			<content:encoded><![CDATA[<h3><span style="font-size: x-small; color: #000000; font-family: Arial;">East Atlanta is a cool little neighborhood that has definitely increased in popularity over the last few years.  The most desirable location is to be within walking distance to The Village of East Atlanta.   The Village is a small section that has many restaurants and shops.  I am a frequent visitor to the <a title="http://www.badearl.com/" href="http://www.badearl.com/" target="_blank"><span style="color: #ff6600;">Earl Restaurant and Bar</span></a>, which is a great place to catch a band and they have really good cheap food.   Another little hot spot is a restaurant called<span style="color: #0066cc;"> <a title="http://www.graveyardtavern.com/" href="http://www.graveyardtavern.com/" target="_blank"><span style="color: #ff6600;">The</span></a></span><a title="http://www.graveyardtavern.com/" href="http://www.graveyardtavern.com/" target="_blank"><span style="color: #ff6600;"> Graveyard Tavern</span></a><span style="color: #ff6600;">,</span> which is a must stop for their Sunday Brunch.   If you are looking for furniture for your home, <a title="http://www.tradersatlanta.com/" href="http://www.tradersatlanta.com/" target="_blank"><span style="color: #ff6600;">Traders</span></a> in East Atlanta is one that should be on the top of your list.  They also have plenty of funny gag gifts and this is a good store to shop for birthdays and other events.  </span></h3>
<h3><span style="font-size: x-small; color: #000000; font-family: Arial;">The homes around East Atlanta Village are mainly small classic brick bungalows and are very affordable, typically, if you want to be within walking distance to the Village and want at least a 2/2 you will be looking in the $225 to $400k range.   There are also some 2/1 homes available that may not be as updated as you want it to be for less than $200k.  In the past, there have been plenty of builders and investors that have come along and knocked down some of the old dilapidated homes and built new homes.  If you are not a big fan of bungalow homes there is one small subdivision that is within walking distance to the Village.  I adore the bungalow style but I also find this subdivision pretty appealing too because the homes are large and pretty family oriented. </span></h3>

<h3> There are only a total of 12 homes in this subdivision, but as of today, there are 2 homes on the market.  One is a 5 bedroom, 3/1/2 bath for $389k and another 3 bedroom /  2 1/2 bath for $349k.  Both homes were built in 2002 and have plenty of space.  What is really appealing about these homes is that they are not stacked on top of each other. Most of the homes in East Atlanta are pretty close in proximity to one another, so if you like privacy, these homes are a must see.  </h3>

			<content:encoded><![CDATA[<p>The very first home that I bought was in the neighborhood of Grant Park.   I was fairly young and did not have my real estate license at that time so I really had no idea about Grant Park.  At that time, I was only interested in being somewhat close to the bars and obviously somewhere that fit into my budget of $150,000 and less.  </p>

<p> I totally remember when I was calling around to real estate agents that pretty much all of them told me that there was no way that I would find a Atlanta Intown Home for under $150k and if I did, it was going to be a dilapidated house or a bad neighborhood.  Anyway, my agent at that time brought me to this wonderful brand new house in Grant Park.  It was a prefab home that was built to look old, so I really liked that it fit into the character of the neighborhood.  It wasn&#8217;t a big house, about 1200 sq.ft but the floorplan was nice and it had a private fenced in yard. The street that it was on, was a tad rough, I must admit.  But, I am a rather tall girl and have long legs so I thought I could out run any trouble that came my way.  So, I bought it.   I lived in this house for about 5 years and yes, I did endure some of the bad things that happen when you live on a up and coming street, but never the less I fell in love with Grant Park.  What I really enjoyed about Grant Park is the solid community that it has, the people that live there genuinely care about the neighborhood, they are proud to say that they live in Grant Park.  </p>
<p> Grant Park is just around the corner from Turner Field, about a 5 minute drive into Midtown and it is very close to the Highways.   The homes in Grant Park are either Victorian style or small bungalows.  All of them are truly unique from one another and most of them were built in the early 1900&#8217;s.   In the last couple of years there has been some newly constructed homes, which is kind of a shame, because they don&#8217;t compliment the existing style of homes. </p>
<p>Grant Park is also home to the <a href="www.zooatlanta.org" target="_blank">Atlanta Zoo</a>, which I adored being near, because for some reason I really enjoy watching the monkeys&#8230;always have and always will!  It is also home to the <a href="www.atlantacyclorama.org" target="_blank">Cyclorama</a> and there is actually a very large park connected to the zoo.  The park was great because unlike Piedmont Park in Midtown, it is not full of people and it has trees so you can go during the summer and be covered from the blazing sun!   There is also a small historic district with a couple of restaurants including Grant Central Pizza, <a href="http://riasbluebird.com">Ria&#8217;s Bluebird Cafe</a> and <a href="www.sixfeetunderatlanta.com" target="_blank">Six Feet Under</a>.  </p>
<p>Anyway, back to my first house, so in 2007 I sold that home, which was pretty lucky that it actually sold and that it sold for a small profit.  The street changed some but it still had it&#8217;s downsides but I was pretty sad to leave because the house was really cute.  I actually drive by the place every once in awhile just to see what it is going on there, but today as I was searching for homes in the Grant Park area for a client, I just happened to see a listing for my old house.  I couldn&#8217;t believe it, especially since it has only been 2 years since I sold it, but what I was really surprised to see is that it was listed for $97,000!!!  And it&#8217;s a foreclosure!  SAD FACE!!  So, I had to go in and take a little peek..Oh boy, what people do to homes!!!  It was actually in pretty decent shape, the one thing that I loved about the house was the hardwood floors, and those were in great shape.</p>

