<p><strong><a href="https://armls.com/cubicasa">CubiCasa</a></strong> reports that its average floorplan accuracy is between 95–97%. Scans done with LiDAR-enabled devices are typically more precise, with accuracy consistently within 3%. CubiCasa continues to refine its scanning algorithms, and as mobile device hardware improves, scan accuracy is expected to improve as well.</p>

If you&#8217;re a listing agent (LA) and need to give a CBS code for your lockbox, here is how to find the code and some helpful tips.</p>
<h4><strong>How to Find CBS Codes</strong></h4>
<ol>
<li>With your Supra eKey, you can find the CBS code for each box in your Inventory. To view a CBS code, click on the box’s serial number.</li>
<li>Visit <strong><a href="http://supraweb.suprakim.com/">SupraWEB.</a></strong> You will need the lockbox&#8217;s serial number and the shackle code. A SupraWeb account is required, and you can sign up for a <strong><a href="http://supraweb.suprakim.com/">free account</a>.</strong></li>
<li>Call ARMLS at 480-921-7777. We will verify your identity and provide you with the CBS code.</li>
</ol>

<h4><strong>Helpful Tips</strong></h4>
<p>You can enable CBS codes for showing agents (SA). Some listing agents do this for an extra layer of protection. To require a CBS code for all people using the lockbox, click <em>Edit</em> at the bottom of the screen on your eKEY app and turn on <em>Require CBS</em>.</p>
<p>Organization is key. Use the <strong><a href="https://www.suprasystems.com/" target="_blank" rel="noopener noreferrer">SupraWEB website</a></strong> to keep track of your lockboxes, assign a lockbox to a specific property, view all of your showings and more! You can also inventory all of your lockbox codes (shackle and CBS) with the click of a button. 										<content:encoded><![CDATA[<p>If you have a client who owns a Recreation Vehicle (RV) and is searching for a property with an RV gate, there are two key fields you should consider using in your search.</p>
<h4><strong>Assoc Rules Info</strong></h4>
<p>The <em>Assoc Rules Info</em> field is important because properties located within a community that has a Homeowners Association (HOA) may include <strong><a href="https://armls.com/rv-parking-vs-rv-gate-vs-rv-garage">restrictions on RVs</a></strong>. This field can help you quickly identify if RVs are allowed or prohibited by the HOA.</p>
<p>Remember the <a href="https://armls.com/and-or-not-how-these-tiny-words-can-help-your-search"><strong>and/or/not</strong></a> functionality when searching if needing to modify the selections.</p>
<p data-start="302" data-end="428">This field is not included by default, so you’ll need to manually <strong><a href="https://armls.com/video/add-a-search-field">add it to your search template.</a></strong></p>

<p>Next, if the association does allow RVs, <em>Parking Features </em>can be a valuable search field if your clients intends to park the RV on the property.</p>
<p>This field is already included in the default <em data-start="504" data-end="519">Residential-1</em> property class template.</p>

<p class="et_pb_module_header">Flexmls updates are driven by the Real Estate Standards Organization (RESO), which works to standardize fields and terminology across the industry. In Q1 of 2025, several changes were made to Flexmls to better align with the RESO Data Dictionary, a set of universal definitions that allow systems to communicate more efficiently.</p>

<p>For all notifications related to a showing, we recommend visiting <em>External Notification Preferences</em>. Here you can choose to receive texts, emails or both! You are able to make these choices as a listing agent, as the showing agent, or both!</p>

<div>As a <strong><a href="https://armls.com/become-certified">certified photographer</a> </strong>with ARMLS, you may be asked to make different media types private until the listing goes active or mark media as private if a listing is moving to an off-market <strong><a href="https://armls.com/listing-status-use">status</a></strong>. As a reminder, you may want to talk to the listing agent if you are asked to edit media for listings in an off-market status.</div>
<h4><strong>How do I make listing media private?</strong></h4>
<div>If an ARMLS subscriber wants photos, videos, virtual tours or floorplans marked as private, you can do so by clicking the <em>Mark Private While Off-Market</em> button when editing photos and listing media.</div>

