Listings can include more than just photos to highlight a property. Flexmls allows you to add photos, videos, virtual tours and documents to provide visual appeal and help convey important details to potential buyers.

Photo Visibility Options

With all types of listing media, you have the option to mark them as Public, Private or Private While Off-Market. This allows you to opt-out of public listing displays on the web if desired.

Media Rules

Find examples of what is and what is not allowed in listing media. If you’re unsure of a piece of media you want to add to your listing, you can submit your photo to Data Integrity to review if it is in compliance.

CubiCasa Floorplans

CubiCasa is a mobile app that produces floor plans from a simple five-minute scan of a property. The app is included with your subscription and requires little training and no extra equipment.

Preferred Photographer Program

Our Preferred Photographer Program connects agents and photographers. Photographers have been trained, tested on ARMLS media rules, have limited access to Flexmls to add media (using their own login) and offer their own rates and services.

How accurate are CubiCasa floorplan scans?

CubiCasa reports that its average floorplan accuracy is between 95–97%. Scans done with LiDAR-enabled devices are typically more precise, with accuracy consistently within 3%. CubiCasa continues to refine its scanning algorithms, and as mobile device hardware improves, scan accuracy is expected to improve as well.

Additionally, if you find you are adding HOA Y/N often, try saving a Quick Search Template. As a final note, for many homebuyers, HOA fees can make or break a budget. You can search for listings that meet specific HOA fee criteria based on the combined monthly equivalent. To do this, add the Ttl Mthly Fee Equiv field to your search. Afterward, you can include a minimum and maximum dollar range for HOA fees, ensuring that your client’s budget is not exceeded.

What is RapidStats?

RapidStats is a powerful reporting and market analytics tool that provides comprehensive market reports sourced directly from MLS data, ensuring timely and accurate information.

Accessing RapidStats

Go to RapidStats.com. Next, click Agent Metrics on the left side.

Find the report option for Agent Efficiency.

This is a detailed review of an agent’s residential sales efficiency using metrics such as closure, pricing and contract efficiency over the last 24 months. Click View. Here, you can search by Name or Agent ID. Finally, click the green Refresh Report button.

Find the Closure Efficiency section, where you can see your stats in the last 24 months. Additionally, after the report is generated, you can save, download or print it.

How to Find CBS Codes

1. With your Supra eKey, you can find the CBS code for each box in your Inventory. To view a CBS code, click on the box’s serial number.
2. Visit SupraWEB. You will need the lockbox’s serial number and the shackle code. A SupraWeb account is required, and you can sign up for a free account.
3. Call ARMLS at 480-921-7777. We will verify your identity and provide you with the CBS code.

Helpful Tips

You can enable CBS codes for showing agents (SA). Some listing agents do this for an extra layer of protection. To require a CBS code for all people using the lockbox, click Edit at the bottom of the screen on your eKEY app and turn on Require CBS.

Organization is key. Use the SupraWEB website to keep track of your lockboxes, assign a lockbox to a specific property, view all of your showings and more! You can also inventory all of your lockbox codes (shackle and CBS) with the click of a button. Just select the option in the top right for SupraWEB for Agents to get started.

View & Edit Keybox Data

The eKEY app allows agents to view and fully edit their lockboxes. This includes altering lockbox showing times, changing shackle codes and editing/adding CBS codes.

To get started using this feature, tap on the My Keyboxes option from the eKEY home screen. Next, you can find the lockbox serial number you wish to view or edit. It’s important to note that you must be within Bluetooth range of your lockbox to edit the lockbox’s settings. Additionally, you can add important details to the lockbox, such as an address, owner or MLS number, which contributes to a well-organized inventory.

Assoc Rules Info

The Assoc Rules Info field is important because properties located within a community that has a Homeowners Association (HOA) may include restrictions on RVs. This field can help you quickly identify if RVs are allowed or prohibited by the HOA.

Remember the and/or/not functionality when searching if needing to modify the selections.

This field is not included by default, so you’ll need to manually add it to your search template.

