<p>Green goo or to give it its correct name 'cable greening'. Have you noticed a dark green substance, similar in appearance to Fairy Liquid running out of electrical switches and sockets? If so then read on.</p>



<p>In some cases it may not be obvious and will remain unnoticed until electrical work is carried out. In more severe cases you may find it dribbling down the wall beneath electrical accessories.</p>

<h2><strong>Why does cable greening occur?</strong></h2>



<p>Electrical cable requires a plasticiser to be added to the PVC insulation in order to make it pliable enough to install and use.  </p>



<p>Without getting overly technical on the make-up of PVC (PolyVinyl Chloride) cable, what you are seeing is a decomposition of the oily plasticiser and the PVC insulation.&nbsp;</p>



<p>Typically it's a very slow process but it can be accelerated by overheating of the PVC insulation and conductors. This is often as a result of loose connections or overloading of the circuit.&nbsp;</p>



<p>Early PVC cables installed from the mid 1960’s to early 1970’s are the most likely to be affected by ‘greening’. Occasionally we also come across it in newer installations where poor quality cable has been used. Modern cable from reputable manufacturers now contain an antioxidant that inhibits the breakdown of the cable in this way.</p>



<h2><strong>Is it dangerous?</strong></h2>



<p>The concerns are usually around the safety of the electrical installation and is it harmful to health.&nbsp;</p>



<p>While the plasticiser itself is not conductive the visable green goo is made up of plasticiser &amp; copper oxide and therefore is conductive. This could present a risk of electric shock.&nbsp;</p>



<p>Regarding damage to the wiring and accessories. The warmer the cable gets the more the plasticiser leaches out which in turn can result in the cable becoming brittle and eventually breaking down. This can cause insulation or short circuit faults and leading to circuit breakers or RCDs tripping out.</p>



<p>The goo substance while unsightly when running down walls and decor can also cause issues with the functionality of accessories.&nbsp;&nbsp;As for the health concerns, contact with the green substance can cause ill effects such as&nbsp;dermatitis and or rashes. Precautions should be taken to prevent skin contact.</p>

<h2><strong>What to do...</strong></h2>



<p>Short and simply, it's time for a rewire. You can replace outlets/accessories but that will only serve as a temporary aesthetic solution. Unfortunately green goo also stains paint, wall paper and fabrics so wiping the excess goo away doesn’t really improve the look either.</p>



<p>A key point to take away from this blog is that choosing an electrician to rewire a property suffering from green goo is a little different to getting an electrician to do a normal rewire.</p>



<p>Ensure your chosen electrician has experience rewiring properties suffering from cable ‘greening’ and they're aware of the need to remove all existing wiring. Often electricians will just cut off old wiring and rewire over the top where cost is the customers key consideration. Unfortunately where cables are cut off entering switch and socket boxes but left plastered into walls or in inaccessible areas then they'll continue to leak &amp; in a fairly short space of time the issue will reappear.</p>

<p style="text-align: justify;">Now, halogen light bulbs will become a thing of the past – with the final phase of EU energy regulations coming into force on 1<sup>st</sup> September 2018, a move that banned halogen light bulbs from the sale.</p>

<p style="text-align: justify;"><span id="more-6305"></span></p>
<h2 style="text-align: justify;"><strong>Why are Halogen Lightbulbs Being Banned?</strong></h2>
<p style="text-align: justify;">The EU first set out to ban halogen light bulbs in 2016 under two directives (EC 244/2009 and EC 1194/2012) – these directives were set in place to progressively phase out less efficient light sources and cut down on CO2 emissions; the first type of light bulb banned under the directive was incandescent models.</p>
<p style="text-align: justify;">Whilst there was some initial speculation, Britain’s planned departure from the EU had no impact on the ban, with the UK Government following this piece of EU legislation through.</p>
<h2 style="text-align: justify;"><strong>How Will the Ban Impact Me?</strong></h2>
<p style="text-align: justify;">Whilst the deadline for the ban was 1<sup>st</sup> September 2018, retailers and consumers are unlikely to see any real immediate effects – here’s how the ban will impact:</p>
<p style="text-align: justify;"><strong>Retailers: </strong>If you’re a retailer that sells halogen light bulbs, you will no longer be able to sell the new stock of halogen bulbs. However, his doesn’t mean you will be required to dump all your existing stock. Under the legislation, retailers are allowed to sell through any of their existing stock of halogen bulbs – they just won't be able to buy any more.</p>
<p style="text-align: justify;"><strong>Consumers: </strong>Other than seeing halogen lightbulbs slowly disappear from shelves, the ban will not have a profound impact on consumers and you will not be required to switch out any current halogen lighting installations. Unless you particularly favour halogen light bulbs and want to stockpile more, we recommend gradually making the switchover to LED as your existing bulbs expire.</p>
<h2 style="text-align: justify;"><strong>What Are the Key Benefits of LED Over Traditional Lightbulbs </strong></h2>

<h2 style="text-align: justify;"><strong>What’s Changing?</strong></h2>
<p style="text-align: justify;">The main thing that is changing is the definition of what an HMO is. Under the new rules, a property will be classed as an HMO if it is occupied by 5 or more people forming two or more separate households.</p>
<p style="text-align: justify;">Previously, an HMO was classed as a property that was occupied by more than 5 people forming two separate households <strong>and </strong>compromising of three stories; this new regulation brings properties such as purpose-built flats with two storeys into HMO classification.</p>
<h2 style="text-align: justify;"><strong>Electrical Obligations In HMOs</strong></h2>
<p style="text-align: justify;">As a landlord, you have a number of electrical safety obligations over your property to ensure the installation is safe for the tenant, these include:</p>
<ul style="text-align: justify;">
<li>Ensuring the electrical installation of the property is safe at the beginning and throughout the tenancy. A qualified electrician can carry out an <a href="https://www.alliedelectrical.co.uk/electrical-testing">Electrical Installation Condition Report (EICR)</a> to ensure the installation within your property is safe.</li>
<li>Ensuring any appliances are safe throughout the tenancy. This can be achieved through <a href="https://www.alliedelectrical.co.uk/electrical-testing">annual portable appliance testing</a> and ensuring all appliances purchased come with the CE marking.</li>
<li>Ensuring that a carbon monoxide alarm is fitted in all rooms that have a solid fuel burning appliance. Both smoke and CO detectors much be in working order at the start of new tenancies.</li>
</ul>