<h4><strong>What choices will become available?</strong></h4>
<p>Additional options will appear when selecting single photos or using <em>Select All.</em></p>
<ul>
<li><strong>Mark Private</strong>: To make a photo always private, regardless of listing status. The photo will not be available to the public. Photos that have been marked private are outlined in red, with the label <em>Private</em>.</li>
<li><strong>Mark Private While Off-Market</strong>: To change photo privacy automatically when the associated listing goes on or off the market. The photo will automatically be made private when the listing is in an off-market status. If the listing returns to an on-market status, the photo will automatically be made public again.
<ul>
<li>Photos that have been marked private while off-market will appear with a dark red outline and the label <em>Private While Off-Market</em>.</li>
</ul>
</li>
<li><strong>Mark Public</strong>: To remove privacy restrictions from a photo.
<ul>
<li>Photos that do not have privacy restrictions are labeled <em>Public</em>.</li>
</ul>
</li>
</ul>
<p>Note: The <a href="https://armls.com/change-listings-primary-photo"><strong>primary photo</strong></a> marked in blue and labelled <em>Public (Primary)</em> for a listing cannot be made private.</p>
<h4><strong>How can subscribers and photographers know if photos are private?</strong></h4>
<p>When viewing a listing in the MLS, in the Photos Tab, any Private photos will have a red &#8220;PRIVATE” flag at the top left of the photo.  These photos will not display outside of the MLS.</p>

<h4><strong>Seller/Tenant Feedback Notifications Improved</strong></h4>
<p>Email notifications can be sent to sellers/tenants when feedback is received. The link within the email has changed from &#8220;Click here to view and respond via Aligned Showings&#8221; to &#8220;Click here to review all feedback on your dedicated Aligned Showings webpage&#8221;. This minimizes confusion about a seller/tenant&#8217;s ability to interact with and respond to feedback.</p>
<h4><strong>Additional Improvements</strong></h4>
<p>We&#8217;ve made several bug fixes and enhancements, including resolving a Broadcast Omit issue, enabling calendar exports with custom filters, ensuring accurate display of property square footage and more.</p>

<p>Patio Homes and Townhouses are only two of the eight different dwelling types available in the MLS.</p>
<p><strong>Dwelling Types in the MLS:</strong></p>

<p>Below are the new definitions for clarity. A help text with these definitions is also available in Flexmls when adding a listing for <em>Dwelling Type</em> under <em>General Property Description</em>.</p>

<p><strong>Dwelling Type Definitions:</strong></p>
<ul>
<li>Single Family Residence &#8211; A free-standing dwelling that is intended to house only one family. Standalone may apply to properties that appear attached but do not share a common wall.</li>
<li>Townhouse &#8211; A dwelling unit generally having two or more floors and attached to other similar units via party walls.</li>
<li>Patio Home &#8211; A single-family residence with a small footprint that features a private courtyard or patio. It is usually built close to the property line, also known as a zero lot line home.</li>
<li>Apartment Style &#8211; A housing unit that is self-contained but is part of a larger building with several units.</li>
<li>Gemini/Twin Home &#8211; Two units attached to one another, usually by a wall, garage or sometimes just by a single archway. This may also be applied to a duplex structure.</li>
<li>Mfg/Mobile Housing &#8211; Designed to be used with or without a permanent foundation as a dwelling when connected to on-site utilities, excluding Park Models (unless an Affidavit of Affixture is issued). <li>Modular/Pre-Fab &#8211; Prefab is a general term used for a prefabricated building or building component that is manufactured in a factory prior to its final assembly at the construction site, whereas modular refers to something built or organized in self-contained units.</li>
<li>Loft Style &#8211; Modern urban style in interior design, which is characterized by an abundance of open space.</li>

