<p>Home sales were up 9.2 percent in January, compared to January of 2011, according to the <a href="http://www.har.com/" target="_blank">Houston Association of Realtors</a>.</p>
<p>&nbsp;</p>
<p>Led by the nation’s strongest  job growth and a solid energy industry,  Houston housing has been on a roll since last summer.</p>

<p>&nbsp;</p>
<p>Upbeat economic news and predictions that home prices will rise in 2012 have boosted home buyer’s confidence, said Evert Crawford, director of the Institute for Regional Forecasting at the University of Houston. “People are in the buying mood more than they’ve been in a long time,” Crawford said.</p>
<p>&nbsp;</p>
<p>The inventory of homes for sale has been dropping steadily, boosting the overall health of the market. The inventory of available properties, or active listings, at the end of January declined 15.1 percent from January 2011 to 42,067, the Realtors association reported. It is the lowest inventory since December 2009.</p>
<p>&nbsp;</p>
<p>The positive January report indicates that Houston’s market has recovered from the decline that began about three years ago. Houston realty suffered some hard knocks, but it fared much better than some markets, such as California, Florida and Arizona where <a href="http://www.news-press.com/article/20120221/NEWS0120/302210028/Foreclosure-bill-fight-sharpens?odyssey=tab%7Ctopnews%7Ctext%7CHome" target="_blank">foreclosures</a>reached epidemic levels and home prices fell by as much as 50 percent.</p>
<p>&nbsp;</p>
<p>The HAR reported that current levels of pending sales are up 6 percent over this time last year. Importantly, this points to a positive beginning to the spring home buying season, when home buying is at its peak.</p>
<p>&nbsp;</p>
<p>The home buying spree in January was spread across all price levels, except for the upper end of the market. The sale of upscale homes priced over $500,000 declined 2.1 percent in January, compared to January of 2011.</p>

<p>New construction starts in January were <a href="http://www.census.gov/construction/nrc/pdf/newresconst.pdf" target="_blank">10% higher</a> than one year ago. Confidence among builders jumped this month to the highest level in four years, even though it’s way below where it was before and during the housing boom. And construction jobs are on the rise too, growing faster than the U.S. economy overall.</p>
<p>&nbsp;</p>
<p>But <a href="http://www.trulia.com/">housing markets</a> are local. In some cities you hear the sweet sounds of hammers and backhoes, but others cities are silent. Building-permit data from the last quarter of 2011 – the most recent available – show where construction is hot and where it’s not. Where it’s hot, new <a href="http://www.trulia.com/">homes</a> will add to the existing inventory, giving buyers more choices. Where it’s not, buyers will have to look at existing homes, and construction workers will have to hope for better news next quarter. Here are the winners and losers in new construction:</p>
<p>&nbsp;</p>
<p><strong>Winners:</strong></p>
<p>&nbsp;</p>
<p><strong>— <a href="http://www.trulia.com/TX/Houston/">Houston</a></strong> had the most construction activity, period. More new building permits were pulled in the <a href="http://www.forbes.com/places/tx/houston/">Houston</a> metro area than anywhere else in the U.S.<strong></strong></p>
<p>&nbsp;</p>
<p><strong>— <a href="http://www.trulia.com/SC/Charleston/">Charleston SC</a></strong>, <strong><a href="http://www.trulia.com/TX/Austin/">Austin</a></strong>, and <strong><a href="http://www.trulia.com/NC/Raleigh/">Raleigh</a> </strong>saw the most construction activity relative to their size. Although they don’t have as much new activity as Houston, they’re much smaller markets, so new construction in these cities will have a bigger impact on inventory and prices.</p>
<p>&nbsp;</p>
<p><strong>—</strong> In <strong><a href="http://www.trulia.com/CA/San_Jose/">San Jose</a></strong> and <strong><a href="http://www.trulia.com/MA/Boston/">Boston</a></strong>, construction activity is back to normal levels (the 1990-2010 average). Very low vacancy rates and relatively stable prices are bringing builders back. <a href="http://www.forbes.com/places/ca/san-jose/">San Jose</a>, <a href="http://www.forbes.com/places/ma/boston/">Boston</a>, and other big Northeast and <a href="http://www.trulia.com/sitemap/California-real-estate/">California</a>metros tend to have much less new construction over time than metros in <a href="http://www.trulia.com/sitemap/Texas-real-estate/">Texas</a> and the South, which enjoy lower land prices and fewer regulations. Still, San Jose and Boston are the only metros back in the black: even Houston, with all its construction activity, is 20% below its own normal level.</p>

<p><strong>Losers:</strong></p>
<p>&nbsp;</p>
<p><strong>— <a href="http://www.trulia.com/MI/Detroit/">Detroit</a></strong> and <strong><a href="http://www.trulia.com/WI/Milwaukee/">Milwaukee</a></strong> had the least new construction activity relative to their size. In the last quarter, the rate of new construction in those metros was less than one-tenth the rate in <a href="http://www.forbes.com/places/sc/charleston/">Charleston</a> SC, Austin, or Raleigh.</p>
<p>&nbsp;</p>
<p><strong>—</strong> In <strong><a href="http://www.trulia.com/FL/Miami/">Miami</a></strong>, <strong><a href="http://www.trulia.com/NV/Las_Vegas/">Las Vegas</a></strong>, and <strong><a href="http://www.trulia.com/GA/Atlanta/">Atlanta</a></strong>, construction bumped along at less than one-fifth of normal levels. Some builders are breaking ground in those metros, but at nowhere near their usual pace. High vacancy rates and continued falling prices – and lots of foreclosures still to come to market — scared away builders in these metros.</p>