Parking Features

Next, if the association does allow RVs, Parking Features can be a valuable search field if your clients intends to park the RV on the property.

This field is already included in the default Residential-1 property class template.

As a final note, if HOA/Association Rules are too restrictive for your client, adding the field HOA Y/N and selecting No might be a good option before adding RV or Parking selections.

A few subscribers have been searching for items in fields that no longer exist. One example is refrigeration. Refrigeration has been replaced by “Central Air” in the Cooling field, in alignment with RESO Standards.

Why the Change?

Flexmls updates are driven by the Real Estate Standards Organization (RESO), which works to standardize fields and terminology across the industry. In Q1 of 2025, several changes were made to Flexmls to better align with the RESO Data Dictionary, a set of universal definitions that allow systems to communicate more efficiently.

Next, go to Feedback Surveys and enable Allow Feedback. For the drop-down by Send feedback reminder, you can select between one and six reminders to be sent to the showing agents to complete showing feedback.

When your External Notification Preferences are set, you can easily view showing approval details and any additional required information, such as CBS codes, gate codes or other showing instructions, without logging in to Aligned Showings.

How do I make listing media private?

What choices will become available?

Additional options will appear when selecting single photos or using Select All.

• Mark Private: To make a photo always private, regardless of listing status. The photo will not be available to the public. Photos that have been marked private are outlined in red, with the label Private.
• Mark Private While Off-Market: To change photo privacy automatically when the associated listing goes on or off the market. The photo will automatically be made private when the listing is in an off-market status. If the listing returns to an on-market status, the photo will automatically be made public again.
  • Photos that have been marked private while off-market will appear with a dark red outline and the label Private While Off-Market.
• Mark Public: To remove privacy restrictions from a photo.
  • Photos that do not have privacy restrictions are labeled Public.

Note: The primary photo marked in blue and labelled Public (Primary) for a listing cannot be made private.

How can subscribers and photographers know if photos are private?

When viewing a listing in the MLS, in the Photos Tab, any Private photos will have a red “PRIVATE” flag at the top left of the photo.  These photos will not display outside of the MLS.

If the listing is in Active status, and the photos have been marked Private While Off-Market, no flag will appear on the listing. Once the Active listing moves into an Off-Market status, the “PRIVATE” flag will appear, and the listings will no longer display outside of the MLS.

Geo-Awareness Enhancements for Non-MLS Stops

When searching for businesses and points-of-interest while adding a non-MLS stop, the map has been improved to be more geographically aware, including locations that were previously missing.

Ability to Send a Single Feedback Reminder

Previously, listing feedback reminders could be sent in 0, 2, 3, 4, 5 or 6 increments. Now, the option to send only one additional feedback reminder is available.

Email Notifications Updated For Clarity

Appointment request email notifications now include the appointment type in the subject line and body. This provides clarification for appointments that are not showings.

Seller/Tenant Feedback Notifications Improved

Email notifications can be sent to sellers/tenants when feedback is received. The link within the email has changed from “Click here to view and respond via Aligned Showings” to “Click here to review all feedback on your dedicated Aligned Showings webpage”. This minimizes confusion about a seller/tenant’s ability to interact with and respond to feedback.

Additional Improvements

We’ve made several bug fixes and enhancements, including resolving a Broadcast Omit issue, enabling calendar exports with custom filters, ensuring accurate display of property square footage and more.

For Edge Users:

Click Print. In your browser’s pop-up window, navigate to the field labeled Printer. Click the dropdown menu under Printer and select Save as PDF. Click Save.

For Firefox Users:

Click Print. In your browser’s pop-up window, navigate to the field labeled Printer. Click the dropdown menu under Destination and select Save as PDF. Click Save.

What is a non-showing appointment?

A non-showing appointment includes activities such as an appraisal, inspection or walk-through.

Appointments for these activities can now be extended up to six hours, accommodating the longer time needed by appraisers and inspectors.