<li>Whilst it’s a legal obligation to ensure the electrical installation is safe in a private rented property, in an HMO, it is a <strong>legal </strong>requirement to have an EICR carried out once every five years – this inspection will need to be carried out by a qualified electrician who can provide you with a certificate following the work. <li>Provide safety certificates for all electrical appliances when requested.</li>
<li>The rules regarding fire detection in rental and HMOs are relatively complex and depend on the number of storeys, the number and type of tenants and whether it includes bedsit type rooms. <h2><strong>Electrics Switching Off Temporarily </strong></h2>
<p>If appliances plugged into your outlets are sporadically switching off and back on again, you should first check that the appliance itself isn’t faulty by plugging it into a different socket. If the appliance works fine, it could be a sign that your power outlet is damaged. This can be caused by a number of issues so it’s best to have it looked at by a professional or replaced.<strong> </strong></p>
<h2><strong>Heat Scorch Marks </strong></h2>
<p>Corrosion, build up of dust, overloading and poor wiring can all cause power outlets to generate excessive heat when in use. If you observe any scorch marks or hot plugs and sockets, switch the outlet off at the wall before unplugging any appliances; if you don’t do this it could cause an electrical fire. Note that the socket should not be used again until it has been properly inspected.</p>
<h2><strong>Fuses Often Blowing </strong><strong> </strong></h2>
<p>Fuses constantly blowing can be very frustrating and can be caused by a number of things. If you have a fuse that keeps blowing, try plugging the appliance into a different socket, if it doesn’t blow, then there is most likely a problem with the socket.</p>
<h2><strong>Cracks To The Power Outlet Plate </strong></h2>
<p>Over time, the plastic plates that cover plug sockets can become worn down and crack. Cracks not only expose live wires but can also pose a serious fire risk through the dust that harbours within them. If you notice a crack, you should discontinue the use of that power socket until it is fixed or replaced.</p>
<h2><strong>The Green ‘Goo’</strong></h2>
<p>This stuff has many names, but can be characterised by its green appearance and high viscosity. The goo is degraded ‘di-isotyl’, a result of the reaction between the copper and insulation found in wiring made from 1965 and 1971.</p>
<p>If you do notice this unwanted goo then you need to get in touch with a qualified electrician as soon as possible, dependant on the severity and scale of the issue, it could be that a rewire is needed.</p>
<h2><strong>Arcing Sounds </strong></h2>
<p>A cracking, popping or buzzing sound coming from your socket indicates that there is something severely wrong. This is called arcing and is usually caused by damaged or loose wires. Without being inspected, this could result in a blown out plug or a more severe electrical fire.</p>
<h2><strong>Top Tips For Preventing Damage To Your Power Sockets</strong></h2>
<p>There’s plenty you can do to reduce the risk of damage to your power sockets - here are a few of our top tips:</p>
<ul>
<li>Never buy appliances from unreputable shops or sellers. For example, cheap knock-off phone chargers have been known to damage outlets and cause electrical fires.</li>
<li>Visually inspect your sockets monthly for any of the signs listed above.</li>
<li>Always remove plugs from outlets carefully, avoid pulling on the wire. This is something children may do unintentionally, so make sure your <a href="https://www.alliedelectrical.co.uk/electrical-safety-tips-for-adults-and-their-children" target="_blank" rel="noopener">children understand the dangers of electricity.</a></li>
<li>Avoid overloading any sockets with power extension cables. You should also never plug one extension cable into the other, also known as ‘daisy chaining’, as this can cause overheating.</li>
<li>Only use plugs that have the British Standard safety mark.</li>
</ul>

<p style="text-align: justify;">Unfortunately, jobs are often completed to a poor standard and can be very dangerous – electrical work carried out incorrectly can pose a number of threats in your home including:</p>

Unfortunately, there are a number of issues that can occur with older consumer units:</p>

<li>Some older consumer units are constructed of wood making them highly flammable.</li>
<li>Some older consumer units may not be fitted with an RCD (Residual Current Device) - a life saving device that cuts off the power in the event of an electrical fault.</li>
<li>Live parts of older consumer units may become damaged exposing live parts to touch resulting in the risk for electrical shocks and being a major fire risk.</li>

<h2 style="text-align: justify;"><strong>Don't Overload Extension Cables </strong></h2>
<p style="text-align: justify;">Sometimes referred to as 'daisy chaining', this is the action of plugging one extension cable into another to create more outlets. It's not a sensible thing to do, and can result in leads and plug sockets overheating and catching fire.</p>
<p style="text-align: justify;">Hardware stores and large supermarkets will often sell larger extension cables that have the capacity for 6 plugs instead of the regular 4. This is preferable to joining two together as it is then protected by a single 13Amp fuse.</p>
<h2 style="text-align: justify;"><strong>Is It Time For A Rewire?</strong></h2>
<p style="text-align: justify;"><a href="https://www.alliedelectrical.co.uk/rewiring-a-house" target="_blank" rel="noopener">Rewiring a home</a> is an extensive job that involves replacing some or all of the wiring in a property. Because it’s seen as disruptive and potentially messy, it is something that may be avoided by homeowners; however, living in a home with unsafe wiring can result in a loss of electric, electric shock and electrical fires.</p>
<p style="text-align: justify;">As well as a having a rewire carried out every 30 years, you should have an electrician come to inspect your wiring if you notice any of the following:</p>

