When we think of home upgrades, people automatically think of the ones that need to be made inside the house. Our minds go right to the basics of painting wall colors neutral, replacing old knobs and drawer pulls on cabinets, getting rid of clutter, and making the home appealing for a would-be-buyer.
But stop for a minute and think, what is the first thing potential buyers will see? It’s not the wall color or dated vinyl floors. Did you know that people will make assumptions on a home just by driving by? If the outside is unflattering, dated, and needs repairs, they may drive right by without even stopping to look at the inside. The outside can even bring down the value of a home.
Contrary to popular belief, you don’t have to spend a lot of time or money to make the outside of your home look as good as the inside. Not sure where to start? Keith Sacks, Vice President of RubberMulch, shared his best tips on updating your home’s exterior this spring, whether it’s to get it ready to sell or just to make it look more appealing.

1. House Numbers
A super easy and affordable update is to replace house numbers. Today’s house numbers come in a wide variety of styles. Think chic, modern looking styles or utilize your DIY skills to make a rustic type that are attached to wood and hung on your home.
2. Front Door
If your front door is in good condition but needs an update, skip purchasing a brand new door by applying a new coat of paint. With a good coat of primer and a couple coats of exterior paint, your door will look new and striking at first glance. Research shows that a home’s value can increase as much as $8,000 just by updating the front door. Take a look online for some of the more trendy door colors such as canary yellow, kelly green, and shiny black. And if you really want to go all out, you can completely transform your front door like this guy did.
3. Exterior House Cleaning
Realtors suggest a good, thorough cleaning of the front of your home can increase the value from $10,000-$15,000. If you stand back and look at the front of your home do you see mold, mildew, dirt and grunge? Pick up an exterior home cleaner or make your own recipes along with a brush to scrub the dollars back into your home.
4. Mailbox
Wobbly, dented and outdated mailboxes are an eyesore and unattractive to potential homebuyers. Replacing your mailbox will not only add more curb appeal to your home, but will also give it a little personality as well.
5. Gutters
Since plugged gutters shout “poor home maintenance,” clean out the leaves and weeds and make any necessary repairs. Plugged gutters can also lead to long term problems with the home and many buyers are warned to look for this problem and avoid a home that hasn’t had gutter upkeep.
6. Windows and Trim
Replace broken glass, scrape and paint the trim, and clean the inside and outside of the windows until they shine. Brackets and decorative moldings can also really make your exterior pop and are easy to install. Add a couple of window boxes to offer a cottage-like, homey appeal.
7. Roof and Chimney
One of the last things a home buyer wants to see is a roof and chimney that needs work. This is an investment and deters many buyers from a home. It may cost you a bit to repair now but if you don’t, it will come off the bottom line of your home value. So make the repairs now for a better sale.
8. Light Fixtures
Strategically placed exterior lighting goes a long way. Exterior lighting is an easy and cost-effective way to add beauty and security to your home. Not only does it highlight your beautiful landscaping and all the upgrades you’ve made to your home, but it also enhances the photos a realtor takes of your home when putting it on the market. Think about adding lighting to the landscaping and walkway, a hanging pendant light to the front doorway. and additional lighting near the garage. Find styles that complement your home.
9. Landscaping
This is the time to make an investment in some perennials, trees, and bushes for your home if you haven’t already. Most plants you find at your local big box store or local nursery are typically easy to care for and right for your state. Finish off your garden beds with a nice border and quality mulch or rock. You’ll be amazed at how a little work on landscaping goes a long, long way.