Please note that non-showing appointments must still adhere to the time/date restrictions set by the listing agent, including unavailability during other showings (unless overlapping showings are permitted) and advance notice requirements.

Patio Homes and Townhouses are only two of the eight different dwelling types available in the MLS.

Dwelling Types in the MLS:

• Single Family-Residence
• Patio Home

Below are the new definitions for clarity. A help text with these definitions is also available in Flexmls when adding a listing for Dwelling Type under General Property Description.

Dwelling Type Definitions:

• Single Family Residence – A free-standing dwelling that is intended to house only one family. Standalone may apply to properties that appear attached but do not share a common wall.
• Townhouse – A dwelling unit generally having two or more floors and attached to other similar units via party walls.
• Patio Home – A single-family residence with a small footprint that features a private courtyard or patio. It is usually built close to the property line, also known as a zero lot line home.
• Apartment Style – A housing unit that is self-contained but is part of a larger building with several units.
• Gemini/Twin Home – Two units attached to one another, usually by a wall, garage or sometimes just by a single archway. This may also be applied to a duplex structure.
• Mfg/Mobile Housing – Designed to be used with or without a permanent foundation as a dwelling when connected to on-site utilities, excluding Park Models (unless an Affidavit of Affixture is issued). Visit the Manufactured Homes resource page for additional rule restrictions.
• Modular/Pre-Fab – Prefab is a general term used for a prefabricated building or building component that is manufactured in a factory prior to its final assembly at the construction site, whereas modular refers to something built or organized in self-contained units.
• Loft Style – Modern urban style in interior design, which is characterized by an abundance of open space.

Non-MLS Stops Saved When Exiting

Saved non-MLS stops! When adding a non-MLS stop to a Route, it will be saved even if you exit your Route planning before showing requests are sent.

Rescheduling Notice for Listing Agents 

Better transparency! If you are a Listing Agent rescheduling an appointment that is included in a Route, you will see a notice that the date cannot be changed for listings in a Route.

SHOWINGS

Showing Team Members Ability to Reschedule

Better collaboration! Team members included on the showing side now have the ability to reschedule appointments in the Messages area.

Transparency For Unavailability on Your Listings

Explained unavailability! Previously when scheduling an appointment on your own listing, “Unavailable” would be displayed for listing restrictions and existing showings. Now, it will more accurately display either “Unavailable” or “Existing Showing” accordingly.

CALENDAR

Extend & Export

Better bookkeeping! The Calendar can now be extend up to 18 months rather than the previous six months. This can be useful for tax purposes or gathering information for reports.

Additionally, the Calendar can now be exported. Set your appointment filters and a custom date range, then click Export in the upper right to create a .CSV file that can be opened in Excel.

BROADCAST MESSAGE

Omit Agent Error Message

Confirmed omissions! Agents must be selected from the provided list to omit them from Broadcast Messages. Now, if an agent is not properly selected, an error message will be displayed.

Additional Improvements

Various bug fixes and improvements have also been completed, including Listing Activity Reports now displaying the correct day and more.

Land Lease Fees at $0

In Flexmls, when in a Quick Search, find the Dwelling Type field and select Mfg/Mobile Housing.

Next, you will need to add a field to the search area. Begin by typing “Fees” into the search box, then add Ttl Mthly Fee Equiv once it appears. Lastly, set 0 (zero) as the maximum value.

This will filter results to show mobile homes that are either not located in mobile home parks or have no associated land fees.

Excluding Leasehold Properties

Alternatively, you can search for residential manufactured/mobile homes where the land is owned.

In Quick Search, select Residential as the property type and find the Dwelling Type field to select Mfg/Mobile Housing.

Next, add the Ownership field. Once added, select Leasehold and change “of” to “not of” by clicking the phrase.

This will specifically exclude any listings that have a leasehold.

The answer is simple: school information is required for every residential listing in Flexmls, regardless of the community type. However, there are several options for what values to enter. Let’s explore this further.

Option One

If there is truly no school district in the surrounding community, you can input “Adult” in each School field and add “000 – Out of Area” for the School District fields.

