The longer the NY Stock Exchanges doesn't produce desirable returns the more people are starting with real estate investments.

For most of us the obvious choice of properties are single family homes. Although you can invest in real estate without owning a home, most people follow the experience they made while purchasing their own home. This is familiar ground and the learning curve for doing a real estate deal of this type is pretty slim.

Of course there's a drawback with this approach. The competition is fierce and there are markets where investors are artificially driving up the cost of the properties while completely discouraging first time home buyers. If this is the case, the burst of the real estate bubble is just a matter of time.

How do you avoid these situations and still successfully invest in real estate? How do you get ahead of the competition and be prepared for bad times in real estate investments as well? The only answer I have is commercial real estate.

Why commercial real estate you might ask? Commercial real estate is a solid investment in good and bad times of the local real estate market. The commercial real estate I'm referring to are multi unit apartment buildings.

Yes you will become a landlord and No you don't have to do the work by yourself. You are the owner and not the manager of the apartment building. The cost of owning and managing the building is part of your expenses and will be covered by the rent income.

Apartment buildings are considered commercial real estate if there are 5 or more units. To make the numbers work you should consider to either own multiple small apartment buildings or you should opt for bigger buildings. This will keep the expense to income ratio at a positive cash flow. Owning rental properties is all about positive cash flow.

With investing in single family homes it is easy to achieve positive cash flow. Even if your rent income doesn't cover your expenses 100%, the appreciation of the house will contribute to the positive cash flow. With commercial real estate the rules are different.

While single family homes are appraised by the value of recent sales of similar homes in your neighborhood, commercial real estate doesn't care about the value appreciation of other buildings. The value of the property is solely based on the rent income. To increase the value of a commercial real estate you need to find a way to increase the rent income. The formula on how this is calculated would be too much for this short article. I listed a few very helpful books where you can find all the details.

What's another advantage to invest in commercial real estate? Commercial real estate financing is completely different than financing a single family home. While financing a single family home you are at the mercy of lenders who want to make sure that you are in the position to pay for the house with your personal income. Commercial real estate financing is based in the properties ability to produce positive cash flow and to cover the financing cost.

After reading all these information about commercial real estate you want to go out there and dive into the deals. Not so fast. First, you need to learn as much about real estate as possible. In commercial real estate you're dealing with professionals. If you come across too much as a newbie you will waste these guys's time and your commercial real estate career ended before it actually started. Second, no commercial real estate lender will lend you any money if you can't show at least a little bit of real estate investment experience.

What's the solution to this? Go out there and do one or two single family home deals yourself. It doesn't matter if you make huge profits to start off with. Most newbie investors are losing money on their first deal anyway. If you can manage to show positive cash flow with your single family home deals you are ahead of the pack.

My advice, buy a small single family home in a decent neighborhood and rent it immediately. This will keep your out of the pocket expenses at a minimum and you will have rent income to cover for your monthly expenses. Bonus, you gain experience as an investor and as a landlord.

Here's another observation I made during my real estate investment career. Most people like to analyze, learn, discuss and analyze some more. They never actually got to do a real estate deal. They love to talk about real estate investments, but never did it themselves.

My approach to real estate investment was simple.

- I bought some books about real estate investment.

- I read every single one of them.

- I put together a simple plan on how I want to get started.

- I started looking for properties.

- I bought my first investment property 30 days after I started reading my first book.

- I made positive cash flow with all of my properties so far.

What is my point? You have to go out there and practice what you've learned. The only valid credential in the real estate business is practical experience. Having a couple of deals under your belt, you can go out there and start looking at commercial real estate and even impress seasoned investors with your knowledge. Because you made this experience by yourself and you know what you're talking about.

There are a lot of important things you ought to take into consideration before choosing which of the Newark homes for sale you are going to buy. This is the moment in which real estate agents appear in the scene.

Although hiring an agent is not an obligation that buyers ought to fill, it is still significant to do so as there are numerous legal issues and paperwork that should be looked after when it comes to Newark real estate.

Having the perfect person to help you in buying your own home can have a lot of advantages, like not having to do all on your own, which may be very helpful for awfully occupied individuals who have a lot of significant things to finish. The majority of these professionals are aware of the details of this field so they will probably perform better than you if you merely do it on your own.

An additional pro is that agents possess the knowledge regarding the real estate trade in many places. They know how to gather important details concerning the place's rate of crimes, schools, demographics, and so on and so forth. Through these information, it will be much simpler for you to pick the house that will be appropriate for you.

In addition to these gains, experts also direct buyers like you on the costs. They provide you with all the data that you have to thoroughly take into consideration and then assist you in talking with the seller of the property to come to a price that would be evenhanded for both parties.

A proficient agent owns the abilities that are vital to discuss with sellers. Buyers find it challenging to deal with this sort of situation, whereas agents are coached for it.

When purchasing a residence, you have got to anticipate tons of paperwork to handle. This is one of the countless reasons why it is a great idea to hire an agent. There are various reports that must be managed, such as sales contracts and disclosures mandated by the federal, state, or local custom. It is incredibly critical to handle this wisely since a single fault might bring about consequences in which you can lose lots of money.

Buying your own property can be an individual's lifelong aspiration and may be considered as one of the most important decisions in life that you need to make; hence, you ought to contemplate your situation very precisely and make certain that nothing becomes unsuccessful. An accomplished agent can make this desire of yours happen.
Mortgage is defined as a transfer of an interest in a property to a lender as a security for a debt. This means that mortgage itself is not a debt, but it is lender's security for a debt. If the borrower satisfies the conditions of the mortgage, the interest in land is transferred back.

There are many types of mortgages and there are also some important consequences of using mortgage in RE investments. These are discussed below.

Types of mortgages

The two most commonly used types of mortgages are fixed rate mortgage (FRM) and adjustable rate mortgage (ARM). While with fixed rate mortgage, the investor can count on the same interest rate through the whole period of the loan, the interest rate of the adjustable rate mortgage is going to change / adjust in time.

In the Real Estate Investment Software, we will be working mainly with the fixed rate mortgage. It's also recommended for investors to use this type of mortgage. Even though the interest rate is usually higher than with ARM, it is important to have the security that interest rates will not skyrocket and ruin the entire investment. This development of interest rates is impossible to estimate in the long term. Hopefully people realize this better now, after the major problems with mortgage defaults and foreclosures in the whole US.

Consequences of mortgage on RE investment

Using mortgage is always highly recommended to RE investors. The main reasons are leverage and tax purposes. Utilizing more debt decreases required equity needed for the investment and it increases the tax shelter. Both of these consequences are well contributing to the net present value of the investment. In other words, to increase NPV and Return on Investment, it is, in most of the cases, better to borrow as much as possible. On the other hand with higher loan-to-value ratio, the interest rate increases as well.

The only time when it is not recommended to use a financing for a RE investment is, when the interest rate on the mortgage is higher than what will be the overall internal rate of return (return on investment) of the investment. In that case we would be paying the bank more money on the interest than we can make with this borrowed money. That is another reason, why it is very important to do Real Estate analysis before acquiring a new property.
You're starting to wonder if this is a good time, if the economy is going to crash more, if you can afford to buy this house. Well, we have some advice for you, too: Relax. Having doubts is normal. The more you know about why you should buy a home, the less scary the whole thing will feel.

Here are some very good reasons why you should buy a home now:

It's an Investment in Your Future - You can paint the walls any color you want, you can listen to your stereo in the middle of the night, you can get that new fountain in your yard that you always wanted...it's your house. Owning your own home gives you and your family both stability and security. It's an investment in your future, and it will be good for all of you.

It's a Buyer's Market - The downturn in the economy and the bursting of the real estate bubble might actually be working in your favor right now. Housing prices are at a low, and you can afford a lot more house for your money than you used to be able to. Either take advantage of this and get an upgrade, or keep your payments low. Whatever you decide, it's a great time to buy a house.

Real Estate Appreciates - Real estate moves in cycles, it is true, but over time, real estate has consistently appreciated. Buying a new home can be an investment, and it is a hedge against inflation.

Mortgage Interest Deductions - Home ownership is a great tax shelter and tax rates favor homeowners. As long as your mortgage balance is less than the price of your home, mortgage interest is completely deductible on your tax return.

Capital Gain Exclusion -As long as you have lived in your home for two of the past five years, you can exclude up to $250,000 for an individual or $500,000 for a married couple of profit from capital gains. You don't have to buy a replacement home. You can do this every 24 months, which means you could sell a house every two years and put the monies in your pocket - with some limitations - tax free. Wow. That's a great benefit.