<h2 style="text-align: justify;"><strong>Electrical Obligations For Landlords – What The Law Says</strong></h2>
<p style="text-align: justify;">By law, you must ensure that:</p>

<li>All electrical installations in your rental property are in a safe condition at the beginning and throughout the duration of the tenancy.</li>
<li>Any appliances provided to tenants are safe and have the <a href="https://www.gov.uk/guidance/ce-marking" target="_blank" rel="noopener">CE marking</a>. Appliances include things like cookers, kettles, toasters etc.</li>
<li>An electrical condition report is carried out every five years by a qualified electrician. This only legally applies to a House in Multiple Occupation (HMO).</li>
<li>You must fit a smoke alarm on every story of a rental property.</li>
</ul>
<p><b>Note - From 1st October 2018, new licensing schemes are coming into place - find out what this means for your electrical safety obligations <a href="https://www.alliedelectrical.co.uk/hmo-licensing-changes-october-2018-how-they-impact-you">here</a>.</b></p>
<h2 style="text-align: justify;"><strong>Do Landlords and Letting Agents Need An Electrical Safety Certificate?</strong></h2>
<p style="text-align: justify;">Officially called an ‘electrical installation condition report’ or EICR, these reports may also be referred to as electrical safety certificate, landlord safety test, periodic inspection report or homebuyers test.</p>
<p style="text-align: justify;">As stated above, the law says that an EICR must be carried out once every five years in a House in Multiple Occupation, this is a property occupied by three or more people who form more than two households; this could be a student house, professional house share or similar.</p>

<p style="text-align: justify;">However, whilst landlords of single occupation rental properties are not legally required to have an EICR carried out, they are required by law to ensure that <strong>electrical installations in the rental property are in a safe condition at the beginning and throughout the duration of the tenancy.</strong></p>
<p style="text-align: justify;">For this reason, an EICR is recommended to be carried at least every 5 years, by a registered electrician. <h2 style="text-align: justify;"><strong>Do Landlords and Letting Agents Need PAT?</strong></h2>
<p style="text-align: justify;">Again, PAT (Portable Appliance Testing) is not a legal requirement, but the law does state that all electrical equipment within a rental property must be safe to use.</p>
<p style="text-align: justify;">It is the landlord’s responsibility to ensure this throughout the tenancy and they will be liable should an accident occur due to an electrically unsafe appliance.</p>
<p style="text-align: justify;">To ensure your appliances are safe to use throughout the tenancy, we recommend annual PAT of all moveable equipment in the property, this includes items like fridges, toasters, kettles and microwaves. <p>Following completion of the work, you’ll be sent a clear, itemised invoice for your reference; along with any necessary advice from your engineer. We’re also VAT registered, giving you the assurance that we are successful at what we do.</p>

