			<content:encoded><![CDATA[<p>Are builders really quality-conscious? Do they always ensure top class tiling in bathrooms, perfect sewage pipes and up to date plumbing work ?<br />
Realty market watchers say that it has been observed that when there is good demand in market and the volume of work is extensive, there are many realty firms which do not mind sacrificing the quality. Therefore, it leads to substandard workmanship.<br />
According to Sanjeev Garg, who has recently shifted to an apartment in Faridabad constructed by a noted realty firm, “ The quality of construction work is abysmal. The plumbing work is really terrible. Leakages are there in all apartments because of the poor quality pipes used.”<br />
However, Sanjay Khanna,Director of Kailash Nath Projects Pvt.Ltd,was of the view that quality of a project is directly connected to the reputation and image of the builder in the market. If a developer doesn&#8217;t deliver quality projects, it will hamper its goodwill. In order to keep his reputation intact, a builder always believes in delivering quality projects.<br />
Rajni Gulati, resident of another apartment in Vaishali has also many complaints against her builder” “The developer has provided beautiful landscaped gardens and excellent common facilities. But the quality of construction is woeful with cracked walls, crudely finished and aligned doors, badly laid floors. It is clear that scant attention was paid to quality.”<br />
However, there are no dearth of people who were disappointed when they  move into their new apartment. They are dismayed that their flat  is hardly  satisfying. The quality of construction is a far cry from what they were promised by the marketing guys of developer. They find  cracks and leaks are now part of your life. They learn to live with  bad tiling in bathrooms, leaking sewage pipes, badly aligned doors and windows, amongst an endless list of complaints.<br />
Adds Sanjay Khanna, “ While detailed monitoring is done to ensure quality compliance, our approach is extremely focused on the project in execution. The volume of our projects is kept at manageable proportions to enable higher levels of supervision. But the clinching factor is the level of commitment that successfully eliminates questionable quality.”<br />
A Rishikesh based physician Dr.R.K.Gupta has a very bitter experience with a well-known realty firm on NCR. “ Notwithstanding all the possible tall promises, the  realty firm has hand-over his flat after one year to him. Even when it was hand-over to him, it lacked plumbing work. The lift was also not working in a proper manner,” Dr. Gupta recalls.<br />
A senior executive of a NCR based realty firm also says that quality of a project is directly connected to the reputation and image of the builder in the market. If a developer doesn&#8217;t deliver quality projects, it will hamper its goodwill in the long run. So to keep his reputation a builder always believes in delivering quality projects.<br />
Says Vijay Jindal,CMD of SVP developers, “We have a dedicated department to ensure quality standards. Supervision is done at the micro level and this detailing eliminates possibility of substandard quality. When unsatisfied with the workmanship, the specific area is reworked and is executed even if it means slipping up on a deadline.”<br />
 It is also often said that when disappointed buyer try to hold the developer accountable, he is only told that his (developer) liability ends after one year of handing over the apartment complex. When attention is drawn to the promised quality, fingers are pointed towards sub-contractors. As this is not enough, the penalty clause for the sub-contractor is again to the tune of one year after completion which means that he is not accountable beyond the one year period. Sadly,  the customer pays staggering price for his dream house with so many defects and with no place to appeal.<br />
“  I have observed that blaming developers have also become a fashion for even small things even though most of the builders spend their blood,sweat,tear and toil in their projects,” claims Nuzhat Alim,director of ILD developers.<br />
If developers insist that top priority is given to ensure quality construction, why then are developments increasingly coming up with substandard quality? This is true with not just small builders who are yet to make an impact but with established and highly reputed developers. “ While this is not my concern that what others do, we have devised a monitoring system to ensure quality compliance. We hire one of the best contractors to execute our project. we have an efficient purchase team which procures materials like cement, steel, bricks, paint, sanitary ware, light fixtures, tiles and marble,” informs Gaurav Mittal,Managing Director of CHD Developers,” adding, “ Apart from the quality check lab at the site we have built a series of checklists with a quality control audit system. The head office works in coordination with site engineers to monitor workmanship.”<br />
Defends another realtor, “ They get materials like cement, steel and  granite, tiles, sanitaryware by leading companies after all quality controls. Our own experts ensure quality control. Site engineers are assigned to monitor workmanship. We have blacklisted couple of suppliers when we found them wanting.”<br />
Dr.R.K.Gupta says you zero in on a development which meets your requirement, fits your budget. You then proceed to raise a loan, garner all your savings and pay for the apartment. It is a proud, satisfying moment when you walk into the Sub-Registrar’s office to make the apartment legally yours.<br />
“ But move into your finished apartment and you realise to your dismay that your residence is anything but satisfying. For, the quality of construction is a far cry from what you had bargained for. You find that cracks and leaks are now part of your life. You learn to contend with bad tiling in bathrooms, leaking sewage pipes, badly aligned doors and windows, and discoloured flooring, amongst an endless list of complaints,Dr.R.K.Gupta concludes.<br />