<p>But, gosh, these people tried to paint some poopy looking color on the white cabinets that turned out just awful and then they tried to paint some hideous neon green color  in the kitchen.  I won&#8217;t even mention what was in the toilet, but the owners did add some stairs to the back deck leading down into the yard, which is what I wanted to do when I lived there, but I was in the po&#8217; house at that time.   All in all, it wasn&#8217;t in horrible shape, it actually could be a decent investment to buy and fix up.   So, it was actually pretty cool to back inside and see it again. </p>

			<content:encoded><![CDATA[<p>One of the newest and now one of the more popular communities in Atlanta is Inman Park Village which is located in the heart of Inman Park!  Inman Park Village consists of all types of homes including lofts, condos, single family homes and townhomes and there are also apartments available as well.   This is a very large community which has a ton of restaurants to walk to including Fritti, <a title="Highland Bakery" href="http://www.highlandbakery.com/" target="_blank">Highland Bakery</a>, The Grape, and my personal favorite sushi restaurant, <a title="Zuma Sushi" href="http://www.zumasushibar.com/" target="_blank">Zuma Sush</a>i, best Sushi in Atlanta!</p>
<p>Of course, just like any good location in Atlanta, it is not cheap to live there.  Townhomes are currently priced between $400,000 and $700,000, the single family homes are currently going for $700,000 to $800,000, but if you want something more affordable you can check out the lofts which are priced at $199,000 to $350,000.</p>
<p>Inman Park Village is one of the more walkable communities in Atlanta and really has everything to offer that one looks for in city living.</p>

