Alabang Zapote Road Area is not for Makati workers due to heavy traffic situation during rush hours (well do you know a Business District that is not experiencing heavy traffic?) well on this note Alabang zapote road is known that is why I simply don’t recommend Makati people buying in las pinas area.&lt;br /&gt;
&lt;br /&gt;
Nevertheless, facts show that because area is full of businesses especially going towards alabang, SM southmall, newly Eurotel hotel, banks along like Banco de Oro, Metro Banks.&lt;br /&gt;
&lt;br /&gt;
Alabang Zapote also passes through Alabang Madrigal business center, Northgate business center where advent new high rise condominiums and international businesses continuously grow. That aggrevates the congestion and heavy within alabang zapote road.&lt;br /&gt;
&lt;br /&gt;
With this there's an&amp;nbsp;increasing business demand office rentals and it continuously grow. Despite the high demand in office condominiums in the area, for residential it is still inevitable that people will still choose townhouses when especially if it it’s just 5-10 mins away to alabang coming from alabang zapote road or nearby area. &lt;br /&gt;
&lt;br /&gt;
Alabang Zapote Road area is still the best place to live in when you have job or business in the alabang business center. Despite the traffic still you are in the vicinity.&lt;br /&gt;
&lt;br /&gt;
Room for real estate market? Yes there’s a lot specially for townhouses you can anytime divert condominium buyers if the townhouse you are offering is just 5-10mins away from these business districts.&lt;br /&gt;
&lt;br /&gt;
Price Constraint? You will be surprised that still the prices in this area is relatively low versus the residential near commercial areas in other cities in metro manila.&lt;br /&gt;
&lt;br /&gt;

Sometimes, the seller just want a copy of the capital gains tax receipt before they release your full payment. Real Estate brokers and agents don't get mad when your co-broker or the seller asks you to give them first the copy of the capital gains receipt before they give your full commission. This is to ensure that the seller is free from future problems with the BIR pertaining to the sale of the property.&amp;nbsp; &lt;br /&gt;
&lt;br /&gt;
By this way you will earn the trust of your seller or whoever you are dealing with. &lt;br /&gt;
&lt;br /&gt;
Comparing this terms with the developers project, there are developers who give the staggered payment of the commission depending on the &lt;i&gt;completion of the down payment of the buyer &lt;/i&gt;and &lt;i&gt;completion of the submitted documents.&lt;/i&gt;&lt;br /&gt;
&lt;br /&gt;
Our job does not end in the full payment or full downpayment&amp;nbsp; of the buyer but on the completion of the required documents relative to the transferring of ownership.&lt;br /&gt;
&lt;br /&gt;
Ok, you may say that you're not the one incharge of transferring but at least get updates or get in touch up to the end of the transfer. &lt;br /&gt;
&lt;br /&gt;
Becoming a broker/agentrequires documentary works and not just spit as other people say that our capital is just a spit. I dont believe in that. Our capital is our Credibility that we are not just here for the money but to really serve them well because that is the time you will fulfillment in every deal comes in.&lt;br /&gt;

He is a successful businessman for twenty years in his niche business. What's so inspiring with him is that he did not even take college course. He just finished secondary school. When i asked him if he took courses on how to run the business .. he said "not at all" purely by experience and maybe some question and answer from the elders.&lt;br /&gt;
&lt;br /&gt;
Moreover, his workers are with him for like 18 years .. wow! that's wonderful. Meaning he has manage to get the trust of his employees. As well as he managed to become a giant in his industry. Now he already achieved so much in his business trying to expand through other business, im so blessed to be part of it- in real estate business. &lt;br /&gt;
&lt;br /&gt;
Malate Property Seller &lt;br /&gt;
&lt;br /&gt;
She is a very humble and helpful woman. They acquired their properties by providence and proclamation of their desired property. For example, the building where they hold their office. Before they just pass by to the lot and proclaim that it will be owned by them. Indeed in 1983 when people are in chaos and all are going out of the country because of&amp;nbsp; Ninoy's death. That property was sold by the seller who wanted to left the country immediately. so they bought the property at a very cheap price.&lt;br /&gt;
&lt;br /&gt;
The property that was sold was their ancestral house in malate. She is liquidating their properties to help the poor in Isabela where she came from and help her sons uplift their well being.&lt;br /&gt;
&lt;br /&gt;
Moreover, I've already sold her 3 properties in less than 10 months. Now, she trusts me to sell all properties that she wanted to liquidate becoming her exclusive broker. :-) &lt;br /&gt;
&lt;br /&gt;
These two people are very inspiring. Their achievements and goals nourish&amp;nbsp; my social responsibility to help others and the thought of becoming wealthy is not equated to the degree of education but by actual experience.&lt;br /&gt;

