Floor laying is one of the major construction work involved in developing a new home. Floor laying is mainly done for adding beauty to a home. There are different types of floors like vinyl floor, concrete floor, hardwood floor and tiled floor and they all should be laid in a different way using different tools. Choosing a floor laying method depends upon the floor conditions and one’s personal preference.

Concrete Floor Laying

It is one of the widely used methods in floor laying. Moreover, it is also used during the renovation works involved before installing new timber floors. This method involves the usage of cement, sand and bricks. To begin with, a base coat should be applied using a right mixture of cement, sand and brick blast. The floor should then be divided into strips of panels. Cement concretes should be placed on the base coat and the floor should be levelled by applying cement to the panels. After the cement becomes dry, waste materials like screeds, dust and droppings should be removed from the surface of the floor.

Hardwood Floor Laying

Hardwood floor laying is the most commonly used form of floor laying. It is used to provide warmth and beauty to a home. Moreover, hardwood floors are also easy to maintain. Before implementing a hardwood floor, it is vital to check whether all the materials like wood, plaster, and concrete are free from moisture. If hardwood flooring is laid on existing timbers, it should be treated with fungicide and it should also be checked for other possible insect attacks. New timbers should be divided accordingly and nailed in the right area. It is also vital to leave some expanding space as wood floor may expand and contract during different seasons of the year. A minimum gap of at least 15 to 20 mm is necessary to allow expansion.

Other Methods

In addition to concrete floor laying and hardwood laying, other methods like vinyl floor laying and tile laying are also in practice. Vinyl flooring is also a widely used as it is easy to maintain against dust, stains and moisture. Vinyl flooring is mostly used in bathrooms as it is moisture free. Vinyl covering should be spread on the plywood sub-floor and it should be fixed using glue. Floor tiles are also used to make the floors attractive and durable. Before fixing floor tiles, the subfloor should be checked to support the tiling process. All different floor laying methods are used to provide a great look and right texture to a floor.

When you are looking to move into a new house, you have got two options to choose from. You can either buy an already completed house or opt to build one. Though, most experts’ opinion is inclined towards buying a home when compared to building a new one. Still, going through the demanding chores of construction have its advantages too. Purchasing or building a home is often once in a lifetime decision (unless you are into buying and selling homes as a business). So, you should make a decision in accordance to your requirements and resources after reading the advantages and disadvantages for both of these options.

Buying
Buying an existing home is comparatively less expensive and far more convenient. The biggest advantage of buying when compared to building is the convenience factor, you just need to get in touch with your real estate agent and find the right home at the right location. Finding the right property at the right place is not that difficult as it used to be, after the evolution of the internet. Many property portals now offer comprehensive databases and powerful search features to search properties for sale or rent. Even if you can’t find a property portal that focuses on your desired location, buying a home through other means is still less nuisance than building your home.

Looking at the negative side, when you purchase a newly built house, you may have to deal with low quality material, which the developer has used to keep the cost to bare minimum. If the house is built some years ago, then you may need some maintenance work before you shift. Another minus is the fact that in most cases, you have to make some compromises on features like floor plans or number of bedrooms etc.

Building
It may be a little taxing, it is going to cost more for sure, and it is going to take plenty of time, but once you get over with the construction, the end result (i.e. the completed home) is going to be much more satisfactory and valuable. When going through the construction, you can use the material of your liking; you can plan your house exactly according to your requirements and go for latest home technologies. Apart from the materialistic worth, this home will also provide an emotional value.

Biggest hindrance in building your home is the time factor. Arranging for the material and supervising the contractor is almost a full time job, hence not feasible for majority. Plus, you need to be very good at bargaining or negotiating with the labors, as you will be doing a lot of that. Building a home also needs getting various certificates and license from the regulatory bodies.

To make a house beautiful and comfy, you need to paint and decorate it. Painting and decorating is the integral part of maintaining a house. Before you start your painting and decorating project, you need to make certain preparations like selecting the right paints colours and finishes, learning the paint techniques, getting aware of design and decoration trends, accents and furnishings. All of these things are the part of painting and decorating projects.