<p style="text-align: justify;">To help ensure you’re never left in the dark again, we’ve come up with a handy jargon buster. If you need any further explanation on the terms in this post – don’t hesitate to get in touch.</p>
<p style="text-align: justify;"><strong>Accessories – </strong>You may hear this term or see it referenced on your bill – this is a general term used for any additional extras such as sockets, switches, adapters and connectors.</p>
<p style="text-align: justify;"><strong>Amp (A) – </strong>‘Ampere’ is the unit of measurement for the flow rate of an electric current.</p>
<p style="text-align: justify;"><strong>Apprentice – </strong>Hide your biscuits from these.</p>
<p style="text-align: justify;"><strong>BS 7671 – ‘</strong>British Standard (7671) The Wiring Regulations’, this document details the British Standard that all electrical installation work must adhere to.</p>
<p style="text-align: justify;"><strong>Building Regulations – </strong>The building regulations are minimum standards for design, construction and alterations of almost every building – electrical work falls under ‘Part P’ of the building regulations.</p>
<p style="text-align: justify;"><strong>Capping – </strong>Capping is a thin metal or plastic covering that is used to make it easier for several cables to follow the same route. It also protects fixed wall cables during plastering.</p>
<p style="text-align: justify;"><strong>Circuit Breaker – </strong>A circuit breaker is a device that stops the flow of current in an electric circuit, should there be a fault.</p>
<p style="text-align: justify;"><strong>Competent Person Scheme – </strong>Being part of a <a href="https://www.gov.uk/building-regulations-competent-person-schemes" target="_blank" rel="noopener">competent person scheme</a> such as NICEIC allows electricians to self-certify work carried out without needing to get building regulations approval.</p>
<p style="text-align: justify;"><strong>Consumer Unit – </strong>Often referred to as a fuseboard or fusebox, this unit is where the electricity in your premises is controlled and distributed. Many units we come across are old, outdated and dangerous – take a look our blog for <a href="https://www.alliedelectrical.co.uk/do-you-know-the-condition-of-your-fuseboard-most-people-dont-until-its-too-late" target="_blank" rel="noopener">five signs it's time to upgrade your consumer unit.</a></p>
<p style="text-align: justify;"><strong>Cuppa – </strong>White and one, if you would.</p>
<p style="text-align: justify;"><strong>Daisy Chaining – </strong>This refers to the act of plugging several extension leads into each other – this can cause electrical fires – if you're stuck for socket space, buy a larger extension cable or have new sockets installed.</p>
<p style="text-align: justify;"><strong>DC – </strong>‘Direct Current’ – In a DC, the current is only flowing in 1 direction, you will find a direct current in batteries and cells. In an AC (alternating current), the current is constantly changing direction – mains electricity in the UK is an AC supply.</p>
<p style="text-align: justify;"><strong>Earthing – </strong>Earthing is done to prevent electric shocks by providing a path to earth for the current should there be a fault. Earthing also causes the protective device such as fuse or RCD to switch off the current in the event of a fault.</p>
<p style="text-align: justify;"><strong>EIC – </strong>‘Electrical Installation Certificate’ – This is a declaration of any new installation, alteration or electrical addition is safe at the time it is put in service.  You will receive one of these upon completion of electrical work in your home.</p>
<p style="text-align: justify;"><strong>EICR – ‘</strong>Electrical Installation Condition Report’ – this is an official document that is produced following a periodic assessment of a premises’ electric installation. You can find out more about EICR’s and the recommended frequencies for different types of properties <a href="https://www.alliedelectrical.co.uk/electrical-installation-condition-reports-explained">here.</a></p>
<p style="text-align: justify;"><strong>Flush Fitted – </strong>Electrical accessories such as switches or sockets are often ‘flush fitted’ to look nicer – this means that their back boxes are contained in the wall and only the front plates are visible. You may find that electrical accessories in rooms such as the garage are not flush fitted.</p>
<p style="text-align: justify;"><strong>Fuse – </strong>Almost everyone will have experienced a ‘blown fuse’ at some point. This safety device consists of a strip of wire that melts to break the electric circuit should the current exceed a safe level.</p>
<p style="text-align: justify;"><strong>Fusebox / Fuseboard</strong> – See ‘Consumer Unit’.</p>
<p style="text-align: justify;"><strong>Generator – </strong>A general term given to a device that converts mechanical energy into electrical energy.</p>
<p style="text-align: justify;"><strong>Grounding – </strong>See ‘Earthing’.</p>
<p style="text-align: justify;"><strong>HMO – </strong><a href="https://www.alliedelectrical.co.uk/landlord-letting-agent-services" target="_blank" rel="noopener">House in Multiple Occupation</a> – a property or residence occupied by 3 or more people who form 2 or more households. An HMO should have an EICR carried out every 5 years.</p>
<p style="text-align: justify;"><strong>HV – </strong>High voltage</p>
<p style="text-align: justify;"><strong>Incandescent Lightbulb – </strong>This type of lightbulb contains a wire filament heated to such a high temperature that it glows – they are a lot less efficient and more expensive to run than other types of electric lightbulb and thus have been phased out.</p>
<p style="text-align: justify;"><strong>IR – </strong>‘Insulation Resistance’, this is the measurement of how well an electrical circuit or piece of electrical equipment can handle the leakage of electricity.</p>
<p style="text-align: justify;"><strong>Junction Box – </strong>A junction box is a box containing electric wires and cables, often used to extend circuits and direct power to additional electrical outlets. These boxes are usually made from plastic to protect the wiring inside.</p>
<p style="text-align: justify;"><strong>Kilowatt (kW) – </strong>A measure of Watts in increments of 1,000. 1kW = 1,000 Watts.</p>
<p style="text-align: justify;"><strong>Kilovolt (kV) – </strong>A measure of Volts in increments of 1,000. 1kV = 1,000 volts. Did you know that a single bolt of lightning can contain up to one billion volts of electricity!</p>
<p style="text-align: justify;"><strong>LED – ‘</strong>Light Emitting Diode’ – LED lighting is a lot more efficient than halogen, CFL and incandescent bulbs, the bulbs cost more to purchase – but savings are made through lower energy bills and extended lifespan. <p style="text-align: justify;"><strong>Live Wire – </strong>In a mains powered electrical appliance, the live wire (brown) carries the current to the appliances at a high voltage.</p>
<p style="text-align: justify;"><strong>Live Conductors – </strong>Wires with an electrical current running through them.</p>
<p style="text-align: justify;"><strong>LV </strong>– Low Voltage</p>
<p style="text-align: justify;"><strong>mA – ‘</strong>Milliamp’ this is the equivalent of 1/1000 of an amp.</p>
<p style="text-align: justify;"><strong>MCB – ‘</strong>Minature Circuit Breaker’. An MCB automatically switches off the electrical circuit if there is a fault such as an electrical overload.</p>
<p style="text-align: justify;"><strong>MEIWC – </strong>‘Minor Electrical Installation Works Certificate’ – This is an EIC for minor electrical works where no new circuits have been added.</p>
<p style="text-align: justify;"><strong>Neutral Wire – </strong>In a mains powered electrical appliance, the neutral wire (blue) completes the circuit and carries current away from the appliance.</p>
<p style="text-align: justify;"><strong>NICEIC – </strong>‘National Inspection Council for Electrical Installation Contracting’, well that's certainly a mouthful.  Contractors that are registered under NICEIC (like us) are assessed regularly to ensure that they are competent in adhering to various standards set out by NICEIC.</p>
<p style="text-align: justify;"><strong>Overcurrent – </strong>An electrical overcurrent may damage insulation within cables that can cause electric shocks and pose a fire risk – an overcurrent occurs when an electrical current exceeds the maximum limit of a circuit.</p>
<p style="text-align: justify;"><strong>Part P – ‘</strong>Part P of the Building Regulations’ states that anyone carrying out electrical installation work must ensure that the work is designed and installed to protect from fire and electric shocks. All electricians carrying out work in England and Wales must comply with Part P of the building regulations.</p>
<p style="text-align: justify;"><strong>Portable Equipment</strong> – This term entails electrical equipment that is designed and capable of being carried or moved. This includes common household appliances such as fans, toasters, kettles etc.</p>

<p style="text-align: justify;">We’re all for a bit of DIY around the house, but without proper equipment and adequate knowledge, it can be very dangerous (and expensive!) with <a href="https://www.napit.org.uk/" target="_blank" rel="noopener">NAPIT</a> reporting that one-third of electricians said they spend around 25% of their working time correcting botched DIY jobs.</p>

If the fuse blows then not only will you be sat in dark room with no TV or Internet, but you may also be left without heating or hot water.</p>