Preferential Tax Treatment -If you receive more profit than the allowable exclusion when you sell your home, that profit will be considered a capital asset as long as you owned your home for more than a year. Capital assets receive preferential tax treatment...which means you won't pay nearly the taxes on the profit that you normally would.

Equity -Each month, part of your mortgage payment is applied to the principal balance of your loan, which reduces your debt. This is building up equity in your home, and equity can be borrowed against. Do you have a credit card balance? The interest on credit card balances is often as high as 22%, and you can't deduct the interest you pay on them. Not so with equity loans. Equity loan interest is often much less and it is deductible. You can borrow against a home's equity, pay off your credit cards, and then deduct the interest off your taxes.

Buying your first home can be a scary thing, but knowing the benefits can calm those jitters you might be feeling. You can make your dream home a reality today, and there are great reasons for doing so, both financial and personal.
There are dangers involved in flipping in the real estate market although the investment might seem to be profitable but while flipping them there are potential dangers that might just turn your profit to a big loss.

Property taxes are one grey area which can see a sudden enhancement without you even coming to know about it. There are few real estate markets where the property taxes have increased twice in just a span of five to six years. So, if you are holding properties for long, do not be under a misconception that the property taxes would not have increased much. Instead, reevaluate and be updated.

Renovation expenses are the next big expense that you as an owner have to consider about. A property held for a long time would require renovations and repairs from time to time. The value of your property would be compared with the others in the neighborhood and if you see the neighboring houses in good shape can you stand out of the race?

You may have to bear a little extra for the insurance premiums being the landlord. It is natural and happens with all. If your house being occupied by a tenant, then be prepared to pay a little more rate of interest for the mortgage value.

If you are thinking of reducing your burden with the rentals from the tenant, you would be actually fooling yourself. A market which is full of rentals getting an appropriate tenant who meets all your requirements is actually a dream. Why not spend some time considering real estate which is one of the oldest investment options of all time. This article will deal with three reasons why you should consider real estate investment as part of a larger investment portfolio.

Firstly, have you ever wondered why when the rich after speculating, park their profits in investment property? One possible reason is that property prices tend to move slower as compared to other instruments and real estate prices move generally in response to macro economic factors. This means that for most people who have day jobs, they can go investment property shopping in the weekends and the prices would not have changed that much.

I am sure most of us know of macro economic factors like the national jobless rate, the basic economic growth data. Generally when people are more confident about the economy, they invest more into real estate and prices increase. Thus since most of us know when the economy is booming, there is a chance that you will know when property prices might increase.

Secondly, real estate investments can give you monthly cash flow in the form of rental. There are no other investments to my mind that gives you monthly cash flow for the private investor other than loans. The tip here is therefore to look for the properties in an area with the highest rental yield.

Another thing to consider when doing real estate investment for cash flow purposes, always choose a country or city with a strong rental culture before you invest. An good example of a place with a strong rental culture would be Sydney where rental is in such high demand that collecting weekly rental from an investment property there is possible.

Thirdly, real estate investment has low risk and gives you a better return as compared with leaving your money in the bank. The key to figuring out whether this generic observation applies to your particular situation is quite simple. Just calculate the rental yield and compare it with the interest that you would have gotten from the bank after investing the same amount.

In addition, while most of us would know property investment brings with it the possibility of capital appreciation, however some people spend their energy redesigning and decorating existing properties and then reselling them at a higher price. This opportunity to make money from flipping properties would never be open to the normal person who leaves his money with the bank.

In conclusion, there are compelling reasons for you to consider putting money into real estate and real estate is today no longer solely the domain of the rich. Real estate as compared to other forms of investments is readily understood by most people and should form part of an overall investment portfolio. The key to successful investment is to spend time researching and finding out as much as you can about your potential acquisition. Take massive action towards your goals with measured analysis and may real estate investment profits be yours.

For example, real estate investors are concerned whether the sale of their real estate is subject to capital gains taxation or qualifies as ordinary income. Determining this status in the sale of real estate investments affects net profit.

In addition to this consideration, tax deductions are allowed for expenses incurred in the normal operation of any real estate investing transaction. These deductible expenses include the costs of office supplies, professional fees, property repairs, and depreciation.

This article is not a legal or accounting commentary on IRS Code regulations, so you should ask your personal professionals about your qualifications for any specific deductions regarding real estate investing.

Consult with your accountant to determine if the search for new real estate acquisitions away from home would allow you tax deductions for travel, meals, and lodging.

If so, why not combine a vacation with a search for new real estate investing opportunities?

Tax deductible expenses always require that you obtain and keep all receipts relating to the property investment search while on vacation. Pick up newspapers, and mark properties investigated in the classifieds. Collect business cards of realtors contacted. Keep copies of submitted offers.

Many of us real estate investing professionals are workaholics, and a fine line might distinguish the difference between relaxing on vacation and work to find investment properties. But the "working vacation" also might be good therapy to clear your head while simultaneously generating new ideation after keeping your nose close to the grindstone over an extended period of time. http://www.CashinHouses.com/

1. Develop the Correct Attitude

Foremost, if you are to succeed at real estate investing, you must understand that real estate investment is a business, and you become the CEO of that business.

It's crucial, then, as your first order of business, to develop the correct mind-set about investment real estate and be able to make the following distinction between buying a home and investing in real estate:

"You buy a home to live and raise a family; you buy investment property to pay for the home, live comfortably, and raise your family in style"

As one investor put it, "Only women are beautiful, what are the numbers?"

In other words, to invest in real estate successfully you must acknowledge that it's not curb appeal, amenities, floor plan, or neighborhood that should turn you on or off to the investment opportunity; that what counts most is the property's financial performance.

2. Develop Meaningful Objectives

A meaningful set of objectives that frames your investment strategy is one of the most important elements of successful investing. Stay realistic. Yes, we all desire to make millions of dollars from our real estate investment property, but fantasy is not the same as expressing specific goals and a method on how to achieve it.

Here are some suggestions:

How much cash can you invest comfortably? What rate of return are you hoping to generate? Are you expecting instant cash flow, looking to make your money when the property is resold, or merely looking to achieve tax shelter benefits? How long do you plan to own the property? What amount of your own effort can you afford to contribute to the day-to-day operation of running the property? What future net worth are you hoping to achieve by investing, and by when? What type of income property do you feel most comfortable owning, residential or commercial, or does it matter?

3. Develop Market Research

As a novice to real estate investing, you probably know little about income property in your local market. So, do market research to learn as much as you can about income property values, rents, and occupancy rates in your area. The better prepared you are, the more likely you are to recognize a good (or bad) deal when you see it.

Here are some resources to check out:

(a) The local newspaper,
(b) A local appraiser,
(c) The county tax assessor,
(d) A qualified local real estate professional,
(e) A local property management company

4. Run the Numbers

Calculating the property's cash flow, rate of return, and profitability is crucial to a successful real estate investment business. As the CEO you've got to know what you're buying, especially if you're trying to determine which of several investment opportunities would be the most profitable.

You have two options:

* Invest in real estate investment software. This will enable you to discover for yourself the rental property's cash flow and rates of return, and create your own analysis reports. Plus, by running the numbers yourself, you gain a broader understanding of real estate investing nuances, and in turn might be less likely to fall victim to the wiles of someone with little concern about how you spend your money.
* Work with someone who owns real estate investment software and can run, present, and discuss those numbers with you.

5. Develop a Relationship with a Real Estate Professional that's Qualified

Getting to know a qualified professional is a great way for beginners to get started with investment property because an astute professional can acquaint you with local market conditions, recommend a property that meets your investing objectives, and discuss strengths and weaknesses about specific property performance.

Just be certain, however, to work with a real estate person who understands real estate investment property.

Be sure the agent has a firm grip on key financial measures inherent to real estate investing, knows how to measure profitability and rate of return, has the ability to present the data you need to make wise investment decisions, and, most importantly, shows a genuine interest in how you spend your money. The last thing you want to do is to get involved with an agent that would throw you under the bus just to make a commission.

Here's a good way to interview for an agent. Ask about cap rate, cash-on-cash return, and then request an APOD or Proforma Income Statement. If they stand there looking at you like a deer into the headlights of a car in response to even these basics, find another agent.

6. Start Investing

That's it, it's time for you to get started. Here's to your real estate investing success.
Real estate business though requires lot of thinking and commercial wisdom for earning a sizeable profit. The loan aspect is crucial to generating continuous business for the investor. Keeping this purpose in consideration, lenders have designed especially real estate investment loan that makes investment in real estate a lot more attractive for even first timer.