My client is leaving on March 16 and will be back on March 21 and he said that he'll make a down payment on March 22. However, maybe because of my excellent &lt;b&gt;sales strategy&lt;/b&gt; gave him a sense of urgency to give the earnest money the soonest.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;Sales Strategy&lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;
I've learned this from the&lt;b&gt; Zig Ziglar&lt;/b&gt; book " Secrets of Closing the Sale". Dont you dare try to close a deal without showing or making the client understood the &lt;b&gt;value of the property&lt;/b&gt;. Once you've done this then try to close the deal - if i may add to this try to &lt;b&gt;close the deal with sense of urgency.&lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;
In the law of supply and demand in the perfect market (thank you engr cruz for reminding me of this theory)&amp;nbsp; if there's a lot of supply&amp;nbsp; of the commodity in the market with the same demand the price goes down and if the supply is less with the same demand the prices goes up.&lt;br /&gt;
&lt;br /&gt;
In our case the supply is the commercial property in ma. orosa st. malate and there's no other property&amp;nbsp; in that area is being sold at the price we are offering therefore our supply is&lt;b&gt; only 1 commercial property.&lt;/b&gt; The case is this, the property has not been published for sale and it was the only time the seller decided to sell the property when i told him i have a client who is looking for the property.So it was 1st hand decision that the buyer gets the opportunity to see the commercial property being sold for the 1st time and if he did not make any move to&lt;b&gt; hold the property&lt;/b&gt;, we will publish the property in the newspaper that it is being for sale and inquiries will come, offers will come, the probability that the buyer will get it from the seller will be lower. &lt;br /&gt;
&lt;br /&gt;
The buyer knows that he cant hold on to the property by just words that he'll buy it he should make &lt;b&gt;down payment&lt;/b&gt; at the soonest.&amp;nbsp; &lt;br /&gt;
&lt;br /&gt;
This is how fast the deal was done:&lt;br /&gt;
&lt;br /&gt;
March 6 - visited the property and made an offer&lt;br /&gt;
March 8-&amp;nbsp; i met the seller to formally give the offer; get all the documents&lt;br /&gt;
March 9-&amp;nbsp; gave the copy of titles, lot plan and others to the buyer and computation of payments&lt;br /&gt;
March 10-11 - buyer made his personal verification&lt;br /&gt;
March 12- down payment&lt;br /&gt;
&lt;br /&gt;
I &lt;b&gt;closed the sale&lt;/b&gt; in seven (7) days.&lt;br /&gt;
&lt;br /&gt;
I look forward to closing more big tickets. Make a sale turnover faster than i think.&lt;br /&gt;

Rest house owners, hotel owners, and other rental businesses in that city ensures notable increase in income at this time of the year. &lt;br /&gt;
&lt;br /&gt;
No doubt, that real estate properties in tagaytay city and nearby towns receiving the same climate around tagaytay like Alfonso,Esperanza,Mendez will continuously be sought of by OFW who just came home at last,Foreigner with Filipina wife,Retirees and all people seeking a colder climate than manila with beautiful panoramic view.&lt;br /&gt;

&lt;b&gt;How Much Do I need to pay in Realty Tax&lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;
1. &lt;b&gt;AMOUNT OF REALTY TAX (Basic)&lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;
In provinces- not exceeding of 1% of the &lt;b&gt;assessed value&lt;/b&gt; ((&lt;i&gt;check on your tax declaration you can see the assessed value)&lt;br /&gt;
&lt;/i&gt;In cities of municipalities- not exceeding 2% of the &lt;b&gt;assesed value&lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;
Special Levies (special taxes imposed to a real estate properties)&lt;br /&gt;
&lt;br /&gt;
1. Special Education Fund Tax (SEF)- a special levy of 1% of the assessed value &lt;br /&gt;
&lt;br /&gt;
2. On Idle Lands- A province of city or a munnicipality within the Metropolitan Manila area may levy and annual tax on idle lands at that rate not exceeding 5% of the assessed value. &lt;br /&gt;
&lt;br /&gt;
What are the real estate properties considered idle lands?&lt;br /&gt;
&lt;br /&gt;
a. Agricultural Lands, more than 1 hectare in area, suitable for cultivation, dairying, inland fishery and other agricultural uses one-half (1/2) of which remailn unclutivated or unimproved by the owner or the owners thereof.&lt;br /&gt;
&lt;br /&gt;
b. Agricultural lands planter to permanent or perennial crops with at least fifty (50) tress to a hectare-&lt;i&gt;50 trees:1hectare&lt;/i&gt; shall not be considered idle lands, including lands actually used for grazing purposes.&lt;br /&gt;
&lt;br /&gt;
c.Lands, other than agricultural more than 1,000 sqm in area, one half (1/2) of which remain unutilized or unimproved by the owner of owners thereof.&lt;br /&gt;
&lt;br /&gt;
Regardless, of land area, residential lots in subdivisions duly approved by proper authorities , the ownership of which has been transferred to individual oweners, who sahll be liable for the additional tax: Provided, however, that individual lots of such subdivisions, the ownership of which has not been transferred to the buyer shall be considered as part of the subdivision, an shall be subject to the additional tax payable by subdivision owner or operator (Sec 237 of LGC)&lt;br /&gt;