Option Two

When confirming information that should be entered in the Main Fields tab for the school fields, it is always best to auto-populate school district information. Take it a step further and cross-reference the data field with The Monsoon Tax System. This is an easy way to correctly enter school district information.

Lastly, when adding a listing, in the Details tab under Special Listing Conditions, don’t forget to check the box for Age Restricted (see Remarks).

Showing

With a standard showing (commonly first-time viewings), the maximum appointment length can be set as low as 10 minutes to no maximum, depending on the listing agent’s settings.

Return Showing

If your client wishes to revisit a property, a Return Showing can be booked for as little as 10 minutes or up to three hours.

Appraisal

An Appraisal assesses the value of the property, and usually takes one to two hours to complete. If an appraiser requests an appointment, they can schedule appointments ranging from 10 minutes to 6 hours as necessary.

Inspection

Home Inspections, performed by licensed professionals, evaluate the property’s condition and safety before a home purchase is finalized. These appointments can be set from 10 minutes to a maximum of 6 hours.

Walk-Through

A Walk-Through is the last inspection of a home before closing, allowing the buyer to verify that the home is in the condition agreed upon, and that any promised repairs or updates have been completed. These can be scheduled from 10 minutes to 6 hours, based on the buyer’s or agent’s needs.

Exterior Stories

The Exterior Stories field, under General Property Description, should include the stories of the entire building. Typically, the Exterior Stories start at the ground and are numbers upwards.

Interior Levels

The Interior Levels field reflects the number of stories of the unit itself, excluding basements and other units. In the MLS, an interior level is defined as a discrete horizontal plane of interior living space for a dwelling. It can also be open to interpretation based on the agent entering the listing.

Example

For the property below, there are six exterior stories of the entire building, while there are only two interior levels of the one unit itself.

Additionally, you may also want to review the blog series on Obscure Fields. When searching for properties that may have multiple stories, three must-reads are Part 2, Part 3 and Part 5. These three blogs highlight fields you can add to a search such as private elevators, identifying common walls and upstairs neighbors. Lastly, you may also be able to identify properties that come with temperature-controlled parking.

• Delivery Fee: There is an additional cost for the service.

Positives

1. Environmentally Friendly: More deliveries are made with zero emissions.
2. Contactless Delivery: For those concerned about physical interaction, drones provide a completely contactless experience.
3. Fast: Deliveries often arrive in about one hour.

Negatives

1. Privacy Issues: The drones are equipped with cameras, sensors and microphones, raising privacy concerns.
2. Noise Pollution: Amazon is using MK30 drones, which operate between 47 and 61 decibels.
3. Limited Delivery Area: Currently, only customers in Tolleson and nearby areas are eligible.

How You Can Help Your Clients

Be prepared to answer your clients’ questions by staying up-to-date with new technologies used by businesses. To target properties where delivery drones are possible in Flexmls, draw a shape around the delivery area and include or exclude it in your search. Furthermore, learn more about noise pollution.

As the listing agent, follow these steps in Listing Setup to ensure proper showing restrictions are set in Aligned Showings:

Steps to Adding Time/Date Restrictions

Log into Aligned Showings from Flexmls. Then, navigate to My Listings in the Menu.

Edit a particular listing by clicking the pencil icon.

In Listing Setup, go to Time/Date Restrictions, then click Add Time/Date Restrictions. You will have two choices: Specific Dates and Recurring.

Specific Dates

Select your date and whether the restriction occurs all day or for a specific time range.

Recurring

Once complete, click Save Time/Date Restriction. You can either close out of Aligned Showings or go back to the listing to edit more.

Adding these additional restrictions will ensure showing instructions are followed. As a reminder, failure to comply with the showing instructions by a showing agent can lead to a violation under section 13.4 of the ARMLS Rules and Regulations.

If a listing includes a floor plan in this new category, you can filter your search specifically by this media type, making your searching easier!