<div><strong>Add Approved Showings to a Route<br />
</strong>Organized routes! If you have a previously approved appointment the same day you are planning a <a href="https://armls.com/scheduling-multiple-showings-via-routes-in-aligned-showings" target="_blank" rel="noopener noreferrer"><strong>Route</strong></a>, you can add the appointment to your newly created Route. While selecting appointment times for the listings in your new Route, click the plus sign (+) to include any previously approved appointments to your day.</div>

<div>Rearrangements saved! When <a href="https://armls.com/video/how-to-scheduling-multiple-showings-routes-in-aligned-showings" target="_blank" rel="noopener noreferrer"><strong>creating a Route</strong></a> directly from Flexmls, the order of the listings will now be retained. Any reorganizing of listings done in Flexmls will transfer to your Route in Aligned Showings.</div>

<p><strong>Non-MLS Stops Saved When Exiting</strong></p>
<p>Saved non-MLS stops! When adding a <a href="https://armls.com/adding-additional-stops-to-a-route-in-aligned-showings"><strong>non-MLS stop</strong></a> to a Route, it will be saved even if you exit your Route planning before showing requests are sent.</p>
<p><strong>Rescheduling Notice for Listing Agents </strong></p>
<p>Better transparency! If you are a Listing Agent rescheduling an appointment that is included in a Route, you will see a notice that the date cannot be changed for listings in a Route.</p>

<p>Explained unavailability! Previously when scheduling an appointment on your own listing, &#8220;Unavailable&#8221; would be displayed for listing restrictions and existing showings. Now, it will more accurately display either &#8220;Unavailable&#8221; or &#8220;Existing Showing&#8221; accordingly.</p>

<p>Better bookkeeping! The <a href="https://armls.com/video/using-the-aligned-showings-calendar"><strong>Calendar</strong></a> can now be extend up to 18 months rather than the previous six months. This can be useful for tax purposes or gathering information for reports.</p>
<p>Additionally, the Calendar can now be exported. Set your appointment filters and a custom date range, then click <em>Export</em> in the upper right to create a .CSV file that can be opened in Excel.</p>

Now, if an agent is not properly selected, an error message will be displayed.</p>

Here are some straightforward steps to help you search for manufactured/mobile homes that don’t include a land lease or to exclude listings with leaseholds.</p>
<h4><strong>Land Lease Fees at $0</strong></h4>
<p>In Flexmls, when in a Quick Search, find the <em>Dwelling Type</em><strong> </strong>field and select<strong> </strong><em>Mfg/Mobile Housing</em>.</p>

<p>In <em>Quick Search,</em> select <em>Residential </em>as the <strong><a href="https://armls.com/property-classes-mls">property type</a></strong> and find the <em>Dwelling Type</em><strong> </strong>field to select<strong> </strong><em>Mfg/Mobile Housing</em>.</p>

An often-asked question is: Why must I add a school district for a <strong><a href="https://armls.com/tips-for-listing-age-restricted-properties">55+ community</a></strong>?</p>
<p>The answer is simple: school information is required for every residential listing in Flexmls, regardless of the community type. However, there are several options for what values to enter. Let’s explore this further.</p>
<h4><strong>Option One</strong></h4>
<p>If there is truly no school district in the surrounding community, you can input &#8220;<em>Adult</em>&#8221; in each School field and add &#8220;<em>000 &#8211; Out of Area</em>&#8221; for the School District fields.</p>

Recently, the system has been updated to allow <strong><a href="https://armls.com/new-in-aligned-showings-enhanced-features-updates">extended durations for non-showing appointments</a></strong>, such as inspections and appraisals, which can now be scheduled for up to six hours. This guide will help you select the most appropriate showing type for your needs.</p>

<h4>Showing</h4>
<p>With a standard showing (commonly first-time viewings), the maximum appointment length can be set as low as 10 minutes to no maximum, depending on the listing agent&#8217;s settings.</p>