Says Sandeep Wahal, resident of Gurgaon, “The quality of construction is pathetic with the plumbing work giving way in most units. Leakages are there in all apartments because of the poor quality pipes used.” Sheela, resident of a similar development by the same builder, echoes her sentiments. “The developer has provided beautiful landscaped gardens and excellent common facilities. But the quality of construction is woeful with cracked walls, crudely finished and aligned doors, badly laid floors. It is clear that scant attention was paid to quality.” Says Gaurav Mittal,  “We have a dedicated department to ensure quality standards. Agrees Alimuddin Rafi Ahmed,CMD of NCR based ILD Developers, “While strict quality control measures are in place with most materials are supplied by us, the labour intensive nature of this industry makes hundred percent deliverance of quality impossible. This is especially so considering current volumes and shortage of skilled labour.” He contends quality deliverance to the tune of 90 per cent is good enough.<br />
Says Prabhakar, resident of Noida, “I am a resident here for the last four years and I have nothing major to complain about. Quality of construction has been very good with no reported leaks or cracks anywhere.”<br />
Similar views are expressed by a resident of a development by another leading realtyfirm, “Quality of construction is very good and can successfully compete with leading developments. So far there has been no issue to lament about.”<br />
But how have such builders succeeded in delivering quality that has satisfied their customers?<br />
Says Shyam Gulati of Kailash Nath Projects Pvt Ltd, “While the main structure is subcontracted, finishing part of the construction is done by our own labour contractors. While detailed monitoring is done to ensure quality compliance, our approach is extremely focused on the project in execution. The volume of our projects is kept at manageable proportions to enable higher levels of supervision. But the clinching factor is the level of commitment that successfully eliminates questionable quality.”<br />
Concurs Vijay Jindal,” “Quality can be delivered only when approached with a conscience and commitment. It is also dependent on how you manage to extract quality work from the subcontractor.”<br />
Sanjay Khanna,says, “During a boom time, the volume of work handled is extensive and given the time constraint, enough focus is not paid to quality and this leads to substandard workmanship. Shortage of skilled labour adds to this problem. Being proactive limits this occurrence.”<br />
Perhaps boom time and high volumes added to the low quality of construction. Perhaps the present lull in the market may change the scenario, making deliverance of quality product mandatory with customers gaining the upper hand to dictate it.<br />
All said and done, one thing is sure that if developer fail to ensure quality in his projects, he will not able to remain in the market for very long period of time.

			<content:encoded><![CDATA[<p>There was hardly any kind of surprise was expressed among various stake-holders of realty sector in East Delhi when a 3BHK flat in not a very prestigious cooperative group housing society sold for whopping Rs.1.40 crore last month. The first floor flat had a area of 1250 sq.feet. Perhaps no surprise was expressed as the realty rates not only in East Delhi but in entire capital touching the roof.<br />
 Said Samir Jasuja,MD of prop equity, “ If the location is good, then increase in rates is even more. I am sure unless the prices do not fall to reasonable levels, the market would not see lot of positive energy.”<br />
Well, there are no dearth of serious buyers who are ready to pay even up to Rs 60 lakh for two BHK flat in any good location. Even this amount is proving less to purchase house in places like Mayur Vihar,IP extension,Vikas puri,Janak puri.<br />
 “ Despite the fact that rates of properties are going up very rapidly, there are buyers in the market. There is good amount of  activity in the  secondary market. People are asking for moon from prospective customers ,”informs Rajeev Garg, a Mayur Vihar based realty consultant, adding, “ The other side of the story is that there are many who were looking for flats now shifting their focus to Noida, Ghaziabad and Gurgaon,”he concludes.<br />
Meanwhile, a Paschim Vihar based realty consultant was of the view that only those buying properties in capital who look for bigger accommodation. They first sold their house in order to buy the bigger one. CA Rohit Jain (name changed) too recently did the same thing. Jain first sold his third floor 2 BHK flat and then purchased 3BHK flat in Mayur Vihar after. Of course, he put additional money to clinch the deal. There are several other people like Rohit Jain.<br />
“ While buyers are very much there but the current situation is absolutely crazy. This is not the time to clinch the deal.The secondary realty market of the capital is touching a new low as the rates of flats have increased without any rhyme or reason up to 18 to 20 per cent during 24 months,” informs Devinder  Gupta of DGS Realtors.<br />
And if you visit important areas of West and North Delhi like Rohini,Paschim Vihar and Vikas Puri, the increase in prices were up to 25 per cent. A realty expert says that market goes up once some property sold at a good prices. After that, the rate of that particular deal becomes the benchmark in that area. People forget that there are many factors that determine the price of a particular property. Hence, what is true for one property can not be true for another property of the area.<br />
According to a Janak Puri based realty consultant Manish Malhotra, “ There is hardly any deal that is reaching to their logical conclusion so far as DDA or Cooperative group housing flats are concerned. The current going rates for MIG flat in Paschim Vihar, Janak puri and Vikas Puri is at around Rs 80 lakh. The rates for HIG flats are even more. That is too much. With this rates, it is not easy to find buyers.”<br />
And if you talk about Yamuna paar, the rates of both DDA and society flats are again crossing the limits. You can feel lucky if you manage to buy a two BHK DDA flat at less than Rs 70 lakh. There are some societies where flats are even costing more than Rs two crore. Yes, we are not joking. Give the fact that the original costs of such flats can not be more than Rs 18-20 lakhs, the rates are absolutely crazy to say the least.<br />
