When I appear on radio shows, one of the most frequent questions that I receive from the show host and from call-in listeners was, “can you explain what you mean by The Zen of Repairing Properties?”. That was the title of a chapter in my book. I was surprised by the response and attention that that chapter attracted. I thought, what’s going on here?&lt;br /&gt;&lt;br /&gt;On the radio shows, I explain how I felt a sense of exhilaration and deep satisfaction, as I was making repairs on my fixer-upper house. It was like a religious connection to the spirit, or to my true nature. I could tell that I was on the right path, and in complete harmony with my deepest connections by the feeling of joy and fulfillment that I felt.&lt;br /&gt;&lt;br /&gt;In fact, that chapter on The Zen of Repairing Properties was one that I most enjoyed writing because it was so close to my heart. The more radio shows that I appeared on, and the more calls I received, the more I considered expanding my thoughts on that chapter.&lt;br /&gt;&lt;br /&gt;Many books discuss the business side of making money in business, but few address the spiritual dimension. Money provides happiness on one level, but we have all known or heard about people who are wealthy yet their lives are in complete disarray. Spiritually, their tank is running on empty.&lt;br /&gt;&lt;br /&gt;Although the same principles apply to many types of businesses, I think real estate investing and the rental house business are uniquely suited to tie the spiritual and the profit sides of business together.&lt;br /&gt;&lt;br /&gt;Lao Tzu, in &lt;em&gt;The Book of Life&lt;/em&gt;, said:&lt;br /&gt;&lt;br /&gt;&lt;em&gt;Man at his best, like water,&lt;br /&gt;Serves as he goes along:&lt;br /&gt;Like water he seeks his own level, &lt;br /&gt;The common level of life,&lt;br /&gt;Loves living close to the earth,&lt;br /&gt;Living clear down in his heart.&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;Herman Hess, in &lt;em&gt;Siddhartha&lt;/em&gt;, said &lt;br /&gt;&lt;br /&gt;&lt;em&gt;Within you there is a stillness and a sanctuary to which you can retreat at anytime and be yourself.&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;As the Bible says, &lt;br /&gt;&lt;br /&gt;&lt;em&gt;What does it profit a man to gain the world, and lose his own soul?&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;Is it possible to serve like water, find that sanctuary within, gain the world and not lose our souls? The book is about life as much as it is home repair.  It’s about doing what you want in life and doing what you enjoy.  While the entire book was very well written and methodically went from chapter to chapter I especially could relate to chapter six, The Zen of Repairing Properties which talks about developing as a person by doing what you enjoy and living life on your own terms.&lt;br /&gt;&lt;br /&gt;Terry really has a great philosophy on life!  In chapter 1 he talks about living life to the fullest and accomplishing in life the things that you really want to do.  He explains to you how to take your life in a direction that you want to go in even if what you want to do is not possible right now. He asked me if I thought this was a good time to invest in real estate. &lt;br /&gt;&lt;br /&gt;I said that even though the economy is as flat as Bill Clinton's trampoline, now is a time that real estate investors dream of. Interest rates are hitting rock bottom and prices are low and squishy as a sponge. It has a great central location and should rent easily. I have another property nearby that is very easy to rent.&lt;br /&gt;&lt;br /&gt;It needs some cleanup in the kitchen, fire alarms, blinds in the windows, new toilet sets, etc. There is nothing big that we have to do to it. Businesswomen Assoc.</title><content type="html">.&lt;br /&gt;&lt;strong&gt;Update on Investment Property Purchase Offer&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Last week I made an offer of $105,000 on a 1100 sq ft townhouse that was being offered in a range of $115,000 to $125,000. &lt;br /&gt;&lt;br /&gt;I asked for sellers to pay 2% of the the value of the house to help with closing cost (about $2,000)(see my previous article about &lt;a href="http://www.fixemup.org/2008/07/key-phrase-to-get-seller-help-with.html"&gt;a phrase to include in your purchase offer to reduce closing costs&lt;/a&gt;) &lt;br /&gt;&lt;br /&gt;The sellers countered with an offer of $112,000. I sent a note to the sellers saying "in order for this to work for us as a rental property, we have to stay pretty close to our original offer." And I replied that we wanted to stay at $105,000. &lt;br /&gt;&lt;br /&gt;After a little more back-and-forth we finally settled on $106,000 and they paid the 2%.