the lowest prices are at or near.  I also believe we'll start seeing prices begin to creep up.  Signs of all three of those suggestions have already started to occur. &lt;br&gt;&lt;br&gt;I've also noticed a continued rise in my &lt;a href="https://shannon.com/" target="_blank"&gt;&lt;strong&gt;Naples Florida real estate&lt;/strong&gt;&lt;/a&gt; website traffic.  This cyber traffic usually turns into actual showing traffic around 30-45 days down the road.  &lt;br&gt;&lt;br&gt;If you've been monitoring the Bonita Springs and/or Naples Florida real estate market and want to purchase at a great price.  I believe this may be the year you want to make your move. &lt;br&gt;&lt;br&gt;Happy New Year!&lt;br&gt;&lt;br&gt;Shannon Lefevre, PA&lt;br&gt;Your Naples Smart Girl!&lt;/p&gt;&lt;div class="agent_signature"&gt;

      <title>Naples, Florida Doesn't Kiss and Tell!</title>
      <description>&lt;p&gt;Why would someone want to own a piece of &lt;a href="https://shannon.com/"&gt;Naples real estate&lt;/a&gt;?  It just occurred to me...who wouldn't want to own property here, especially if they were famous?  I did a few searches on the net and really couldn't find too much regarding the famous people who own real estate in Naples, Florida.  In fact, on &lt;a href="http://en.wikipedia.org/wiki/Naples_florida"&gt;Wikipedia.org&lt;/a&gt; there are only 4 "notable residents" listed.  Why?  Is it that our residents don't get caught up in the hype or that we don't have very many paparazzi running around town?  Is it that our &lt;a href="https://shannon.com/"&gt;Naples real estate agents&lt;/a&gt; respect the rights and privacy of our clients? I'm sure this has something to do with it but when you also factor in the fact that our airport is small and quiet as well as our town, I have to imagine it minimizes the chances of crowd drama considerably. &lt;/p&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;We have a wide variety of luxurious neighborhoods with gated entrances like &lt;a href="https://shannon.com/bay-colony/"&gt;Bay Colony&lt;/a&gt;, &lt;a href="https://shannon.com/pelican-marsh/" target="_blank"&gt;Pelican Marsh,&lt;/a&gt; &lt;a href="https://shannon.com/mediterra/"&gt;Mediterra&lt;/a&gt; and &lt;a href="https://shannon.com/grey-oaks/"&gt;Grey Oaks&lt;/a&gt; which offer outstanding amenities like golf and beach clubs, etc.  We have fabulous places to &lt;a href="http://www.shannonlefevre.com/naples_now/view/7523/must_dine_when_in_naples_"&gt;eat in Naples&lt;/a&gt;, great &lt;a href="http://www.shannonlefevre.com/naples_now/view/7557/shopping_in_naples__florida"&gt;shopping in Naples&lt;/a&gt; and just about everything a star could want.  Even if you're not a star, it's certainly worth checking out should you be in the market for a place to "get away" from the everyday stuff that weighs you down and remember...the official first day of winter is just 122 days away.  Do you have a warm and sunny place to call your home away from home yet?  The deals are out there and the clock is ticking!&lt;/p&gt;&lt;div class="agent_signature"&gt;

      <title>Bay Colony Naples Florida Update</title>
      <description>&lt;p&gt;There were a total of 37 properties that closed in &lt;a title="Bay Colony Naples Florida" href="https://shannon.com/bay-colony/" target="_blank"&gt;&lt;strong&gt;Bay Colony Naples Florida&lt;/strong&gt;&lt;/a&gt; in 2009.  That's just over half of what closed in 2008! Bay Colony like the rest of the &lt;a href="https://www.shannon.com/naples-beachfront/" target="_blank"&gt;&lt;strong&gt;Naples beachfront communities&lt;/strong&gt;&lt;/a&gt; felt a little impact due to the economic downturn most likely from the dip in the stock market back in September 2008 among other factors. &lt;/p&gt;&lt;p style="text-align: center;"&gt;&lt;a title="Bay Colony Naples" href="http://www.shannonlefevre.com/bay_colony" target="_blank"&gt;&lt;img title="Bay Colony Naples" src="https://activerain.com/image_store/uploads/3/3/2/1/1/ar126275750011233.jpg" alt="Bay Colony Naples " width="500" height="242"&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;Bay Colony was considered one of Naples's shining stars when it came to real estate activity but sales traffic decreased considerably while we found inventories on the rise for the first time in years in 2009.  &lt;/p&gt;&lt;p&gt;&lt;strong&gt;It's not just the economic downturn that kept buyers away.&lt;/strong&gt;  The feedback I received while showing and discussing options with buyers this year resulted in a small handful of rejections for Bay Colony.  