Feels Vijay Jindal,CMD of SVP group, “ One has to be very practical when it comes to finalizing property deal. “ Rather than waiting for that time when rates fall, one should buy the property at a second best possible place. NCR is thriving because capital is now more or less out of bounds for working class and middle class people. It is now no secret that is why a very large number of buyers are looking for flats that match their budget in places like Noida,Ghaziabad,Gurgaon,Faridabad and other places.<br />
His thoughts are echoed by Gaurav Mittal,Managing Director of CHD Developers,“ I feel that rather than waiting,one should book a flat in any town of NCR. Now, Metro is spreading its operation, it is advisable for all those looking for homes to book flat in any part of NCR. Thousand of happy families live in NCR who too first tried their luck in Delhi. When they failed, they moved on.”<br />
  Is the high cost of flats/floors proving to be dampener for buyers in capital ? This very claim or perception is hotly contested by Sanjay Khanna,director of Kailash Nath Projects private Ltd, who says, “ this is not true at all as in capital floors worth four/five floors are finding buyers. There are buyers for luxury floors and flats. That segment is thriving.”<br />
Joining an issue with Sanjay Khanna, a realty consultant said that way dingy flats  in places like Laxmi Nagar,Ganesh Nagar Shakarpur are also finding buyers in a big way. “ But you never know what would happen to them and those living their in future,” he said, recalling the incident of building collapse at Laxmi Nagar killing 70 people.</p>

been facing rather tough time due to several factors, including high costs<br />
of flats, ever-increasing bank home loan interest rates, steep hike in the<br />
prices of cement and steel, all is not lost. Despite such a bleak overall<br />
scenario, realty players are launching new ambitious projects and serious<br />
buyers are buying roof on their heads.</p>
<p>“Family plays a vital part in most of the real estate decisions in India,<br />
especially if the house is purchased by an end user rather than an<br />
investor,” Samir Jasuja, Founder and Chief Financial Officer at PropEquity,<br />
adding, “Several times home loan borrowers take home loans where<br />
installments are a substantial part of his salary. But borrower’s family<br />
members pitch in to provide the financial support to him if there are any<br />
financial setbacks.”</p>
<p>Young banker Aarush Gulati says that he was almost lost all hopes to have<br />
his house in either capital or NCR  as whenever he used to finalize any<br />
flat for buying purpose, he found it beyond his budget. “ I always found<br />
myself short of Rs 4-5 lakhs. It was a big amount for me as I have started<br />
by career not long ago. When my parents came to know about my ordeal, they<br />
at helped me with required some with an assurance that I do not have to<br />
return the money,” Gulati told us, who purchased a 2BHK flat<br />
in Indirapuram early last year.</p>
<p>Is family the real engine or driving force of realty market ? “ I have<br />
observed that very strong family ties play pivotal role in giving oxygen to<br />
the realty sector rather unconsciously. While there is no denying the fact<br />
that the cost of residential apartments are getting more and more,still if<br />
people are buying them it is also due to strong family bonding,” adding,<br />
says Gaurav Mittal,Managing Director of CHD developers, adding “ I know for<br />
sure that when a family member decides to buy his/her house, he gets<br />
support from his/her parents, siblings and other close relatives. They give<br />
financial support without any ‘ interest’ and at times without any<br />
expectation of return of their money.”</p>
<p>In a rare confessional mood, a South Delhi based property consultant said<br />
that once he was about to sell one ground floor flat in Green Park<br />
extension but for the advise of an elder brother of a guy who was keen to<br />
buy a flat through him. He recalls that before giving the earnest money to<br />
the owner of that property, his client took his brother to that place.<br />
After spending some time inside and outside the house, the guy told his<br />
brother  that you can not buy this flat as it is just opposite Green Park<br />
cremation ground. And while he was right, he canceled this very fact from<br />
his client.</p>
<p>Agrees Alimuddin Rafi Ahmed,Managing Director of ILD group, “ You would<br />
not find even one per cent people who takes the final call when they buy<br />
their property. We have been observing more often than not before sealing<br />
the deal,the would be owner of house see to it that his close family<br />
members also see his/her costliest purchase of his/her life.” He adds that<br />
when they (close relatives) visit the possible new home of their very<br />
own,they give him/her some suggestions. If the house is not east facing,<br />
the would be buyer is likely to be told by his r own that ‘you would not<br />
get enough sun light’. They also told many other things which they have<br />
learnt with their experience.</p>
<p>Sharing his thoughts on ‘family matters’ in real-estate<br />
world, Sunil Jindal,CEO of SVP Developers, says that we may say that the<br />
family ties are breaking in our society,fact of the matter is that they<br />
look rather strong in the context of realty world. “ I can tell you with my<br />
own experience that as large number of youngsters from Bihar,<br />
Eastern Uttar Pradesh and Orissa and Bengal are buying flats in places<br />
like Ghaziabad and Noida,they get good ‘amount’ of support from their<br />
family. But for that, you can not expect that a guy with not a very long<br />
career can buy flat with his resources. He gets help from his family.”</p>
<p>Says Gaurav Mittal, “ As I have residential projects in non-metro towns as<br />
well as outside the notional wall of NCR, I can tell you that a final<br />
decision on buying the property only take place when not one or two,but<br />
when there is a consensus  among several family members. The house is<br />
considered as a family property, not an individual thing. Perhaps that is<br />
way the views of many matter and they too contribute, if they are asked<br />
for,for the cause of family.”</p>
<p>“In many cases, parents also provide down payment or part of it to book the<br />
flat on behalf of their children, which helps in keeping the demand for<br />
housing alive even during recessionary period,” Jasuja Concludes.</p>

At the age of 85 years, Bhatia admits that as not much time is left for<br />