&lt;br /&gt;
3. The Special Levy on idle lands does not apply to tha landowners who are unable to improve, utilize or cultivate their landds due to any of the following causes:&lt;br /&gt;
&lt;br /&gt;
a. Adverse peace and order condition in the place where the land is situated.&lt;br /&gt;
b.Financial losses of the owner due to fire,flood, typhoon,earthquake, and other causes of similar nature;&lt;br /&gt;
c.Unfavorable physical factores such as rocky nature of the ground or uneven topography in the use of agricultural land which render the land unsuitable for cultivation.&lt;br /&gt;
&lt;br /&gt;
4. Special Levy by Local Government Units- On lands comprised within its territorial jurisdiction specially benefited by public works projects or improvements funded by the local government unit: provided the special levy shall not exceed sixty percent (60%) of the actual cost of such projects and improvement including the costs of acquiring land and such other real property, provided special levy, shall not apply to lands exempt from basic real property tax and the remainder of the land portions of which have been donated to the local government unit concerned for the construction of such projects. (Number of annual installment to pay the special levy, not less than 5 years or more than 10 years (SEc 240,241 LGC)&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;Exemptions from Real Property Tax&lt;br /&gt;
&lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;
1. Real property owned by the Republic of the Philippines or any of its political subdivision except when the beneficial use thereof has been granted to taxable person;&lt;br /&gt;
&lt;br /&gt;
2. Charitable institutions, churches, parsonages, convents appurtenant thereto,mosques, and all lands, buildings, and improvements actually, directly and exclusively used for charitable religious, or educational purposes;&lt;br /&gt;
&lt;br /&gt;
3. Non-profit or religious cemeteries or burial grounds;&lt;br /&gt;
&lt;br /&gt;
4. Machineries and equipment that are actually, directly, and exclusively used by local water district and government owned or controlled corporations engaged in the supply of water and/or generation of electric power;&lt;br /&gt;
&lt;br /&gt;
5. All real property owned by duly registered cooperatives as provided for under RA No 6938 and&lt;br /&gt;
&lt;br /&gt;
6. You'll be  more confident right? When you are single especially the man is more comfortable of courting a woman if he owns or currently investing in real estate property. It gives you the impression of being Responsible which i think most of the women look at to. Even in single women, you'll attract guys if they'll know you are already investing your own real estate property (dont worry good guys wont be interested your properties because they know they have to provide their own). &lt;br /&gt;&lt;br /&gt;What i am driving at is why not delay expenses that goes out of your pocket and start spending money that in the beginning goes out of your pocket but in the future may give income more importantly Single with real estate properties equate to being RESPONSIBLE and being INDEPENDENT. industry specially when you are dealing with big transactions. How can you take hold of the seller and the buyer so that you are sure that you will not be bypassed, one word-trust. There's one transaction i had that the staff of the buyer would want to bypass me as a broker. Since i have summitted all the documents to the company, so they know the location and name of registered owner through that documents. That staff was instructed to have ocular visit first because the buyer has just arrived from London and scheduled to visit the property a week later. That staff was also instructed to call ME as the broker first before she visits the property.krrggggg my phone rang and heard a tone of disappoint from co-broker " Marivic your buyer will visit the property tomorrow! Do you know this?" and i replied that i dont know."Upon checking it was the staff who directly called the seller will visit the property without telling hmmmm!!!! something fishy... obviously she/he wants to bypass me.It's good that the seller trusted my group who initially visited the property and advised us that someone will go visit the property from our buyer. The seller asked us to be present at the time visit of that "unscrupulous staff". It's good also that my friend who is very close to the buyer and that the buyer gave the assurance that we hold that property.&lt;br /&gt;&lt;br /&gt;Lessons:1. Guard the property you are selling from unscrupulous bypassers&lt;br /&gt;2. Make sure that the direct seller and direct buyer trusts you or the person you are with. I said instant because we were not supposed to go there in alfonso but in calaca. Because of the bad weather, my client asked me to show property near tagaytay and i call my friend immediately and asked if there's any and fortunately their neighbor who is also an agent told her that he has good property for sale.