<h3 style="text-align: justify;"><strong>Now Is The Time For Your Replacement Fuseboard </strong></h3>
<p style="text-align: justify;"><span style="font-size: 9.0pt; font-family: 'Arial','sans-serif'; color: #717375;">A new fuseboard, or consumer unit as they are technically called, may not be the most glamorous of things to spend your money on. Tucked away in that dark cupboard under the stairs makes it all too easy to ignore. </span></p>
<p style="text-align: justify;"><span style="font-size: 9.0pt; font-family: 'Arial','sans-serif'; color: #717375;">Many people assume that because it’s been there for thirty years without a problem, it must be okay. It’s only when other works are required, such as an extra socket, that it comes to light that it’s not suitable for continued use. The technology in modern consumer units, as in many other products has moved on substantially in thirty years. For example, when rewireable fuses were in general use it was perfectly acceptable for them to take anything up to 5 seconds to blow. In comparison, modern circuit breakers and Residual Current Devices (RCD’S) trip in less than 0.4 of a second - clearly the improvement in safety is enormous! This is particularly important in older installations where wiring faults could potentially lead to fire.</span></p>
<h3><strong>Talking Of Fire, Did You Know That All New Consumer Units Are Also Fire-Rated?</strong></h3>

<p style="text-align: justify;">Did you also realise that some older consumer units are constructed from wood? It’s not always obvious at first glance. Take a look at the photos above.  Both of these consumer units have wooden backing and are fitted with Bakelite type covers. Have a look in your electric cupboard and if yours looks anything like these, call us now.</p>

<p>Whilst this one is not a fire-rated consumer unit - had this been an older wooden backed consumer unit the outcome could have been quite different.</p>
<h3 style="text-align: justify;"><strong>Is There Anything Else That I Should Consider?</strong></h3>

<p style="text-align: justify;">This is typical of the consumer units that you might find in a property that was rewired or built up to the mid 1980’s. Now imagine you had just come home, switched your lights on only to find nothing was working. Would you know what to look for or would you know which fuse to check?</p>
<p style="text-align: justify;">If you do found which fuse had blown, would you have the correct fused wire to hand and would you actually be able to replace it (it’s incredibly fiddly believe me!). You’d be surprised to know how many call-outs we receive simply to replace fusewire.</p>

<p style="text-align: justify;">Now compare that with the picture of the modern fire–rated consumer unit in the section above with its circuit breakers and RCD trip switches. Instantly you can see which circuit has tripped and as simply as operating a switch the circuit breaker is back on.In the event of an issue with your electric, the difference between the old and new really is like night and day. A potentially expensive call-out saved and a safe home as well!</p>
<h3><strong>Check Out The Four Indicators That You May Need An Upgrade..</strong></h3>
<p style="text-align: justify;"><strong>1-</strong> Age- If your fuseboard has not been changed in twenty years then it is likely not compliant with current standards and may not provide you with basic protection. Technology and safety associated with consumer units has also moved on massively in the last thirty years from both the perspective of shock and fire protection and also the ease of use for the homeowner.</p>
<p style="text-align: justify;"><strong>2-</strong> Does your consumer unit have an RCD or Residual Current Device? Most modern consumer units should have and this single device massively increases the safety of your home electrics.</p>
<p style="text-align: justify;"><strong>3-</strong> Live parts exposed- Are the working parts, fuses, or circuit breakers enclosed or are parts of the board exposed? It’s surprising how many fuseboards we come across with fuseholders or blanking plates missing leave live parts exposed to touch.</p>
<p style="text-align: justify;"><strong>4-</strong> Fire risk- As mentioned above, is your fuseboard constructed of wood or plastic? If it is then it may not meet fire regulations. Should the worst happen, would the location of your fuseboard impede your escape in the event that it caught fire? Many consumer units are located either in an under-stairs cupboard or by the front door and many of these cupboards are also used to store potentially flammable objects.</p>

<h2 style="text-align: justify;"><strong>How Does An RCD Work? </strong></h2>
<p style="text-align: justify;">Your RCD is constantly monitoring circuits for earth leakage faults. If it detects a fault on a circuit it will very quickly switch that circuit off, reducing any risk of injury or electrical fire.</p>
<p style="text-align: justify;">Official research has found that RCD’s are about 97% reliable, but this figure would likely be higher if they were tested more often by homeowners. We recommend testing your RCD once every 6 months:</p>
<h2 style="text-align: justify;"><strong>How To Test Your RCD </strong></h2>

<p style="text-align: justify;">As mentioned, testing your RCD is one of the easiest electrical safety checks you can carry out yourself:</p>
<ol style="text-align: justify;">
<li>Lift the flap up on your consumer unit.</li>
<li>Identify the RCD switch – it may be labelled as ‘RCD’ and should have a button marked ‘T’ or ‘Test’ above it.</li>
<li>Push the test button – this button will check the mechanism operates freely and should cause the RCD to turn the electricity off.</li>
<li>Switch off the circuit breakers associated with the RCD, reset the RCD and then turn the associated circuit breakers back on.</li>
</ol>