him, hence he was thinking of redeveloping his house for the last couple of<br />
months. Well, he is not redeveloping his property for the sake of earning<br />
some quick buck. Generally, it is believed in the realty market that people<br />
redevelop their properties to earn big money in quick time.</p>
<p>Would you like to know Bhatia’s reason for redeveloping his South<br />
Extension-part one house ? The ex- cop Bhatia informs that while he is<br />
well-off economically and hardly needs money as he has enough for himself<br />
and his wife. His three kids, two sons and one daughter respectively, are<br />
well-settled in their respective fields. “ I joined hands with a developer<br />
in order to give share of my property to all my three kids with clear<br />
title. The idea behind giving them property without any issue so that they<br />
do not fight post I and my wife depart from this world,” he explains.<br />
Sameer Jasuja ,CMD of prop equity, strongly feels that redeveloping landed<br />
property is really very sensible thing as it gives owner enough scope to<br />
demarcate his/her property among his/her kids apart from the fact that<br />
he/she also earns good amount of money. “ For instance, if you have three<br />
kids,you can easily bequeath one floor each to your kids with clear title.<br />
It is not easy to bequeath your one landed property to you more than one<br />
kid,” he feels.</p>
<p>If realty experts are to be believed, it is wrong to believe that large<br />
number of people sitting on properties worth fortunes in capital redevelop<br />
their properties to earn more. Admittedly, this may be true in majority of<br />
cases, the likes of Bhatia are also swelling swiftly. According to Sanjay<br />
Khanna, director of Kailash Nath Projects Pvt.Ltd, “ Given the hard fact<br />
that even the dearest of siblings fight to finish on the issue of<br />
properties, it is expected from all those who  bequeath their properties<br />
with clear and clean title to their children,” adding, “ It goes without<br />
saying that if parents bequeath properties without any title dispute to<br />
their kids, they would do great service. Then they can leave this world<br />
with peace that their kids would not fight over property that they left.”</p>
<p>There is no denying the fact that in the absence of not clear title, apart<br />
from siblings fights, many innocent buyers of properties face really tough<br />
situation later. Suggests Alimuddin Rafi Ahmed,MD of ILD group, “   Before<br />
buying a piece of land, buyers must inspect whether proper approvals for<br />
development on the property and for the building plans have been obtained.”<br />
adding “ if you are booking a flat in some project of realty firm, then it<br />
would be advisable for you to thoroughly check the copies of the<br />
construction plans and layouts of the project, buildings. It will help<br />
buyers assess the property, and also whether it matches with the approval<br />
granted by the authorities. This will also come handy for buyers on a later<br />
date if actual construction deviates from the plans.”</p>
<p>Neeraj Jha (name changed), a Delhi based journalist, reveals the sad story<br />
of his own family where siblings fought for several years as title of the<br />
property left behind by their parents was not clear. “ It was very sad that<br />
I was involved in a protracted legal battle with my two brothers on the<br />
issue of dividing the family property. While we got our due share in<br />
parental property after long haul, our relations became very sour. At the<br />
end of the day, I feel that all those owning properties must ensure that<br />
their kids do not suffer either in the absence of clear title or for any<br />
other reason,”he said.</p>
<p>And talking about the importance of housing project without any legal<br />
issues, Gaurav Mittal, Managing Director of CHD group, suggests to all<br />
would be buyers that it is also a good idea to see whether banks have<br />
appraised the project for giving loans. Though not a substitute for buyers<br />
conducting their own checks, this could provide an additional level of<br />
comfort about the veracity of the builder&#8217;s documentation.</p>
<p>One can safely say that one has to buy property with clean and clear title.<br />
And if you have to spend some money and time in this regard, you must do.<br />
And last but not the least, you must bequeath your property to your legal<br />
heirs with clear title. Remember, property without clear title will only<br />

At the outset, just consider two situations. When you buy car or two –wheeler, the auto company gives you free service for certain period of time and look after the maintenance job of your vehicle for donkey years. And just spare a thought for Realtors. You buy residential or commercial property from realty firm for huge sum. And once the deal is sealed, Realtor more often than not feels that he is not duty bound to serve his /her clients. What a pity.</p>
<p>Surprisingly for a change, the Delhi Development Authority (DDA) has decided to maintain the flats after their allotment. For the first time, DDA will now provide maintenance of the flats that are part of its latest housing scheme for the next 30 years.<br />
DDA will maintain the usually neglected common areas like staircases and shafts of the flats that it will allot. A large number of the nearly 16,000 flats that are part of the new housing scheme will enjoy DDA&#8217;s healing touch. The allot tees, however, will have to pay a one-time lump sum amount for the maintenance.<br />
 While DDA realized its responsibility towards allottees of their flats,will other builders too rise equal to the occasion in order to provide much needed after sale service to their clients ?<br />
 In a very candid admission, Sanjay Khanna,Director,Kailashnath Projects Pvt.Ltd, says that generally it can be safely said that realty firms hardly look after the affairs of buildings they build. Due to their sheer apathy towards all those who buy flats,the buildings start decaying after some years.</p>
<p>Coming back to DDA,the cost of the houses in the new scheme will now include the cost of maintenance. Allot tees of flats with lifts will have to pay 15 per cent of the total amount as one-time maintenance amount and allottees of flats in up to five-storey buildings will pay 12 per cent. DDA will now plaster the facade of apartment blocks, repair staircases, railings, balconies and floors and also take care of the common drainage lines.<br />