<p>An Appraisal assesses the value of the property, and usually takes one to two hours to complete. If an appraiser requests an appointment, they can schedule appointments ranging from 10 minutes to 6 hours as necessary.</p>
<h4>Inspection</h4>
<p>Home Inspections, performed by licensed professionals, evaluate the property&#8217;s condition and safety before a home purchase is finalized. These appointments can be set from 10 minutes to a maximum of 6 hours.</p>
<h4>Walk-Through</h4>
<p>A Walk-Through is the last inspection of a home before closing, allowing the buyer to verify that the home is in the condition agreed upon, and that any promised repairs or updates have been completed. These can be scheduled from 10 minutes to 6 hours, based on the buyer&#8217;s or agent&#8217;s needs.</p>

										<content:encoded><![CDATA[<p>Two <strong><a href="https://armls.com/adding-a-listing-whats-required-and-whats-not">required fields</a></strong> can be tricky: Exterior Stories and Interior Levels. When searching in Flexmls, if searching for Exterior Stories, you will need to <strong><a href="https://armls.com/video/adding-and-saving-fields-to-a-flexmls-search">Add a Field</a></strong> to the template you are using.</p>
<h4>Exterior Stories</h4>
<p>The Exterior Stories field, under <em>General Property Description</em>, should include the stories of the entire building. Typically, the Exterior Stories start at the ground and are numbers upwards.</p>
<h4>Interior Levels</h4>
<p>The Interior Levels field reflects the number of stories of the unit itself, excluding basements and other units. In the MLS, an interior level is defined as a discrete horizontal plane of interior living space for a dwelling. It can also be open to interpretation based on the agent entering the listing.</p>
<h4>Example</h4>
<p>For the property below, there are <strong>six exterior stories</strong> of the entire building, while there are only <strong>two interior levels</strong> of the one unit itself.</p>

Let’s explore some common questions and key considerations when assisting clients looking for properties in drone delivery zones.</p>
<h4><strong>How Does It Work?</strong></h4>
<p>To qualify for drone deliveries, there are a few conditions:</p>

<li><strong>Weight Limit</strong>: The item must weigh five pounds or less.</li>
<li><strong>Location</strong>: Deliveries must be near the Tolleson warehouse.</li>

<p>As the listing agent, follow these steps in <strong><a href="https://armls.com/video/aligned-showings-listing-preference-set-up">Listing Setup</a></strong> to ensure proper showing restrictions are set in Aligned Showings:</p>

<p>Log into <strong><a href="https://alignedshowings.com/brokerage/calendar#/">Aligned Showings</a></strong> from Flexmls. Then, navigate to <em>My Listings</em> in the Menu.</p>

<p>Floor plans now have their own media category, titled <em>Floor Plans</em>. When editing or adding a listing, the process of uploading and managing a floor plan will be similar to the current process for uploading and managing photos.</p>

Maximum accepted file sizes are also the same as maximum accepted photo sizes (15 MB or 3000 x 2000 pixels). PDFs are not currently an accepted file type for floor plans. MLS watermarks will also be applied to all uploaded floor plans.</p>

										<content:encoded><![CDATA[<p>Aligned Showings provides seamless collaboration tools for Seller/Tenant Management, enabling those to quickly approve or decline showings and track a listing’s showing activity.</p>
<h4><strong>Adding a Seller/Tenant</strong></h4>
<p>To add seller/tenant involvement, select <em>My Listings</em> from the Aligned Showings navigation menu. Your active listings will display. Click on the <em>Edit</em> icon (pencil).</p>

<p>After you select the listing for which you want to set the seller/tenant involvement, the full list of Listing Setup will display. Choose <em>Step 3</em> (Seller/Tenant Involvement). This will unveil the Seller/Tenant Involvement setup screen.</p>

