While many people who choose to invest in homes on the Costa del Sol wish to make regular use of their properties as well as earning money from short-term rental, others of course buy purely as an investment or with a view to using the property themselves at some time in the future. For the latter, holiday letting and the organisational issues which go along with it may not be the ideal, but that doesn’t mean that they cannot still earn good money and benefit from the occupancy of the property in the meantime.

At first glance, long-term rentals might appear to be highly unlikely to reap the same level of financial rewards, but in fact when you take the costs of ongoing marketing and those associated with cleaning and maintaining the property in between holiday lets out of the equation, they do in fact offer a very attractive proposition. As most longer-term lets range between around six and 24 months, there is clearly greater security and investors are not faced with their properties sitting vacant either during key weeks of the high season or throughout the quieter months of the year. Being occupied for longer periods of time also means that properties benefit from being well-ventilated and maintained, rather than being closed up for part of the year, and additionally, as tenants are normally responsible for paying the utility bills throughout the course of their stay, administration is kept to a minimum.

Longer-term lets are particularly attractive for those people who either wish to split the year and spend six months in their home country and six months abroad, but in addition, they provide an opportunity for potential buyers to ‘try before they buy’. For those who choose to invest in a property on the Costa del Sol, therefore, there is always a ready supply of tenants who are looking for good quality accommodation at all times of the year.

Although perhaps better known as a chic playboy’s paradise and the Costa del Sol’s answer to the French Riviera’s St Tropez, Marbella is a town with two distinctly different faces and characters.  Nestled behind the glitzy waterfront area where one of the favourite pastimes for visitors is to simply relax and do a touch of ‘star-spotting’, is the old town with Orange Square or La Plaza de los Naranjos at its heart.

Viewed by many as the prettiest and certainly the most culturally authentic part of Marbella, the town’s mayor has now initiated a whole programme of activities which are designed to promote the area and lure visitors and residents alike.  Concerts, exhibitions, fashion shows, competitions and celebrations of the region’s cuisine, such as a tapas fair, are all being organised, and even a Sunday antiques market is being considered.  Concerts will take into account a range of musical tastes from classical to soul and jazz and it is hoped that those for whom Marbella is one of the stop-offs on cruises will also be enticed to see past the waterfront and venture inland to experience this beautiful part of the town.

Partly surrounded by the ruin of an ancient Arab wall, the old town of Marbella features delightful narrow cobbled streets emanating from Orange Square and filled with an array of charming bistros and restaurants, chic boutiques and fascinating art galleries.  The square itself, which is dominated by the 16th century town hall, is a relaxing place to just sit and watch the world go by, as well as being the focus for many of the local celebrations.  Presumably it will also play host to many of the coming attractions planned by the town’s mayor.

As part of the planned revitalisation programme, plans are also in place to improve the illumination of the Church of the Incarnation (Iglesia Mayor de la Encarnacion) in order to highlight its impressive period architecture, as well as to make improvements to the Plaza del Ajido and Calle Carmen.

Going to live abroad, albeit an exciting step in life, is a major decision, and not least where the education of children and teenagers is concerned.  In many countries, educational facilities are available only in the mother tongue of the host country, which can set back a child’s education by several years.  Marbella in the Costa del Sol, however, a truly international centre for business and pleasure alike, now offers the chance for English speakers to attend the first and only English-speaking university in the south of Spain.  Not only that, but for those who can demonstrate academic excellence or financial need, individual sponsors are now offering scholarships which will cover up to 50 per cent of the annual tuition fees.

The three-year Bachelor degree courses on offer at Marbella University range from Business Administration & Management, Communication & Public Relations and Psychology, Psychoanalysis & Individuation to Tourism, Hospitality & Leisure and Journalism & Media.  All meet with the educational requirements and curriculum standards laid down by the Treaty of Bologna.  For those students without A-levels or the International Baccalaureate or similar diploma, the university also offers a general one-year Management of Knowledge programme which is aimed at providing them with a general understanding of people, human life, business and society and subsequently allows them access to the degree courses.

The scholarships to Marbella University which are currently being offered by sponsors apply to students who make their applications in advance of June 2010.  As there is likely to be a fair degree of competition from foreign students wishing to take up these opportunities and study on Spain’s glorious Costa del Sol, the recommendation is that they make their applications early to stand the best chance of success.

Like just about everywhere else in the world, the economic crisis is of course having its impact on the Spanish property market.  Property prices on the Costa del Sol fell throughout last year which, although not such great news for sellers, is making for lots of opportunities for potential buyers.  With both mortgage rates and property prices running at a low and a superb range of luxury villas, apartments and penthouses in and around Marbella on offer, 2010 looks set to offer some great bargains.

With so many fabulous, quality properties on the market at present, it is perhaps to be expected that some buyers are putting in unrealistically low offers and anticipating that they will be accepted.  Not surprisingly, however, reports indicate that even banks and other lending institutions, which are said to be holding around 50% of the total stocks of properties, are not prepared to let them go for nothing.

The fact is that both new development and resale properties are already on offer for extremely good prices and the Spanish economy would be unable to support a situation whereby they were sold for a song.  In addition, the rental sums which can potentially be made by investors make them an extremely attractive proposition.  Expecting to pick up a four-bedroom villa with the potential to earn the buyer tens of thousands of pounds in rental income per year for the same price as, for example, a renovation project is clearly not realistic.  Having said this, finding studios and apartments at around the €50,000-60,000 price mark is certainly not.

For those who are thinking about buying a property on the fabulous Costa del Sol, the year 2010 will see some great opportunities and whilst the property market might not be looking terribly strong anywhere at the moment, a wise investment now could reap significant rewards in the future!