Sunil Jindal, CEO of NCR-based realty firm, SVP group, says they are operating with “a maintenance team whom we outsourced look after the affairs of our projects. It address all the issues of our customers. You can not survive in the market without taking care of the interests of your clients.” He adds that they have have deputed technically sound people who can manage the smooth operations of the complex.<br />
However, an expert of realty affairs said, “I have observed that as maintenance of apartments and commercial buildings is not a great business opportunity, most of the realty firms extend maintenance facility only during the first year or till such time a resident association is formed, purely on a no-profit no-loss basis. The corpus collected is accounted for and the remaining funds handed back to the association for relevant maintenance activities.”<br />
It is no secret that residential and commercial buildings that look good and impressive are maintained by dedicated maintenance teams. Maintaining a building is not all about housekeeping and cursory maintenance. Far from being confined to plumbing and electrical work, maintenance of these complexes extends to include a host of items that require a fully functional office and maintenance staff on call round-the-clock.</p>
<p>Understandably, maintaining a complex not only includes housekeeping and round-the-clock emergency maintenance but also beautification and maintenance of gardens and common areas, security, to name a few.<br />
RK Sinha, CMD of noted security service SIS India Ltd, says that they had started an upkeep service for residential and commercial buildings and the response was very encouraging. “Within a couple of months of starting our new business, we started getting a barrage of queries from both small and big cities, for managing buildings,” he says. According to journalist-turned-entrepreneur Sinha, the service is typically managed by a manager and office personnel, complete with a wireless network to track field staff.<br />
Alimuddin Rafi Ahmed, CMD of realty firm ILD group, says: “While we extend the facility of lifetime maintenance, it is certainly not because it is an added business opportunity but merely to ensure the development is well taken care of.” According to him, apartment maintenance is more of a bother than money earner. He,however, accepts the fact that this is one area which deserves attention from realty players.<br />
Realty market watchers say that maintenance is the key to the upkeep of a residential complex. The going rate is around Rs one to Rs1.50 per sq ft for a normal residential complex with facilities like lifts, swimming pool, power backup. But complexes with a golf courses, etc, will have high rate of around Rs 3 per sq ft. All good things come at a cost, so does maintenance of a nice residential complex. This is like owning a luxury car, which naturally has high maintenance cost, spare parts are expensive. Similarly, maintenance cost of apartments with golf courses, luxurious specifications is high.<br />
This fact should however be made clear by developers to prospective buyers. Paying high maintenance of Rs 2 psf, is not practical for a buyer of affordable home in the range of Rs 30 lakh to Rs 50 lakh, as he has budgeted for the EMI and doesn’t expect high monthly maintenance cost.<br />
There is a clear-cut consensus among realty experts that any property, howsoever magnificently built, will deteriorate and lose its grandeur if not managed with the right approach.<br />
A building managed by a reputed property manager helps enhance the company’s image and gives it the edge in marketing its properties, especially under the present tight market conditions where people seek better value for money that they are investing.<br />
Professional service and maintenance can always be achieved by hiring good vendors, Jindal feels. Talking about co-operative societies, marketing professional and social worker of East Delhi, Pavan Dhir says that there is an attitude of indifference or lack of consensus on matters related to maintenance of the society, resulting in delays in decisions on building repairs, renovations, and so on. A professional approach and outsourcing of property management helps carry out the jobs in time and also check deterioration of the structure.<br />
It is learnt that there are a few international players in this business, ie, Knight Frank, Brooke Insignia, CB Richard Ellis and Sodexo. The few Indian companies that match these big names are IPM&#038;SL, Radhakrishna Hospitality, etc. It is learnt that Richard Ellis, which manages properties measuring over 10.8 million square feet in India. In Chennai, they manage 1.3 million square feet at Tidal Park, another 3.75 lakh square feet at Raheja Towers, and 68,000 square feet at ITC Centre.<br />
Alimuddin Rafi Ahmed, CMD of realty firm ILD group, says that unlike in the west, professional facilities management of buildings is a new concept in India. “I sincerely feel that after developers construct and sell their products to customers, experts should be given the responsibility of managing the properties. They will always do a better job.”<br />
At the end, Sanjay Khanna is of the view that builders should give utmost priority to the affairs of the clients post sealing dealings with them. It is better for them to create a dedicate department which only look after upkeep of the building as well as other issues of their clients.</p>

As it is really difficult to study the percentage of women holding apartments/other properties in their/joint names with their names coming first, still those who keenly watch realty world claim that situation is far better than, for example, ten years ago.<br />
Supreme Court advocate Sunder Khatri says that after various state governments have decided to charge less stamp duty rates from women property buyers and also growing number of working women coming forward to invest in property, the profile of property buyers has started to alter. “There is no denying the fact that banks too give home loans to them on priority basis after RBI directives in this regards.” says Khatri, who is an expert on realty matters. Giving sanity to euphoria that women are thronging to buy their own properties, Davinder Gupta, Managing Director of Century 21India, says that definitely more and more single women are enquiring and buying properties. But they still prefer to invest in real-estate with their husbands. Though they take the final call when they buy some property jointly with her husband or even if the property is purchased in the name of her spouse. Though earlier all the properties used to be purchased in the name of male members of the family.<br />