<p>Select <em>Add Seller/Tenant</em>.</p>
<p>Next, enter the <span style="box-sizing: border-box; margin: 0px; padding: 0px;">seller or tenant&#8217;s name and <em>select</em> it from the drop-down menu. Alternatively, add a new seller or tenant by typing the name with at least three letters and clicking</span> <em>Invite New User</em> once it appears<strong>. </strong></p>
<p>Select either <em>Seller or Tenant</em> and enter their first name, last name, primary phone number, secondary number and email address. There is also a space for optional notes.</p>

<p>Lastly, select <em>Add Person</em> to save their details.</p>
<p>Once you have your desired seller/tenant, you will need to select their level of involvement.</p>

<p>After adding their basic information, you must select their level of involvement. From the dropdown menu, choose from the following options:</p>

<p>Be sure to select <em>Done</em> to save the seller/tenant settings.</p>
<h4><strong>More Tips</strong></h4>
<ul>
<li>Seller/tenants do not log into the Aligned Showings system. They view showings on a static web page outside of the Aligned Showings system to view or approve/decline showing requests.</li>
<li>Seller/tenants can view showing request information, including the agent contact information and any notes.</li>
<li>In the My Listings view, the names of the seller/tenants are featured in the Seller column, visible exclusively to the listing agent.</li>

<h4><strong>New Seller/Tenant Appointment Link</strong></h4>
<p>Easier to find! You can now access the seller/tenant appointment link directly from your <em>Contacts</em>. Simply locate your seller or tenant and click the <em>Open seller appointment link</em>.</p>

<p>Get a quick overview! A new Showing Summary is now included within the Seller/Tenant Appointment link, showing the total number of approved showings. Additionally, you will see the number of feedback surveys that have been left and the last time one was submitted.</p>

<p>More customizations! The Price Point Analysis report now has the option to separate price points by the interval of your choice. Choose from $10,000, $25,000, $50,000 or $100,000 increments to give you more freedom when viewing showings on the market.</p>

<h4><strong>How to Pull Your Production Report</strong></h4>
<p>In Flexmls, click <em>Menu</em>, then find <em>Statistics</em>. Click on <em>My Production</em>.</p>

<p>My Production Report displays the total number of listings sold year-to-date for the current year and the same period last year. The tables compare year-to-date statistics with the previous year.</p>

<p>By default, the report shows the current year&#8217;s year-to-date data alongside the same period from last year. You can also view data from previous years (up to three years back). If you select a previous year, the report will display data for the entire calendar year.</p>
<p>While viewing your Production Reports, it is recommended that you complete a self-audit. If you find information that does not match, you may need to contact your broker.</p>

										<content:encoded><![CDATA[<p>A data share allows you to see listings coming from another MLS. In this case, Sedona Verde Valley Association of Realtors<span style="font-size: 11.0pt; font-family: 'Arial',sans-serif;">® </span>(SVVAR) to ARMLS, and vice versa.</p>
<p>A <strong><a href="https://armls.com/sedona">data share agreement between ARMLS and SVVAR</a> </strong>started in December 2024. This means SVVAR members will be able to search ARMLS listings and, conversely, ARMLS subscribers will be able to search for SVVAR listings using their primary Flexmls login information. Even better, there&#8217;s no need to set another password or use another web browser!</p>
<h4>Next Steps</h4>
<p>Now that you can access SVVAR and ARMLS listings, what can you do with this information? Continue business as normal! In addition to <strong><a href="https://armls.com/video/quick-search">searching</a> </strong>for more listings, you can continue to save, <strong><a href="https://armls.com/tips-for-printing-in-flexmls">print</a></strong>, email, share and set-up <strong><a href="https://armls.com/video/setting-up-subscriptions">subscriptions</a> </strong>for your clients. Keep logging in to your primary Flexmls, and use quick search as normal.</p>
<p>To start searching in the neighboring MLSs, click the <em>Data Source</em> drop down. This will give you visibility of both ARMLS (<strong>AZ</strong>) and SVVAR listings.</p>

<li>When searching in more than one MLS, only fields common across the MLSs chosen will be searchable. Combining more than one MLS will decrease the amount of shared searchable fields. This is because there are fields <strong><em>NOT</em></strong> shared between both MLSs.</li>