Searching for Floor Plans

On the Quick Search page, find +Additional Search Options, and click to expand.

When selecting Floor Plans, you will need to enter a minimum number to search for listings that have floor plans added. Complement this searchable field with your other desired fields when finding listings for your clients.

Adding a Listing

Floor plans now have their own media category, titled Floor Plans. When editing or adding a listing, the process of uploading and managing a floor plan will be similar to the current process for uploading and managing photos.

Accepted file types for floor plans include all currently accepted photo file types (JPG, JPEG, PNG, GIF, HEIC, BMP, TIF, TIFF, PBM). Maximum accepted file sizes are also the same as maximum accepted photo sizes (15 MB or 3000 x 2000 pixels). PDFs are not currently an accepted file type for floor plans. MLS watermarks will also be applied to all uploaded floor plans.

Adding a Seller/Tenant

To add seller/tenant involvement, select My Listings from the Aligned Showings navigation menu. Your active listings will display. Click on the Edit icon (pencil).

After you select the listing for which you want to set the seller/tenant involvement, the full list of Listing Setup will display. Choose Step 3 (Seller/Tenant Involvement). This will unveil the Seller/Tenant Involvement setup screen.

Select Add Seller/Tenant.

Next, enter the seller or tenant’s name and select it from the drop-down menu. Alternatively, add a new seller or tenant by typing the name with at least three letters and clicking Invite New User once it appears.

Select either Seller or Tenant and enter their first name, last name, primary phone number, secondary number and email address. There is also a space for optional notes.

Lastly, select Add Person to save their details.

Once you have your desired seller/tenant, you will need to select their level of involvement.

Level of Involvement

After adding their basic information, you must select their level of involvement. From the dropdown menu, choose from the following options:

Be sure to select Done to save the seller/tenant settings.

More Tips

• Seller/tenants do not log into the Aligned Showings system. They view showings on a static web page outside of the Aligned Showings system to view or approve/decline showing requests.
• Seller/tenants can view showing request information, including the agent contact information and any notes.
• In the My Listings view, the names of the seller/tenants are featured in the Seller column, visible exclusively to the listing agent.

New Seller/Tenant Appointment Link

Easier to find! You can now access the seller/tenant appointment link directly from your Contacts. Simply locate your seller or tenant and click the Open seller appointment link.

Previously, this was only accessible through their contact card in Messages.

Showing Summary Added to Seller/Tenant Appointment Link

Get a quick overview! A new Showing Summary is now included within the Seller/Tenant Appointment link, showing the total number of approved showings. Additionally, you will see the number of feedback surveys that have been left and the last time one was submitted.

Note: If no feedback surveys have been completed for the listing, a default date of “December 31, 1969, at 5:00:00 PM” will be displayed.

Edit Seller/Tenant Contact Information From Listing Setup

Fewer clicks! You can now edit seller/tenant contact details directly from the Listing Setup screen. No need to navigate to Contacts separately!

Price Interval Added to Price Point Analysis Report

More customizations! The Price Point Analysis report now has the option to separate price points by the interval of your choice. Choose from $10,000, $25,000, $50,000 or $100,000 increments to give you more freedom when viewing showings on the market.

Note: If a price interval is missing, there are no showings in that range.

Additional Improvements

Currently available only on desktop, phone numbers and email addresses in Aligned Showings are now links, allowing you to call or email directly with a single click. Various bug fixes and improvements have also been completed, including modified email notifications, the current month now displaying when updating appointments and more.

Stat Report: Residential MARICOPA Homes Sales

In the Flexmls (ARMLS) Menu, find Statistics, then click on Market Trends Reports.

Next, click Price Range Reports, then click Run Report. Next, change the dates to the beginning and ending date of your desired month.

Uncheck ARMLS from the Associations section and select Include all associations.

Uncheck Apache from the Counties section, then select Maricopa. Click Next.

Once complete, you can print or save as a PDF.

Stat Report: Resident PINAL Homes Sales

In Flexmls (ARMLS) Menu, find Statistics, then click on Market Trends Reports.