Taking a real estate investment loan means you are utilizing the finance for investing in a commercial property. So before you settle for making real estate investment loan deal, make sure that you have carefully selected the property from the loan availing point of view. Note that lenders prefer a sound income generating property for considering real estate investment loan. Lenders wish to ascertain that the property is a good profit prospect. This assures in turn the lender of safe and timely return of the loan. Though real estate investment loan is a secured loan still lender would like to escape the costly repossession route and prefer instead the safe payback of the loan.

Real estate investment loan is a secured loan. Lenders secure the loan against the very property the borrower intends to make investment in. deal papers of the property are taken in possession by the lender for securing the loan and are return to the borrower on complete pay off of the loan. This is one reason the borrowed amount under real estate investment loan depends on the type of property. If the lender values the real estate more as possible income generator or is already giving good income, greater loan can be pocketed. Usually real estate investment loan is offered in the range of £100000 to £3000000.

For the convenient pay off real estate investment loan, lenders give you larger duration. They can offer you repayment duration of 10 to 30 years. The investor can wisely spread the loan in larger repayment duration for reduction in monthly outgo towards installments. A lot of portion of the loan is thus saved for other utilizations. Real estate investment loan is a lower interest rate loan because it is fully secured and risks for the lender are remote.

Since there are negligible risks involved, lenders do not think twice in considering real estate investment loan for bad credit people. In case of payment default, lender can still recover the loaned amount by selling the property of the borrower.

There are some requirements from the lenders of real estate investment loan providers. Lenders may ask for the property documents to ensure the intended investment is for genuine purpose. Lenders may demand tax records of the property the borrower intends to invest the loan in. so keep such and documents ready.

Investors can search for real estate investment loan providers on internet. Number of the loan providers have showcased real estate investment loan in their websites. Study them for each aspect and compare interest rates and terms-conditions. After settling for a suitable lender, apply online to him for faster approval of the loan.

Investment in real estate is a hurdle free experience when the investor opts for real estate investment loan. Make the loan deal after careful comparison of various loan packages on offer. Also ensure for timely repayment of the loan installment for avoiding debts.
The value of the investment is tied to several different factors, including the conditions of the real estate market, the economy, availability of properties, and some other things. Unlike the stock market or some other investment markets, real estate investment values do not rapidly fluctuate. It will not rise or fall a large amount in a short period of time. This means that real estate investors should plan on a long term investment to get the most return for their investment. There can be very profitable real estate investments no matter what the market is doing, but if it is a sellers market you will have a harder time finding a big bargain, and your profit margin may be less.

There are some strategies available to help real estate investors cope with market fluctuations. The first of these is to research your specific real estate market. Try to understand the large scale trends concerning specific individual neighborhoods, national, and regional real estate. Find out about preferred and target neighborhoods, and what streets they contain. Some real estate professionals may be willing to discuss how to interpret any market indicators, like what the average sitting time for houses this month is compared to a past time and what this means for the market. This information can help you make more informed decisions concerning your real estate investments and minimize the risks involved.

Another strategy that real estate investors should be knowledgeable about are real estate inventory trends and how to interpret them. Inventory basically means the number or amount of properties for sale, and this is a very reliable indicator of what the market will do. If there is a low real estate inventory, then it is a sellers market and values will probably rise because of high demand and low supply. If there is a high real estate inventory, then the value of property will decrease because of high supply and low demand. By understanding these inventory trends, the real estate investor can pick the optimum time to buy and sell, which will lead to a bigger return on their real estate investment.

A common real estate investment strategy is to take advantage of falling markets. When property values fall it will take a lot longer to sell a property, and some sellers become very motivated. This is when you can find the great investment deals. Usually the market will rebound after a period of time, and the value will go back up. This allows the real estate investor to have a much greater profit margin.

By following market trends, understanding the real estate market trends and how to interpret them, and taking advantage of falling markets, a real estate investor does not have to be bothered about market fluctuations. These can give an investor a good indicator of what the market may do, and can give a higher return on investments, meaning more money in profits
In fact, the single-family home market is several times larger than the entire commercial real estate industry.

But investors often ask whether residential real estate investing is better than investing in commercial real estate?

The answer is - it depends.

Each investor has a different skill set as well as vastly different financial resources. In addition, investors have varying backgrounds and interests. Money can be made with both. The investor needs to do what works best for them. Residential real estate investing may be the best choice for many, but not all investors.

There are many advocates of commercial real estate investing, but there are a couple of reasons that I generally favor residential real estate investing over commercial real estate.

First of all, an important factor that distinguishes residential real estate investing as compared to investing in commercial real estate is that the pricing of single-family homes is often driven by inefficient information. This means that pricing and market data is incorporated at a slower rate into the marketplace as compared to commercial real estate. This can enable the astute investor to better analyze price movements and allow for improved market forecasting.

Residential real estate investing is largely dominated by single-family residences that have fewer sophisticated buyers and sellers. With commercial properties, there are many more institutional investors with extensive market experience. Accordingly, locating a good deal may be much more difficult in commercial real estate as compared to residential real estate. Investing in commercial real estate is generally dominated by skilled professionals, who have more financial resources than the individual investor.

In addition, the demand for residential real estate continues to increase. This demand has been fueled by many factors, including population growth and baby boomers. The population is growing while available land remains relatively constant.

The Baby Boomers, which consists of people born between 1946 and 1964, are reaching their peak earnings age and have more disposable income than any previous generation. This population, measured at approximately 80 million people, continues to increase demand for housing (including second homes) in cities that offer many desirable amenities including affordable health care, a favorable climate and cultural and recreational activities.

Now I'm not saying that money cannot be made in commercial real estate. But for the average investor, residential real estate investing is generally a better investment vehicle. The investor needs to look past the current residential real estate slowdown and realize that in certain markets now is a great time to be investing in residential real estate.
Ways that don't involve working a traditional nine to five job? If you are, you may come across many scams; however, there is good news. With a little bit of research, you should be able to find a number of legitimate money making opportunities. One of those opportunities involves real estate investment.

If consider yourself to be unfamiliar with the real estate market and all of its happenings, you may not necessarily know what real estate investment is. Real estate investing is where an individual, who can be considered a real estate investor, buys a piece of property. That property is often repaired or updated, if any repairs or updates need to be made. Once the real estate investment property purchased is in top notch condition it is either resold or rented out to tenants. This is where the opportunity to make money comes in.

When it comes to real estate investment, there are many misconceptions associated with it. One of those misconceptions is that only those who are rich or have unlimited financial resources are able to become real estate investors. This just simply isn't true. Yes, you will need money to originally get started in real estate investment, but you don't have to be loaded with it. There are many real estate investors who start out small and then expand from there. For instance, some real estate investors start out with only one or two real estate investment properties and then use their profits to buy additional properties. This approach is nice because it also gives you the opportunity to see if real estate investment is the right money making opportunity for you.

If you would like to try your hand at real estate investing, it is advised that you take the time to familiarize yourself with it. When it comes to doing so, you have a number of different options. Online, you should be able to find a number of websites that aim to educate hopeful investors, just like you, on how to make money with real estate investment properties. You can also find many books or resource guides on the subject. There are also many real estate investment courses available for you to take. What is nice about these classes is that many are offered locally, while others are offered online. Investing a small amount of money to buy real estate investment how-to books or take a training course are good ways to learn as much as you can about the real estate investment business, such as how you can make money with it.

Starting your own real estate investment business is just one of the many opportunities that allow you to be your own boss, but it is one of the better ones. As a reminder, you don't need to be rich to invest in real estate. Honestly, all you need is a little bit of start up cash and the need to succeed.
Why not consider real estate investment with its traditionally higher yields as compared to leaving your money in your bank account. This article will highlight four common strategies that real estate investors use to make money in property investment.

Money Making Method #1 - Purchase run down property and spruce it up
This method involves finding a run down property in a good area that you think has promise for resale and sprucing it up like some of the shows where people do an extreme makeover on the property. Bring along a good structural engineer or architect when you do look for such properties so as to ensure that the renovation works that you have to do will not be so extensive that it does not become worth your while to purchase the property. Since the property is may be rather run down, you need to redecorate and repair it and then you can resell this real estate for a much higher price. The key consideration when investing in this kind of real estate is to keep your renovation costs low but ensure that the basic utilities like the electricity , water and gas pipes are in good working condition. Thus this buy at undervalue and upgrade real investment strategy requires good investment property valuation skills and the ability to keep your costs low.

Money Making Method #2 - Find places with high rentals
Find areas with traditionally high rental returns that outperform the national average and then spend time looking for them and make money from the rentals. Here in this area of real estate investment, spending some time to find the real estate investment that is a bargain is a good idea so that you can get better return on investment.

