An Eye on the Kapalua, Maui Real Estate Market: 2012 is off to a great start!

The Kapalua real estate market is moving along with nice momentum considering it is so early in the year. Last year, as of this time, the resort had just two sales for a total dollar volume of $4,583,300. This year, we have had 9 sales, with a total volume of $19,891,000.

So far, the sales in the Kapalua Resort have been concentrated at the low and higher ends of the market, with a low of $515,000 and a high of $5,000,000:

Kapalua Golf Villa 18P56: Listed at $559,000, sold at $515,000
This is a two bedroom, renovated villa on the golf course. REO

Kapalua Ridge Villa 1721: Listed at $62,000, sold at $566,000
This is a one bedroom, ocean view villa in original condition.

Kapalua Golf Villa 18V4: Listed at $575,000, sold at $575,000
This is a renovated, ocean view villa.

Honolua Ridge II, Lot 1: Listed at $1,890,000, sold at $1,600,000
Vacant land. Spectacular views.

Kapalua Ironwoods 52: Listed at $2,750,000, sold at $2,450,000
Oceanfront, two bedroom villa with some renovations.

Honolua Ridge II, 231 Kaupalena Place: Listed at $2,69,000, sold at $2,760,000
This Honolua Ridge home is a 4B/4.5B home located on just under 8 acres with oceanviews. It was a short sale.

Plantation Estates, 201 Plantation Club Drive: Listed at $4,300,000, sold at $3,000,000
This Plantation Estates home is a 4B/5.5B home located on 2.35 acres before the gate, with oceanviews.

Kapalua Ironwoods 102: Listed at $3,675,000, sold at $3,425,000
This is an oceanfront three bedroom villa, renovated.

Coconut Grove 18: Unlisted, private sale not in MLS, sold at $5,000,000
This is an oceanfront three bedroom villa with a den. Located on Kapalua Bay.

The overall resort market in 2010 and 2011 was relatively stable across the board:

2011: $86,563,862

While the market was relatively stable on the whole, it's noteworthy that two high sales in the Plantation Estates ($14,000,000 and $9,600,000) elevated both the average sale price and the total dollar volume. Also, properties were on the market longer in 2011 (by 119 days) and sold at a lower percentage of list price (85% vs. 91%).

The latest edition of my Kapalua and West Maui Real Estate newsletter is now available online at www.LuxuryRealEstateMaui.com

In this issue, you'll find updates taken from the Kapalua Resort Annual Sales Reports, which illustrate how sales in 2011 compared with prior years for the Resort in general, as well as by property type (Condominiums, Homes, Land), and by each individual neighborhood.

2011 continued the trend of 2010, with a concentration of sales at the low end of each market segment and record high sales. The average sale price for the resort was buoyed by two record high closings at the Plantation Estates at $14,000,000 and $9,600,000, and several closings at the Ritz-Carlton Residences, Kapalua Bay. With these high sales, the average sale prices for condominiums and homes are only down a little over 20% since the peak. Vacant land prices have been hit the hardest, with average sales prices down 57% since the peak. (I'll be posting a more thorough analysis to my blog in the near future.) This trend seems to be continuing in 2012, where we have had seven sales in the Kapalua Resort to date: 3 ranging from $515,000 to $575,000, 3 ranging from $2,450,000 to $3,245,000 and a Coconut Grove sale recording last week at $5,000,000.

Kapalua Bay Villas: New Listing and Market Update

My listing partner, Rob Shelton, and I are pleased to announce the listing of Bay Villa 31B3,4. Buy Back the Beach Luau: A Benefit for Hawaii Island Land Trust

I've always thought Maui's greatest treasure is it's incredible beaches. Unlike many places around the world, the beaches here in Hawaii are for the public to use and enjoy. Add to that rainforests, wetlands, the volcanic craters, streams and waterfalls, you pretty much have a recipe for one of the most beautiful islands on earth.