Here, we will talk about the impact of colours on the mood and ambience of the house. Atmosphere of your home gets enhanced by the particular colour on the walls and these greatly stimulate your mood. There are cool colours, warm colours and metallic colours. Let us find about what colour evokes which kind of mood.

Creating an Inviting Ambience for Business Associates

Dark blue and deep plum on the walls will help create that desired result from your business meeting with your clients which you are expecting. Instead of painting whole room with these colours, you can just add prints where they were applied. They will surely impress your clients and what you need to know, these colours are also associated with stability and wealth. When you get the contract, dark blue and deep plum will help you get down to work immediately!

Want to Concentrate

If you often lose your concentration while working, try this simple trick. Change the colours on the walls of your room. Golden curry is such a strong colour that will definitely invoke concentration in you. You will feel energized. Try deep eggplant colour if you are into some intellectual works like editing, writing or researching.

One thing you must know while choosing colours for creating a particular kind of mood is: do not change colours even if they belong to same family of colours. Like, if I am saying deepest eggplant colours, just do not reach for violet or bright purple. It will change the entire mood. In this case, violet and bright purple are linked with recollection of sweet memories. So, at a work station or office, do not bring these colours to distract you.

Creating Pleasant and Subdued Mood

While in a family, people often have controversies and contradictions, resulting hot debates. If walls in your rooms have such colours like deep, rusty red or rosewood or pumpkin shade, then your mood will get brighten immediately. These are the colours which create quiet and soothing mood. Go and talk amid these walls with such soothing colours, you will definitely understand each other’s point.

Entertaining Mood

A raspberry, lime shade or plum rouge creates bubbly effect. If you hold dinner parties too often, make your living room livelier with these colours.

A handyman is a person who is specialized in repairing certain things in your household. Range of works he’s skilled at includes plumbing, electrical works, carpentry, metal works and others. In a way, a handyman is the jack of all. Mostly, a handyman is called to do the odd jobs in your house like repairing leaking taps, broken hinges, tiles and many others. They can be hired to do minor repair works, cleaning or painting works. Sometimes, you may try to do the tasks usually done by a handyman on your own. But you may not have time to do all the repair works or you might not have the right tools to carry out the work. It is always good to hire a handyman to save you from further troubles.

Before hiring a handyman, you must make a list of jobs you want to be done. While making it, keep in mind that every handyman is not adept at doing all the jobs of your house. It is the smaller projects or odd one time jobs for which handyman are hired. Handyman who can handle most of the jobs is more expensive. So, if you are looking for a certain task to be done then you can save money by hiring the person who is specialized at doing that particular job. Like, if you want to get your home painted, it is advisable to hire the person skilled at just painting. If you hire a person who is skilled at more than one task, then it would be an expensive deal.

If you have a long list of tasks, you should hire someone who is skilled at variety of works. It will save your time and money too. Before hiring the handyman, ask for his qualifications, experience and references. These are very important questions. Getting references is valuable and is of great importance when hiring a handyman. With right kind of references, you can save you from many troubles later on such as shoddy work or theft. To ensure that you hire a trustworthy person who does good work, reference plays a great role. You can ask you friends, relatives and neighbours about handyman. Happy customers will surely refer a handyman’s name to other people.

Another important thing is to get a written estimate. Let him check your work and prepare a rough estimate of time and price. If you take verbal estimate, you may end up paying more than expected. Let the handyman sign a written contract so that later on he might not deny, in case anything goes wrong. If a handyman gives written contract, then he is more reliable.

Roofing is a very important part of your house construction. Roof is mainly required to protect you from rain, wind and other environmental features. Leaking roof and resulting stained surface of the ceiling are the kind of things which disturb you the most. You can get an opportunity to replace your leaking roof in dry and sunny weather.

It is not always that you have experience with roofing. There are many things which need to be pondered upon while replacing your roof like the type of preparation you need, kind of materials to be used, finding right and experienced contractor.

Let us discuss few useful tips regarding roofing.

First of all, survey the condition of your roof. If you find out that you can do without replacing your roof, just do not replace it. In that case, you will have to go for some simple repairs which would help you postpone the roof repair for two or three years. You can use an asphalt-glass roof for replacing worn out and brittle shingles.

Besides asphalt-glass roof, you have other options available to you. Though asphalt-glass roofing is the conventional choice but you can explore other options as well, like concrete masonry, tiles, metal roofing and more.