&lt;br /&gt;&lt;br /&gt;Other townhouses in the complex rent for $775 and my monthly mortgages payments should come in below $600 per month.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Presentation to American Businesswomen Association&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Last Tuesday I made a presentation to the ABA about how I got started in the house fixer upper business. I'm trying to get out a little more to make presentations to various groups to promote my book.&lt;br /&gt;&lt;br /&gt;It was really a warm and friendly group. Rate sheets are what lenders, like the author, use to set the interest rate that borrowers receive for their home loans. The more risk factors that a borrower has, the more points they have to pay, and ultimately the higher the interest rate. &lt;br /&gt;&lt;br /&gt;The author has a table with a column of all the risk factors that are considered by loan officers, and a column of the points each risk factor will cost you. A few examples: &lt;br /&gt;&lt;br /&gt;credit score below 620% = 0.5 points &lt;br /&gt;non-owner occupied with 75-80% down = 2.0 points &lt;br /&gt;loan amount &lt;$100,000 = 0.5 points &lt;br /&gt;loan amount &lt;$50,000 = 1.5 points &lt;br /&gt;manufactured home = 0.5 points. &lt;br /&gt;&lt;br /&gt;The whole process is explained in a very understandable way. &lt;br /&gt;&lt;br /&gt;The author writes in a style that is very accessible to the reader. The situation may not be as bad as you may think!&lt;br /&gt;&lt;br /&gt;Here’s why:&lt;br /&gt;&lt;br /&gt;1.   There is plenty of money available for home mortgage loans, either to purchase or refinance a house. This is because the American home mortgage market has been federalized. Ninety percent of all loans are being made through the Federal Housing Administration (FHA), plus Fannie Mae and Freddie Mac.  FHA is owned by the federal government and Fannie and Freddie are operating under federal conservatorship, so all three have complete access to global capital at low rates because their borrowings are guaranteed by the Treasury Department. &lt;br /&gt;&lt;br /&gt;2.   Despite tougher credit standards, you can still get a loan for 3 percent down &lt;br /&gt;     with FHA, or 5 percent down on Fannie Mae and Freddie Mac programs.&lt;br /&gt;&lt;br /&gt;3.  Interest rates are still at historic lows.&lt;br /&gt;&lt;br /&gt;4. I like to take one of my boys along so they can learn a thing two about how to repair things, as well as so they can see how I deal with tenants, and, mainly so that we spend some time together and have fun together. I always try to make it fun for them. For example, we went to ACE Hardware to get a new window cut, we looked at the stuff he likes to see, like BB guns and rockets, and, I bought him a bag of Boston Baked Beans. &lt;br /&gt;&lt;br /&gt;It was really a big help to have #2 son along. He not only does what I ask him to do, unlike his teenage brother “Mr. Cool Guy”, but he also brings an enthusiastic spirit to the endeavor. One of the first things I have to do is to chip out the old putty from around the window. It’s my least favorite part of the job since it involves a lot of tedious work. After I explain what I am going to do, my son responds. “Can I do it?” I say “okay, go at it,” but I’m thinking, “Well, if you really insist!” What is old hat to me is new and exciting to him.&lt;br /&gt;&lt;br /&gt;When we arrived back from ACE with the new window, I broke the window when I took it out of the back seat of my pick-up. As soon as my wife and I identify &amp; purchase our next fixer-upper, we will move into it and rent out the one we are in now.