Some people do not seem to get it that high rental yields are important to a real estate investor and think that most of their customers would pay anything to get a winter residence. I was at a property exhibition recently and spoke to a Spanish Real Estate Agent and when I asked her what the Return on Investment was on a piece of Bulgarian property that she was selling. Not only could she not even understand the concept of ROI but she even laughed off the question of rental yield when I asked her. I am sure she is not alone in his mistaken belief that people buy just because they like the real estate. Thus rental yields or return on investment is critical when you decide what type of real estate investment property to purchase.

Money Making Method #3- Purchase foreclosed property
Most people will know that foreclosed property usually fetches a lower price than the market value since banks are often eager to sell at a price that covers their mortgages or sometimes they just want to liquidate the property. Such properties tend to be auctioned off and you can then resell them for a higher value subsequently. However beware of hidden defects in auction properties and always arrange for a visit down to the property just to check it out.

Two people you should bring with you when deciding on a real estate investment is your professional engineer and your contractor. You want to check for hidden defects in your real estate investment to avoid buying a defective property that would cost loads of money just to repair. Thus purchasing foreclosed property may be profitable if you find a real bargain for your real estate investment portfolio.

Money Making Method #4- Cash Flow Investment
Robert T. Kiyosaki in his book explains this real estate investment strategy. He argues that the best investment you get is when you find a property at a bargain and then purchase it with as much debt as possible and then generate a cash flow from the difference between the monthly rent and the mortgage instalment. This method is highly interesting and requires you to really spend time looking for such a real estate investment that fits in that criteria.

Remember that real estate investment is dependent on rental and the higher the proposed rental the better your monthly cash flow is. You could also purchase the property at a lower price and this would mean that your monthly cash flow would improve. Note that once your property is partly paid up, you can refinance your loan and extract out some money and purchase a second property and so on. Soon you would have multiple streams of income from the purchase of one real estate investment property.

In conclusion, there are many ways to make money from real estate investment and what's missing is massive action on your part. Take massive action and start hunting for your ideal real estate investment property today and start generating substantial real estate investment property profits.

Average mums and dads are jumping onto the real estate bandwagon with no knowledge or training in the fundamentals of investing. These folks are fed the myth that using their equity from their family home will miraculously make them into real estate tycoons, all to often these poor misguided souls end up loosing the home and everything else in their pursuit of real estate's Eldorado.

To perpetuate the myth these naive investors are advised to hold on to their real estate investments for ten years or longer, this is great in theory if you are in your twenties and do not need the profits in the immediate sh rt term to help fund a decent retirement, unfortunately when you look at the demographics of these investors they are in their fifties with plenty of equity in their family homes most usually own their family home and have neglected doing any thing for their retirement till now and in horror discover that they will not be able to have their current lifestyle on the pension.

Little wonder real estate investment seminars are packed with these late bloomers all hoping to make a fortune by investing in residential real estate, the seminar presenters ensure that is all these folks here, after all this is a valuable gravy train.

Try this little trick next time a telemarketer calls and asks you to attend a real estate investment seminar, and the telemarketer asks you if you own your own home and how much equity you have in it, reply by saying that you have none, I will guarantee that before the word none leaves your mouth they have hung up on you, interesting isn't it?

Tragically no one is told when a real estate investment has gone bad or failed to perform as happens on a daily basis with the stock market, why is this so? One of the major reasons are the volumes of money that Governments, Banks and marketers make from selling the residential investment myth, that is also the reason why Governments have been loathe to legislate that investors under go an investment training program before they can invest, as once the myth is busted the gravy train will not be as plentiful and the flow on effect into allied industries would be catastrophic.

This myth is well and truly busted as you can loose everything from a failed real estate investment and there are no such things as guaranteed growth with out doing some work for it.

Here are 7 simple ways to maximize your money from real estate investment

1. Know your profit before you buy

Do your due diligence and find out if the price you are paying is below market value, a simple rule is can you resell this property today for a profit and if so how much.

2. Type of Neighborhood?

The community surrounding the property can change in a variety of ways that can adversely affect your real estate income property. Increasing vacancy, for instance, can lead to reduced rents, which in turn means reduced maintenance causing building deterioration, This can cause a roll on effect if more properties start to decline in the whole neighborhood, compounding the problem.

The nearby construction of facilities such as prisons, sewer treatment plants, and airports will also likely have an adverse effect on the area. Also, perhaps more subtle and slower in coming, is a decline due to increased crime, perhaps resulting from an adjoining neighborhood spill over. If you still want to invest here find out what it is that makes it special that everyone else has over seen, often gems are discovered with a little digging,

3. Impact of poor or neglected Infrastructure

The impact of being directly under the flight path of airplanes, construction of a major highway or intersection can limit access to the property, cause noise and dirt by the construction and all this can have a negative impact on the property's ability to attract and keep tenants. The end result may be an increase in your investment real estate value, but construction and major works can take up to a year or more and during that time you could expect your real estate investment value to drop. Or worse still the infrastructure is neglected and the local authority does not have the Tax base to start remedial works to bring it up to standard,

4.Controls

Governmental controls and regulatory changes to zoning can adversely impact real estate investment properties. Real Estate investors that purchase raw land for development, for instance, can see their plans grind to a halt because of a building moratorium or anti-development sentiment. All of which results in downturn in value.

5. Finance

Difficulty obtaining finance or the lenders require more of your capital to top up your borrowings, yers for your rental property if you decide to sell, This type of condition is prevalent at the moment as lenders are devaluing the amount that they are willing to lend against real estate, in most instances I have seen lenders valuations or real estate down by up to 30% to 40% of the contract price depending on the region this could be higher again, this trend should alert the investor that the deal they think is great may not be so great after all, unfortunately marketers have this covered as they are dealing with naive and unsophisticated investors by saying that the lenders always value the property for less, if that is what some one lending you money says about your intended investment wouldn't it be prudent to listen and renegotiate or if that is not possible walk away from the deal.

6. Lack of or no maintenance.

If your property is the run down, get it brought back up to a good condition. This will make it more appealing to prospective tenants

7. Pressure to sell

Highly motivated sellers may reduce a property to a bargain basement price and smart investors watch for property owners who must sell to take advantage of the owner's strong motivation to quit the property. Always try to avoid ever reaching the moment when you are forced to sell.

These are just of many tips I use to maximize my profits from my real estate investments and so can you.
It seems like everyone is getting involved in real estate, and for many investing in real estate is a lucrative money-maker. But isn't real estate investing tricky? Can you have total asset protection when investing in real estate?

For many, real estate investing in a great way to make a great deal of money. With so many people buying and selling home, real estate investing is a lucrative business opportunity. Home renovations and home "flipping" are huge right now, and this is a vastly growing field for investors interested in real estate. But how to do you combine the risk of real estate with total asset protection?

Not every property sells as well or as quickly as investors might like. While real estate investing is big right now, it's still somewhat risky. New and inexperienced investors might lose more than they gain, depending on the property and the project. When it comes to real estate investing, it's hard to combine your investment with total asset protection.

Total asset protection is a tool that investors of all kinds use to protect themselves from losses. By protecting assets totally, investors will be unable to lose their initial investment. In most cases, it's hard to combine the risk of real estate with the safety of total asset protection. Buying property can rarely be fail safe, especially when profits depend on a sale. Not all sales go through, and not all properties sell for what they should. This means it's very hard to get the safety of total asset protection when considering real estate investing.

Buying real estate means making an investment, and not all real estate is created equal. Some properties may need work before they can be sold, and other properties may need a lot of work before a sale can happen. This makes real estate investing very, very important. Investors use their money toward the future of the property, and in most cases can't expect a payoff from their investment until after a sale has been made. Unless a pre-arranged contract is worked out between the investor and the agents involved with selling the property, real estate investing and total asset protection don't really mix. Often, total asset protection isn't part of the mix when dealing in real estate investing.

Real estate is a great investment opportunity, despite the risk. Before considering an investment in real estate, make sure you know about the property you're buying, and know what the risk is. How much could you stand to lose? Even if you don't have total asset protection, do you have any protection of assets? In other words, could you stand to get any of your initial investment back? All these things are important to consider before investing, but real estate is a great opportunity for anyone who wants to make money.
The types of investments that involve real estate include Real Estate Investment Trusts which are also known as REITs, real estate partnerships, vacation rental property, rental property, and raw land investments. Each of these real estate investment types has its own advantages and disadvantages.

Real Estate Investment Trusts are companies that sells, buys, manages, and develops land and properties. These REITs are set up as a security that sells on all of the major exchanges just like a stock, and directly invests in real estate by mortgages or property. These trusts get special consideration concerning taxes and they usually offer a high yield and are very liquid compared to other real estate investment types. Individual people can invest in this type of real estate investment by purchasing shares directly on one of the open exchange markets or through an investment broker.