<h2 style="text-align: justify;"><strong>Why Does My RCD Keep Tripping? </strong></h2>
<p style="text-align: justify;">It can be a nuisance when your RCD trips out, particularly if you are coming home to a half defrosted freezer when you go away. Here are a couple of common causes for excessive RCD tripping and what you can do about them:</p>
<ul style="text-align: justify;">
<li><strong>Faulty appliances</strong> – This could be anything from your bedside lamp to your washing machine. We suggest that you unplug every appliance, reset the RCD and then plug them back in one at a time checking to see if any cause the RCD to trip out.</li>
<li><strong>Moisture – </strong>Humidity and moisture in electrical wiring will cause your RCD to trip. Seal any leaks in your bathroom or where rain water is getting in to prevent this.</li>
<li><strong>Outdoor equipment –</strong> This can be a moisture issue again, but can also be caused by a faulty pump in your pond or pool - be sure to unplug any outdoor electrical appliances when you go away.</li>
<li><strong>Older appliances –</strong> Older appliances can develop earth faults over time. Items with heating elements can be particularly susceptible.</li>
<li><strong>Damaged wiring – </strong>This could be caused by DIY work. Have any screws or nails been used to hang shelving up recently?</li>
</ul>
<p style="text-align: justify;">If you are having trouble identifying the cause of your RCD’s continual tripping, it’s always best to call an electrician to inspect it as it could be the RCD itself that is faulty.</p>
<h2 style="text-align: justify;"><strong>Different Types Of RCD and Their Uses </strong></h2>
<p style="text-align: justify;">The RCD in the video above was a fixed RCD in a consumer unit or fuse box. These are the most common types of RCD’s and should be present in all modern consumer units. There are two other main types of RCD’s that are designed for other applications:</p>
<p style="text-align: justify;"><strong>Socket outlet RCD’s - </strong>These are RCD’s designed for 1 power outlet, and can also be found in extension cables. The most common use for these is for outdoor appliances such as lawnmowers and hedge trimmers. If you cut through the wire, the RCD will operate, preventing serious injury to the user.</p>
<p style="text-align: justify;"><strong>Portable RCD – </strong>These are a temporary solution to socket outlet RCDs. Instead of having a socket fitted with an RCD, this portable RCD simply plugs into any socket. They are a useful safety measure in scenarios where an RCD is not present in the property.</p>
<p style="text-align: justify;"><strong>Allied Tip: </strong>Portable RCD’s should be tested every time you use them.</p>
<h2 style="text-align: justify;"><strong>What Are The Dangers Of Not Having An RCD?</strong></h2>
<p style="text-align: justify;">If you are reading this blog only to discover you don’t have an RCD in your consumer unit, it's time to <a href="https://www.youtube.com/watch?v=oEeMcVjU6XE&amp;t=4s">update your consumer unit</a>. In the event of a fault, a newer RCD unit will switch the power off within a maximum 0.4 seconds. In an older consumer unit, circuit breakers can take anything up to 5 seconds before cutting off the electric – this is enough time to sustain severe injury and even death.</p>

<h2><strong>The Electric Vehicle Home Charge Scheme </strong></h2>
<p>The electric vehicle home charge scheme (EVHS) is a scheme that provides a grant funding of up to 75% up to £500 towards the cost of having an electric vehicle charging point installed in your home.</p>
<p>These funds are claimed on your behalf by us here at Allied Electrical once the job is complete - so there’s no need to mess around with any paperwork or forms.</p>
<p>The scheme covers one charging point per eligible vehicle with a maximum of two charging points per household – meaning you can get up to £1000 off your total bill.</p>
<h2><strong>Check Your Eligibility</strong></h2>
<p>There are a few conditions to be eligible to take advantage of this rewarding grant:</p>
<ul>
<li>You must own an <a href="https://www.gov.uk/plug-in-car-van-grants/eligibility" target="_blank" rel="noopener">eligible vehicle</a> – and be able to provide proof of ownership.</li>
<li>You must have purchased said vehicle on or after 1<sup>st</sup> April 2015.</li>
<li>You have not claimed against any previous domestic charge point schemes.</li>
<li>The vehicle should not be valued at more than £60,000.</li>
<li>You must be a UK resident.</li>
</ul>
<p>In addition, you will be able to claim the grant for the chargepoint if you have been assigned an eligible company vehicle for at least 6 months, or you have been leasing an eligible vehicle for 6 months.</p>

<h2><strong>How Much Does Charging An Electric Car At Home Cost </strong></h2>
<p>Electric vehicles, on the whole, are a lot cheaper to run and maintain in comparison to their petrol and diesel counterparts. In your home – charging your electric car (dependant on your tariff) will cost a fraction in comparison to regular fuel:</p>
<ul>
<li>Approximately £3.00-£5.00 for a full charge dependant on your tariff, time of day and vehicle.</li>
<li>This equates to around 2-3 pence per mile, again dependant on your vehicle range and use.</li>
<li>Based on the UK average mileage of 7,900 miles, this equates to £158 - £237.</li>
<li>This is a saving of almost £400 even when compared to a reasonably fuel efficient petrol car.</li>
</ul>
<h2><strong>The Workplace Charging Scheme </strong></h2>
<p>The workplace charging scheme is set up to encourage workplaces to adopt charging points at their business premises for employee use – the intention of this scheme is to see more workers adopting low-emission forms of transport.</p>
<p>The scheme is voucher based and businesses will be eligible for up to £300 per socket up to a maximum of 20 sockets (10 double sockets). Any business, charity or public authority is eligible to claim through this scheme so long as they have dedicated off-street parking for staff or fleet use.</p>
<p>To apply, simply <a href="https://www.gov.uk/government/uploads/system/uploads/attachment_data/file/592465/workplace-charging-scheme-application-form.pdf" target="_blank" rel="noopener">fill out the online application form</a>. You will then be emailed a voucher code if successful that is valid for 4 months – you can present this to claim your money off.</p>