The Hawaii Island Land Trust is an organization with a simple mission: to protect the lands that sustain us for our generation and future generations in perpetuity. As our population grows and new developments occur, it is important to preserve the open spaces and culturally significant areas, everything from our beaches to wetlands and rainforests.

The HILT is active here on Maui, preserving several areas of the island that are home to some of my favorite childhood memories: Nuu Landing (my father and I have gone camping near by since I was a little girl), the Waihe'e Coastal Dunes & Wetlands Refuge (where you can take guided hikes led by one of my former classmates, Scott Fisher), Ulupalakua Ranch (where I had some of my best adventures on horseback growing up), and Hawea Point here in Kapalua (where I walk nearly every day on Kapalua's Coastal Trail).

Each year, HILT hosts its benefit "Buy Back the Beach Luau". In it's eleventh year, this benefit raises funds for oceanfront and shoreline protection and more. Tickets are still available for the luau held at Old Lahaina Luau, right on Front Street in historic Lahaina town.

The Luau will feature the traditional luau, as well as tastings from their family of restaurants: Star Noodle (my favorite new restaurant), Aloha Mixed Plate, and the new Leoda's Kitchen & Pie Shop in Olowalu. Entertainment includes HAPA, the Old Lahaina Luau dancers, and more.

Whale Tales at the Ritz-Carlton, Kapalua

It's whale season here on Maui!

No matter how many times you see them, year after year, it's still exciting to see the whales return to Maui. To me, it marks the beginning of the holidays and the birth of a new year. I walk the Kapalua Coastal trail almost every day, and am always on the look out for the whales that frolic off the coastline.

For those of you that are passionate about whales, Maui's ocean, and/or photography, you must attend Whale Tales. This is a free, public event held February 3-4, 2012 here at the Ritz-Carlton, Kapalua.

World renowned scientists, photographers and filmmakers will be on hand to share their latest research and projects with the public, through educational seminars and programs, activities for children, book signings, benefit whale watches and more. Activities surrounding Whale Tales will kick-off with a Whale Trust charity golf tournament on January 28th at the King Kamehameha Club and conclude on February 10th with Lahaina Restoration Foundation at the Baldwin House in Lahaina.

This annual event (formerly called Whale Quest Kapalua) has raised over $200,000 for whale research on Maui since its inception in 2006. For more information on the Whale Tales events visit the Whale Trust website. Whale Tales is generously sponsored by the Makana Aloha Foundation, an organization which supports organizations that directly improve the Maui community in the areas of education, the arts, health care, animal welfare and environmental conservation.

I wish I had a photo to post for you of a whale breaching, but I've never been able to capture it, so we'll have to make due with a picture of the Ritz-Carlton here in Kapalua instead...

Kapalua Golf! Hyundai Tournament of Champions, Awards and Social Media

The start of 2012 is all about Kapalua Golf!

All eyes are on Maui's famed Kapalua Resort, as the Hyundai Tournament of Champions welcomes the world's best golfers to the Plantation Course for the PGA Tour's season opening event. Home to some of the most breath-taking views in the resort, you'll find some of Kapalua's finest estate homes nestled along the course in the Plantation Estates. The tournament is a fundraiser for local charities, and the course has some incredible spots for spectators, so please join us if you will be on Maui.

I am pleased to announce the listing of Coconut Grove #9. Maui Oceanfront Estate Up for Auction: 20 Hui Road E, Kahana, Maui

Community Service Update: Women Helping Women Maui

I recently wrote a post about Women Helping Women, Maui's emergency shelter for women and children. Recently, the shelter has been receiving a lot of attention as it is in dire need of contributions to continue to operate and support families in our community.

When I read an article in the Maui News that the shelter is currently home to 13 women and 19 children, I immediately thought about the holidays and what it would be like for those children to be away from home during that time. While it's not much, I packed up my Wii gaming system and a few games and moves, and dropped it all off at our local donation site AAAAA Rent A Space here in Honokowai. I'm hoping it will make for a much happier holiday!

