Today I would like to share with you a few things I have learned about short sales and foreclosures.&lt;br /&gt;
In today's market I am shocked how the banks keep secrets! I have a property that is another listing agents “pocket listing” that just means it is not advertised or on the Florida MLS. The bank originally &lt;br /&gt;
agreed to a bottom line price that they would accept for the REO, however they really have another price in mind at 50% off of what I have advertised it for. &lt;br /&gt;
&lt;br /&gt;
So why are I not advertising it? Very simple, I'm not allowed to! The bank has the right to sue me and my broker and not honor my buyers offer. Ridiculous? I feel your pain! It makes it very difficult for me &lt;br /&gt;
to offer this property to my buyers. So the next time you are surfing the web and find a foreclosure that you feel the price is not right, call the Real Estate agent directly so you can get the inside scoop. Imagine this, you have a full list of every company in your territory, with the decision makers name, phone number, mailing address, and website. You import that list into a CRM of your choice. These lists are not from Google or yellowpages.com, these are lists companies pay thousands of dollars on each year. Now for the best part, I know how to get them for FREE! Think about how much more organized and how your time will be much better spent, SELLING! Their are some companies who actually run a great sales team with all of these tools but they are in the minority. You cant build a house if you don't have the tools! Investors call me wanting the deal of the day. In today's market I have great deals everyday! Let me give you the perfect scenario of the deal of the day for an investor who wants to get in and get out or simply hold. I have 13 Fannie Mae approved condos in West Palm Beach, all but 3 are rented. Current market value depending on the floor plan is 69,900-89,000. The developer wants 53k a door. The properties are cash flowing and all I hear all day long is that there isn’t enough money in it! Lets think about this, we are entering our "Season" here in Florida, with all of the snowbirds coming down, these would be sold on the high side within 6 months. What is so awful with making 20k-35k profit for each condo within 6 months? I will tell you- GREED! I have seen more investors pass on deals like this it makes my head spin! What else investors don’t realize is prices will be going up during season so most of the GREAT deals are REO's and most have been swallowed up. Wealthy investors rub elbows at the country club with wealthy people in banks, and every other high end executive in the financial area, therefore getting the inside track on the great REO's. Regular investors need to recognize a good deal when they see one! Are their deals out there much better than mine? YES! But lets look at a perfect example what I am referring to,&lt;br /&gt;Orlando right now is a blood bath, they are giving condos away. The problem is none of the condos are Fannie Mae approved, so it’s a hold until banking straightens out on financing non-warrantable properties. &lt;br /&gt;If you took the same condos in West Palm and put them in Orlando, you couldn’t resell them. Cash buyers don’t pay market value, finance buyers do. Happy Saturday!&lt;br /&gt;&lt;br /&gt;Today I would like to discuss one of clients and how you can benefit from his mistakes!&lt;br /&gt;I will call him Mr.X!  The profile of Mr.X: &lt;br /&gt;&lt;br /&gt;Great Credit&lt;br /&gt;Steady Job&lt;br /&gt;First time home buyer&lt;br /&gt;Financing either FHA/Conventional&lt;br /&gt;Wants a short sale for foreclosure&lt;br /&gt;&lt;br /&gt;For you seasoned professionals whether your an investor or your a Realtor you see the problem in this equation.&lt;br /&gt;&lt;br /&gt;Don't worry if you don't understand the problem I'm here to enlighten you!&lt;br /&gt;&lt;br /&gt;Mr. X came to me in May of 2009, he was a referral from a former client. He explained to me that he was a finance buyer and wanted to purchase a distressed condo IE.short sale/foreclosure and he had 30% to put down and was qualified for 115,000.00. He was currently renting a condo in a building on the intracoastal in West Palm Beach,a very desirable high rise and wanted to stay in his current building. As luck would have it the building is Fannie Mae approved (refer to my former post on what Fannie Mae approved means) I proceeded to give Mr.X all of the current short sale listings in the building, at the same explaining to him he will have to put offers in at asking price or just below. Why? Because he is a finance buyer trying purchase in a competitive building and he is up against cash buyers who will ALWAYS win the bid. Of course he did not listen to me and wanted to put in, what I would call embarrassing offers. Under Florida Real Estate Law, I must submit all offers! Needless to say all of Mr. X's offers were rejected. So I let him play this game all summer, Oh...I forgot to mention we both live in the same building so I didn't waste gas, however I did waste time. But I did make sure it was on my terms. A few weeks ago he contacted me and was very anxious to purchase because he was afraid he was going to miss the tax credit if he didn't hurry and buy something. I was very blunt with him and told him he needed to purchase a re-sale not a short sale. He agreed and I found a unit for him that was priced at 139,000.00, he offered 115,000.00 (That's what he is qualified for) We of course received a counter offer at 130,000.00, I suggested to counter back at 120,000.00. I explained to him that he didn't have to put down 30% he is qualified to put down 15%-20% and to use the extra money to counter at 120,000. His mortgage payment would be approximately $50.00 more a month. The upside is he would close in 30 days, receive a tax credit and purchase a condo on the intercoastal at very good price. He was dead set against it. He is still insisting on sticking with the Short Sales. &lt;br /&gt;&lt;br /&gt;Therefore, my prediction is Mr.X will miss the boat. We are coming into season in Florida which means all of the snow birds are getting ready to flock here which drives up prices. I paid 197,00.00 for it. We pay our taxes in arrears hear, my taxes were approximately 5500.00 a year. I did Homestead the property. That simply means this is my primary residents and I am a Florida Resident which entitles me to pay taxes on 50k off the assessed value.&lt;br /&gt;&lt;br /&gt;Today, I received my tax bill for the 2009 proposed Ad Valorem Taxes are:&lt;br /&gt;&lt;br /&gt;Assessed Value-86,500&lt;br /&gt;Homestead Exemption-50,000&lt;br /&gt;Taxable Value-36,500&lt;br /&gt;Taxes for 2009-1132.27&lt;br /&gt;&lt;br /&gt;Did I mention that my building is waterfront? Well it is, right on the Intracoastal Waterway, a little slice of heaven everyday as my taxes keep going down! There is plenty of information out there on Warrantable Condos VS Non-Warrantable condos.
