Bidding War? In This Market? Seriously? Pay Attention Mr. Seller!

An older post of ours from previous times that is quite relevant to the market we are currently experiencing!Bidding War? In This Market? Seriously???? Pay Attention Mr. Seller! Did you say there's a Bidding War on this house? In This Market? Seriously??? You must be joking - right? Pay attention Mr. Seller. No Mr. Buyer - we're not joking. It's actually happening. When a Seller prices their home competitively even in a Buyer's Market, they can experience a Bidding War. We have seen it happen more in this market that is being labeled a "Seller's Market". So where does that leave the Buyers? Be prepared to pay top dollar or above the asking price if you love the home you are bidding on. Forget the low ball offers because if the Seller is smart or ready to do what he/she has to do to sell, they priced the home to create the bidding war. Remember this - "Everybody wants what everybody else wants and nobody wants what nobody else wants". Bidding War? In This Market? Seriously???? Pay Attention Mr. Seller! Here are our tips for Buyers in this market: 1. Be pre-qualified first. We can't stress this enough. In this market Sellers are not interested in a Buyer who is just shopping. The Seller wants to know if you are Ready, Willing and ABLE to get into the race. 2. Have a good downpayment. 20% will help to move you to the top of the pile of offers. We've seen Buyers be bumped out with a higher offer and less down because the Seller was nervous if the bank would appraise the home. 3. Know your limits. By this we mean, make sure you consult with your Lender and ask what your actual monthly payment will look like. Sometimes a lender will pre-qualify the Buyer for much more than what the Buyer thought they could manage. 4. Use reputable professionals for every aspect of your purchase. From the Realtor® to the home inspector to the lender to the insurance company to the attorney (depending on your state). Don't be ready to use Uncle Joe just because you know him. The right professional can make or break your deal. 5. Be committed to your search. This is going to be one of the largest purchases of your life so drop what you're doing and pay attention to your Realtor® and put your vacation plans on hold. The right house may just come onto the market while you were away. If it's priced well don't assume you are the only Buyer out there. We have found that too many people listen to the news reports and friends about what they perceive the market to be. When you listen to all the wrong people, you will inevitably make all the wrong decisions. Here are our tips for Sellers in this market: 1. List your home with a reputable local professional. Perhaps you think that the agent from two counties over is the best agent because he cut you a break on his commission. Do you really want to gamble with your most valuable asset? 2. Listen to the advice of your Realtor® when it comes to pricing your home to sell. Many Realtors® will take your listing just to have a listing. But if you are serious about selling then "Listen to your Realtor®" about the pricing of your home. 3. Get your home ready to sell. By this we mean clean like the your Mother-In-Law is coming for dinner! Take care to make sure everything is spotless and show-ready. Sure it's inconvenient to keep your home looking like a showplace. But do you want to sell for top dollar? If so, take the time to do it. Just like the Buyers you need to be committed to your goal. 4. Take care of the major stuff before you think of selling. If you needed a new furnace last winter, be prepared to either put one in or credit a Buyer for a new one. In this marketplace, Buyers will pay top dollar but they want the house to be pristine. People will pay for what they believe to be a good value so it's up to you to make it look like a good value for the money. 5. Be Ready, Willing and Able to Sell just as the Buyer needs to be Ready, Willing and Able to Buy. By this we mean, put the toys away, put the pets outside and make the beds. Clean the bathrooms and the Kitchen until they sparkle. When someone wants to see your home - say "Sure! Come on over". It may not be convenient but you have to be ready, willing and able. Last but not least to both Buyers and Sellers, "Listen to your Agent's advice". If you chose the right Realtor® for the job, they will be able to advice you appropriately. These are uncertain times we are in right now but there are some wonderful opportunities to buy the home of your dreams at an unreal interest rate which are increasing as we speak. So we say to both the Buyers and the Sellers, Bidding Wars? In This Market? Seriously????? Pay Attention Mr. Seller!
