Overseeding Lawns in Anthem Parkside

It’s that time of year again here in Anthem Parkside – time to overseed for that beautiful lawn we Phoenicians like to show off while the rest of the country is showing how buried there cars are in the snow drifts. I know many of you have seen the landscapers traversing our local fields recently in preparation of this process. Our clients who are new to the area, especially those from colder climates, are not too adept at overseeding their lawns and often call with questions.

Well, we have both warm and cool growing seasons here in the NW Phoenix area, with two distinct styles of grass growing in each. Because we have yearly temperatures swings from 27-degree winter nights to 117-degree summer days, there is not just one grass type that will remain green and healthy all year long. Instead, Anthem gardeners who choose to have year-round green grass must overseed their warm-weather bermuda grass in fall with cool-season ryegrass.

The Anthem HOA does mandate that if you have front yard lawns, they must be overseeded for the winter in an effort to keep our homes looking nice. The bermuda grass will continue to grow and stay green so long as overnight lows to not dip down near frost levels and you are feeding it regularly – perhaps even into the Thanksgiving season. However, I usually follow the lead of those more intelligent that me. So when I see the Anthem Parkside professional landscapers beginning their overseeding season – even those greenskeepers at the Anthem Country Club – I usually tell myself that it’s time to get ready myself.

PREPARATION

Overseed mature lawns between late September and mid-November, when nighttime temperatures drop below 60 degrees.
4 to 6 weeks prior to overseeding, stop fertilizing your bermuda grass.
Cut irrigation frequency in half a few weeks before your overseeding date.
Stop mowing your lawn one week before overseeding.
The day of overseeding, mow bermuda-grass as low as your mower will go—preferably down to one-half inch high—and remove the clippings from the lawn.

OVERSEEDING

Spread ryegrass seed in amounts specified on seed packaging.
Rake in the seed to promote good soil contact.
Cover seed with one-quarter inch of weed-free forest mulch, composted steer manure or grass clippings. Top-dressing helps maintain moisture and moderate soil temperatures needed to promote seed germination, and deters birds from feeding on the seed. (and they will show up like no one’s business!)
Water 3 to 4 times daily for 5 to 10 minutes until seeds germinate in 5 to 7 days.

RYEGRASS CARE

After ryegrass begins to establish, around the third or fourth week, gradually start reducing irrigation to every 3 to 7 days in November and December, then every 7 to 14 days for the remainder of the season, depending on local conditions and rainfall. For healthy ryegrass, irrigation must run for longer periods than the original 5 to 10 minutes, allowing water to soak 4 to 6 inches deep with each irrigation.
Do not mow until ryegrass grows 2 inches tall; then mow lightly, no lower than 1 ½ inches tall. After ryegrass establishes (each plant has 3 or 4 shoots), it can be mowed to a lower height, if desired.
Do not fertilize until after the first mowing. Feed monthly with a complete fertilizer.

Anthem Days Returns

The end of March 2014 ushers in another Anthem Days’ celebration for the community of Anthem, Arizona and the surrounding NW Phoenix Valley. This year marks the 15th Anthem Days event and is packed with all the typical fun and revelry that those of you who have been to one before have come to expect. One could argue that Anthem Days is Anthem’s signature festival with it being the longest running annual event that it celebrates. The fun begins on Saturday, March 29 from 10:00AM – 4:00PM and repeats on Sunday, March 30 at the same times.

This two-day event has a plethora of family-friendly activities scheduled:

carnival with vending and rides
a kids’ zone with inflatables and bounce houses
food court with a beer garden
craft vendors
the Eggstravaganza egg hunt (sponsored this year by CCV Anthem)
live musical entertainment

There are several other events that take place both days such as World War II airplane flyovers. There really is no better way to see several vendors all in one day while you merely walk around the fields of Anthem’s community park! Many of you reading this are probably not used to seeing such lush green rye grass this time of year. Well, come on our to Anthem Days and experience for yourselves how great our little city is here in NW Phoenix. This festival is open to everyone. Admission and parking are both free.

