Welcome to Branson's most loved 55+ Community at Lakewood Estates! There's a couple new developments in Branson for retirees but Lakewood Estates offers something that I think is a little more special than the rest. It has a charm to it that is different than the usual 55+neighborhood. Just off the roundabout at Parnell Dr. right by the Branson Landing are these wonderful clusters of retro style duplexes. The Market Is Heating Up Around Table Rock Lake!

The market is heating up in the Table Rock Lake area, so much so that we are having a sellers market in the lower price ranges. Unfortunately buyers are in shock when they find a home they like especially around Table Rock Lake and Branson, has one or two offers already. After years of great deals, the market under $150,000 is nearly bought up compared to 2-3 years ago. I always tell buyers if you find something you like, Just know there's 5 other buyers thinking about making an offer. Now is not the time for low ball offers or to play the waiting game. Currently under $150,000 in a 3-bedroom 2-bath single-family home in both Stone and Taney County combined, there's 126 for sale. Sounds like a lot of properties, right? Not when you have double the interest from buyers over last year, with an inventory that's lower. Consider this-in the city of Branson alone, you only have 30 homes available at the moment in a 3BD 2BA under $150,000. Not exactly a sellers market yet, but a pretty good healthy market. Does it really matter when selling your home, if you use a small local real estate company or a much larger National brand such as Remax and Keller Williams? With a change in the market after 2008 it seemed many national brand companies were dropping their franchise and going with a local name. And so home sellers have to choose between a smaller company and a company with lots and lots of Agents. Although this can be impressive in numbers does it make a difference and will a larger company help get your home sold? The answer is No..think about this..What will a franchise do for a home seller that is any different than a "boutique" real estate company? Many agents from larger companies will say that they can offer National marketing, but doesn't every agent list on the MLS? If they are a member of the MLS board then yes they offer the same MLS Services as a larger company. What about your home showing up on other National real estate companies sites? If they are a member of listhub which some small companies are, then that listing gets fed to every site imaginable including National web-sites. That information is fed through the internet on Zillow Trulia in realtor.com as well. Where do most people shop for a house? Your major sites such as these. In fact a Realtor's website has little significance to these sites unless the home seller or buyer is checking out the Realtor themselves. Many large franchise companies will offer Realtors education classes to attract agents, some are usually newbies whereas your smaller agencies most likely have more seasoned experienced agents that are wanting to work full-time or part-time but do not need any extensive classes. Does the small agency have a reputable broker? Find out any past reviews and see how long the broker has been running the agency. With so much information offered online you find that you can get as much education in real estate on YouTube or hiring a coach to help get organized and work your leads. Especially when an agent has been working full-time for at least a few years, they have enough transactions under their belt to cope with most situations. What are your thoughts on how a franchise real estate company helps you? Or does a small company seem more appealing so you can manage your business how you want? No matter what agency a seller chooses to advertise their home for sale, they should look for an agent that has a good reputation and a good name, and does their job and does what they say they're going to do. There is a sterotype of the Ozarks with our shows making fun of the Hillbilly, which I never quite agreed with. Branson Real Estate Market Spring 2016

Just a little update on the real estate market in Branson Mo. I'm actually inserting this in my monthly newsletter, and adding more thoughts and info here to give you an idea of what's going on. As you can see the market has improved in March and holding steady this past April. Our average list price has been up there around 200K but really this is a combination of higher end lake homes and lower end 100-130 average homes. It's good to see list price and sold prices are getting closer together, so sellers are not losing as much as they were in the winter months which is typical for our area. Both of these lines spiked in March getting the average sold/list price over 150K, which I have not seen in years. I know a lot of buyers have really been working hard on their credit, and finally qualifying. many are also getting government loans, mainly USDA or VA. These loans are more difficult to close and take at least 45 days, so sellers are having to wait longer. Cash investors are still out there, but they are mainly interested in distressed homes, foreclosures and short sales. Buyers that have been waiting are finally getting ready to buy and that's good news! So in our market we have lots of retirees, and the trend I see is the downsizing modern style, minimal home. Which we do not have for sale anywhere...Plus our average market price for sold homes in the Branson, MO area is still under $150,000. When I got a call from a man that was referred to me by his best friend (my past seller) I was excited to get another listing, plus the house sounded like what every retiree is looking for- All one level, 2 bedrooms, and acre, newer construction. Location was ok-but it had a killer view of the hills. Then the seller says-"Come on over, you can't miss it! Its bright red!" I thought hmm ok, maybe a nice barn red? that's interesting. So when I drive over and come upon the house I literally stopped my car and looked at this bright red home-roof and siding, with bright yellow trim, and gasped-maybe even a little scream--haha! I had never seen anything like it, and I didn't know what to think! As I went through the house with the seller who is also the architect and designer, I no longer thought about the color, but thought what a piece of modern art this home was, and my appreciation for it started to grow. As you can see in the pictures here-pictures say a thousand words. We listed it at market value per square foot and padded the price for the extras and put it on the market. The next day I had five showings from 3 Realtors and 3 showings of my own. People were going nuts over this little red house!!! That night one of the last showings ended up in an accepted offer. Mission accomplished for all! I just wish I had a few more as odd, unique and artsy as this one. Nice little reminder article for buyers. Many buyers start their search online and quickly get a list together. Next they usually take a drive by, sometimes they want to "just look" at one or two that really strikes their interest. Not even thinking for one moment if they are qualified to buy at all. Not to blame the buyer, since most of the time they just don't know what to do first, and are usually trying to figure out if moving is the right thing to do in their life right now. The correct process of getting pre-approved first will save the buyer (possibly wasted time) and the real estate agent's time and effort when they can be working with qualified buyers ready to buy now. Once you have your prequalification letter in hand you are better equipped to start your home search. It will state the price range that you will qualify for. You will have a better idea of what your monthly payment will be for a house in this price range and you will know what amount of downpayment will be required for the mortgage type. But even more important is that your agent will be better equipped to help you negotiate the home that you want. Especially in a very competitive housing market, a prepared buyer knows how high he can go with his offer and if the seller requests the prequalification letter he has a lender supporting his offer. This is clout and can make the difference between getting the home you want and losing the home you wanted. Don't put the cart before the horse, get prequalified first. Though a prequalification letter is not an absolute guarantee of a loan approval it is a good start to getting your ducks in a row. My last blog post was on a new listing was on a new listing at 644 Wayland Dr. Forsyth, MO Just to show you the power of active rain, I had tagged this listing with key words such as "Bull Shoals Lake". A few days later I recieved a phone lead from a lady out of state looking to by a home near Bull Shoals Lake, come to find out she had been searching on-line and I happened to pop up, she couldn't quite remember where she had found me, just saw I was easy to reach and called me right away. :) A good lead to work on for later.. More good news about this listing that happend the same week, we got an offer for asking price with another Realtor from our board! Originally the seller wanted to price a little higher and said we can "always come down" I knew where the house needed to be priced per square ft compared to others that had sold, and told the seller that it would be overlooked and take longer to sell. So we priced it exactly at market value, and got a deal quickly! For anyone selling a home out there, listen to numbers! In a buyers market it will save you time and worry, not to mention the stress of wondering if when the house will sell, if ever?