The next type of real estate investment we will look at is a real estate partnership. This is when several individuals partner together and pool their funds and resources for the sole purpose of real estate investment. Investments are made with joint ownership with the other partners in the real estate investment group.

Vacation rental property is one type of real estate investment that provides a rental income most of the time. This type is considered a long term investment, but a big advantage is that you can sell this property and get the value of the property no matter how many years you collect rent for the property. The disadvantage is that as the owner of the property you are responsible for any damage, repairs, and maintenance even if the renter caused the problem. If the problem was caused by the tenant then you do have some remedies available in civil court for the cost of repairs and parts. This investment property is generally rented for short periods of time, and there may be periods of vacancy where there is no rental income from it.

Rental property can be one of the best real estate investment types when it comes to long term income. This type of investment property usually provides a monthly income unless the property is vacant. No matter how long you own the investment property you should get back at least the value of your original investment, and in most cases much more. You collect rent for as long as you own the property without your investment ever losing value, so the monthly income minus expenses is a lot like a very high interest payment. Raw land real estate investment is when a person or company invests in raw land and then makes a profit off of the natural resources of the land or develops the property.

No matter which real estate investment type you choose, you should be aware of all the advantages and disadvantages for the type you are planning to invest in. Do the research and make your investment plan, including which types of real estate you want to invest in. Do your homework before investing and you will never be sorry afterward.

Fear grips every new investor; and no one successfully investing in real estate today would state otherwise. It's common for potential real estate investors to miss out on incredible opportunities for no other reason but an overwhelming sense of fear.

Okay, so let's address some of the most common fears and see whether we can help you to become less anxious, and maybe take the plunge into real estate investing after all.

Negative Cash Flow

Hey, the idea behind investing in real estate is to make enough money to cover operating expenses and loan payment with some left over to deposit in the bank. Having to feed a property won't cut it; no investor wants to feed a rental property.

Believe it or not, this fear one might be the easiest to manage because it's straightforward: simply run the numbers before you buy. Obtain the property's last twelve months income and operating expenses, calculate a mortgage payment, and plug the results into a spreadsheet or real estate investment software program to determine cash flow. If the cash flow is negative, so be it, otherwise dispel the concern and move ahead.

Just be sure to use realistic rents, a vacancy rate (even if the owner claims full occupancy), operating expenses (don't forget replacement reserves), and a loan payment to compute your annual cash flow.

Also, never walk away merely because the property indicates a negative cash flow. Dig a little deeper and look for ways to manage the cash flow. Many rental income properties simply go negative because of poor property management; you might have a probability of raising rents and cutting operating expenses. Who knows, you may even discover a real opportunity overlooked by the current owner.

This Isn't the Right Time

Yes, for any number of national or international events, potential investors often feel it would be advantageous to wait for better times before making an investment in real estate.

But real estate investment has little to do with the economic climate at the time you buy. Foremost, consider the long haul. Economic depressions come and go, but how will the investment property impact your future rate of return? That's what counts.

If it helps, bear in mind that unlike the fluctuating stock market real estate has a profound record for steadily appreciating. Perhaps not overnight, and not without an occasional bump, but historically, real estate value does go up over time.

Losing Your Money

Of course, you wouldn't want to tap into your savings to make maybe the largest financial investment of your life only to wind up losing it all.

The key, however, is to study and research. Learn about the property you want to invest in, and the area where you plan to invest. Look for sources of information like seminars, college courses, real estate software, and real estate investing books. Get an expert appraisal of the property from an investment real estate professional or property appraiser. There's always some risk when real estate investing, but developing a plan with knowledge will negate most of your uncertainties.

Tenant and Management Hassles

Okay, it's true. No one wants the headache of having to repair a refrigerator or to fuss with an unruly tenant; and its understandable why that concern does prevent many people from becoming real estate investors. But life is always a series of trade offs, and trading off an occasional migraine for potential future wealth is generally worth it.

However, it's also true that in time you will learn to deal with and manage most issues in your sleep. If not, you can always hire the services of a reliable property management company to deal with it for you. For about ten percent of the rental income, a property manager will do all the dirty work; the advantage being that it will relieve you of the time and stress of having to deal with tenants and repairs and in turn puts matters like late rents into the hands of experts.

Lack of Real Estate Experience

Just because you have not yet purchased an investment property should not keep you from real estate investing. In this case, locate a real estate agent who specializes in investment property to assist you.

When it actually comes time to buy a rental income property, you'll be surprised to discover that it's not as insidious as it looks, and tapping into the mind of an expert will increase your comfort level significantly. But the keyword here is investment property specialist. A real estate agent who just sells houses won't benefit you; you want a real estate professional with true real estate investment experience.

It's Time to Get Started

Granted, the hardest part about jumping into real estate investing is getting started. We're great at making excuses, and there are always numerous reasons to put off starting something new.

Yes, we want to be cautious. It's better to put the breaks on and approach real estate with adequate knowledge. So if you're struggling, here's my suggestion: learn, research, and plan. Educate yourself about real estate investing, learn about real estate in general and more specifically about your specific real estate market, and develop a road map about the financial security you hope to achieve.

Afterward, pick out that first rental property, make a purchase, and then take over as manager. If you've stuck to your investment plan goals, calculated the numbers, did your due diligence correctly, and work diligently to increase income and control expenses, in time you'll be able to move on to bigger and better properties.

After all, that is the nature of real estate investing.

Introduction

This article is just the basics for getting started in real estate investing. This is not a how to article but an article that gives you some information about things to do to get started. Everything in this article is tools that can be applied to helping anyone get started in real estate investing. I am going to give you my eight keys to getting started. Nothing is right or wrong but reflects the point of view of the author. Laws and legal practices vary from state to state, and laws can change over time. The author does not vouch for the legality of his opinions, nor is there any intent to supply legal advice. The author strongly encourages the reader to consult with professionals and an attorney prior to entering in any real estate transaction or contract. The author is not a writer but he is a real estate investor. There will be grammar mistakes and errors, so don't be too critical of the grammar but focus your energy on what is being said. With that said prepare yourself to think a little differently and expand your mind. Let's get started on an amazing adventure.

The Eight Tips are as follows

1. Desire
2. Goal Setting
3. Learning What To Do
4. Attending a Real Estate Investing Seminar
5. The Billings Montana Market
6. Finding a Mentor
7. Your Real Estate Team
8. Just Do IT

1. Desire

Before we get in to the bolts and nails of real estate investing in I want to talk to you about desire. If you are going to be successful at anything in life including real estate investing you have to have the desire to do it. Desire is defined as longing or craving, as for something that brings satisfaction or enjoyment. Desire stresses the strength of feeling and often implies strong intention or aim. In real estate investing if you don't have a desire to learn and grow as a human being and really get satisfaction out of it, then real estate investing is going to be hard to do. When I go out and look at a property it brings me a lot of enjoyment. Every aspect brings me joy from talking to home owners, figuring out how I can make a deal work, to buying the house and to finding a good homeowner or tenant for the house. Real estate investing may not be for everyone but real estate investing can offer anyone the financial freedom we all crave for. If you do not have the desire for real estate investing that is ok, it can still help you to live your dreams and help you to get where you want to go in the future.

Why is real estate investing an amazing avenue for anyone to live out all of their dreams? Let me ask you a few questions. Do you have enough money to do anything you want? Do you have everything you want? No debt? A nice house? Great Marriage? The freedom to do anything regardless of how much it costs and the time it takes? If you have all of these things then you are one of the few people in America who does. Most people may be working fifty hours a week and making just enough to pay their bills. In today's day and age most people are living pay check to pay check never really knowing if they will make enough to pay the bills that just keep piling up. If you cannot keep up with your monthly bills how are you going to plan for retirement or send your kids to college or have time to enjoy life. The answer to all of these questions is becoming financially free. Now it's not going to be easy everyone will have to get off the couch and out of their comfort zone. Real estate is proven to be one of the fastest ways to get your out of the rat race of the nine to five and begin living the life you deserve to live. Everyone wants something different out of their life. Some dream of traveling the world, spending more time with family, volunteering, golfing, laying on a beach, giving back to the community, or anything that will make them happy. There are thousands of things that make people happy.

