You only get one chance for first impression

Pull weeds, rake leaves and trim overgrown shrubs, especially if they block windows or the path to your front door. Make sure your front door looks great and your locks are working properly!

Fresh paint

It's important to make your house generic. A fresh coat of neutral paint will make your home appear larger, brighter and more appealing to potential buyers. This is probably most cost-efficient improvement you can consider. This cost is reasonable and it will make your entire home look and smell fresh.

Make repairs

Fix things like leaky faucets and squeaky doors, ripped and old screens. They may seem insignificant to you , but minor repairs look much bigger in the mind of a potential buyer. They tend to overestimate how much repairs cost and makes them wonder if home has been properly maintained over the years.

Rearrange furniture

Make sure your furniture placement allows for easy traffic flow and shows the purpose of each room. Be sure potential buyers are comfortable when touring your home. If it's freezing outside, leave the heat on, and if it's summer, turn on the air conditioner. I can promise you that buyers will not buy a home that there don’t feel comfortable in

Always be ready to show

It may be a little inconvenient, but until you accept an offer, keep your home in tip-top shape at all times. What this means is that each room should have a clear purpose, nice flow and be clean and clutter-free. As agents we try to provide as mush notice as possible but that is not always possible. You only need one buyer and you don’t want to turn any showing down!

Hire the right agent

Make sure that you interview few listing agent and choose the one that you feel offers the most marketing services and that you feel comfortable with. Communication will be very important so make sure that your agent will be responsive to you and that you will not be stuck with the assistant after you sign listing agreement. Mega teams and agents will try to impress you with number of listing but don’t forget that that might limit service you will receive. There are only 24 hours in a day. The organization provides a comprehensive range of services to members of the community who are affected by domestic and family violence. What does it really cost selling your home in New Bern NC

Selling your home in New Bern NC

In North Carolina seller is responsible for paying commission per their listing agreement as well as preparation of the new deed and revenue stamps (revenue tax). Currently deed preparation in our area will cost you about $250 and the same has to be prepared by attorney that you choose. Revenue stamps aka NC Transfer Tax is tax charged by the state of North Carolina and its based on a sales price of your property. The tax rate is $2.00 per $1,000.00 of the sales price. So if you sell home or land for $100,000 you would be charged $200.00 in revenue tax. Real estate sells commission is set upfront in your listing agreement and it varies from company to company and sometimes even between agents. Dont be focusing on the commission your agents charges alone but also look at services that you are receiving from the said agent and agency. If you are saving 1% on the commission and are not getting your home marketed can be very frustrating and hardly a saving.

Other expenses that might be the factor

- Home warranty - In my opinion always a good idea to offer a home warranty with your home. It is great marketing tool and it will provide everyone involved in the transaction with a piece of mind after the closing.

- Closing cost assistance - In today market lots of buyers will need some closing cost assistance. It might make a difference for them between being able to secure the loan or not.

- Real Estate Tax - You will be responsible for paying your real estate taxes for the property from beginning of the year until the closing day.

- Termite Inspection for a buyer with a VA loan - Under federal guidance buyers that are getting VA loans are not allowed to pay for termite inspection so if you are selling your home in our area with high number of military buyers you might be required to pay for this. Current charge for termite inspection is $100.00

- Possible repairs that might be discovered by home inspector or appraiser.

Walt Bellamy Jr., one of the New Bern's African America native sons, achieved national recognition when he was inducted into the National Basketball Association (NBA) Hall of Fame. Born in New Bern, North Carolina in 1939 he went on to win gold medal, have a successful 14 years long carrier in NBA . Bellamy ended his NBA career with 20,941 points and 14,241 rebounds, and is a two-time Naismith Memorial Basketball Hall of Fame inductee, being inducted in 1993 for his individual career, and in 2010 as a member of the 1960 United States men's Olympic basketball team. Despite being one of the league's top rebounders, Bellamy never made an All-NBA team.

Walt Bellamy Jr. Project will be an important marker of African - American history for all citizens and visitors of New Bern to enjoy. The park will hopefully serve as inspiration to neighborhood youth,the city and county residents.