Most prevalent were the fees Bay Colony fees.  Bay Colony lives like a country club. When you add in the Bay Colony beach club, Bay Colony tennis club and other amenities Bay Colony has to offer, you know all that has to come with a price but the price is just something some buyers weren't willing to pay this past year. It's always been a topic of discussion but I haven't actually seen it prevent buyers from buying as often as I did in 2009.  It's all part of that, "&lt;em&gt;we're trying to pay closer attention to our money&lt;/em&gt;" movement going on right now.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Another drawback I heard about was that Bay Colony is starting to show her age.&lt;/strong&gt;  The grounds, beaches, and amenities are still fabulous but the units and common areas in many of the buildings and some of the single-family properties available are REALLY starting to show their age. Hey, aging gracefully isn't just for the ladies as we all know.  &lt;strong&gt;Contessa at Bay Colony&lt;/strong&gt; has already had a fabulous facelift and there are some other buildings that have made improvements and talks are in the works with some of the other ones but....that didn't stop some people from choosing other locations this year due to the perceived maintenance and construction issues down the road.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The other behavior I saw from buyers this year was that pricing in Bay Colony was too high&lt;/strong&gt;. They expected buyers to either come way off their price during negotiations or they just simply went elsewhere. In some cases low offers were made, buyers split only to come back later and find either their selections had sold or sellers were still not as flexible as they'd hoped. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Here's a rundown of each &lt;a title="Bay Colony community" href="https://shannon.com/bay-colony/" target="_blank"&gt;Bay Colony community&lt;/a&gt; now:&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Overall there are a total of 55 Bay Colony Listings. &lt;/strong&gt; That's just over 14 months supply...not too terribly bad but not typical for Bay Colony either.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;a title="Bay Colony Shores" href="https://shannon.com/bay-colony/homes/shores/" target="_blank"&gt;Bay Colony Shores&lt;/a&gt;:&lt;/strong&gt;&lt;br&gt;5 Active&lt;br&gt;1 Pending&lt;br&gt;6 Closed in 2009 &lt;br&gt;Bay Colony Shores had an excellent year and although this location was sluggish in 2008, she recovered nicely in 2009.  Bay Colony Shores is STABLE.&lt;/p&gt;&lt;p&gt;&lt;a title="Biltmore at Bay Colony" href="https://shannon.com/bay-colony/condos/biltmore/" target="_blank"&gt;&lt;strong&gt;Biltmore at Bay Colony&lt;/strong&gt;&lt;/a&gt;:&lt;br&gt;4 Active&lt;br&gt;1 Closed in 2009&lt;br&gt;Biltmore at Bay Colony has some challenges!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;a title="Brighton at Bay Colony" href="https://shannon.com/bay-colony/condos/brighton/" target="_blank"&gt;Brighton at Bay Colony&lt;/a&gt;:&lt;/strong&gt;&lt;br&gt;4 Active&lt;br&gt;2 Closed in 2009&lt;br&gt;There's a nice opportunity in Brighton at Bay Colony!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;a title="Carlysle at Bay       <title>Pelican Bay Naples Florida Update!</title>
      <description>&lt;p&gt;I'm not quite sure what was in the air this time last year regarding the typical prospect for &lt;a href="https://www.shannon.com/pelican-bay/" target="_blank"&gt;&lt;strong&gt;Pelican Bay&lt;/strong&gt; &lt;/a&gt;but it was just plain weird!  I suspect it had a great deal to do with the stock market blues that occurred September 2008 paired with the typical, "&lt;em&gt;I want to buy when Pelican Bay bottoms out&lt;/em&gt;" mentality. The mixture of the two occurrences made for an interesting few months for sure. &lt;/p&gt;&lt;p style="text-align: center;"&gt;&lt;a title="Pelican Bay Naples Florida" href="http://www.shannonlefevre.com/pelican_bay" target="_blank"&gt;&lt;img title="Pelican Bay Naples Florida" src="https://activerain.com/image_store/uploads/6/7/1/5/7/ar126267158575176.jpg" alt="Pelican Bay Naples Florida" width="500" height="205"&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;We saw a handful of single-family homes dip under 1 million again, a super glut of condos that sat without offers and a few low-rise condos sell for under $300,000!  