&lt;br /&gt;&lt;br /&gt;A lingering question related to our present house that we haven't resolved yet is, what do we do with the swimming pool in the back yard? When we bought the house, the pool had already been installed, but it was missing a pump, it doesn't have a guard fence, and it probably needs to be painted. We have put off the decision of what to do with the pool until last. &lt;br /&gt;&lt;br /&gt;Initially, the plan was fix the pool and sell the house. Now that it will become a rental, the question arises "what if a tenant falls in the pool and drowns?". Wouldn't it be better to just put a cover over it and not fill it with water? I don’t always do it this way, but I find there are compelling advantages to this technique. These advantages include:&lt;br /&gt;&lt;br /&gt;1. Reduce Financial Strain&lt;br /&gt;&lt;br /&gt;I don’t have to make house payments on a property that has no tenants paying rent.  In other words, living in the house while I repair it is better than having it empty. If I live in it, I make the mortgage payment that I would normally have to make anyway. However, if I tried to repair the house, while still living in another house, I have two mortgages to pay, until I can finish repairs on the new house and then rent it out. &lt;br /&gt;&lt;br /&gt;This can be a real strain on the budget, especially when repairs go on longer than anticipated. What I like to do is to turn my former primary residence into a rental and move into the fixer-upper. I usually plan to stay in the new residence for two years.&lt;br /&gt;&lt;br /&gt;2. Better loan terms&lt;br /&gt;&lt;br /&gt;I get better loan terms as an owner occupant. Interest rates on a loan can be one percent lower if I purchase the house as an owner occupant, rather than as an investment property. The less I pay each month during the repair process, the better.&lt;br /&gt;&lt;br /&gt;3. Learn repair skills&lt;br /&gt;&lt;br /&gt;Instead of rushing through the repair process and having to contract out much of the work, in a more drawn out process I can take the time to learn new repair skills. It also affords me the luxury of being able to make mistakes and learn from them. For me, at least, that is an integral part of the learning process.&lt;br /&gt;&lt;br /&gt;4. Make more money when renting&lt;br /&gt;&lt;br /&gt;Because of the lower loan terms and lower monthly mortgage payments, when I later rent the property out, I can turn a tidier profit each month. Or, I can make it more attractive to potential tenants by offering to rent it at a lower price.&lt;br /&gt;&lt;br /&gt;5. Accommodates my 8-5:00 job&lt;br /&gt;&lt;br /&gt;Feverishly repairing a new rental property nights and weekends, puts a strain on my wife and I, since we both have day jobs. Stretching out the process reduces the stress level considerably.&lt;br /&gt;&lt;br /&gt;6. Get to know the house&lt;br /&gt;&lt;br /&gt;A slower repair process allows me to really get to know the idiosyncrasies of the house. Later when tenants request repairs, my in-depth knowledge of the house may make these future repairs easier.&lt;br /&gt;&lt;br /&gt;7. Reduce taxes if I sell&lt;br /&gt;&lt;br /&gt;Although, I believe in the buy-and-hold strategy, if I live in the house for two years and decide to sell, I can sell without paying federal capital gains taxes. If the capital gain is less than $500,000 for couples, the sale of the house is never reported on federal IRS forms.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;One caveat. If you follow this strategy and have a family, expect to live under some primitive circumstances for awhile until you start to get things ship-shape. My kids are thrilled at camping out in a new house, and as long as I get the showers working fairly quickly, my wife is happy. Our plan is to find another one that we can live in while we repair it. That has worked out pretty well on the one we are living in now.&lt;br /&gt;&lt;br /&gt;Of course, if great deal for a regular rental pops up, we'd probably grab that too.&lt;br /&gt;&lt;br /&gt;Rains = Leaks&lt;br /&gt;&lt;br /&gt;We got some heavy rain Saturday. I received a call from a tenant Saturday night. She reported three leaks in her house. I knew it was time to re-coat the roof last spring, but I thought it would hold out throught one more rainy season. I was wrong.&lt;br /&gt;&lt;br /&gt;So, flat roofs being what they are, the roof has to be dry before it can be patched. And, there has to be no threat of rain, or the coating will just wash off again. Been there, done that. &lt;br /&gt;&lt;br /&gt;There is a 30% chance of rain today, but for the rest of the week the forecast is 0%.