Making it in real estate takes a person who has a strong desire to change their lives for the better and think big. Anyone can become a great real estate investor. It is going to take a lot of work and can be a struggle at times but in the end it will be the most amazing feeling ever. The people that make it in real estate investing all have a few things in common. First they run their real estate investing business like any other business out there. Second they get out there and network with anyone and everyone. Some people might be like me and have a hard time talking to other people. If you are that is ok, anyone can learn how to become a people person, it just takes hard daily work. You have to push yourself past your comfort zone. The third thing is that you cannot be afraid to fail. Everyone has failed at something but the most successful people out their learn from their failures. The fourth thing is that you have to put a good team together. I will go into putting a team together in a later chapter. The concept of putting a team together is so that when you don't know something you have team members that know what to do and can help you with questions. The can also make sure that you are not working yourself to death. You do not want to be the person doing everything in your business. Doing everything is a receipt for failure. You have to put together good people who you can trust and rely on. The fifth thing is that you need a mentor. Sixth and final is the desire to do it. No one can become successful at something if they don't want to do it and don't get satisfaction out of what they are doing.

2. Setting Goals

Having goals is one of the most important aspects of achieving what you want in life. You don't want to just have your goals up in your head you want to write them down and past what you have wrote on the wall somewhere or in the bathroom mirror. You want to review your goals daily and read them out loud to yourself. This way you remind yourself everyday why you are building your business.

How should you start to write down you goals? First off you should think big, and by big I mean HUGE. If your goals are too small you will easily achieve them and have nothing else to look forward too. You should start off by asking yourself the question if I had all the money and time in the world what would I do, what would I buy, how would I spend my time, and how would I spend my energy. Are you starting to write these down? Well you should be. Think about what you want, spending time with family, traveling the world, the best cars, a castle, owning a small country, running for president, having the biggest real estate investing business in your area or in the country. Whatever your dreams and what you want out of your life, write it down. Some of my goals are becoming free, traveling the world, having a Ferrari, having 10 vacation homes all over the world. Right now I am just trying to get you out of your comfort zone of thinking and let your imagination run.

There are several ways to set goals. I have learned a lot of ways you can set you goals and there is no right or wrong way. The best ways that I have found to set your goals is to break them up into two categories. First your short term goals. This should be goals from a month out to around a year. The second is your long term goals these goals are you think big goals and what you see for your future.

For year one I like to first make a list of what I want to achieve this year and I will give you an example of how to do that. For year one you want to be very specific first you want to list what you want your income to be at the end of the year, next how much cash in the bank you want (this is money in your checking account, not assets). Next you want to list how much you are going to give. Giving is a very important, this can be giving to charity, giving of gifts to friends and family, giving to your school or anything you can dream of. As long as what you give brings joy to others who need it more than you. Next list what bad habits you have that you want to eliminate. Weather is be quitting smoking, spending too much on junk, drinking too much, working too much, not spending enough time with family, too much TV, not exercising and many more. We all have bad habits that need to be changed in order for use to grow as human beings. Under each of these bad habits list out some steps that you can take in order to quit them. If you bad habit is being lazy and not exercising enough what can you do to change that. Well you can get a gym membership or a home work out program. Commit yourself you following through with a plan to work out 3-5 days a week. For you to change these bad habits you have to be totally committed and follow through with a detailed plan you set for yourself. After you have your plans in place you should start listing several things you want to achieve or do in the next year. This can be start a successful business, spend time with family, travel to 2-5 places and so on. Now under each of these you should also write a detailed plan on what you need and what you need to do in order to achieve these goals. Finally you should take all of this information you have a write on page on what you see your life being over the next year. Doing this is a great exercise to really see what you want out of life.

Goals Year One

This is what I am going To Do This Year
Income: $500,000
Cash: $100,000
Give: $20,000

Bad Habits that will be changes:

Over Sleeping 1. Go to bed at 11 p.m. 2. Use a timer and set it for 8 hours 3. Set the timer on the other side of the room

Buying things that you don't need: 1. Going out shopping less 2. If you have the urge to buy something think to yourself is thing item going to help me to achieve my goals of becoming financially free? 3. Tell friends what you are doing, so they can help to stop you.

What I want to Achieve:

Start a successful Real Estate Investing Business: (you should write a detailed step by step plan of everything you need in order to achieve your goal)

Travel: Where do I want to visit? 1. Gators football game (what I need to do it, money, etc)

And last your own page about what you want to achieve using words like I will and only positive words.

For long term goals you don't need to be as specific right now, but you should list them and under them list a few steps or smaller goals that need to be achieved before you are able to achieve them. With the long term goals always think big. Another good exercise for long term goals is to make a collage of you goals. Put pictures of the house you want on it, places you want to travel, a picture of your family, a number of what income you want in or anything you can think of.

3. Learn

Knowledge builds confidence and destroys fear. If you are starting any kind of business you need to learn the ins and outs of that business. The best way I have found to learn about real estate investing is to read all about it. But once you know it you have to apply what you have learned. Learning and reading is just one step to take. There are thousands of books on the market about real estate investing and everyone has something you can learn from. You don't just want to read real estate investing books though. You also want to fill yourself with motivational and leadership books. Every successful person that I know if a reader and they all spend at least thirty minutes a day reading something that will teach them about improving their business or helping themselves to become a better person. Some of the best books that I would recommend reading are listed below.

1. Rich Dad Poor Dad by Robert Kiyosaki (read this first and also ready everything in the rick dad poor dad series, great books to start with and will expand you mind)
2. Be a Real Estate Millionaire by Dean Graziosi
3. Flip your way to financial freedom by Preston Ely (this is an E-Book)
4. Four hour work week by Timothy Ferriss
5. The Attractor Factor
6. Short Sale Pre-foreclosure Investing by Dwan Bent-twyford and Sharon Sestrepo
7. Keys to success, by Napoleon Hill
8. Think and Grow Rich by Napoleon Hill
9. How to win friends and influence people
10. Any Book by John C. Maxwell (he has tons of amazing leadership books)
11. Getting Started in Real Estate Day Trading by Larry Goins
12. The E Myth by Michael Gerber
13. How to be a quick turn real estate millionaire by Ron Legrand
14. The Power of Full Engagement
15. The It Factor
16. Anything by Anthony Robins

There are tons more you can read but these will give you a great start. You should also read books on negotiating, sales, motivation, and biographies on American business people.

I hope this list gives you the knowledge it has given me. If you learn and apply what you have learned from these books there is no reason that you should not become very successful.

4. Attend a Real Estate Investing Seminar

Attending a Real Estate Investing Seminar can be one of the best places to learn about real estate investing from some very well known experts. There are several seminars going on all over the country every weekend. If you live in a big city it will be very easy to find one. If you live in a town like Billings Montana you might need to travel a little ways to find one. Now most of the best meeting cost money to attend them. Some range from five hundred dollars for three days and some can be up to $20,000. There are a few that I would recommend. Than Merrill is a great speaker to go hear. I have learned a ton from him. You can find his company online by Google searching him. Also rich dad poor dad has seminars all over the country. I attended one of their seminars in Billings Montana for only $500 dollars and learned a ton from it. There is also Preston Ely, Larry Goins, and hundreds of speakers out there. If you find a great book that you really enjoyed, then just simple search for that person online and see if they are speaking somewhere or offer a seminar close to you.

Another reason I recommend going to a seminar is because they get you pumped up and motivated. I have not yet found anything else that just gets you feeling like you can do anything. When you get back from one of these seminars you will have tons of energy and knowledge. Every time I get back from one all I want to do is going out and do a deal or ten.

These seminars will also provide you with several opportunities to purchase amazing real estate investing tools, software or learning material at a fraction of the cost. Believe me when I tell you all of the low priced seminars try to sell you something. But a lot of times what they are trying to sell is some really good stuff.

Another reason to attend a seminar is to network with other investors and build relationships with them. You can meet other investors who you can partner with on a deal, sell a deal too, people who will provide you with deals and so on. You should have hundreds of business cards made up and try to give them all out. You never know how much one business card you hand out can make you.

5. Learn About the real estate market in your area

Most real estate investors start their career off my investing around where they live. This is why I do my real estate investing in Billings Montana. You can venture out when you have more experience. The reason behind this is because we feel more comfortable with the areas and know the areas better. It is also easier to get local real estate information that we need. Investing in your local market is also cheaper to start out, there is less travel costs, you can see what you are buying and it may give you a feeling a comfort.

First you have to decide which part of town is the best place to invest in. This can be determined by what kind of real estate investing you choose to do. I have not gone over the types of real estate investing but some include rehabbing (fixing up and selling), wholesaling (finding deals and selling them to other investors), buying to rent, and there are a few others. These are the real estate strategies that I use for the most part. When looking at the market you need to see where other investors are buying their houses. Most of the best deals will be found in low to middle class neighbors hoods. By low I don't mean drug infested war zones, what I mean is blue collar safe neighbor hoods that might have somewhat older houses and houses that are not on the higher end price side. Now you can find deals in the higher priced neighbor hoods but most will be in the low to middle income neighborhoods. When looking where others are buying ask local realtors, other investors or appraisers.