Next, click Price Range Reports, then Run Report. Next, change the dates to the beginning and ending date of your desired month.

Uncheck ARMLS from the Associations section and select Include all associations.

Uncheck Apache from the Counties section, then select Pinal. Click Next.

How to Pull Your Production Report

In Flexmls, click Menu, then find Statistics. Click on My Production.

My Production Report displays the total number of listings sold year-to-date for the current year and the same period last year. The tables compare year-to-date statistics with the previous year.

By default, the report shows the current year’s year-to-date data alongside the same period from last year. You can also view data from previous years (up to three years back). If you select a previous year, the report will display data for the entire calendar year.

While viewing your Production Reports, it is recommended that you complete a self-audit. If you find information that does not match, you may need to contact your broker.

A data share agreement between ARMLS and SVVAR started in December 2024. This means SVVAR members will be able to search ARMLS listings and, conversely, ARMLS subscribers will be able to search for SVVAR listings using their primary Flexmls login information. Even better, there’s no need to set another password or use another web browser!

Next Steps

Now that you can access SVVAR and ARMLS listings, what can you do with this information? Continue business as normal! In addition to searching for more listings, you can continue to save, print, email, share and set-up subscriptions for your clients. Keep logging in to your primary Flexmls, and use quick search as normal.

To start searching in the neighboring MLSs, click the Data Source drop down. This will give you visibility of both ARMLS (AZ) and SVVAR listings.

Friendly Reminders

• When searching in a different MLS, you will get the search fields native to that database.
• When searching in more than one MLS, only fields common across the MLSs chosen will be searchable. Combining more than one MLS will decrease the amount of shared searchable fields. This is because there are fields NOT shared between both MLSs.

Violations increased 15% YOY compared to 2023. To combat these types of violations, DI recently released a guide on how to use the Populate Tax Data feature to help subscribers auto-populate the listing data and reduce errors.

Improving Together

Shared efforts led to a reduction in seven out of ten violations in 2024! Thanks to subscriber contributions and ARMLS-created resources like blogs and classes, listing data accuracy continues to improve. Your commitment to remain informed can be seen by an 8% increase in subscribers who took the Rules online course in 2024. Additionally, the top three blogs that captured your attention last year were Top 10 Violations of 2023, Equitable Interest, and the always-popular Photo Rules. All good reads!

Another noteworthy violation being monitored is Invalid Listings – Park Models (ranked at #12), where we experienced an increase in 2024. DI audited numerous manufactured home and park model listings and created a dedicated landing page to help subscribers better understand the rules. This resource ensures more accurate listings and compliance with regulations.

Final Thoughts

What is noise pollution?

Anything more than 85 decibels (dB) is harmful to our ears and is considered noise pollution. For perspective, an everyday conversation is about 55 dB, a running lawnmower hits 90 dB and medical transport sirens can reach an ear-piercing 140 dB.

How do I avoid noise pollution?

If the property a client is considering is near an airport, use the Map Overlay in the Monsoon Tax System to isolate potential Luke Air Force Base noise. Alternatively, the National Transportation Noise Map can be helpful when looking for homes in other cities around the valley with airport noise.

So, should I just look out for airports?

Remember, high decibel levels are not exclusive to airport proximity. Properties near sports arenas, concert venues or busy roads may experience constant noise. To address this, employ the radius search feature in Flexmls and select Not Within to locate properties outside specific noise zones.

In some instances, elevated sound levels are temporary, arising from activities like construction, parties or lawn maintenance—inevitable aspects of community living. While these instances may be challenging to avoid completely, it’s prudent to acknowledge the potential impact of noise pollution and minimize exposure whenever feasible.

Using the Populate Tax Data Button

To use the button, enter the full property address or the Assessors Parcel Number (APN), then click Populate Tax Data. When entering a residential listing, the button will populate all the below fields. Fields will vary based on the property type you are entering.

Additionally, there is an “i” (information icon) to help guide you through using this feature.

