      <title>Asana Partners Buys Atlanta Retail Asset</title>
      <description>
        <![CDATA[The Trader Joe’s-anchored shopping center in the city’s Midtown submarket contains more than 110,000 square feet along the Eastside BeltLine trail. Ackerman & Co. has sold Midtown Promenade, a 110,998-square-foot retail asset in Atlanta, to Asana Partners. The buyer financed the acquisition with a $27.5 million loan from Synovus Bank, according to Fulton County records. The five-year loan includes an accordion note provision, allowing for an additional $8.3 million in funding. Located at 931 Monroe Drive N. E. in the city’s Midtown submarket, the shopping center is at an entrance to the Eastside BeltLine trail, a 3-mile rail corridor-turned-pedestrian path which links the submarket to Reynoldstown. The property is near a wide range of multifamily and commercial assets, with more than 10,000 apartments and roughly 6.4 million square feet of office space less than a mile away, according to Yardi Matrix data. Developed in 1989 by the seller, Midtown Promenade is anchored by Trader Joe’s, the Midtown Art Cinema and Tuesday Morning. Rounding out the tenant lineup is a range of national and local retailers, including The UPS Store, Starbuck’s, Richard’s Variety Store and several restaurants. CBRE’s Chris Decoufle and Kevin Reavey acted on behalf of Ackerman in the transaction. Part of the same team represented GDC Properties in its $12 million disposition of a 45,279-square-foot retail asset in Atlanta’s Cascade corridor last summer.

        <![CDATA[ATLANTA–Marriott International and Noble Investment Group are opening the dual-branded AC Hotel Atlanta Midtown and Moxy Atlanta Midtown in the heart of Midtown’s thriving business and arts district. With a combined 288 rooms and suites, this is the first-ever combination of the AC Hotels by Marriott and Moxy Hotels brands under one roof. These new additions mark the first Moxy Hotel in Georgia and the third AC Hotel in Atlanta (Noble’s second after the AC Hotel Atlanta Buckhead at Phipps Plaza). The location is an entire city block between 14th street and 13th street flanked by Peachtree Road and West Peachtree Road. The location is central to Midtown’s business and commerce hub, a few blocks from Georgia Tech University and in the heart of the region’s arts district. “With Moxy we threw out the hotel rulebook to create a bold new hotel experience geared toward guests who are looking for shareable, experiential moments when they travel. AC Hotels are designed more for those who want a moment of respite among the hustle and bustle of the city – the opportunity to reflect in an elegant, peaceful space with frictionless service,” says Toni Stoeckl, Vice President, Distinctive Select Service Brands, Marriott International. Facing 14th Street, the European-inspired AC Hotel Atlanta Midtown offers 133 rooms with sophisticated, sleek design elements; plush seating; and multifunctional workspaces, according to a news release. Facing 13th Street, the experiential Moxy Atlanta Midtown Hotel offers 155 rooms and communal areas with industrial features including reclaimed pallet ceilings and iron finishes. Working alongside the Midtown Alliance, the hotel has established a pedestrian connector called the Arts Walk. The hotel’s ground-level path will provide connectivity between 13th and 14th Streets while featuring installations from local artists. Above both hotels is High Note, a vibrant rooftop featuring pool, cabanas and bar, meeting space, state-of-the-art health and fitness and an outdoor entertaining area with firepits. Additionally, both hotels provide outstanding food and beverage service – European-style offerings from Executive Chef Jeremy Hartman at the AC, and fun naan bread specialties and kombucha on tap at the Moxy, as part of the brand’s 24/7 self-service B&F program.       <title>Fogelman JV Acquires Atlanta Apartments for $45M</title>
      <description>
        <![CDATA[The 334-unit garden-style community last changed hands in August 2016, when Mesa Capital Partners sold the asset for more than $29 million. A joint venture between Fogelman Partners and Thackeray Partners has acquired Crestmark Apartments, a 334-unit Class B community in suburban Atlanta for $44.9 million, according to public records. The seller, PointOne Holdings, had purchased the asset from Mesa Capital Partners in August 2016 for $29.1 million. Located at 945 Crestmark Blvd. in Lithia Springs, Ga., the garden-style community’s 16 buildings are situated on 23.2 acres roughly 15 miles west of downtown Atlanta. A bus route in the immediate area offers direct service to the city center, and the property is a short distance from Interstate 20 and the Thornton Road retail corridor. The community contains a mix of one-, two- and three-bedroom units, with floorplans from 704 to 1,440 square feet. Crestmark’s amenities include two swimming pools, a laundry facility, a playground, a business center, a fitness center and a clubhouse. The property was 98 percent occupied at the time of the sale. The new owner plans to invest in renovations to common area and unit interiors. Fogelman and Thackeray have joined together to acquire four multifamily assets in the past six months. The two firms also recently picked up a 284-unit market-rate community in Alpharetta, a northwest Atlanta suburb, for $41.3 million, according to Yardi Matrix.