Go Green Event in Anthem, AZ

It’s that time again… Anthem’s semi-annual Go Green Event! Or as I commonly refer to it – Shred Day! Our community’s home owner’s association has partnered with companies such as Republic Services (Allied Waste), Shred-it, Westech Recyclers, Safety-Kleen, Clean Harbors, and Big Brothers and Big Sisters to give Anthem residents the opportunity to recycle electronics, personal documents, paint, clothing and household hazardous waste items at this month’s special Go Green Event.

The event is set for this Saturday, October 19 from 8 a.m.-1 p.m. in the Anthem Community Center parking lot – just south of the swimming pools at 41130 N Freedom Way in Anthem, AZ.

So what can you expect from this event? How about a fantastic and free way to acquire some extra space in those packed houses of yours! How about the opportunity to rid yourselves of some of that old computer equipment, paint you’ll never use, old car batteries, old appliances… the list goes on and on! You don’t want or need any of this crap, people! Come on down and rid yourselves of this stuff.

What to bring and drop off:

Household Hazardous Waste
New this year, Clean Harbors will be accepting household hazardous waste items from Anthem residents. Examples include appliances, bleach, car batteries, cleaners, CFL light bulbs, computers, paint, pesticides, pool chemicals, oil, and tires. In addition, Safety-Kleen will also receive and recycle up to 1500 gallons of old paint. Five gallons of paint per Anthem household will be permitted.

Recycle
Republic Services and Westech Recyclers will be on hand to recycle acceptable large appliances, electrical items, telecom, audio/visual equipment, and other paper-, cardboard-, plastic-, metal-, and glass-based recyclable items. See complete list below.

Shred – my personal favorite with all the real estate documents we archive
Shred-it will provide secure destruction of household sensitive materials including bank statements, check stubs, and credit card offers. The following items will not be accepted for shredding: metal, CDs, tapes, disks, binder clips and three-ring binders. File folders with metal will be accepted.

Donate
Big Brothers and Big Sisters will assist residents with clothing donations and provide tax deductible donation receipts. Acceptable items include clothing, toys, linens, and small household items such as lamps, décor, and small appliances.

Unique finding while showing homes for sale in Anthem today…

It doesn’t take long when out showing homes for sale in Anthem AZ to see some unique items out for display in the seller’s house. You see everything from weird paint color choices and carpet selections to things hanging that typically are found on the floor to window treatments thought only to be seen in a Broadway play. You never think to yourself, “Wow, I now have seen it all!” This is because the last “head turner” only serves to prove to you that you have many other homes with which to see the insides of in the NW Phoenix area, and any one of them is ready to entertain you!

So this brings me to today’s unique find…

Oh, and I should also tell you that not all of what is seen is something one would classify as, “I cannot believe they did that to their house!” More often that not, it’s, “That is so cool. Why didn’t I think of that?” The ladder is what brings me to todays diatribe…

I am out showing my buyer a few homes in Anthem AZ this morning, and we came to one of our final selections. (There are not a whole lot to be seen these days, as many of you know!) The listing agent meets us at the door for a bit of a “guided tour” of this very nice home, and I notice that the kitchen has two refrigerators in it. This is normally not something to notice other that the fact that this particular home for sale in Anthem AZ is only around 1,300 sq. ft. – rather small to require two refrigerators in my book! To top it off, the other fridge is being placed in the home’s kitchen nook!

Upon closer examination, I see that this is going to be one of those new “ah-ha’s” for me today! The extra refrigerator is being used as a cold distiller and has even been modified to include four separate taps… very cool. The sellers are avid beer lovers and have gone to great lengths to instill this passion into their daily lives. (Sorry, I couldn’t resist.) The seller’s agent went on to tell us how the sellers were recently married and served their home brew to all their guests – some 100+ people!

You can see in these quick photos that there is a good deal of science that goes in to these unique flavors of beer. I must say, not being an avid beer enthusiast, myself, I was quite impressed with the effort this couple displayed in their beer-making passion. Though my buyer client chose not to place an offer on this home in Anthem AZ, it was fun to see another unique aspect to an Anthem Parkside home for sale.