After all, it’s just not something renters deal with; prepping pipes for winter is often the landlord’s job. Ideally, you should winterize your pipes in the fall, before winter seriously sets in. But if you’ve forgotten and all of a sudden you’re in the middle of a deep freeze, there’s still time to prevent disaster.Here are some easy techniques to save your pipes from bursting: 1. Turn On Your FaucetsIf the temperatures have dropped into freezing and intend to stay there, turning on your faucets — both indoors and out — can keep water moving through your system and slow down the freezing process. There’s no need to waste gallons of water: Aim for about five drips per minute.  Spend Oh-So-Wisely on a Kitchen Remodel 6 Materials to Never Use in Your KitchenHow to Shop for a Retro Kitchen — and Not Get Stuck with JunkRefacing Your Kitchen Cabinets: The Options and Costs 2. Open Cabinet DoorsDuring cold weather, open any cabinet doors covering plumbing in the kitchen and bathroom. This allows the home’s warm air to better circulate, which can help prevent the exposed piping from freezing. While this won’t help much with pipes hidden in walls, ceilings, or under the home, it can keep water moving and limit the dangerous effects of freezing weather. 3. Wrap Your PipesIf your pipes are already on their merry way towards freezing, wrapping them with warm towels might do the trick. You can cover them with the towels first and then pour boiling water on top, or use already-wet towels — if your hands can stand the heat (use gloves for this). This should help loosen the ice inside and get your system running again. 4. Pull Out Your HairdryerA hairdryer (or heat gun) can be a godsend when your pipes are freezing. If hot rags aren’t doing the trick, try blowing hot air directly on the pipes. Important note: You don’t want to use a blow torch or anything that produces direct flames, which can damage your pipes and turn a frozen pipe into an even worse disaster. You’re trying to melt the ice — not your pipes. 5. Frozen Pipes? Shut Off The WaterHave your pipes already frozen? Turn off the water immediately. (Hopefully you know where the master shut-off is, but if not, now’s the time to find it!) Make sure to close off any external water sources, like garden hose hookups. This will prevent more water from filling the system, adding more ice to the pile, and eventually bursting your pipes — the worst-case scenario. This also will help when the water thaws; the last thing you want after finally fixing your frozen pipes is for water to flood the system — and thus, your home.       <description>How to Make Offers That (Nearly) Guarantee You Can’t Lose Wish you could make real estate offers that guaranteed you couldn’t lose?One of the big challenges for real estate investors today is making good offers. There are lots of potential opportunities out there, but you don’t want to be making offers you’ll regret. You don’t want to miss good deals. You don’t want to overpay and lose money either. So how do you make winning offers?I recently published a case study on my first experience buying investment property sight-unseen. It worked out for my partner and me. It wasn’t our plan, but it worked out because we made the right type of offer.Know Your MarketThe most important factor in making great offers is really knowing your market. That means knowing property values, knowing the rents, and knowing the costs to rehab a property in that specific area. This can help ensure you don’t offer too much. It can also make sure you don’t miss a good deal by offering too little. If you know the area better than the competition, you can sometimes offer more and land the winning bid. This may be because you know how much you can really rent it for, you may recognize if local trends are lifting up the neighborhood, and you might have a strong local contractor team that can get the job done for less than another investor.&lt;img src="https://www.biggerpockets.com/renewsblog/wp-content/uploads/2015/07/know-submarkets.jpg"&gt;Related: How (and Why) I Offer on Properties BEFORE I Ever Step Foot in the HouseOne mistake that many new investors make is just firing off a lot of low-ball offers. They often do this just based on the asking price — or sometimes based on really unreliable online comp tools. That’s crazy. If a property is overpriced by $150,000 and you offer $100,000 less than asking price, you still aren’t getting a good deal. If your comp tools are poor, then you might also be losing out on a great deal that was already underpriced. Many also overlook the fact that they are burning a lot of connections by sending offers that just insult agents and sellers. You tie up their time and are not taken seriously. Then when there is a deal you really want, they might not even look at it.Low But Educated OffersWe always make educated offers based on the numbers. That still often looks like a low-ball offer on paper, but it is an educated offer. We can back up our offers with the math. We can even accompany our offers with reasonable justification for why it is the best deal for the seller and their agent. That “guarantees” we can’t lose. If we don’t encounter the worst case, then we make even more money than planned. That’s usually what happens. For example, if we are buying an auction property and can’t get it inspected, then we’ll assume it is a complete gut rehab job. We’ll price that into our offer. If we can get in, we’ll run the numbers thoroughly and do a detailed scope of work. Sometimes there will be things you can’t inspect for some reason. You may see signs of a leak but can’t rip open the drywall to check out if it is old or fresh, or you may be unable to access one unit in a triplex. Or there could be a situation with an existing occupant or tenant who is being evicted. Depending on how the property is being sold and what market you are in, you might not be able to get in all of the contingencies you want, but they can still be great negotiating points. This may include the number of days you have to inspect, title reports, appraisal reports, and even financing contingencies.