Agrees Nuzhat Alim<executive Director of ILD group, “Though we have not done any study on the subject, I still feel that more than 30 per cent properties are registered in the names of women. Even that is also confined to big cities compared to Tier-II &#038; III cities. Senior journalist Anupama Jha, who purchased a flat in Mayur Vihar couple of yeas ago, has a suggestion for all the working women that they must invest in real-estate. “If you have a property of your own, then you would really feel empowered and independent. Your own property would give you huge confidence and financial security,” concludes Jha.<br />
Says Sunil Jindal, CEO,SVP Developers, “ We should look the whole debate in a new perspective. Rather than only counting and talking about single women investing in properties, we should talk about both single women as well as those women who buy their properties jointly with their husbands. And if we count both of them, the result would be very impressive. Almost 30 per cent of our flats are purchased by women or with their spouses. ”<br />
If women are thinking and investing in real-estate, the pro-active attitude of banks in granting loans to them has also contributed significantly. Not very long ago, banks were show reluctance about granting loans to single women since they saw a possible loss of income and therefore inability to service the loan following marriage. However, this is the age of double-income families and such misgivings are a thing of the past. According to Nuzhat Alim, “We are getting more queries from prospective women buyers now, but they are more for Tier-I cities as compared to Tier-II &#038; III cities. They prefer to invest in an urban area as most urban centers escalate faster in value than in a suburban environment, so there is opportunity for greater equity growth.” So far a Design Arch e home is concerned around 6.52% of the Omaxe home owners are women. However, around 30.25% of the buyers of  our flats are the joint owners where the name of woman comes before husbands.<br />
Meanwhile, R.K.Arora,CMD of Supertech group says that for some time, a very high majority (may be about 90%) of properties are being bought in joint names. It is basically happening because of two reasons: To save on registration charges. Arora adds that since a vast majority of house buyers go for housing loans, often one salary would not be enough to get a high loan. Hence banks suggest going for joint ownership (both for working wives as also in case of those wives who has other properties in their names).<br />
Experts also say that women even enjoy the benefit of a higher tax rebate as compared to men. These factors act as a great incentive for women keen to buy property.<br />
Senior journalist Dr. Anuja Bhatt is of the view that there have been many factors that have led women to come to the forefront and invest in realty. The emergence of the new breed of women achievers who place career before marriage, the desire for self-acquired security and awareness of tax benefits has fuelled interest levels. She also belongs to category of those working women who have purchased her own house before marriage and now paying the EMIs with her journalist husband, Deepak Mandal.<br />
Sameer Jasuja of Prop equity says that the good thing is that now all the developers get good number of enquiries from women and almost half of these are unmarried. Women today are on the same professional, personal and financial platform as men. Owning a house, no doubt, is topmost priority. It makes them feel safe and secure for the future and serves as a wise investment option.</p>

			<content:encoded><![CDATA[<p>New Delhi- As Amitabh Bachcahn is celebrating his birth day with his friends and family members, there are many in posh Gulmohar Park in Capital who talk about his close association with their area. In fact, Amitbah’s parents used to stay at their Gulmohar Park house till late 80s. Other members of the family too visit and stay at ‘Sopan’, their beautiful abode. It is an elegant house in B block.<br />
Unlike ‘Prathiksha’ and ‘Jalsa’, now ‘Sopan’ wears a deserted look. It has seen many memorable sessions of poetry and debates in 70s and early 80s.<br />
Both Harivansh Rai and Teji wanted to stay back in Delhi, but it was Amitabh who forced his parents to shift their base to Mumbai.<br />
‘Sopan’ was perhaps the first house that was bought by the Bachchan family and had witnessed many lively poetry sessions under the guidance of Harivansh Rai ji till the late 1970s. But after the couple moved to Mumbai, it was only during Diwali that lights were seen in ‘Sopan’. No caretaker has ever taken care of this place.<br />
The original allottees of Gulmohar Park still recall the time when Bachchan ji and Teji ji used to stay here like any other resident. Eminent Hindi poet and journalist Satish Sagar says that Harivansh Rai used to organise poetry sessions very often at ‘Sopan’ and the couple were very good hosts. Apart from poetry sessions, debates were also held. Poets, writers, intellectuals and teachers attended those debates in large numbers.<br />
Dev Krishan Vyas, veteran journalist and a neighbour of the Bachchans, says that even though Gulmohar Park was meant for journalists, Teji got the membership of the Gulmohar Park Society because during those days there were not many takers.<br />
When Gulmohar Park and ‘Sopan’ were coming up in the early 1970s, Big B was not a star of Bollywood. Bachchans were an upper-middle class family with political connections. Harivansh Rai and Teji used to visit the area very often to see the progress of the construction of their house. Vyas said that a security man used to follow the two during their morning walks. Asked about the reason, Teji said: “Munna [Amitabh] fears that his parents may be kidnapped”.<br />

