how can you seriously have a whole estate built with no parking? but then charge local residents parking zone fees for something that has nothing to do with them? if councils are so bothered about pollution how about shutting down drive through McDonalds, KFC, Burger King etc etc thousands of cars go through these each day sitting idling with engines running its a win win for the council isn't it but don't worry about residents

seriously how can you have no parking? and why should local residents then have to pay parking zone fees because of extra building which is nothing to do with them -- its a win win all round for the councils but stuff the rest of us

This is the first I've heard of this proposal but, having read this, it makes me even more grateful that I now longer live in the dung heap that is Redbridge. Does this development incorporate any community facilities - a GP practice, for example - and is there adequate capacity in the local schools or a contribution to fund any expansion required from the developers?

Or will families with children join car owners in the undesirable lower life form category?

Has Redbridge council got rid of the Mayor's polluting limousine yet? I note that cycling is becoming increasingly popular with politicians these days. I suppose I already should know the answer to that as the report makes it increasingly clear that councillors are too important to have to make the same sacrifices as the residents I thought they were supposed to serve.

John George, Lived at 10 Couchmore Avenue on and off until late 1970s, roamed all over this area in school hols. Went to Glade Primary, a year at boys County High. We used to spend hours in the remnant woods and open spaces, up the hills, camps in the woods. Always wondered about the ditch across the field near Couchmore, now I know. Thanks

We all know we need more houses as we all complain about the shortage and our childrens' inability to be able to afford due to supply and demand. (please don't say it is all the foreigners, we have had immigration since the second World war was over). It is the lack of house building that is and has been the issue since the 70's. I would like to see the plans for the dual carriageway. I teach at Little Heath special school. I am in the sixth form building by Hainault Road. I assume that would be demolished. Air quality is already a problem due to our proximity to Hainault Road, which is already extremely busy.

Councillor John Howard isn't the only one that loves maps!

I've been looking at the OS 2,500:1 map which shows every building and looking at the difficulties of turning the southern end of Hainault Road into a dual carriageway.

Starting from the A12, going north, the second carriageway will have to be on the right to miss the end houses in St James Gardens. It will encroach on some of the sports centre's land and be on a collision course for some of the school buildings and the house in the triangle of land surrounded by the approaches to Billet Road.

The alternative is to demolish the end houses in the close and at the Hargreaves site.

After that it is plain sailing as far as the industrial units.

Will an entrance be required from Billet Road with this road being dualled on the north side? This, of course, would also result in the loss of the house at the junction. Who knows? It's just a blank canvas at the moment.

God forbid that this development is allowed to proceed but, if it is, I can see one solution that would cause the minimum of problems for residents.

It would require the purchase of some land but how about a roundabout on the A12, offset to the north, and west of the Hainault Road junction with the dual carriageway heading north, crossing Billet Road to the west of Red House Farm and continuing to the north of the development with ALL distribution being off this road and absolutely no other access from either Billet Road or Hainault Road