										<content:encoded><![CDATA[<p style="text-align: justify;">An electrical installation condition report (EICR), or periodic inspection report as they used to be called are often referred to by customers as a Landlord Safety Test or Homebuyers Test.</p>
<p style="text-align: justify;"><span id="more-5929"></span></p>
<p style="text-align: justify;">Do I need an Electrical Condition Report? The simple answer is yes, whether it’s your home, a business or a property you rent out, your electrical installation should always be covered by an in date Electrical Condition Report. Although it’s not a legal requirement to have an Electrical Condition Report many legal documents refer to an Electrical Condition Report as a way of satisfying their requirements- The Electricity at Work Act as one example.</p>
<p style="text-align: justify;">Do you know that if you rent out a property and your tenant is electrocuted due to unsafe electrics then you can be prosecuted? Claiming that you were unaware of the condition of the electrical installation is not a suitable defence by the way. In many areas, the local council will insist on a Condition Report for licencing rental properties.</p>
<p style="text-align: justify;">What about the subject of insurance? Many insurers require an Electrical Condition Report before providing cover, especially where workers or the public are concerned. How would you feel about being taken to court for electrocuting a customer or employee only for your insurer to tell you that you’re not covered and you’ll have to cover the costs?</p>
<h2 style="text-align: justify;"><strong>What Is Inspected In An EICR?</strong></h2>
<p style="text-align: justify;">During an EICR, the consumer unit (or fuseboard), wiring and electrical accessories are thoroughly tested and inspected for faults or deviations from the Wiring Standards. Throughout the test, the following will be inspected and tested:</p>
<ul style="text-align: justify;">
<li>The adequacy of the earthing and bonding.</li>
<li>Devices for protection against fire and electric shock.</li>
<li>Any damage or wear and tear that might affect the safety of the properties inhabitants.</li>
<li>Identification of any damaged electrical fittings and accessories.</li>
<li>Identification of any exposed live wires that could cause a fire or injury.<a href="https://www.alliedelectrical.co.uk/wp-content/uploads/2017/06/87-volts.png"><img class="size-medium wp-image-5930 alignright" src="https://www.alliedelectrical.co.uk/wp-content/uploads/2017/06/87-volts-227x300.png" alt="87 volt reading on an EICR test in a rental property bathroom" width="227" height="300" srcset="https://www.alliedelectrical.co.uk/wp-content/uploads/2017/06/87-volts-227x300.png 227w, https://www.alliedelectrical.co.uk/wp-content/uploads/2017/06/87-volts.png 314w" sizes="(max-width: 227px) 100vw, 227px" /></a></li>

<p style="text-align: justify;">Many faults can’t be seen simply by looking and are only picked up during testing. The image to the right is showing nearly 87 volts on a metal shower enclosure. This was found after a tenant was electrocuted in a Buy To Let property in Bristol.</p>
<p style="text-align: justify;">It would have saved the landlord a considerable amount of money and paperwork if it had been picked up during an EICR.</p>
<p style="text-align: justify;">An EICR should only be carried out by a skilled and competent <a href="https://www.alliedelectrical.co.uk/why-choose-us" target="_blank" rel="noopener">registered electrician</a> with the experience to know what they are looking for. Believe it or not, all electricians are not the same! EICRs require a high level of skill and these skills are only gained after considerable additional training and years of experience.</p>
<h2 style="text-align: justify;"><strong>Recommended Frequencies for Electrical Installation Condition Reports  </strong></h2>
<p style="text-align: justify;">The recommended frequencies for having electrical testing carried out will vary depending on the type of premises, the recommended frequencies are as follows:</p>
<p style="text-align: justify;"><strong>Homeowners</strong> –BS7671 (17<sup>th</sup> Edition Wiring Regulations) recommend having an EICR carried out at least <strong>every 10 years. </strong>It is also important to have one done if you are moving out or into a new home, if your insurance requires one – or if you suspect your current electrics are old, faulty or have been subject to poor quality additions.</p>
<p style="text-align: justify;">The only exception to this is if the property has a swimming pool – this should ideally be tested once every year.</p>
<p style="text-align: justify;"><strong>BTL or Rented Homes - </strong>Under the ‘Landlord and Tenants Act (1985) landlords must ensure that the electrical installation in a rented property is maintained safely throughout a tenancy. To ensure this, BS7671 recommend an EICR test at <strong>change of tenancy or at least every 5 years</strong>. We also recommend <a href="https://www.alliedelectrical.co.uk/electrical-testing" target="_blank" rel="noopener">annual PAT testing.</a></p>
<p style="text-align: justify;"><strong>Businesses – </strong>Whilst it is not a legal requirement to have an EICR, as an employer you are responsible for the welfare of your employees. Under the 1974 Health and Safety at Work Act stating that employers are ‘responsible for the health and safety of their employees’ and the <a href="http://www.hse.gov.uk/pUbns/priced/hsr25.pdf" target="_blank" rel="noopener">‘Electricity at work regulations’</a> which required that precautions must be taken against the risk of injury from electricity used as part of work activities. BS7671 recommend having an EICR undertaken at least <strong>every 5 years</strong>.</p>
<h2 style="text-align: justify;"><strong>How Much Will It Cost &amp; Is There Anything I Need To Be Aware Of?</strong></h2>
<p style="text-align: justify;">Good question and a bit of a tricky one! BS7671 (the 17<sup>th</sup> Edition of The Wiring Regulations) give guidance on testing and sample testing in particular. In larger installations, it is acceptable to just test a sample of the final circuits (lighting and socket circuits, for example, are final circuits). This sample can go as low as 10%, obviously, this can give a misleading view of an installation and is not recommended.</p>
<p style="text-align: justify;">Typically this can lead to one contractor pricing to test 10% of the circuits whilst another more thorough contractor may test 75-100% of the circuits. For this reason, it is important to check what percentage your chosen contractor will be testing when comparing prices. A third scenario that we also frequently come across is contractors who will price an EICR at a loss on the basis that they will inflate the costs of the remedial works to make up for the initial low cost of the test (and often a considerable amount more). Unfortunately, it can be very difficult to quote for remedial works from another contractors test certificate, this is what the more unscrupulous contractors count on.</p>
<p style="text-align: justify;">So, back the original question, how much will it cost..</p>

<h2 style="text-align: justify;"><strong>Electrical Checks You Can Carry Out In Your Home </strong></h2>
<p style="text-align: justify;">The best way to prevent costly remedial work down the line is to spot electrical problems early. Here are a number of easy and risk-free visual checks you can carry out at home:</p>
<ul style="text-align: justify;">
<li>Ensure your extension leads are being used correctly. If you find yourself ‘daisy chaining’ (plugging one extension lead into another) rearrange your plugs or buy a larger extension cable.</li>
<li>Check the casings of your sockets and light switches for any cracks, discolouration or burn marks.</li>
<li>Ensure that electrics in your bathroom are situated at least 3 metres from your bath or shower.</li>
<li>Testing your RCD, this can be done by pressing the ‘test’ button – when pressing the button all the appliances protected by the RCD should switch off. If they don’t, call an electrician.</li>
</ul>