&lt;br /&gt;&lt;br /&gt;So there we went to the property (without me inspecting the documents yet, but not to waste time because we were already there in tagaytay i showed to her the property being told). Fortunately, the property was very nice in location and planted with different fruit bearing trees, cacao, pepper and others it's 15 minutes straight way path from tagaytay-nasugbo national highway. Offer price was 600 per sqm relativelu cheaper with content and area of the property... other property there is being sold 800-1500 per sqm . So i told the buyer it's really cheap.&lt;br /&gt;&lt;br /&gt;The following day, the buyer called me and asked me if the documents of that said property is ok... unfortunately i told her that i cant tell it yet not until i scrutinized and checked the documents by my self on Monday. She said that if i tell it so that the document is ok she will put in 1 million cash down payment immediately wow!!! (cash in! cash in!)&lt;br /&gt;&lt;br /&gt;Happy as i am, i went to alfonso with to check the property documents and meet the owners. To my surprise.. the property is named/titled to the late father of the sellers. My jaw dropped because i know we'll be working on a very high expenses to make sure the documents are legally transferred to sons and daughter of the late property owner. But the sellers (daughter and sons) suggest that we would just forged their father's signature anyway it's their father and no other people would claim to the property and told me that is the "&lt;em&gt;norm&lt;/em&gt;" there in their area ...&lt;br /&gt;&lt;br /&gt;it's their norm but not my norm . I told them that im sorry i cannot go enter into contract with these documents not unless you will settle every thing in legal way. Im a licensed broker and i dont want to put my name in that contract knowing that it's not legally transferred, that's all end of conversation. At that moment i know im loosing "cash in!" but i know i will earn double or tripple in God's time.&lt;br /&gt;&lt;br /&gt;The only solution to that is to have extra judicial settlement of all properties left by their father and that would cost them alot... that's the only time i can offer to sell their property.&lt;br /&gt;&lt;br /&gt;It's good that i saw one of the city councilors who is also a good friend of mine in nearby city and asked it she is selling a property near tagaytay- wallah! there's one though a higher amount but worth much more than we initially offer. Now i just have to pray that the buyer will also like that property which  i think she WILL.&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#ff0000;"&gt;&lt;strong&gt;Lessons:&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;1. &lt;strong&gt;NEVER&lt;/strong&gt; show property to your client without you scrutinizing the documents of the property.&lt;br /&gt;2. When you know that your credibility-&lt;strong&gt;&lt;em&gt; obviously&lt;/em&gt;&lt;/strong&gt; is being test immediately turn it down with all your heart- follow the narrow gate remember? because it is the gate to heaven.&lt;br /&gt;3. The couple i am with are retired bank employees in the US, they've been there in the US for almost 30 years and Tayuman is their hometown.&lt;br /&gt;&lt;br /&gt;Tayuman manila is a place known in selling catholic sculptured statues, as you pass along the streets you can see a very busy street. The balikbayan couple commented that it's just the same place where they used to pass by before and new buildings were built but there are more people around the area.&lt;br /&gt;&lt;br /&gt;There's LRT station Tayuman which makes the place more accessible to people. Landmarks in the area are University of Sto. Thomas, SM San Lazaro, Department of Health which makes the place busy. Any street we go in has small businesses in that small area. Mixed community are in there.&lt;br /&gt;&lt;br /&gt;The place we went to is just across the Tayuman LRT station where jeepney passes 24x7. It's a 800 sqm lot along the busy road of Tayuman. Ideally it's best for development of new townhouses, a supermarket, children school.&lt;br /&gt;&lt;br /&gt;To top it all Traffic of People in Tayuman grows bigger as the years go by relative to the increase in countries population. I saw my virtual mentor Larry Gamboa ( i always tell his virtual mentoring is through his books which until now i keep on reading... i've already read it for like 4 times). So i waved hands and gave the biggest smile and to my surprise he approached me and made a small chat... perfect!!!! Time for me to remind him two things:&lt;br /&gt;&lt;br /&gt;1. I just met him because he is selling his property. Unfortunately, i was not able to answer his call immediately because i was sleeping tired of 3 days out of town client tripping so today i declare my rest day- it was mid afternoon of thursday. When i called him back he told me immediately " Mavic isnt it Fred __- is your client" I said Yes. He remember in one of our conversation the name Fred__ made an inquiry through texting. Then he said " You know what i have just met him, he went straight directly to my property to see it. Do you know that he is coming? he said. Then I replied, no... Then he said "Dont worry ill credit the sale to you".
