			<content:encoded><![CDATA[<p>TWO HOUSES FOR THE PRICE OF ONE!  If you need extra space for elderly family or visitors - we&#8217;ve got the place for you!  The owner built a lovely two bedroom/two bath cottage on the back of his property for family.  The main home is a large ranch-style house with three bedrooms and two baths.  The property is in St. Joe Beach, only 3 blocks from the beach.  It is a unique situation but if you need the space &#8211; it&#8217;s a steal.</p>

<p>Jim and I had a great day exploring off St. Vincent&#8217;s Island this week.  If you&#8217;re not familiar with this island, it is a national nature preserve accessible only by boat, canoe or kayak.  There is also a shuttle available from the boat ramp at Indian Pass.  We love fishing in the bayous and creeks that surround the area.  Check out the gator that we surprised as we rounded a curve in the creek!  This place is paradise for anyone that loves to get out and experience &#8220;wild&#8221; Florida.</p>

<p>The Florida Wildlife Commission (FWC)  announced that it will expand bay scallop season to open a week early, on <span style="color: #0000ff;">June 25</span>, and extend the season by two weeks to end on <span style="color: #0000ff;">Sept. 25</span>.  Scallopers in St. Joe Bay will have three extra weeks to  enjoy this low cost, fun family activity.</p>
<p>LET&#8217;S HEAR IT FOR DEAR OLE DAD!</p>
<p> The FWC also announced two weekends in June when a saltwater fishing license will not be required statewide. The license-free weekend of <span style="color: #0000ff;">June 4 and 5</span> is the first weekend red snapper season opens in the Gulf, and the second weekend of <span style="color: #0000ff;">June 18 and 19 </span>is Father&#8217;s Day weekend. </p>

<p>Florida State Parks will offer half-off admission on both <span style="color: #0000ff;">Mother&#8217;s Day, Sunday, May 8,</span> and <span style="color: #0000ff;">Father&#8217;s Day, Sunday</span>, <span style="color: #0000ff;">June 19 </span>at all state parks.  What a great chance to take advantage of our award winning St. Joseph&#8217;s State Park!</p>

			<content:encoded><![CDATA[<p>For all of you Mexico Beach lovers, there was a fire at the El Governor Motel this afternoon.  There was one death and lots of questions regarding the fire.  We heard the sirens from our house but didn&#8217;t realize that the black smoke that we saw was the El Governor.  Fire fighters contained the fire but from the looks of it, there was a good bit of damage.  It is a very sad day for everyone involved.</p>

<p>Jim and  I were on a stroll through our neighborhood this afternoon and came upon a hive of honey bees in the middle of the road!   Neighbors were gathered in the street observing the unusual sight and the bees were completely unbothered by any of us.  We&#8217;re still trying to figure out what they were doing in the middle of the road.  Maybe they&#8217;re resting on their way to Wewahitchka to make some delicious Tupelo Honey!  Surely hope so!</p></div>

			<content:encoded><![CDATA[<p>For all of you fishing enthusiasts, your patience has been rewarded!  Pompano, those beautiful, silver discs that race through our surf every spring and fall have returned.  For the avid fisherman as well as the novice, feeling the tug of a pompano on your line will surely make your heart race.  Just find you a spot in the sand and cast your long line tipped with shrimp or a sand flea as far as your arm can fling it.  As soon as you get comfortable in your beach chair you&#8217;ll see the tip of your rod bend and you&#8217;ll be reeling in one of the fiercest fighters and best tasting fish in the Gulf of Mexico.</p>
<p>Fishermen all along the panhandle anticipate the annual run of cobia along the beaches as well.  You&#8217;ll see boats, large and small, outfitted with tall towers maneuvering near the beach this time of year.  These fishermen are in search of that most prized fish &#8211; the cobia.  You will hear them referred to as &#8220;ling&#8221; or &#8220;lemon fish&#8221;.  Whatever you call them, their appearance along the beaches is cause for excitement among fishermen who site cast for them with live eels!  The cobia disappear as quickly as they came so get out there!  Time&#8217;s a wastin&#8217;!</p>
<p>We had the pleasure of taking some friends from Wyoming and Mississippi fishing in St. Joe Bay last week.  Our friend&#8217;s father is 82, almost deaf and legally blind.  He &#8220;out fished&#8221; most of us catching flounder with a plastic lure.  It was the first time in the bay for all of them but certainly not the last!  We have also had success in the last few weeks catching specks in the channels of the bay. </p>
<p>Talk about a success story!  We were exploring Wetappo Creek several weeks ago and sited over 30 &#8211; yep 30 &#8211; BALD EAGLES!  Most of them were recent fledglings.  We had seen 4 eagles near the creek the week earlier when we were putting up a &#8220;For Sale&#8221; sign on a lot and decided to take a look from the water.  It was an experience that neither of us will ever forget. </p>
<p>This is such a wonderful place to explore nature.  Come on down.  We&#8217;ll show you around.</p>

			<content:encoded><![CDATA[<p>Hello Everyone! 2011 is shaping up to be <span style="text-decoration: underline;">the</span> year to buy property here along the Forgotten Coast.  Sales figures for 2010 show a 20% increase from 2009 with over 240 closed transactions and an average sales price of$188,000 in the Mexico Beach/Gulf County market. Talk about VALUE!  Just imagine what sales figures would have been without the Deepwater Horizon oil spill!  In the months following the spill, sales in our market came to a dead halt.  Unfortunately, the spill coincided with what is traditionally our biggest season for sales and tourism.  Thank goodness, Mexico Beach, Cape San Blas and Apalachicola were spared any long term effects and as always, our communities picked themselves up and started looking AHEAD! 			<content:encoded><![CDATA[<p>Everyone has a favorite season at the beach! Winter brings the nesting Bald Eagles, trout fishing on the oyster beds in Apalachicola Bay and the gorgeous colors of our winter skies and sunsets.  Spring brings life back to the gulf with the annual running of cobia and Spanish mackerel along our beaches.  Summer is host to sun lovers, scallopers, fishermen and nature lovers.  As for me – I LOVE FALL!  For all of you who have missed this special season at the beach, now is the time to pack your bags for a long weekend and find out what you’ve been missing.  There’s still terrific fishing in the bay as well as snapper and grouper trips in the gulf.  The days boast temps. in the 80’s  and 60’s at night.  It’s the best time to get outside and explore the glorious nature that surrounds us here.</p>
<p>It’s also a great time to look at property! There are some outstanding buys on the market right now.  I encourage you to look over some of the property searches that we’ve set up for you.