How do I enable Apply Now for my listing?

When adding or editing a Residential Rental listing (non-vacation-ready) in Flexmls, select Yes for the Rental Beast Apply Now field within the Main Fields tab.

Once your listing has been saved or added, an Apply Now button will appear on your listing.

Now any agent with a client interested in applying for the property can click the Apply Now button on the listing and send their client a link to the rental application.

How do I view submitted applications?

After an application has been started or completed, listing agents can review the applications by visiting Rental Beast Tenant Screening in the Flexmls Menu.

You will automatically be redirected to the Applications section of Rental Beast to check any applications that have been submitted. With Apply Now, you can view an applicant’s credit report, criminal background, previous evictions and court-related filings.

Saving a Search

To save a search, click on the Search tab.

Then click Clear to remove any previous criteria. Next, add any filters and click the Search button to generate results. To begin to save the search, click the Floppy Disc icon. Type the search name in the Type Shortcut Name field and click the +New Search button to save your search. The saved search name will appear in the area below.

Locating a Saved Search

To locate a saved search, click the Floppy Disc icon. Next, find the name of your saved search and click the Checkmark icon. To make any new additions to your previously saved search, click the Search button.

Editing a Saved Search

Regarding editing a saved search, click on the Search tab. Then, click the Floppy Disc icon. Find the name of your saved search and click the Checkmark icon. Edit or add new search criteria and click the Floppy Disc icon to resave your search. Finally, click the Search button to update your search.

Deleting a Saved Search

To delete a saved search, click on the Search tab. Next, click the Floppy Disc icon. Find the name of your saved search and click the Trash Can icon. Finally, when prompted, click OK to confirm that you want to delete the search.

Searching by Address

One way to start searching for rental listings in the Rental Beast database is to search by specific address. To start, click on the Search tab.

Next, click the Clear Criteria button to reset the search filters. Then, type in the address and select from the auto populated drop-down box.

Finally, add any desired filters and click the Search button. Any listings at that address will appear in the search results.

Using Advanced Filters

To search for rental listings with advanced filters, begin by clicking on the Search tab.

Be sure to click the Clear Criteria button to reset search filters before you start. Next, click the Slider icon to add additional filters.

You can search by a specific city and highlight the Advanced Search and Clear buttons. This action will open a box allowing you to add additional filters.

Next, click More Filters to reveal additional filtering options including Listing Criteria, Property Information and Unit Information.

As a final note, on the Advanced Search page, there are three fields that have a More Filters dropdown. Apply the desired filters and click the Search button. If looking for closed listings, under the Status field, use the term Rented.

Profile Card

Expand the new Profile Card section. Choose if you want your contact information to sync from the details in your Flexmls profile or enter your information manually.

If you choose not to sync from your profile, you can enter your desired Contact Details below.

Additionally, choose to display a profile photo or a logo.

Featured Listings

Now, choose listings to feature on your Portal homepage under the Featured Listings section. Here, you can choose to display your listings, your office listings or a saved search to showcase its listing results.

Note, once you update your Portal Preferences, the chosen selections will affect all your contact’s portals.

The History Behind the Murder Castle

This property in Chicago was owned and designed by H.H. Holmes. In August 1886, Holmes moved to Illinois and adopted the alias “H. H. Holmes,” becoming one of America’s earliest documented serial killers. The infamous “Murder Castle” earned its name from sensationalist yellow journalism, though there is no concrete evidence that Holmes committed murders there. The building was demolished in 1938, and today a U.S. Post Office stands in its place, no lingering stigmas attached.

Spooky Stigmas in Real Estate

Sometimes properties have spooky stigmas, whether real or imagined, but nothing in ARMLS Flexmls is too ominous. At best, in a search of Public Remarks spooky words, you will find:

Buyer Behavior and Haunted Houses

Last spooky fact! According to an Inman survey, 27% of people surveyed knew of a suspected haunted house and purchased it anyway. About one in three buyers experienced buyer’s remorse as a result, but here’s the real fright: Most people surveyed stated high interest rates and unexpected costs related to homeownership were the scariest of all! Oh, the horrors!