<p>Violations decreased <strong>41% YOY</strong> compared to 2023 thanks to blocked terms related to <strong><a href="https://armls.com/settlement">compensation</a> </strong>and warning terms related to “call phrases.”</p>
<h4><strong>Opportunities for Improvements</strong></h4>
<p><strong>#2 &#8211; Assessor’s Number Incorrect</strong></p>
<p>Violations increased <strong>15% YOY</strong> compared to 2023. To combat these types of violations, DI recently released a guide on how to use the <strong><a href="https://armls.com/populate-tax-data-button">Populate Tax Data</a></strong> feature to help subscribers auto-populate the listing data and reduce errors.</p>
<h4><strong>Improving Together</strong></h4>
<p>Shared efforts led to a reduction in <strong>seven out of ten</strong> violations in 2024! Thanks to subscriber contributions and ARMLS-created resources like <strong><a href="https://armls.com/blog">blogs</a></strong> and <strong><a href="https://armls.com/classes">classes</a></strong>, listing data accuracy continues to improve. Your commitment to remain informed can be seen by an 8% increase in subscribers who took the Rules online course in 2024. Additionally, the top three blogs that captured your attention last year were <strong><a href="https://armls.com/top-10-violations-of-2023">Top 10 Violations of 2023</a></strong>, <strong><a href="https://armls.com/equitable-interest">Equitable Interest</a></strong>, and the always-popular <strong><a href="https://armls.com/all-about-armls-photo-rules">Photo Rules</a></strong>. All good reads!</p>
<p>Another noteworthy violation being monitored is Invalid Listings – Park Models (ranked at #12), where we experienced an increase in 2024. DI audited numerous manufactured home and park model listings and created a dedicated <a href="https://armls.com/manufactured-homes"><strong>landing page</strong></a> to help subscribers better understand the rules. This resource ensures more accurate listings and compliance with regulations.</p>

Let&#8217;s delve into the realm of noise pollution and understand how this knowledge can be applied when utilizing Flexmls.</p>
<p><strong>What is noise pollution?</strong></p>
<p>Anything more than 85 decibels (dB) is harmful to our ears and is considered noise pollution. For perspective, an everyday conversation is about 55 dB, a running lawnmower hits 90 dB and medical transport sirens can reach an ear-piercing 140 dB.</p>
<p><strong>How do I avoid noise pollution?</strong></p>
<p>If the property a client is considering is near an airport, use the Map Overlay in the Monsoon Tax System to isolate potential <strong><a href="https://armls.com/airport-noise-disclosure-requirements-luke-air-force-base">Luke Air Force Base noise</a></strong>. Alternatively, the National Transportation <strong><a href="https://maps.dot.gov/BTS/NationalTransportationNoiseMap/">Noise Map</a> </strong>can be helpful when looking for homes in other cities around the valley with airport noise.</p>

<p><strong>So, should I just look out for airports?</strong></p>
<p>Remember, high decibel levels are not exclusive to airport proximity. Properties near sports arenas, concert venues or busy roads may experience constant noise. To address this, employ the <strong><a href="https://armls.com/using-radius-search">radius search</a></strong> feature in Flexmls and select <em>Not Within</em> to locate properties outside specific noise zones.</p>
<p>In some instances, elevated sound levels are temporary, arising from activities like construction, parties or lawn maintenance—inevitable aspects of community living. While these instances may be challenging to avoid completely, it&#8217;s prudent to acknowledge the potential impact of noise pollution and minimize exposure whenever feasible.</p>

When adding a listing, using the Populate Tax Data button can help prevent mistakes and potential rule violations while also saving time. When on the address tab, the Populate Tax Data button works by auto-populating some 30 required information items in your listing.</p>
<h4><strong>Using the Populate Tax Data Button</strong></h4>
<p>To use the button, enter the full property address or the Assessors Parcel Number (APN), then click <em>Populate Tax Data</em>. When entering a residential listing, the button will populate all the below fields. Fields will vary based on the property type you are entering.</p>