When talking with investors ask them several questions such as what neighborhoods they prefer, what type of houses they buy (3 bed 2 bath), and what they do (rehab, rent, wholesale). You should not look at other investors as competition but try and work with them.

There are different types of markets such as appreciating markets, flat markets, and deprecating markets. Appreciating markets are markets that there is no enough houses or a very high demand for houses which causes the price of houses to go up. The reason there is a high demand for housing can be because of job growth, a very appealing area, or several reason. Flat markets are markets that have no or very little growth. This means that there is not a lot of demand; buy just enough to fill every ones needs. Depreciating markets are where there is a lot more houses than people to fill those house. This causes house prices to start going down. This can be because of a large employer leaving the area, a natural disaster or just over building. There is an old saying buy in a bust and sell in a boom. In depreciating markets you can pick up several deals, while in appreciating the house prices are going to be much higher and harder to find great deals. The deal will still be out there you just have to know where to find them.

Learning your market is another key to becoming successful. Real estate Brokers and experts in your area can be the best source of information for you. Learn to use them to find out what kind of market you are in. If you are in Billings Montana we are in a pretty stable market. Billings Montana has not seen the ups and downs that other markets have experienced. I will have to say that I have been noticing a little bit of a downward trend but not much. Once the first time home buyer credit is over with we might see a little more decline. Every market can vary by neighborhood, so make sure you know you market well. I have seen the same houses just one mile apart selling for totally different prices.

6. Find a Mentor

Having a mentor to help you can be your biggest learning experience. Mentors can help you with any questions you may have, walk you step by step through the investing process, give you moral support, you learn from their proven system, and also network you with others in the business. Every successful real estate investor that I know says they owe a lot of their success to the mentors they have and had in their lives. I have had one of the best mentors around, my father. He is teaching me something new every day and pushing me to become successful.

When trying to find a mentor I would suggest network with the investors at your local real estate investors club meeting. There is a real estate investing club in Billings Montana that meets once a month. You can find information about real estate investing clubs in your area by searching for REA or real estate investors club then your area in Google. When you go to the meetings ask around who the biggest investors are. Then ask if you could get together with them sometime and discuss real estate investing. Ask them if they would consider working with you to get their career going. Offer your services as a bird dog. Bird dogs are people who go out find deals or leads about deals and give them to other investors. A bird dog gets from $500 to $3000 dollars depending on the deal. Make sure that you have a bird dog contract signed with the investors saying that if you find them and deal and they buy it that you get paid a certain amount of money. Being a bird dog helps you to build credibility with the investor and they are more likely to mentor you if you have something to offer them. If you would like to contact me with a question go to my web site Big Sky Property Solutions LLC.

7. Your Real Estate Team

Building an effective team can make your life as a real estate investor a lot easier. You are only one person and cannot do everything or be an expert in every aspect of real estate investing. Going at a project alone can become one of the most frustrating experiences you will ever encounter. Many people have become frustrated and quite real estate investing because they try and juggle too many things. Make sure that when putting a team together you provide everyone with win-win opportunities. When someone knows that working with you is going to make them money they will put you as a higher priority on their list. But you have to prove it to them that you are the real deal.
People to have on your real estate investing team include

o Real Estate Agents ( find the top agent for volume of sales in your area and other agents who work with real estate investors)
o Real Estate appraisers (find an appraiser that has done a few hundred jobs or more and make sure they carry errors and omissions insurance)
o Real estate contractors (good rehab crews that can get the job done in a timely manner, have 3-5 crews and on every deal get 3 estimates done. Ask for referrals from them and make sure they are licensed)
o Real estate attorneys (every investor needs an attorney, they can help to protect your assets, make sure you find one that works with investors)
o A property management company (can manage your properties and will give you leads on property they are managing that might come up for sale)
o Title companies (take care of the legal process and make sure there are no liens against the property you are buying, choose one that does hundreds of closings a year)
o Home inspectors(charge about $400 but will give you a great inspection and could save you thousands in the long run)
o And your Mentor

All of these people can help you in various aspects of real estate investing. You might find that there are a couple others that are keys to your business but this is just a list of a few.

8. Just Do it

There is no better phrase out there then JUST DO IT! Once you have learned all you can networked with investors in Billings and learned real estate investing strategies there is nothing left to do but get your feet wet. There is no better learning tool out there then doing a deal. Once you have completed that first deal you will know what to expect and find out that it is not as hard as you thought it would be. You will have learned what you did right and what was frustrating. Take that experience and ask yourself what would have made it run smoother. Apply that to your next deal. Then the next deal will be easier and it keeps getting easier as you go. I will say that every deal is different from the last but that what makes this business fun. You have to be creative and always keep on learning and growing with your business.

The average person never uses what they learn. Don't be average apply your knowledge. When going out and doing your first deal act like you have done 1000's of deals. The fastest way to change a habit is to act like it is true.

Five keys for success
1. Specialized Knowledge
2. Tools of a professional
3. Have the mindset of a winner
4. Mentors
5. Money and the knowledge of leveraging it (you don't have to have millions to invest in real estate, there are many strategies out there to use other people's money, or no money at all)

This is going to conclude this article about getting started in real estate investing. I hope this gave you some ideas about how you can get started. I didn't give you any strategies at this point but look for some in upcoming articles. These are simple steps you can use to get started. Consider These Tips

There are two ways in becoming a real estate agent. One is if you are wealthy enough to buy your own property and then sell it to retailers you automatically come into the real estate business buying and selling property to those willing to buy from you. On the other hand if you don't have the required funds to start a business of your own, you should find genuine property owners willing to hire you as their agent so you can make some money trying to sell their property.

Hundreds of property promoters are in need of genuine and hard working agents and thousands of home buyers looking to buy the best home without much hassle. Since home buyers have various choices when buying homes a profitable agent should have links with more than one property owner so he can satisfy the taste of home buyers.

To become a profitable investor you should learn a few marketing strategies like these:

• You should have a thorough update of the listed properties for sale; this would create a good impression on your prospective clients looking for a genuine and experienced real estate agent.
• Find a prospective marketing place where you can get many offers making your business more profitable. The internet is one of these valuable places to market your services.
• Forums and social media are very profitable and interesting places where you can put up your property for sale and generate a lot of traffic to your site making the real estate business profitable.
• The industry of buying or selling in real estate is a very profitable opportunity for agents seeking to make money genuinely by helping buyers and sellers to find what they are looking for.

The most well paying industry is the real estate industry. If you are a genuine and hard working agent you can find enough profits in this industry. Better profits are possible if you are a owner of property and get into the real estate market to sell your property.
You should even seek out the services from a real estate attorney. They provide essential support to those purchasing their first home.

Attorneys have experience when dealing with transactions. They not only help during the purchasing process, but also will help you avoid any legal issues down the road.

With any transaction, there is a lot of paperwork and an attorney is well prepared to review all documents. These documents could include things lit title, deed, and mortgage documents.

When it comes time for the purchase agreement, it is wise to seek out the assistance of a lawyer to go over the document with you. Before signing it, you should have it reviewed by the lawyer. You shouldn't sign anything you don't understand completely.

If necessary, the lawyer can change any legal language when it's worded confusingly. If the purchase agreement includes expenses, the lawyer can often negotiate for the buyer to have it fall on the sellers hands.

When you buy a home, you want to obtain any necessary financing. With a mortgage come more documents that may be confusing to you. The lawyer can help with these and explain anything you don't understand or have questions about.

During the closing process, a real estate lawyer is very beneficial. This tends to be a very overwhelming time and sometimes costly if you handle it on your own, but a lawyer will help keep costs minimal as the details are worked out between the seller and buyer.

Hiring a real estate attorney is worth the cost. It would save you more in the end as going it alone is often more expensive. When you find a lawyer, make sure they have a license and they specialize in real estate law.
Some realtors have either shied away or ran-away from such terms as "Cap Rate," & "Cash-on-Cash Returns." Terms that only the 'smart' and 'numbers-oriented people use to determine if a Real Estate purchase is a "Good Deal", or not. A majority of the realtor brethren attended real estate school because they are excited and passionate about the promise of selling real estate and making a fantastic living. That being said "Times are a Changing." Even if you live in a Hot Market where residential real estate sells in 2-3 days there is an old approach to real estate that is growing faster by the day.....Residential Real Estate Investors.