According to Dr.J.P.S.Dabas of Indian Institute of Agricultural Research, “ After crackers burst in the air, they emit very toxic gases in the atmosphere that is extremely damaging to the health of all living beings, including plants,” adding “ Unless you do not make prior arrangements to protect your dear garden, plants health take a beating.”<br />
A Gurgaon based CA Rajan Dhawan narrated his own experience of last year when garden of his house badly suffered due to gases emitted on Diwali night. “ It was utter shock for me when I found almost all the plants of my garden was covered with dust of crackers. As that was not enough, many plants never recovered the attack of toxic gases. I am really frightened what would be the state of my garden post this Diwali as I have seen many plants of flowers never able to emerge due to Diwali attack.”</p>
<p>Dr.Dabas says that while the smoke from fireworks consists mainly of fine toxic dusts that can easily enter the lungs, it also badly damage all kinds of plants. Smoke from fireworks combustion may contain a mixture of sulfur-coal compounds, traces of heavy metals, and other toxic chemicals or gases. The combustion cloud can contain harmful fumes such as ozone, sulfur dioxide and nitric oxide.<br />
Experts also say that fireworks fallout contaminate water supplies. As plants require clean water to blossom, contaminated water play havoc with plants. In the absence of clean water supply, they could not blossom.<br />
What are the safeguards that one can take to protect house garden ? Dr. Dabas says that the first and foremost measure one ought to take is to avoid cracker bursting and also impress your neighbours to do so. If you and your neighbours do not celebrate Diwali with crackers, it would go a long way in giving clean and pollution free atmosphere. “ Naturally, if crackers do not emit deadly gases, then your plants and garden remain cool and nice,” says Dr.Dabas.<br />
Alimuddin Rafi Ahmed,CMD of leading realty group of NCR,ILD, informs that they see to it the residents of their apartments burst crackers in flower pots instead of on the grass as the deadly  residue damage the grass as well as the soil. “ Our efforts are yielding results and we save our garden to very great extent. We also put lot of water on plants of our gardens on the next day of Diwali in order to remove the dust that settle down on plants,” informs Alimuddin Rafi Ahmed.<br />
Now the gardens are all the more in a very scary position as many fireworks are imported from China which is dangerous because they have a proven track record of cutting corners by using cheaper, more toxic materials. Avoid Chinese made fireworks because of their pattern of using banned or more toxic chemicals without regard for the safety of the rest of the world. While it is not at all possible to ensure that your garden remain unaffected and unpolluted post Diwali, but you can always make little effort.</p>

For facing the brunt of high-cost of vegetables and fruits, you need to become a farmer. Yes,farmer. Well, you do not need farmland to grow vegetables and fruits of your choice. If you have space on your roof or even balcony,you can enjoy the fruits of your hard work. There&#8217;s nothing like the satisfaction of stepping out on the balcony to pick your own fresh vegetables.<br />
“Dr. B. N. Vishwanath, who has pioneered organic terrace gardening in India, said that the only way to counter the health hazards of chemical poisons in food is to take up organic terrace gardening.<br />
“With the pressure on farmlands and its rising cost in big cities, there is hardly any space to have a garden. This is where terraces come into the picture, he says.<br />
Relax,even if your green space is limited to a small rooftop or balcony, you can grow vegetable vines to harvest fresh vegetables. What to grow depends on what your family likes. Beans are the easiest and offer many kinds to choose from. You can enjoy the beans as tender pods and then leave some to mature and dry, storing the dry seeds for later use. Tomatoes may be slightly harder, but worth the effort, as the delight in the home-grown ones is in the freshness. You could also try cucumber or any of the gourds: snake gourd, bitter gourd, or ridge gourd. Vegetable marrow is a perennial that will grow for many seasons.<br />
According to Mr.P.L.Sharma,formerly of Indian Institute of Agricultural Research , “ Vegetables grown in the urban areas contain higher chemical residues than what is accepted at the international level. Presence of sewage and heavy metal effluents in water used for irrigation purposes and chemical pesticides render the yield unfit for human consumption.”<br />
According to Dr.Vishwanath,“You can grow commonly used vegetables on your terrace, including coriander (dhaniya), fenugreek (methe), Indian spinach, gourds like pumpkin, ash gourd (boodu kumbala), ridge gourd (hirekai), bitter gourd ( Karela), bottle gourd ( Lauki),cucumber, watermelon (Tarbooj) and muskmelon (kharabooja), root vegetables such as radish, carrot, beetroot, onion, garlic, ginger and mango ginger and other vegetables such as cabbage, cauliflower, capsicum, chillies, tomato, bhendi and brinjal. Similarly, you can grow a variety of fruit plants in big pots including mango, orange, pomegranate, musambi, custard apples, banana and guava.”<br />
According to a South Delhi based realty adviser Anil Makhijani, “ As I visit lot of houses in South Delhi and Gurgaon with my clients, I find a drastic change of use of roofs.Terrace gardening has become an in-thing. People in capital are now growing vegetables in containers and benefiting from organic produce treated with natural pesticides and insecticides”. He also adds that those houses with roof-gardens get thumbs-up from prospective tenants. They prefer to live there.</p>
<p>Dev Kumar Tyagi, an ad professional, says that as he belongs to the family of farmers with lot of land, he feels so happy to maintain his terrace- farms in his DDA flat in Mayur Vihar.“ Along with me, many other neighbours of mine are following me. When you grow your own vegetables and fruits on a terrace, it gives you huge satisfaction part from the fact that you get chemical-free fresh vegetables. This will not only save money, but also time and energy spent on several trips to the vegetable market on polluted roads. Above all, the biggest gain would be eating healthy,chemical-free vegetables.”<br />
What exactly would you need to start your terrace garden?<br />