<h4><strong>How do I enable Apply Now for my listing?</strong></h4>
<p>When adding or editing a Residential Rental listing (non-vacation-ready) in Flexmls, select <em>Yes</em> for the Rental Beast Apply Now field within the Main Fields tab.</p>

<p>Now any agent with a client interested in applying for the property can click the Apply Now button on the listing and send their client a link to the rental application.</p>
<h4>How do I view submitted applications?</h4>
<p>After an application has been started or completed, listing agents can review the applications by visiting <em>Rental Beast Tenant Screening</em> in the Flexmls Menu.</p>

<p>To save a search, click on the <em>Search</em> tab.</p>

To begin to save the search, click the <em>Floppy Disc</em> icon. Type the search name in the <em>Type Shortcut Name</em> field and click the <em>+New Search</em> button to save your search. The saved search name will appear in the area below.</p>

<p>One way to start searching for rental listings in the Rental Beast database is to search by specific address. To start, click on the <em>Search</em> tab.</p>

<p>Next, click <em>More Filters</em> to reveal additional filtering options including Listing Criteria, Property Information and Unit Information.</p>

Customize your branding on your clients’ portals by modifying how your contact information is displayed, as well as hand-pick listings you want to highlight on your client&#8217;s portal homepage. Take a look at the details below about how you can further customize your portal.</p>
<p>Start by visiting the main Flexmls <em>Menu</em> to select <em>Portal Preferences</em>.</p>
<h4><strong>Profile Card</strong></h4>
<p>Expand the new <em>Profile Card</em> section. Choose if you want your contact information to sync from the details in your Flexmls profile or enter your information manually.</p>

<p>This property in Chicago was owned and designed by <strong><a href="https://en.wikipedia.org/wiki/H._H._Holmes">H.H. Holmes.</a></strong> In August 1886, Holmes moved to Illinois and adopted the alias &#8220;H. H. Holmes,&#8221; becoming one of America&#8217;s earliest documented serial killers. The infamous &#8220;Murder Castle&#8221; earned its name from sensationalist yellow journalism, though there is no concrete evidence that Holmes committed murders there. The building was demolished in 1938, and today a U.S. Post Office stands in its place, no lingering stigmas attached.</p>

<h4>Listing agents can update showing statuses for past appointments.</h4>
<p>Keep your records accurate! Plans may change, but your reports shouldn’t suffer. Listing agents can now update the showing status even after the appointment has passed.</p>
<p>To change the status of a past showing, locate the appointment in your <em>Calendar</em> and select <em>More Details</em>. Clicking <em>Edit</em> next to the Appointment Status will allow you to change the status to reflect your appointments correctly.</p>

<h4>Option to omit showing agents from Broadcast Messages.</h4>
<p>Improved mass communication! <a href="https://ARMLS.com/messaging-agents-who-showed-my-listing-in-aligned-showings"><strong>Broadcast messages</strong></a> notify showing agents with appointments (upcoming or within the past 14 days) of your custom message. Listing agents can now omit specific agents from these messages—ideal if they’re not interested or for courtesy reasons. Anyone on the listing team can easily access <em>My Listings</em>, send a Broadcast Message and manually select agents to exclude.</p>

<p>Various bug fixes and improvements have also been completed, including the ability to show Coming Soon status listings from the first day and advance notice requirements when creating Routes.</p>

										<content:encoded><![CDATA[<p>Manufactured homes can be listed in Flexmls if they meet specific conditions according to ARMLS Rules. <strong><a href="https://armls.com/docs/armls-rules-regulations.pdf?#page=14">1) If the home is affixed to the land (obtained by an Affidavit of Affixture), or 2) If it is unaffixed and located in a mobile home park</a>.</strong> This is in accordance with the Arizona Department of Housing (ADOH) licensing exception.</p>