It wasn't too terribly long ago when you couldn't tiptoe into Pelican Bay without $500,000 in your pocket and at that price, you weren't going to get much...maybe a horribly outdated condo hugging Tamiami Trail...but that was about it.  That's probably why some sellers stuck their nose up at low offers which by what I heard and saw was prevalent.  Some listing agents fumed to the point of near hostility at some of the offers I presented only to gulp hard 6-8 months later when I was back with inquiries on the same properties that still hadn't sold...sigh.  Other sellers took less than they'd hoped to get deals done and some agents worked their tails off to ensure closings.  All in all, it was a pretty rough year for Pelican Bay.&lt;/p&gt;&lt;p&gt;Rumor has it there will be more foreclosures and short sales appearing in locations like Pelican Bay this year.  There are 3 Pelican Bay properties being advertised as possible short sales now although only one of them looks like the deal you would hope to find...in fact...it is a REALLY good deal! If you're interested in learning more about it, &lt;a title="Naples Florida Realtor" href="http://www.shannonlefevre.com/contact" target="_blank"&gt;shoot me an email or give me a call&lt;/a&gt;!  There are currently zero foreclosures.&lt;/p&gt;&lt;p&gt;Talking about good deals in Pelican Bay...a single-family home closed for $775,000 today! HOLY COW! It had been put on the market for a whopping $1,499,000 just over 2 years ago and was listed for just under $1,000,000 when they negotiated that price! So, yes Virginia, &lt;span style="text-decoration: line-through;"&gt;there is a Santa Clause&lt;/span&gt; you can still cut a nice deal in Pelican Bay.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Here's a breakdown of the current &lt;a title="Pelican Bay Real Estate" href="https://www.shannon.com/pelican-bay/" target="_blank"&gt;Pelican Bay Real Estate&lt;/a&gt; Market&lt;/strong&gt;:&lt;/p&gt;&lt;p&gt;That's about a 15 month supply not bad but there's a slight oversupply of inventory!&lt;/p&gt;&lt;p&gt;&lt;a href="https://shannon.com/pelican-bay/villas/" target="_blank"&gt;&lt;strong&gt;Pelican Bay Villas&lt;/strong&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&lt;a title="Pelican Bay Homes" href="https://www.shannon.com/pelican-bay/homes/" target="_blank"&gt;&lt;strong&gt;Pelican Bay Homes&lt;/strong&gt;&lt;/a&gt; (Single Family):&lt;br&gt;31 Active&lt;br&gt;6 Pending&lt;br&gt;24 Closed last year  &lt;br&gt;32 Active&lt;br&gt;6 Pending&lt;br&gt;34 Closed last year&lt;br&gt;Villas over all other property types are still are the hottest ticket in Pelican Bay! This market is STABLE.&lt;/p&gt;&lt;p&gt;&lt;a href="https://shannon.com/pelican-bay/condos/low-rise/" target="_blank"&gt;&lt;strong&gt;Pelican Bay Low Rise Condos &lt;/strong&gt;&lt;/a&gt;&lt;br&gt;97 Active&lt;br&gt;9 Pending&lt;br&gt;78 Closed last year&lt;br&gt;There's just under a 15 month supply...same oversupply as single-family!&lt;/p&gt;&lt;p&gt;&lt;a href="https://shannon.com/pelican-bay/condos/mid-rise/" target="_blank"&gt;&lt;strong&gt;Pelican Mid Rise Bay Condos&lt;/strong&gt; &lt;/a&gt;&lt;br&gt;17 Active &lt;br&gt;4 Pending&lt;br&gt;11 Closed last year&lt;br&gt;Eh...18 month supply :(&lt;/p&gt;&lt;p&gt;&lt;a href="https://shannon.com/pelican-bay/condos/high-rise/" target="_blank"&gt;&lt;strong&gt;Pelican Bay High Rise Condos&lt;/strong&gt; &lt;/a&gt;&lt;br&gt;175 Active&lt;br&gt;6 Pending&lt;br&gt;81 Closed last year&lt;/p&gt;&lt;p&gt;OMG Nearly 26 month supply of inventory...there might be some opportunity here!&lt;/p&gt;&lt;p&gt;Currently, there are 352 &lt;a href="https://shannon.com/pelican-bay/" target="_blank"&gt;&lt;strong&gt;Pelican Bay listings&lt;/strong&gt;&lt;/a&gt;. That's just over 18 months of inventory.  It's going to be important for Pelican Bay property owners who want to sell this season to play it smart! You'll want to watch pricing closely and you'll want to take a peek around your property.  People aren't snatching up tired for premium pricing anymore and for those of you who were smart enough to remodel or have a property in excellent condition, crazy pricing isn't probably going to attract that cash/close tomorrow buyer either.&lt;/p&gt;&lt;p&gt;If I were listing my Pelican Bay home to sell right now, I'd be making sure all systems were in great working condition, everything was in beautiful aesthetic condition, my property was priced at an "oh crap if we don't buy it today somebody else will" level and I'd be hosting open houses every weekend.