Maui Community Services Spotlight: Women Helping Women

Yesterday, I had the pleasure of attending a luncheon in support of Women Helping Women at the home of one of Maui's most in demand interior designers, Renee Ward of Reflecting You Interiors. Both Consuelo's Catering and Maui Prime Fine Foods donated time and energy to the luncheon.

For ten years, the Hui Aloha Luncheon Group has met monthly to raise awareness about various community programs and volunteer opportunities. This month, the focus was on Women Helping Women, which is Maui's only safe shelter for victims of domestic violence. The shelter is in need of $189,000 to keep the doors open.

Donations poured in (clothes, dishes, and even a car!) from the luncheon group. If you'd like to donate, a community member is matching donations through 12/15/11. This amazing offer to double your donation could save the shelter, and help many members of our Maui community: the emergency shelter is currently home to 10 women and 12 children, their staff receives over 11,000 calls each year, and Women Helping Women provides extensive programs and services to women and their families.

There are many ways to help. To donate, you can visit www.whwmaui.net (you can also check out their wish list), or you can drop off clothing and household items (or purchase them) at ReVive Resale Boutique in the Old Kahului Shopping Center on Puunene Avenue in Kahului. If you are located in West Maui, AAAAA Rent-A-Space is the closest drop off for donations. Volunteers are also needed to help organize donations, grant writing, and more. Kapalua, Maui: Real Estate Market Update and Newsletter November 2011

The latest edition of the Kapalua Real Estate Market Update and Newsletter is now available online.

The real estate market in Kapalua has held relatively steady over the past year. Comparing sales through this time in 2011 with 2010, we see that the number of sales is up 11%, and sales volume is up 19% with $81,248,862 in closed sales in 2011 vs. $65,533,000 for the same period in 2010. It is noteworthy that average closing prices are up approximately 10% over last year--the low remained the same and the high was buoyed by the sale of a magnificent home in the Plantation Estates at $14 million.

Our market has done well compared with other areas of the island and the mainland US. In part, we have few short sales and foreclosures (4 REO's and 2 Short Sales out of 37 Sales Year to Date). The strength of the market can be attributed in part to the ownership base, and because we are largely a second home community, and lenders have traditionally required larger down-payments for second home loans.

Kapalua Club Holds Thanksgiving Food Drive for the Maui Food Bank

As the holiday season approaches, I hope you will join me in making donations of canned goods to the Maui Food Bank. We are so fortunate in many ways, least of all living in this island paradise. This is an easy way to support our community and make a difference this holiday season.

The Kapalua Club is teaming up with the Maui Food Bank and sponsoring a Canned Food Drive. Most wanted canned goods include: tuna and meat products, spaghetti, chili or corned beef, soups, beans, fruits and vegetables. These items will be distributed to Maui families in need.

When: October 20th-November 23rd
Where: Kapalua Club Office, 700 Office Road, Lahaina

If you live in another part of the island, you can also drop off food at the Maui Food Bank at 760 Kolu Street in Wailuku.

Ritz-Carlton Club and Residences, Kapalua Bay: Market Snapshot

The Ritz-Carlton Club and Residences, Kapalua Bay is Kapalua's newest residential condominium community.

Since January 2011, there have been five closings. The average sale price was $3,113,412, or $1066/sq. ft. The most recent closing was this past week, 1305 a 3B/3.5B resale at $2,850,000. The other four closings were developer sales.

Situated on 21 oceanfront acres, the Ritz-Carlton Club and Residences, Kapalua Bay overlook Kapalua Bay, one of Maui's most treasured beaches. The Residences is comprised of 84 wholly owned condominiums and 62 fractional condominiums. With spacious three and four bedroom floorplans, the wholly owned Ritz-Carlton Residences are the largest condominium properties available in the Kapalua Resort.