			<content:encoded><![CDATA[<p>I thought I would start writing about each neighborhood in Intown Atlanta for those who are not familiar with Atlanta&#8217;s Intown Neighborhoods.  So, as my first post, I thought it would be appropriate to write about my favorite neighborhood, Cabbagetown!  Let&#8217;s start with the basics, location.  Cabbagetown is located directly east of downtown Atlanta, which is about a 5 minute drive into Midtown/Downtown Atlanta.  It is easily accessible via highway I-20 which dumps into 75/85.  It is bordered between Boulevard/Memorial/and Dekalb avenue. </p>
<p>What is the vibe of Cabbagetown?  Well, I think most people consider it to be kind of quirky but yet swanky.   It&#8217;s a neighborhood that you would feel comfortable going outside and not being frighten that one of your neighbors would see you without your makeup, because chances are they aren&#8217;t wearing make up either!  It&#8217;s a very laid back feel and I think that is why I like it, I can get away with wearing a wrinkly shirt and noone cares.</p>
<p>What&#8217;s in Cabbagetown?  Just like every intown neighborhood in Atlanta, Cabbagetown also has their own little strip of restaurants and shops.  Probably the most well known restaurant is Agave, which serves the best Medallions and has been voted #1 in Creative Loafing for their Margaritas, which I would have to agree with!  Next up is Carroll Street Cafe, which is probably more known for their breakfast and lunch but they have started serving Tapas for dinner.  Good food as well and great Coffee, although they stopped serving the little Mint squares with the coffee, so that is a bit upsetting.  SAD FACE.   Then, there is Milltown Arms, a cool little bar/restaurant.  Trivia night at Milltown is kind of entertaining and again they also have really good food!  There is also a little corner grocery store, called the Cabbagetown Market, they are  probably most well known for having RAW Milk!  They also serve food as well.  I went there one day and to my surprise they were filming the show Diners, Dives and Drive Ins with Guy Fieri on the Food Network, so I was super psyched because they got me on tape talking about the Quail on a Waffle that they serve there, so for the past 3 months I have TIvo&#8217;d all of the shows but sadly I think I ended up on the cutting room floor.  ANOTHER SAD FACE</p>
<p>What about the homes in Cabbagetown?  Well, Cabbagetown has an array of different style homes but they are pretty well known for having Shotgun Style Homes and if you are not familiar with the Shotgun style, it is a home that is very long and narrow.  From the front view of the homes you would think that they are pretty tiny homes but once inside they are actually pretty spacious.  Most of these homes were built in the early 1900&#8217;s but I would say about 80% of them have undergone major renovations.  There also a few brand new homes nestled in as well.  Sadly, the tornado that came through a few months ago damaged quite a few homes in Cabbagetown, but the spirit of the community have really come together to support one another and are helping to rebuild these homes.  </p>

			<content:encoded><![CDATA[<p>Due to the overcrowding at Morningside Elementary school, the Atlanta Public School systemare planning on opening a new public school in August of 2009.  Grades Kindergarten thru 5th grade will be a part of this new 450 student school located on Ponce De Leon between Briarcliff and Springdale Road.  Morningside Elementary has always showed high test scores and high recommendations so I am sure the new school will also be just as great!  So, just remember that if you are possibly thinking about purchasing in the Morningside and/or Virginia Highland area that your kids may go to the new school.   Mary Lin Elementary and Fernbank Elementary are also strong contenders for high recommendations, but it is always best to visit the schools to find out which one you would prefer and if you are planning on staying in your house while your kids transition into middle schoo or high school you should always visit those schools as well.</p>

			<content:encoded><![CDATA[<p>I got the chance to tour Kenny Rogers Estate over the weekend, just kidding, I just found it on the MLS system.  Anyway, his home is for sale, which is located in Buckhead.  I had no idea that Kenny lived in ATL, I know Elton John, Jane Fonda, some Rap people do but I think that is all I know of.  Kenny has his home up for sale for 7.9 million and his yearly property taxes are only $50,000!  Yikes.  He is even willing to sell it furnished at that 7.9 mil mark.  Must be nice being rich!  He must have done some work to it because he bought it for only 2.8 million a couple of years ago.  The house does have an elevator, pool, and approx. 9000 sq. ft.   Below are few pics of it!</p>

<p>The homes look small from the first glance, but typically they are alot larger than they appear.  Most of them also have redone attics that add the extra bedroom.  This particular home has beautiful hardwood floors, a finished attic, screened in porch and a private backyard! There is a separate dining room and mudroom!  Plus, this house has a ton of storage room!</p>

			<content:encoded><![CDATA[<p>Oh Oh, looks like homeowners in unincorporated Dekalb County will have to replace some of their old crappers before they are able to get their water hooked up.   The ordinance goes into effect on June 1, 2008 and applies to all residential homes that were built before 1993.</p>
<p>Not only will you have to replace your toilet but also showerheads and faucets.  Before you are able to hook up your water you will have to provide a &#8220;certificate of compliance&#8221; for all fixtures. The  certificate must be signed by either a home inspector, or licensed plumber, or  inspector with Dekalb County&#8217;s Dept. of Watershed Mgt. at <a href="http://www.dekalbwatershed.com" target="_self">www.dekalbwatershed.com</a>.</p>
<p>The county is doing this due to recent drought conditions in Atlanta and they need homeowners to replace this stuff with water saving plumbing fixtures.</p>
<p>So, if you are seller thinking about selling you will have to disclose if your crapper is old on the sellers disclosure statement.  For buyers, it&#8217;s just another thing that you will have to negotiate with the sellers on.</p>