So, are you all set to start your own terrace garden ? According to experts, the set-up costs of terrace gardening depend on whether you want to start step-by-step or all at once. If you want to start all at once it will around Rs 25 thousand.<br />
Noted architect Azmal Zaheer Khan of Capital’s Kothari Associates cautions all those who are planning to start roof-farming. “ I think you should avoid farming on your roof if it is weak or leaking. It would further damage your roof. You need to make sure that the roof on which the gardening is to be done, should be strong enough to carry the weight of the garden.”</p>
<p>Experts are also of the view that to prepare your drainage system you need to do the roof garden construction. Lay only burnt bricks uniformly on the terrace. Burnt bricks are the best bet, because the normal ones turn into mud and collapse the drainage system. Corrugated sheets can also serves as a good option, but should be placed at 3&#8242; distance to make the water flow to the drain.In top of the bricks, lay a net lawn. This will prevent the soil to get inside the bricks.</p>
<p>You may not get required success in your endeavour to become a farmer if your roof is surrounded by tall buildings and not allowing sun rays to fall on the roof, you can&#8217;t grow vegetables.</p>
<p>Avtar Singh, who grows vegetables in his East Delhi house, says that terrace gardening gives you the opportunity to get closer to nature, without taking much efforts. It is a type of indoor gardening, where you take care of your indoor plants as well as rejuvenate your inner self.<br />
If you have a balcony or extra space to dedicate to your plants, you can grow vegetables that require larger containers, such as cauliflower and brussel sprouts. If your space is more limited, eggplant, peppers (both bell and hot), salad greens and herbs all grow well in smaller containers. Carrots will also grow in small containers that are sufficiently deep. If you are lucky enough to have a balcony, you can use it to grow plants that require structural support. Tomatoes, cucumbers, beans and other vine plants require trellises, cages or poles to grow properly. You can use the beams and fixtures of your balcony as supports for these plants.<br />
P.L.Sharma says that if your space is really just too limited for plants but you still would like a garden, do some research into community gardens in your neighborhood. Some non-profits and community groups transform vacant lots into gardens where local people can rent plots. It is time for you to become farmer and enjoy the fruits of your hard work.<br />

<p>Gate of your house or apartment is the first thing that makes a lasting impression on all those who visit your place to meet you. It goes without saying that a bad gate at the entrance in terms of colour or size is an eyesore. Honestly, it looks bad and spoils the image of society too.</p>
<p>Admittedly, a decent gate which can keep burglars at bay is required both outside your house or apartment. In the recent times, gates are changing and changing fast. Unlike in the past,they are now both taller and stylish. They are no longer simple and small. Why change in the looks of gates ? While it is not easy to find the exact reason, it seems that now people try to erect different gates for security reasons. They also build high walls compare to earlier times when the walls of the homes used to be very small,not more than five feet.</p>
<p>It goes without saying that when you enter the house of somebody,the gate is what catches your attention before anything else. And surprising, gate is always last on the list of owner to buy, or get one made once the house is fully constructed. And more often than not, quality, beauty and even size are often overlooked.</p>
<p>Sanjay Khanna,director of Kailash Nath Projects Pvt Limited, says that as recently as one decade ago,a gate was meant only to protect the house from intruders and hence there was no concern about beauty, colour, design or size. “ Things have changed. Many contemporary house owners spend huge sum to buy or make showpiece gate. Security factor is also there,” he informs</p>
<p>Realty experts say that the selection of the gate is important, as the choice can help save or squander money. “The owner must have a clear-cut idea about the size and design of the gate he/she intends to spend on gate. Before rushing to buy one, consult the architect who designed the house,” feels Sunil Jindal,CEO of SVP group.</p>
<p>Surely, a bad looking gate mars the beauty of a house; a gate too high or too long ends up hiding it. An simple gate made of iron would cost you not more than Rs 15000.The price of the gates varies with the design. Designers say complicated sculptural designs require more welding, thereby increasing the costs.The labour charges also go up for complicated and intricate patterns. Normally, it takes one or two weeks for completing a standard gate.</p>
<p>A heavier one costs more. Gate designers say the rate, inclusive of labour charges, comes to Rs.100 per kg. An entry-level gate of three metres length and 1.5 metre height costs around Rs. 20,000.</p>
<p>Nazma Rizvi, who used to teach at capital&#8217;s School of Planning and Architecture (SPA), says contemporary and classic styled gates have many takers. There have been cases where house owners have completed the gate and compound wall for Rs.5 lakh.</p>
<p>Are CCTV surveillance and remote systems attached to posh gates becoming popular ? Despite lot of euphoria in favour of remote gates, it could not make a big dent in the market. Still not many people opt for such gates. A dealer of cast iron gates in Jagatpuri in capital, informs that they have stopped offering them as there are not many takers.</p>
<p>According to him, possible malfunctioning prevent many from opting for such varieties, he adds. People who want to give a traditional touch to their houses never hesitate to spend an extra sum on a posh entrance. of the typical. The dexterity of construction and the beauty of cast iron gates are essential to add charm.</p>
<p>The size of the gate can vary with the length and breadth of the house. Measure the distance between the house and the gate before deciding on a design.</p>
<p>Author Pratap Sehgal says that his house in Rajouri Garden had a small gates with small walls till couple of years ago when he realized that buglers easily jump from small walls and gates.
