Dear Active Rain consumers, I'm here now is all I can say. I missed you while I was out. My Dad got really sick and passed away. My middle son moved back home & we struggled with that routine too. Business has been wonderful. I have been blessed with wonderful sellers & buyers thruout this past 6 months. Christmas is upon us & I am so thankful to have my health (extra pounds, ughhh) but nevertheless I am thankful for all that is in my life. Thank you for coming back. I look forward to writing about these past short sales that have been approved, the buyers that I have gotten into houses & my wonderful family that I love to share with all of you. Glad to be back. 2 things you should know about your Iphone 4

I have to say that there should be 2 things you should know about your Iphone 4, especially before they happen. 1) If you phone ever turns off, just goes black & you know for sure the battery is not dead. Don't try to pull the battery out of the back of the phone. That's what I tried because I didn't know that "you are not allowed" to take the battery out of the back of it. There is no legal way. If you want to see it in person, go to the community center in Ripon. It's across the street from the tennis courts. Pay it Forward ~ connecting my friends to find a rental

My pay it forward this last week was trying to find a rental for my friends. Even though I am a realtor, I don't do property management. I honestly don't think I am capable of collecting rent. If the renter ever had an issue, family emergency or life circumstances that wouldn't allow them to pay the rent, I could feel sorry for them (way too empathetic). I'm happy to help look for a rental for my friends though, just because I care. This time I called, emailed & got a hold of 3 property managers with my friends wish list & hopefully something comes up for them. Sunday morning car race with my son

It's Sunday morning & the car races have begun. I'm sitting here blogging & just catching up with my clients (doing follow up computer work). Here is what I find when I go to refill my coffee. I don't use sugar but I wondered where the sugar jar lid is. It's taped under the orange track because the cars have to travel over the double sinks (hee hee). It must be fun to be 11 years old, summer is officially here. Life is all about playing, laughing & enjoying life. I feel guilty for sitting here working, I should be playing cars. Yesterday was a normal day just like any other. Just plugging a long like the rest of the world. It was Sunday & groceries were needed pretty bad. Only two lines were open at the store. I went to the smallest line but the lady in front of me needed extra stuff, BART tickets & such. She offered to have us go ahead. We declined, said no that's ok. It seemed like a long time though, the other line was obviously going way faster than ours. I smiled...we waited. Then this sweet lady behind us had only one small little cheesecake. We had to do it. We insisted she go in front of us. Yankee's ~ A's game on Memorial Day with friends

Yankee's ~ A's game on Memorial Day with friends Today will be a fun day with friends at the Yankee's/A's baseball game. A couple of our friends & their kids are going to spend some time together. My husband was a Firefighter Reserve with these 2 guys when we first moved to Tracy (12 years ago). They were hired around the same time as full time Firefighters. Now they are on the same shift & the only 3 guys on duty at that station. It's a special year that they will probably never have together again. All three of them have been on the Tracy Fire Softball team since it's inception 9 years ago. Our families are close as you can imagine. I used to take for granted going to Baseball games & spending these moments together with friends but I must be getting older. Not anymore. I am thankful for the times we make for each other. Should be a great day, 64 degrees is the high for Oakland. I hope I get to see some baseball today. It is quite possible that I won't be able to stop chatting & smiling. Enjoy yourselves today also. I am a hand-holder ~ will that work for you?

I am a hand-holder. I go to all my home inspections, all my signings at closing & pretty much anything that has to do with the sale of the house. I have probably been in harms way (not intentional...of course) in all my transactions but I just am a hands on agent. I believe three major things happen at these events(thru-out the escrow). 1) I am there to gauge my buyers on how things are going & to head off any potential issues that might come up. Answering their questions helps ease their mind to make sure they are getting their home buying needs met. 2) I learn a lot. I love to learn. I plan on being on Jeopardy someday (not really), but I would love to be at home & actually get more than 2 answers right during a show. 3) I love referrals & the more "belly to belly" time I have with my clients, the more relationship building I get to do. Being a realtor for life is my calling, sounds weird, but I absolutely love my job. How cool is that!! I get to work with friends or make new friends & help them with "sometimes" their obtaining or selling their biggest asset they might ever have. It's an honor to be trusted & I don't take it lightly. Allergies & Showing homes...do they go together?

Allergies & Showing homes...do they go together? I have the worst seasonal allergies. I look like a little kid with a red chaffed nose & I am carrying my box of kleenex around. Allegra, Singulair & Qvar are all in my system constantly and I am still a sniffly sneezy girl. I am like a few of the seven dwarfs all in one. It's hard to be a realtor with allergies but the show(ings) must go on. lol If I could hide in the house thru this season I would, but I can't so I won't. So today, I drove to Stockton to show 4 properties in the windy rain (while sneezing my brains out). I sound whiny (cause I am). It went well, we didn't buy anything yet, but they are thinking about it. How can I be successful in buying a short sale?