Without checking the condition and structure of your roof, never add a layer of new roofing over the existing one. Also make sure, you are using the right material. In case, you add new layer over the old one, it will add to the weight of the roof. Make sure that structure can bear that much weight.

Every roofing system has different installation requirements. Make sure that you are fulfilling all the installation requirements for a particular type of roofing material. For instance, when you use roofing materials like asphalt-glass shingles or tiles, there should be base made up of solid sheathing like plywood. If you are using wood shingles, it would require open sheathing to let the roofing material breathe.

Before your contractor tears off the existing roofing material, just ask him to protect your house from any resulting damage. Protect your windows and doors by laying some kind of covering over them. Remove the debris instantly. While roof is being replaced, arrange for proper drainage system on the roof. While looking for the contractor, have the bids from at least three contractors and decide for the best one.

Plastering is an integral part of construction works. Plastering is the covering of the raw and rough surface with plastering material. Newly constructed surfaces like walls or floors get finishing touches by applying this technique. After plastering, surface gets smooth and neat look. Besides adding ornamental value, plastering is important for other reasons as well. It protects the surface and hence the structure from any environmental conditions, like sunlight, dampness and variation in temperatures. Surface is protected then from the attacks of the chemicals like chlorides and sulphates.

Plastering is done with two kinds of plasters, namely, Gypsum Based and Cement Based. Exteriors walls need stronger and tougher plaster work. Cement is more resistant to dampness and water, so cement plaster is used for exterior walls and the interior walls where there is a risk of dampness. Gypsum based plastering is done on the interior walls. On the areas where walls tend to be damp most of times like in kitchen and bathroom, gypsum based plaster will crumble down. A thick layer of plaster is needed on damp surfaces.

For carrying out a perfect plastering work, you need to have perfect plastering tools. Some of the important tools required for plastering job are hawk, plasterer trowels, buckets, straight edge and plumb level, string line, trimming knife, steel floats, claw hammer and splash brush. For doing good plastering job, you need to keep the tools clean, especially bucket and plasterers float. Besides right kind of tools, the plastering material should be mixed in perfect manner. A mixer drill is used to mix large quantities while smaller amount of the plaster can be mixed with a piece of wood. Plaster is hold with the help of a hawk and float is used to transfer the plaster to the wall.

Usually, plaster is applied in two coats - backing coat and the final coat. Bonding or the browning plaster is used in the first coat which is the backing coat. Plasterboard is a good alternative to backing plaster coat. It is easy to apply. Even a novice can do it. After applying the backing plaster, apply the second and the final coat.

While mixing the plastering material, use only cold water. Never add water to plaster. Always add plastering material to the water to save it from getting lumpy. Plaster sets very quickly, so mix small quantities at a time. Plaster should be applied when it is still creamy and soft. You can apply base coat in two layers to achieve the right kind of thickness. Application of the final coat is called skimming and it requires fineness. Apply final coat when the base coat is set but still damp.

Families often face with increasing needs of more space. In that case, they have only two options, either to move to a bigger house or to extend the liveable space in the present house. Moving to a bigger house means, disturbing your family and spending a big amount to buy larger property. You and your family may not want to leave that place as you feel comfortable there. Loft conversion is such a good idea, to have that extended space right within your present house. With loft conversion, value of your house will definitely get increased. When you intend to sell it, you will get better response from the potential customers. But you have to take certain decisions and follow some tips.

You can convert your loft into kid’s room or a study or an extra bedroom or anything you only wish for. But whatever you want, decide it right in the beginning as the constructions and changes will be done accordingly. It depends upon your imagination about the usage of your loft. You can convert an ignored and dark room into a light and air filled useful space.

It is not always that you have to make structural changes in the present room. Most often people have to make few minor changes to convert the loft into a room. While making structural changes, make sure that they do not weaken the structure.

During a loft conversion, you need to carry out different jobs like electric works, building stairs, construction, flooring, heating, placing windows and more. If you are going for structural changes or even changes in interiors, you need to spend a handsome amount. Make sure to budget well in advance. Be prepared as the loft conversion may take long time, from two to six months.