Listing agents can update showing statuses for past appointments.

Keep your records accurate! Plans may change, but your reports shouldn’t suffer. Listing agents can now update the showing status even after the appointment has passed.

To change the status of a past showing, locate the appointment in your Calendar and select More Details. Clicking Edit next to the Appointment Status will allow you to change the status to reflect your appointments correctly.

A new open text box has been added to default feedback surveys.

Better feedback! The default feedback survey sent to showing agents after their appointment now includes an open textbox for additional comments.

Option to omit showing agents from Broadcast Messages.

Improved mass communication! Broadcast messages notify showing agents with appointments (upcoming or within the past 14 days) of your custom message. Listing agents can now omit specific agents from these messages—ideal if they’re not interested or for courtesy reasons. Anyone on the listing team can easily access My Listings, send a Broadcast Message and manually select agents to exclude.

Automatic email notifications for listing changes.

Emailed updates! If your listing has a price reduction or changes from Pending or UCB/CCBS back to Active, an email notification will be sent to all past and future approved showing appointments. These listing updates can help with buyer incentives!

Various bug fixes and improvements have also been completed, including the ability to show Coming Soon status listings from the first day and advance notice requirements when creating Routes.

What is a Manufactured Home?

Manufactured homes, also known as mobile homes, are built on wheels and transported to their site where they are connected to utilities. To list a manufactured home in Flexmls, it must:

1. Be built after June 1976.
2. Be more than 400 sq ft.
3. Have a manufacturer’s HUD insignia (label)

Last, manufactured homes are not to be confused with Park Models which are structures that are exempt from HUD/federal building codes/standards.

HUD Insignias

The ADOH enforces federal manufacturer building code standards in Arizona. This includes compliance with the National Manufactured Home Construction and Safety Standards Act of 1974 and Title VI of The Housing and Community Development Act of 1974.

 Blocked Terms vs Warning Terms

There are a few differences between a blocked term and a warning term. A blocked term will populate a pop-up and direct the user to remove the term. The system will not allow you to add or save the listing. Compensation terms, URLs/websites and phone numbers are blocked. A warning term will populate a pop-up warning to the user of the keyword(s). However, the system will allow you to bypass the warning pop-up and add or save the listing. The warning terms include showing/open house terms and the contact phrase of “call” or “contact.”

Avoid Public Remarks Violations

This pop-up warning is designed to help listing agents avoid public remarks violations, which can result in a $200 fine. It is also another way Data Integrity helps ARMLS subscribers stay compliant with the rules.

False-Positives

A false-positive will still trigger a warning. For instance, if you use a phrase like “A 3-bedroom, 2-bath, 1-car garage is waiting for you to call it home,” the warning will appear, but it won’t stop you from proceeding. If you are unsure of your Public Remarks phrase, you can submit a phrase for review to Data Integrity. Additionally, you can learn more about Public Remarks and Rules 11.5 and 11.6.

Data Integrity’s Commitment

The Data Integrity team continually seeks ways to improve the subscriber experience and reduce fines and violations. These efforts are reflected in the annual Top 10 Violations reports. Additionally, enforcing text constraints helps minimize confusion for potential buyers, ensuring they work through their contracted agent.

Adding a Real Estate News RSS Feed

In Flexmls, first go to Customize.

Then, select Add Gadgets, then click News and find Add Another RSS Feed.

Once the blank RSS feed is on your dashboard, click the three dots to adjust the Settings.

Add the Feed URL and the Feed Name, as well as edit Max Entries or # of Days if desired.

• Feed Name: Real Estate News
• Feed URL: https://www.realestatenews.com/rss/mls-associations

Once complete, click Save and the latest articles from Real Estate News will be coming through as an RSS in your Flexmls Dashboard.

You can further customize your Flexmls Dashboard by clicking Customize, then Change Layout or Add Gadgets.