How can I be successful in buying a short sale? 1) Be patient (not a medical patient but have lots of patience). 2) Have your buyer's agent make sure that the listing agent knows what they are doing. It is possible that the listing agent doesn't know what they are doing but if they are willing to have your agent help them (that will work out fine). Ego can get in the way. 3) Have lots of patience. 4) See if it's possible to get frequent updates from the listing agent. Once a week is perfect (more than that would be excessive). Every other week is not enough of an update. Your updates can be they know nothing. It's just so important to know that communication is happening. 5) Find some more patience. 6) Have all your loan stuff up to date with your lender. Get underwritten approved from your lender so when the short sale bank says yes, you will be ready to go. 7) Your patience will pay off. There is a short sale currently for sale in Manteca CA that my buyer really really really (did i say really?) wants. The issue is that the current realtor said, it is going to foreclosure & will be going back to the bank. Now What? see the questions in italics from my buyer below: Do you think we will get it cheaper from the Bank? It's hard to say. I would love to say yes, but I just don't know. Okay thats better than NO. How long do you think it will take for the bank to be ready? So we can put an offer in. More or less. I have to check the foreclosure date. Sometimes it takes a couple months. Foreclosure date is set for June 1st. What does that mean? That is when the bank is scheduled to take back the house. The bank cannot sell it till they take it back. So that means we can put an offer in around that time??? Not till it is assigned an agent. Shortly after foreclosure we should see a paper in the window that states who the agent is and I will call once that happens. Okay....thx tina No problem. I often get the question from new buyers to the Ripon, "What is the climate of Ripon CA like?". My response is usually the same. It can be hot in the summertime (80 to 100 degrees or so) & then the winter (50 to 60 degrees). That is because I live here. I got to thinking that clients need the official response, because maybe I am skewed by my own experience. Here is what the City of Ripon officially puts out to everyone: "The climate of Ripon is typical of the Central Valley, being hot & dry in the summer and cool & moist in the winter. Well my pay it forward opportunity came early this week. I just got a call from a nice lady up in Sacramento (1 hour drive North from me). She was looking for Kristi O'Neal. Now I am "technically" Kristi O'Neal but really I go by Christina or Tina. So I tell her, "You know, I'm not her but I've seen her for sale signs up in the Sacramento area. Is she a realtor?" I immediately said I can find her number for you, just one second while I look up in our MLS (thankfully we share the same one) what her number is. That was easy. She was happy. I bailed the babysitter out of jail...relay for life jail that is. It was a special day in Tracy yesterday. Relay for Life event was in full swing. This year I left my usual realtor team to help our Tracy Firefighter, Tracy Police & Tracy DARE program get a combo team going. Lots of DARE kids from the community came to our booth to sign in & do some volunteer work. One of those cute little DARE kids (younger brother of a DARE kid actually) came to our booth in the afternoon in a panic. He said my sister is babysitting me & they arrested her. I can't get her out, they want $3. I was stunned, really, i was thinking. At first I was irritated that how could they do that. I pulled money out of my pocket & gave him the $3 him right away. I almost walked him back over there. I had to stay at my booth though, we were doing raffle stuff. So I just gave him the mom speech. "I'm giving you this $3, go straight back over there & get her out. Don't go anywhere else, k." In about 15 minutes, the older sister came & told me what she told her little brother. She had told him to go to the DARE/Police booth & she was sure someone over here would help him. We did. Whew. This was the first year that I wasn't arrested. I think I was just too busy & also Noah was on crutches, so he wasn't running around. Relay for Life jail raises so much money thruout the day. If you want someone arrested, you have to go over & pay the jailers a buck or two. Then the fun begins. Lots of parents get arrested, kids too. It's a great addition to the onsite fundraising. Springtime means Ripon Police Dept puts their Powered Parachute patrol back up in the air

Springtime means Ripon Police Dept puts their Powered Parachute (PPC) back into patrol. This is a unique Police tool that Ripon was one of the first to have one back in May 2009. Everytime my dog sees them overhead, he barks. I must say that I am always looking up when they are out patroling just because it's so neat to see. It's like watching a police motorcycle in the air. Things I love about our local Ripon Police having this. They can patrol areas that are hard to reach by car. They can really see the bad guys in action. I love that it only cost $30 an hour to operate (how cool is that one!!) I'm sure the criminals don't like it but that's why we live here. It's a safe place to raise your children & enjoy life. "The aircraft does not need a traditional runway, and there is no need for a traditional aircraft hangar. The aircraft can easily be towed to a desired location, and it can be deployed and flown by one Officer/Pilot. A second Officer can be added onboard to act as a Tactical Flight Officer. It is my 11 year olds version of his world summarized each week. My mom and dad are in Las Vegas. This weekend i saw my Aunt Trudi and Uncle Nono and my cousin Matt.