The properties are in four university markets across the U. S. including Central Washington University, Stephen F. Austin University, Austin Peay State University and Georgia Southern University. The purchase expands Campus Realty's student housing operations into a national footprint. The joint venture will immediately invest significant additional capital into these six- to eleven-year-old properties including improvements to unit interiors and amenities to boost their appeal and cash flow. Jeff Brown of T2 noted that "This opportunity fits squarely in our value-add strategy. The group plans to upgrade the unit interiors, amenity areas and clubhouses with a focus on catering to the needs of today's students. According to Brown, "Our plan is to implement the capital and operating strategy for these properties quickly and efficiently. We will then judge our success based on the positive experiences of our residents." Randy Herron, a Principal with Campus Realty, added "We search out and purchase underperforming assets, and reposition them with market-competitive improvements while maintaining value rents. We look forward to rebranding these properties while providing top-quality service to create a great living experience for students and value for our partners." T2 Capital Management focuses on providing capital to transitional and opportunistic middle-market commercial real estate assets throughout the United States. They provide capital structured as joint venture equity, bridge loans, mezzanine loans, and preferred equity. Last week, Atlanta’s first digital, building-top signage was switched on, following months of highly visible construction and gripes among the general populace that the LED boards spelled the end for a local icon: the classic “EQUITABLE” sign, a downtown fixture for decades. Visible from miles away, the two 174-foot signs now stretch across the 30th floor on opposite sides of downtown’s 100 Peachtree tower, previously known as the Equitable Building. For now, they feature art from Off the Wall: Atlanta’s Civil Rights & Social Justice Journey, a campaign of 30 murals by 11 artists around downtown, Sweet Auburn, Vine City, English Avenue, and Castleberry Hill. A different mural is being showcased each day. But come January 21, officials tell Curbed Atlanta, the signs will be switched to Super Bowl-themed imagery. Otherwise, expect images of the Georgia’s Own Credit Union logo. The company relocated its headquarters—and 433 employees—to the building in 2017. Reactions to the unmissable, flashy signage have been mixed. A reader identifying himself as Rob Y wrote via the tipline on Saturday: “The new Equitable Building sign is up... and it’s something. I think it deserves a story.” Other observers of Atlanta’s urban landscapes seem less than enthused. The digital sign on the Equitable Bldg is garish. The negative effect it has on this Auburn Avenue vista is amplified by an empty streetcar, dead spaces to the left (parking lot, abandoned building) & empty sidewalks. And it won’t be part of a planned Atlanta Arts and Entertainment District throughout downtown, which is expected to fuse advertising, outdoor media, and local arts like a smaller, spread-out version of Times Square. Now, architectural documents obtained by Curbed Atlanta show a glimpse of the building’s planned future: It could be converted into an apartment building, potentially boosting downtown’s population base, as a smattering of other rental projects have done in recent years. Details are scant, but blueprints of the renovation plans released by Winter Construction show that Charlotte-based FCA Partners would lead the development, converting the circa-1976 office building into a 131-unit apartment tower. Forty-One Marietta, named after its address, stands at the corner of Marietta and Forsyth streets, about a block west of downtown’s Woodruff Park. Among other modifications slated for Forty-One Marietta is the addition of a penthouse club room with an adjoining pool. Early renderings also suggest the building’s facade—designed in the early 1970s by architecture firm Tooms, Amisano, and Wells—is headed for a major overhaul, too.         <![CDATA[The 334-unit garden-style community last changed hands in August 2016, when Mesa Capital Partners sold the asset for more than $29 million. A joint venture between Fogelman Partners and Thackeray Partners has acquired Crestmark Apartments, a 334-unit Class B community in suburban Atlanta. The seller, PointOne Holdings, had purchased the asset from Mesa Capital Partners in August 2016 for $29.1 million, according to Yardi Matrix. Located at 945 Crestmark Blvd. in Lithia Springs, Ga., the garden-style community’s 16 buildings are situated on 23.2 acres roughly 15 miles west of downtown Atlanta. A bus route in the immediate area offers direct service to the city center, and the property is a short distance from Interstate 20 and the Thornton Road retail corridor. The community contains a mix of one-, two- and three-bedroom units, with floorplans from 704 to 1,440 square feet. Crestmark’s amenities include two swimming pools, a laundry facility, a playground, a business center, a fitness center and a clubhouse. The property was 98 percent occupied at the time of the sale. The new owner plans to invest in renovations to common area and unit interiors. Fogelman and Thackeray have joined together to acquire four multifamily assets in the past six months. The two firms also recently picked up a 284-unit market-rate community in Alpharetta, a northwest Atlanta suburb, for $41.3 million, according to Yardi Matrix.