										<content:encoded><![CDATA[<p style="text-align: justify;">There are around 11,000 injuries every year in the UK caused by fires in the home – some of which could be preventable with the use of a fire alarm. <span id="more-5853"></span>Despite its simplicity, many homeowners are still reluctant to carry out testing and maintenance on their smoke detectors and a few don’t even bother using one!</p>
<p style="text-align: justify;">Not only does carrying out your own maintenance on your smoke detector keep you safe, but it can also prevent premature failure - saving you a bit of money. In our latest blog, we’ll run through some smoke detector maintenance essentials along with a video tutorial from our owner <strong>Nick Smith:</strong></p>

<h2 style="text-align: justify;"><strong>How Often Should I Test My Smoke Detector?</strong></h2>
<p style="text-align: justify;">Whilst every different manufacturer has their own recommendations, as a rule of thumb, you should aim to test your smoke detector weekly. If you have an elderly neighbour or relative, it’s always nice to offer to check theirs for them if they are unable to.</p>
<p style="text-align: justify;">To test your alarm, locate the button marked ‘test’. Push and hold this button and the alarm should start ringing, along with any other detectors on the same circuit.</p>
<h2 style="text-align: justify;"><strong>How Do I Change The Battery On My Smoke Detector?</strong></h2>
<p style="text-align: justify;">Even if your smoke detector is mains powered, it will most likely have a backup battery in case of power failure, we recommend changing your battery once every 6 months – the method of changing the battery varies from model to model:</p>
<ol style="text-align: justify;">
<li>Switch your circuit breaker off before changing the battery.</li>
<li><strong>If your detector has a sliding draw</strong>, simply pull the draw out and replace the battery with a new one – these are usually 9V batteries.</li>
<li><strong>If you have a smoke detector that detaches from the base</strong> – insert a screwdriver into the marked slot and twist the base off as shown in the video.</li>
<li>Whilst you're changing your battery, remember to check the ‘use by’ date to ensure your smoke detector doesn’t need replacing.</li>
</ol>
<p style="text-align: justify;"><strong>Allied Tip: As Nick states, you may hear a ‘chirping’ noise coming from your detector – this indicates your battery is starting to run low.</strong></p>
<h2 style="text-align: justify;"><strong>How Do I Clean My Smoke Detector?</strong></h2>
<p style="text-align: justify;">We recommend cleaning your smoke detector once every 6 months – it is essential that smoke detectors are kept clean as a build up of dust and other substances can act as an isolative layer over the sensors and reduce the effectiveness of the alarm.</p>
<p style="text-align: justify;">To clean your smoke detector simply go over the smoke detector with a vacuum cleaner fitted with a soft brush attachment. Remember, as Nick points out in the video – it’s never wise to use any kind of spray or liquid cleaning product on anything electrical.</p>
<h2 style="text-align: justify;"><strong>How Often Should I Replace My Smoke Detector? </strong></h2>
<p style="text-align: justify;">The <a href="http://www.fireservice.co.uk/">UK fire service</a> recommends you replace your smoke detector once every 10 years or when the alarm reaches its ‘use by’ date – new smoke detectors can be purchased at most hardware stores, online or through your local electrician. Unless you have the required tools and know-how, we recommend calling an electrician to fit your new smoke detector.</p>

Take a few minutes to read our Christmas safety tips and ensure preventable accident doesn’t take the fun out of your celebrations!</p>
<h2><strong>Precautions Whilst Putting Up Your Christmas Decorations</strong></h2>
<p>Most people will only use their Christmas lights once a year; therefore it’s important they are tested prior to being put up again, additionally, if your old Christmas lights have been stored uncovered in bad conditions such as the garage all  year, it’s a good idea to replace them with a newer set.</p>
<p>Here are a few simple precautionary checks to carry out when fitting your Christmas lights</p>
<ul>
<li>Always read the instructions and retain them for future use</li>
<li>Check that your Christmas lights are not damaged before fitting them</li>
<li>Replace failed lamps immediately, make sure you only use replacement lamps of the same type and rating – if lamps are not replaceable, the whole unit may need replacing</li>
<li>Ensure all your outdoor lighting is connected to an RCD protected socket, this reduces the risk of electric shock and fires. Additionally, make sure any electrics outside are plugged into weatherproof sockets</li>
<li>Never overload power sockets, this can lead to overheating and fires</li>
<li>Ensure you turn your lights off when you are asleep or out of the house, alternatively, put them on a timer to make sure you don’t forget</li>
</ul>
<p><strong>The electrical safety council now recommend the use of LED lights over traditional filament or lantern lights, this is because:</strong></p>
<ul>
<li>They operate at extra low voltage, this significantly reduced the risk of electric shock</li>
<li>They use 80-90% less electricity to run, this not only reduces the risk of overheating considerably, also reducing the amount of electricity used</li>
<li>They are made of more durable material because there is no filament, reducing the chance of breakage</li>
</ul>
<h2><strong>Preventing Christmas Tree Fires</strong></h2>
<p>The majority of fires started by Christmas trees are caused by electrical problems, here are a few things you can do to ensure a fire doesn’t start in your home:</p>
<ul>
<li>If you do opt for an artificial Christmas tree, choose one that is fire resistant</li>
<li>Ensure your smoke alarm is working (you should test it once a month regardless of the time of year)</li>
<li>Water your tree daily to prevent it drying out, dry trees are more likely to catch alight</li>
<li>Check your Christmas tree lights for frayed wires and replace if any are found</li>
<li>Switch your Christmas tree lights off before leaving the house or going to bed</li>
<li>Keep your tree a safe distance away from any heat source</li>
<li>If you have pets or young children, don’t leave them unsupervised near your tree</li>
</ul>