<p><em><strong>Keller Williams Realty</strong></em>, Inc., the second largest real estate franchise in the United States, announced today that despite the continued downturn in the real estate market, the company continued to move forward in productivity, profitability and profit share in 2011.</p>

<p>At the company’s annual convention, <em><strong>Family Reunion</strong></em>, CEO Mark Willis delivered his annual State of the Company speech in which he shared several key success indicators. More than 9,000 KW associates are in attendance for the event, currently being held in Orlando, Fla.</p>
<p>&nbsp;</p>
<p>According to Willis, <em><strong>Keller Williams Realty</strong></em>’s per agent productivity (in units closed) increased year over year, by 19 percent. The average gross commissions earned per agent also increased by more than 16 percent. Commenting on the increases, Willis said: “At <em><strong>Keller Williams</strong></em>, we’re used to taking big leaps – but this is unprecedented! Congratulations, <em><strong>Keller Williams</strong></em> family!&#8221;</p>
<p>&nbsp;</p>
<p>He also shared that since the shift in the real estate market in 2005, <em><strong>Keller Williams Realty</strong></em> has grown by more than 23 percent in agent count to more than 75,000 and that the company gave back more than $38 million to its associates in profit share over the last year.</p>
<p>&nbsp;</p>
<p>“If you break that down, we gave back $100,000 per day, every day last year to our associates,&#8221; said Willis. “It’s truly our honor to share these unprecedented profits with our associates.&#8221;</p>
<p>&nbsp;</p>
<p>Chris Heller, president of <em><strong>KW Worldwide</strong></em>, the company’s global division, was on hand to announce the signing of the company’s first overseas master franchise &#8212; in <em><strong>Vietnam</strong></em>.</p>

<p>“As we began looking for opportunities to expand outside the U.S. and Canada, our primary goal was always to find the right leadership first. We know that <em><strong>Paul Mason</strong></em> [the new president of <em><strong>KW Vietnam</strong></em>] along with the other leaders we are exploring opportunities with, share our belief system and our commitment to grow the <strong><em>Keller Williams culture</em></strong>,&#8221; said Heller.</p>

<p>Mason is a real estate veteran with almost 20 years of experience in real estate in Vietnam, including leadership positions at the international firm Cushman &amp; Wakefield and NAI Vietnam. He received a BSc in Estate Management from Southbank Polytechnic in London and is a member of the Royal Institution of Chartered Surveyors (RICS) where he serves as chairman in Vietnam.</p>

<p>Mason commented, “The question wasn’t whether or not to join <em><strong>Keller Williams Realty</strong></em>; it was how soon can we join?&#8221;</p>

<p>Heller also announced that the company was in conversations with potential franchisees in several other countries, including: South Africa, New Zealand, Indonesia, Egypt and several Middle Eastern countries.</p>

<p>(Reuters) &#8211; More than half the recent global investment in commercial <em><strong>real estate</strong></em> found a home in just 30 cities with a quarter spent in London, Tokyo, New York, Hong Kong and Paris, according to real estate services company Jones Lang LaSalle (<a href="http://www.reuters.com/finance/stocks/overview?symbol=JLL.N">JLL.N</a>).</p>

<p>In a report released on Wednesday, it said it expects major cities in emerging markets to increasingly become viable contenders for <em><strong>real estate</strong></em> investment dollars, expanding its list of 30 &#8220;alpha&#8221; cities over the decade.</p>

<p>By 2020, the list likely will broaden to the top 50 with investment spreading to such cities as Mexico City, Delhi, Guangzhou, Houston and Istanbul, Jones Lang LaSalle said.</p>

<p>Those cities were attracting global corporations, who are most often tenants, it said. Yet, as the quality of the buildings there improve and the<em><strong> real estate markets</strong></em> become more transparent, and the buying and selling becomes easier, these markets become safer for investment.</p>

<p>The study included investments in shopping centers, malls, office buildings, warehouse and distribution centers, and hotels. The report does not include apartment buildings.</p>

<p>Within 10 years, the bulk of commercial <em><strong>real estate investment</strong></em> will be in assets located in 300 cities where technology enables large global companies to operate in more cities, Jones Lang LaSalle said. Those include secondary and tertiary cities in <a title="Full coverage of China" href="http://www.reuters.com/places/china">China</a> as well as those in more mature economies such as Austin, Texas.</p>

<p>Even with that expansion, traditional <em><strong>real estate</strong></em> investment markets will retain their top positions, especially those in the United States, said Jeremy Kelly, a director of global research for Jones Lang LaSalle and author of the report.</p>
<p>&#8220;While, the Asian/Pacific story is very compelling, and many <em><strong>real estate</strong></em> players are focusing on the growth opportunities there, we shouldn&#8217;t forget the chunkiness, size and growth potential of many U.S. cities,&#8221; Kelly said. &#8220;They are among the most innovative, and they are huge cities. Eleven of the top 30 in 2020 will be in the United States.&#8221;</p>

<p>It’s going to take years of effort, but hundreds of volunteers used Arbor Day Saturday to begin the process of putting back what Mother Nature took away by planting 25,000 trees in four <em><strong>Houston</strong></em> parks &#8212; <em><strong>Memorial</strong></em>, Hermann, MacGregor and Mason.</p>

<p>Re-plant <em><strong>Houston</strong></em> will be a multi-year effort project conducted in conjunction with Trees for Houston, the Hermann Park Conservancy, the <em><strong>Memorial</strong></em> Park Conservancy and the <em><strong>Houston</strong></em> Parks Board to reforest and water city parks and greenspaces devastated by the drought. The Arbor Day trees were donated by the Apache Foundation, Trees for Houston, DRC Emergency Service and other corporate and non-profit organizations.