        <![CDATA[The refurbished tower completes phase one of the school’s Library Next project After three years, Georgia Tech Library has finally reopened in Crosland Tower, an eight-story complex with archives, classrooms, and study and studio space. Built in 1968, Crosland Tower originally sported a brick façade, seven-foot-high, reinforced floors, and little to no sunlight inside. Today, everything has changed. Gone are the bricks, replaced with multi-floor atriums, glass windows, and lots of wood finishes, from stairs to walls to desks. The midcentury-modern architecture reflects that of the college’s Price Gilbert Memorial Library, now under renovation as the next phase of the Library Next project continues. With architectural firm BNIM heading the project, the library now encompasses a number of energy-efficient technologies to further modernize the facility. These include chilled beams for cooling and LED lighting throughout. And those many books? They’ve been relocated offsite into preservation quality storage at the Library Service Center located on Emory University’s Briarcliff property. Students and faculty can still access the materials, which will be delivered within 24 hours upon request. In their place, students and faculty will find spaces and technology for data visualization, high-performance computing, multimedia studies, collaboration, and iterative design. Once the entire Library Next project is complete, Georgia Tech’s goal is to have the model research library of the 21st century: connected, responsive to sea changes in student and faculty academic needs, and dedicated to the stewardship of analog information in a digital age, per a school press release. If all goes according to plan, the school will be one step closer to that goal when the renovation of the Price Gilbert Memorial Library wraps in 2020.       <title>7 Of The Most-Anticipated Atlanta Projects Opening In 2019</title>
      <description>
        <![CDATA[For the developers who put shovels to dirt in 2017, their visions of millions of square feet of office, or apartments or retail and mixed-use throughout Metro Atlanta are now coming to fruition. The reigning submarket, though, remains Midtown Atlanta where more than 1.3M SF of office is underway and another 30-plus projects are either underway or planned for the next few years. That focus on the Midtown submarket is certainly evident in Bisnow's list of seven of the most anticipated project deliveries of 2019. Coda could be described as ground zero for Georgia Tech's infiltration into Midtown. Ever since the university announced with developer Portman Holdings that it planned to occupy half of what is described as a high-performance computing tower, Midtown has become the hottest market for office development. The $375M tower is the crown jewel in what has become a high-tech corridor in Atlanta, complete with a major data center. Since then, ThyssenKrupp and WeWork announced plans to occupy space at the tower. The tower has spawned two neighboring projects, including the IT operations center for Anthem Healthcare. Taking cues from the success of neighboring Ponce City Market, one of the pioneers of that project, Jim Irwin, struck out on his own and purchased the popular Kroger shopping center across the street. That Kroger — known affectionately as Murder Kroger by locals due to incidents of crimes that had taken place on the property — was targeted by Irwin's company, New City, to become a mixed-use destination with a high-rise office tower topping the grocery store. The project is located right along the Atlanta BeltLine, and is designed so the new Kroger's entrance will spill directly onto the popular urban pedestrian path. While no tenants have been announced for the office as of press time, numerous reports indicate 725 Ponce is being considered by Starbucks for its regional operations. First came the movie studio. Then, in 2017, bedding manufacturer Serta Simmons announced that it would locate its headquarters at The Assembly mixed-use project. The bedding maker is one of the pioneers inside the redevelopment of the former General Motors plant lording over Interstate 285. Although the developer for the overall $2B Assembly project is Integral Group, Serta's five-story headquarters is being developed by Holder Properties and includes 140K SF of office and a 70K SF showroom and warehouse. Serta, which also manufactuers the Beautyrest brand, plans to house 500 of its employees there. “Assembly was chosen because it is the center of gravity for the current employee population,” JLL Managing Director Dom Wyant told the Atlanta Business Chronicle. Greystar is developing one of a new breed of luxury high-rise apartment towers, Ascent Midtown, which began construction in 2016 as part of a larger mixed-use project with a neighboring hotel. Early on, the developer snagged an operating agreement with Hilton to open Atlanta's first-ever Canopy brand at the corner of West Peachtree and 18th streets. Canopy by Hilton opened late last year. Fast