<h4><strong>What is a Manufactured Home?</strong></h4>
<p>Manufactured homes, also known as mobile homes, are built on wheels and transported to their site where they are connected to utilities. To list a manufactured home in Flexmls, it must:</p>
<ol>
<li>Be built after June 1976.</li>
<li>Be more than 400 sq ft.</li>
<li>Have a manufacturer’s <a href="https://housing.az.gov/manufactured-housing/certificates-and-labels?qt-manufactured_housing_certificate=1#qt-manufactured_housing_certificate"><strong>HUD insignia (label)</strong></a></li>
</ol>
<p>Last, manufactured homes are not to be confused with Park Models which are structures that are exempt from HUD/federal building codes/standards.</p>

<h4><strong>HUD Insignias</strong></h4>
<p>The <a href="https://housing.az.gov/manufactured-housing"><strong>ADOH</strong> </a>enforces federal manufacturer building code standards in Arizona. This includes compliance with the National Manufactured Home Construction and Safety Standards Act of 1974 and Title VI of The Housing and Community Development Act of 1974.</p>

										<content:encoded><![CDATA[<p>A recent update to Flexmls includes a revision to the text constraint warning message when <strong><a href="http://course.armls.com/?cid=rp2ztk">adding a listing</a></strong>. If a listing agent attempts to add the words “contact” or “call” to Public Remarks, this will trigger a pop-up warning. With a pop-up warning, you may still be able to move forward with adding a listing. Ultimately, the warning is designed to prevent <strong><a href="https://armls.com/docs/armls-inappropriate-language.pdf">prohibited verbiage</a></strong> inside public remarks.</p>

<h4> Blocked Terms vs Warning Terms</h4>
<p>There are a few differences between a blocked term and a warning term. A blocked term will populate a pop-up and direct the user to remove the term. The system will not allow you to add or save the listing. Compensation terms, URLs/websites and phone numbers are blocked. A warning term will populate a pop-up warning to the user of the keyword(s). However, the system will allow you to bypass the warning pop-up and add or save the listing. The warning terms include showing/open house terms and the contact phrase of “call” or “contact.”</p>
<h4><strong>Avoid Public Remarks Violations</strong></h4>
<p>This pop-up warning is designed to help listing agents avoid <strong><a href="https://armls.com/remarks">public remarks violations</a></strong>, which can result in a $200 fine. It is also another way <strong><a href="https://armls.com/data-integrity">Data Integrity</a></strong> helps ARMLS subscribers stay compliant with the rules.</p>

<h4>False-Positives</h4>
<p>A false-positive will still trigger a warning. For instance, if you use a phrase like &#8220;A 3-bedroom, 2-bath, 1-car garage is waiting for you to call it home,&#8221; the warning will appear, but it won’t stop you from proceeding. If you are unsure of your Public Remarks phrase, you can <strong><a href="https://armls.com/remarks#submit">submit a phrase for review</a></strong> to Data Integrity. Additionally, you can learn more about <strong><a href="https://armls.com/remarks">Public Remarks</a></strong> and <strong><a href="https://armls.com/docs/armls-rules-regulations.pdf?#page=26">Rules 11.5 and 11.6</a>.</strong></p>
<h4><strong>Data Integrity&#8217;s Commitment</strong></h4>
<p>The Data Integrity team continually seeks ways to improve the subscriber experience and reduce fines and violations. These efforts are reflected in the annual <strong><a href="https://armls.com/top-10-violations-of-2023">Top 10 Violations</a></strong> reports. Additionally, enforcing text constraints helps minimize confusion for potential buyers, ensuring they work through their contracted agent.</p>

<p>In Flexmls, first go to <em>Customize</em>.</p>

<p>Once complete, click <em>Save</em> and the latest articles from Real Estate News will be coming through as an RSS in your Flexmls Dashboard.</p>
<p>You can further customize your Flexmls Dashboard by clicking <em>Customize,</em> then <em>Change Layout</em> or <em>Add Gadgets</em>.</p>