Not every loft can be converted into a useful room. You will have to see that it is right for this purpose. Its highest point should be at such height that a normal person can stand easily. Also see that the loft does not ruin the front appearance of your house. Make sure that there is proper arrangement for the lighting and ventilation.

Loft conversion needs to be properly planned. Consult an experienced contractor and an architect. Discuss your plans and needs with architect. He may advice you about the changes you should bring in your loft. Also consult the contractor. He will check your space and will give right advice about the budget and the time to be spent over conversion.

You should discuss your plans with your architect about your expectations from the loft conversion. You need to tell him about requirements, function of the extended room, number of rooms and other things. Be flexible with your requirements and expectations.

House refurbishment is renovating your home. It may include big construction project like house extension or house repairs. Anything which is related to home improvement can be included in home refurbishment project. When you start living in a house, you always feel you can do something better with the space available. Or while you use things, their wear and tear is sure. To have a right lifestyle, you have to maintain your house and the things within.

A house refurbishment project can be quite expensive - like loft conversion or house extension, or quite cheap - like bringing new upholstery for your sofas. But whatever changes you bring into your home, they should reflect your taste and your personality.

Designing and planning is the most important aspect of getting successful home renovation project. Some kind of planning is always required. You should make a list of tasks to be completed during the home refurbishment project. List separately the tasks you are doing yourself and others to be done by the professionals. Once you finalize your list, start looking for the contractors and subcontractors. Have at least three bids for the contractors before choosing one. You must check whether you have to seek permissions from authorities for some tasks such as house extension.

While going for any type of major renovation, check that your house is safe. Check the foundations, walls; windows, check if they are strong enough take the load. Securing of foundation is most important. Other areas that need attention are weakened walls, carrying beams and joists. Replace or repair the leaking roof and damaged windows.

If in the process of house refurbishment, your house needs some demolition works to be done, you must rent a bigger container for debris.

Carpenters should be called for major structural changes like moving walls, constructing new walls, adding new beams to support bigger weight on the upper storey. You may also need repairing and constructing new doors and windows.

Take care of proper central heating and air conditioning. If required, install new electrical and plumbing system. When walls are open, it is time to install insulation.

Flooring should be done after all other construction tasks are complete. This will save your floor from any damage.

Apart from doors and windows, you also need utility furniture to support your house refurbishment. This is time to call carpenter for fine carpentry job. Besides, there are many other interior jobs like painting, decorating, hanging wall papers and more.

You can see that this kind of house refurbishment project demands huge budget and plenty of time to be devoted. Budget and time depends upon your needs and planning. So, go for a house refurbishment project taking into account all these important limitations.

Things to consider when conducting a house extension project

Present structure of your house may not have adequate space to fulfil all your space requirements. Sometimes, people think that some rooms or space in the house should have been used in a different way. Instead of moving to a bigger property, it is better to go for a house extension. Buying bigger house means spending more money. When you are planning of a house extension, you need to take care of certain issues.

First of all, you need to decide on present and future requirements of space. You should think about the usage of the extended portion of the house. House extension is an expensive project, you must see whether you are ready to spend that much amount or not. Spare your time, as it is going to be a long project, running over months, at a stretch.

Now, after taking a decision of a house extension, you must check any legal issues in your area pertaining to the house extension. There may be any building restrictions due to conservation issues, or the structure you are living in may be a heritage site.

Discuss your plans of house extension with your neighbours as well. They may get disturbed due to the construction activities in your house. If they have issues with this, it is better to resolve beforehand. If you have any outstanding issues with the council, get it resolved first otherwise it may create difficulties later.

In the process of a house extension, pay proper attention to the ventilation and lighting. Get the windows and doors placed in such a way so as to regulate proper circulation of air within the house. House should get adequate amount of sunlight during day hours, it should be neither too dark nor too bright. Privacy is also another important issue while planning for windows and doors.

When planning for house extension project, do not ignore the pending repairs in existing structure of the house.

Consult an experienced contractor about your house construction plans. His advice is very valuable as he is able to tell you whether your existing structure can take extension or not. Walls in the house should be able to take the load of a new structure. While redesigning your house, do not compromise on the quality of things to be used. Though house extension is an expensive project but you should use the things which are of a high quality.