approaching completion, Ascent is already open to tours of its units, ranging from studios to three-bedrooms and at asking rents surpassing $3K/month in some cases. Lennar's multifamily division jumped into the heart of Midtown Atlanta in 2017 when it began construction of this luxury apartment tower at 195 13th St. The 26-story Vireo is located close to the intersection of Juniper Street. Lennar received incentives from the city of Atlanta for the $105M project, but in exchange it is reserving 10% of its units, or 32 apartments, as affordable. Vireo also will feature a resort-style rooftop pool with Midtown skyline views. In the race for the next office tower in Midtown, Hines jumped ahead of the pack by going forward without any tenants committing to its space. But perhaps more noteworthy, T3 is also Atlanta's first timber-framed office building, being developed in Atlantic Station's busy environs. While it is being developed on spec, offices in Midtown have had a healthy success in this real estate cycle, with companies clamoring to be close to Georgia Tech and its talent pool. Hines Senior Managing Director John Heagy previously told Bisnow that the firm was in talks with WeWork to occupy space in the new building. Company officials say they have not achieved pre-leasing with any tenants as of press time. After the banner pre-leasing success with its sister 8000 Avalon office building with Microsoft, developers Hines and Cousins Properties soon after broke ground on a second office building, this time one story taller. Since then, the 10-story building situated in the Avalon mixed-use project in Alpharetta secured two pre-leases: a 76K SF deal with AXIS Capital Holdings and a 25K SF lease with Kahua Inc. Hines' Heagy said there is a lot of interest in the rest of the building as well. "That's certainly our goal this year, to have it completely leased at the time of delivery," he said.

        <![CDATA[Atlanta loft enthusiasts searching for historic appeal, vintage feel, and three times as many stories as bedrooms could be in luck. This condo, described as “beautiful” with its “stunning exposed brick” and 22-foot ceilings, has listed for $300,000 at the Brushworks Lofts building, a circa-1905 Sweet Auburn structure in the shadow of downtown Atlanta. Gallman Development Group converted the building to condos in 2003. It consists of 22 lofts with either one or two bedrooms, according to Central Atlanta Progress. Now, the Hilliard Street location boasts a 95 “Walker’s Paradise” WalkScore, boosted by walkability to MARTA, the streetcar, parks, and a wealth of Edgewood Avenue eat and drink options. With its 2,772 square feet (and hardly outrageous $225 monthly HOA fees) across three levels, the deal could seem surprisingly strong, despite the drawbacks of having one bedroom and one bathroom. And it’s not without idiosyncrasies. The ground-level bedroom could strike some Atlanta loft hunters as a tad dungeon-like, although others might call that cozy. A loft space on the uppermost level could function as a second bedroom, office, or den, per the listing. The communal rooftop hangout emits a sort of urban-beach vibe, with the stacks of downtown to the west, and Old Fourth Ward attractions including the Beltline in the opposite direction.       <title>City, Midtown leaders applaud nearly $1M in sidewalk fixes, walkability improvements</title>

        <![CDATA[Of course, there’s still plenty of work to be done For Atlantans who typically traverse the city from behind the wheel, upgrades to pedestrian infrastructure can be easily overlooked. But in places like Midtown, construction crews are constantly repairing and replacing walkways, curbs, and crosswalks, and the fruits of their labor is becoming increasingly apparent. It’s no secret Atlanta’s sidewalks are still chronically cracked and broken, and that more funding is needed from programs like the Renew Atlanta and TSPLOST plans. But later this year, Midtown Alliance will cross a milestone “with $1 million invested in repairs and improvements for one of the district’s most important assets.” Since 2014, more than $850,000 worth of sidewalk repairs have been completed, according to the organization. Reads a Midtown Alliance news release: “Through funds allocated by the Renew Atlanta-TSPLOST and dedicated funds from the Midtown Improvement District, construction teams are working on a variety of small-scale projects that range from patching or replacing concrete and resetting pavers to tree-well expansions and ADA-compliant ramp improvements.” City officials and Midtown Alliance leaders used imagery like this to show construction workers how to properly repair a walkway after they’ve buried cable beneath it. Making sure Midtown walkways—and Atlanta sidewalks and crosswalks in general—are in compliance with the Americans with Disabilities Act is a crucial challenge that local leaders are working to overcome. The city’s crumbling sidewalks can be especially trying for people with impaired vision, says Ashley Hatcher, mobility specialist at the Center for the Visually Impaired, per the release. Sidestepping e-scooters has presented a whole different challenge on sidewalks, Hatcher said. But recent ADA improvements have made a significant difference for CVI clients, she said. All of the diagonal-facing wheelchair ramps on Midtown’s 14th and 15th street intersections have been replaced, with two ramps in each direction. “[The visually impaired] use hearing to align to traffic in order to cross the street,” Hatcher said. “It’s really complicated when there’s just one ramp.” Additionally, each ramp will receive “tactile paving,” which means they’ll feature textured bumps that signal to people with visual impairments that they’re about to step into the street. Plenty of other ongoing projects are improving the walkability of Midtown. Neighborhood leaders have taken it upon themselves to educate construction crews on how not to ruin walkways when projects entail chewing them up. Those efforts have recently focused on three intersections along Peachtree Street (14th and 15th streets and Deering Road), with more projects planned for Peachtree Circle and the Buford-Spring Connector, according to Midtown Alliance. Plenty of work remains to be done before Midtown can call itself a pedestrian paradise, but the neighborhood seems to be on the right track. With at least $12 million more in funding likely to come from the reorganized Renew Atlanta and TSPLOST programs, other intown neighborhoods could be on the cusp of similar improvements. Well, maybe not. But if that metric is any indication of which metro cities are most coveted by renters, Atlanta’s dominating the rest of the country, according to a new report by RentCafé. The findings could also be a reflection of how fast each respective, suburban place is growing. Or how dramatically renters are being priced out of intown Atlanta. According to the rental comparison site’s research—based on Census and Yardi Matrix data from 2011 to 2016—metro Atlanta counts six of the nation’s 20 most popular suburbs for renters right now. On the northeast side of the ITP area, Chamblee takes the cake on RentCafé’s list of top trending suburban cities, having witnessed its renter population balloon by 156 percent between 2011 and 2016. In 2016, when Chamblee’s total population teetered around 29,000 people, about 19,400 of them were renters, while just 8,400 owned homes, according to the report. Chamblee also saw average rents increase by 44 percent—or $429—during that period. A groundswell of new Chamblee rental options is surely a factor. And MARTA access to Atlanta proper certainly doesn’t diminish the city’s desirability for renters. Then again, the fast-densifying north Atlanta suburb is far from dirt cheap, with average rents estimated at $1,413. To put that in perspective, the City of Atlanta’s mean rent price, according to RentCafé, is $1,423. Clocking in at a close second, Norcross’s renter population boomed 148 percent and watched rent prices jump 38 percent. The bronze went to Flower Mound, Texas, a suburb of Dallas that saw its renter community grow by 115 percent during the five-year period. Three more metro Atlanta cities were counted in the top 10, with Clarkston (No. 5) showing a 97 percent increase, Johns Creek (6) a 79 percent increase, and Lilburn (10) a 67 percent increase in renter numbers. On the southside, Jonesboro made its mark at No. 15, with a renter population spike of 66 percent. On behalf of a joint venture between New York Life Insurance Co. and Ilmarinen Mutual Pension Insurance Co., New York Life Real Estate Investors has acquired Prominence in Buckhead, a Class A office building in Atlanta. This marks the eighth acquisition for the partners since formed in June of 2017. According to Yardi Matrix, Crocker Partners sold the property for $166 million. Located at 3475 Piedmont Road N. E., the 19-story Prominence in Buckhead was constructed in 1999 and comprises 433,000 square feet. According to Tom Delaney, senior director of Asset Management in NYLREI’s Atlanta office, the new owners will implement a capital improvements plan to upgrade the lobby, amenities and common areas to create a more modern workplace. Currently, the asset offers deck parking with electric vehicle charging stations, onsite security, a fitness center, a restaurant called Market Street Cafe and an on-site car care center. The building is also in close proximity to the Buckhead MARTA station and provides views of the landscaped site and downtown Atlanta skyline. According to Yardi Matrix, current tenants include Waypoint Residential, ICON, GE Capital, Silicon Valley Bank, Prologis, Wells Fargo and more. “We are pleased to acquire such a high-quality office asset in Buckhead on behalf of the joint venture with NYL and Ilmarinen. The property benefits from superior accessibility, and the design characteristics of the building and parking garage are ideal for tenants in the market,” said Scott Ingham, senior director of Acquisitions in NYLREI’s New York office, in prepared remarks.