This deft group of real estate investors is taking real estate and the real estate investment world into a new era! No longer accepting the crazy volatility of the Dow Jones and NASDAQ families. Unwilling to accept the investment practices of their fore-fathers these Investors throw caution to the wind for returns above the traditional 5-6% in their Roth or IRA accounts. These Investors are bold and oftentimes aggressive. Today's Real Estate Investors are all about the fast fix-n-flip, high appreciation, and rock solid monthly cash-flows. Cutting their teeth on investment in their own home-towns is only the beginning as the Serious Investors turn to points outside their own back-yards to other regions that demonstrate greater promise and higher returns. You may say well how does this older adult view their investment opportunities? For starters the age of these stealth hunters ranges from 28 to 68. From "Rich Dad-Poor Dad" book series to Trumps magical presence on "The Apprentice," the young real estate entrepreneurs are making their dreams happen to the tune of 3-5 acquisitions a year! Got your attention now? The typical Investor has good to great credit scores. Excellent cash reserves or hidden resources of partners with cash, and a willingness to make the deal happen at nearly any cost. The best kept secret of all is that these investing beasts travel in packs. Where you see one another is very close behind. In other words they know the people that you need to know to grow your investor database even larger. If the real estate professional does a good job the happy clients are likely to refer many of their fellow-investors. Not just investor clients but their regular every-day real estate business. Face it, if you can demonstrate to your clients how adept you are with their largest personal purchase of real estate, then wouldn't you suppose they will be over their "trusted real estate advisors" opinion on buying a basic home, condo or beach house?

So what if you haven't been focused in the real estate investment sector. And you are thinking this all sounds pretty good, let's give it a try. First question to ask yourself is who have your clients been working with or exploring their options of real estate investing with over the past 3-4 months. Statistically 6 out of 10 clients have considered investing in real estate or have already begun doing so before their realtor even has a chance to blink an eye. Got your attention now? How about the fact that in less than one year I increased my annual commissions by 30% by just positioning myself within my primary data-base of clients. All I did was let them know that I was ready, willing and able to begin assisting them with their "Investment Realty" needs. What I learned during the first year was that if I could create an environment for my clients to learn more about real estate investing that they would thank me in a variety of ways....Most importantly they would call me before writing a contract and would make sure that I was involved in every contract that wanted to make a real estate purchase. Before long 30% went up to 45% and further. Even if you aren't interested in expanding your client database, at least consider protecting the turf you have for so long spent tireless amounts of time and financial resources to maintain their allegiance. On the other hand if you are looking at your real estate career and are wondering how to reposition yourself for market growth certainly to go well into 2025, here are a few known facts about how real estate investors can improve your business.

1. Real Estate Investors are literally everywhere. Successfully tapping into your current database could increase your annual commissions by 20-30%.

2. Real Estate Investors will be loyal to the professional that helps fill the gap of their investment education. Workshops, mentoring groups, finding the "golden deals" in your market makes a huge impact!

3. Investing in Real Estate Investors doesn't have to mean that you lose your "typical" residential realtor position. Being a real estate investment specialist means you are smarter than the average realtor in the market.

4. Mortgage professionals are struggling to provide real estate investors with property deals, so when you can place an investor into a good deal the referrals will begin to flow even more.

5. Real Estate Investors tend to be more conscientious about your personal time away. Investors also like to shop Monday-Friday for their deals before the "Weekend Warrior" investors get out into the competition. This translates into more normal hours and days of operation for you and your business.

6. Real Estate Investors buy-sell cycles are shorter than primary home purchasers resulting in more transactions in shorter time-frames.

It doesn't matter where you're from and what currency you'd be using to purchase a property, you have a property waiting for you.

There are generally three kinds of real estate investment available to foreigners. These investments include the commercial estate investment and residential property investment. Residential properties are further classified into single family properties, apartments or condominiums and recreational properties. Regardless of what kind of real estate you are interested in, there are all sorts of tax ramifications, financing options and legal requirements that you have to deal with.

Why Should You Invest in the U.S. Real Estate Market?

You've probably heard of the increasing number of foreign real estate investments in the United States. This is not surprising. With the troubles that the real estate investment market is facing in the United States, greater opportunities in real estate investment were opened to foreign investors.

With the dollar's value in its all time low, foreign investors are finding real estate bargains all over the United States. There are no shortages of deals in this market. More and more distressed properties are being sold everywhere and foreigners are pouring in millions buying these foreclosed or distressed properties. The United States real estate has become a fairly attractive long-term investment for foreign investors.

In November of 2006, the National Association of Realtors released a report entitled "Foreign Investments in U.S Real Estate: Current Trends and Historical Perspective". The report showed that there has been a steady increase in foreign real estate investment in the United States. This is especially after the euro and the loonie became stronger in the face of the continuous devaluation of the US dollar. Prime bargains were opened to foreigners. Many foreigners have now looked into the possibility of retiring or settling in the United States.

If you're a foreigner, you would find a lot of reasons why you should invest in the United States real estate market. Aside from the fact that the floating exchange rate has given you a lot of leverage over the bargaining table, the financial market is a pretty good reason why you should invest in the US real estate.

The financial market in the United States in relation to the real estate market is quite liberal and the restrictions against foreign investors are pretty reasonable. This is ideal for foreign companies that are seeking to invest in the real estate market in the United States in order to avoid tariff restrictions and are considering setting up an office or a company in the United States.

Furthermore, despite the devaluation of the US dollar and the wide foreclosures of a lot of property, the real estate market remains to be stable, though slightly shaky, due to foreign investors' capital appreciation. Domestic real estate buyers may not necessarily share the same opinion, but the market has remained to be strong for foreign real estate buyers. This may be largely credited to the fact that there is minimal risk for them.

Why are Foreign Real Estate Investments Safe and Profitable?

There are a lot of investments you can make, but the safest you can make right now is investing your money in real properties. This is another good reason aside from the fact that you can make a pretty nifty profit, if you like, particularly now with the widespread property foreclosures and seemingly continuous US dollar devaluation. This is especially true if you are going to use the euro or the loonie when making your investment.

But why is US real estate investment safe for foreigners?

It is undeniable that stock investments are not a safe avenue at this point. The recession has not only affected the US economy; the same recession has greatly affected worldwide stock investments. Stocks values are dropping. It is also a fact that even without the current economic situation, stock values fluctuates.

On the other hand, real estate investments are pretty stable if you would compare it to stock investments - or even bond or mutual fund investments. With real estate investment, you'd be putting your money in an investment that would grow in value as years go by.

What are the Benefits of Foreign Real Estate Investment?

US state government supports foreign investments and along this line has formulated various tax breaks to encourage foreign investment on real estate. Many of these tax breaks are not available in many countries. In fact, most countries would frown at foreigners owning real properties within their territory.

Foreign real estate investment in the United States is open to everyone. As long as you can afford to buy the property or at least comply with the mortgage requirements and payments, you can secure for yourself a pretty good property in the United States. Again, with the current economic situation of the United States, this is the perfect chance for you to make an investment.

Another great benefit that you can take advantage of is the availability of mortgage financing. Lenders have opened their doors to foreign investors who are looking into purchasing a property. So, you don't have to actually deplete your bank account. You can actually secure a mortgage loan and gradually pay it off.

I'm Canadian, What Are My Financing Options?

There is a steady increasing rate of Canadian real estate investors in the United States; and accordingly, the government has made certain that they have attractive financing options available to them.

If you're Canadian - or if you're a foreigner - you'd find a lot of reasons why you should buy a piece of real property in the United States. For Canadians, the parity of the currencies or the apparent devaluation of the US dollar is a pretty good reason itself. But how do you finance your purchase?

There are various financing options available to you depending on which state you are in. In Arizona, for instance, you'd get favorable financing terms if you are purchasing a property for recreational purposes, that is, you do not derive any income or benefit from your purchase or ownership. You will be required, however, to sign up a disclosure agreement and give a 30% down payment for your loan. To qualify though for a loan, you may be required to show availability of liquid reserves for a period of three to six months. You may also be required to present a minimum of 3-month bank statement.

If you are purchasing a property for investment, you'd probably meet stricter terms. Requirements may be more stringent. For instance, you could be required to give a down payment of more than 30% and you may be required to show one year worth of liquidity reserves.

Regardless of your reasons, if you feel like you can fulfill the requirements of a financing loan, you can then proceed to actually applying for a mortgage loan. Also, keeping yourself updated with the financing terms flux may be a wise idea.

Understanding the Tax Ramifications of Real Estate Investment

The first foreigner to have ever bought a real estate property in the United States was Peter Minuit. This opened the doors to foreign real estate investors. After a couple of centuries later, foreign real estate investment has grown into huge proportions, accounting for billion-of-dollar worth of industry.

The low risk attached to US real estate market, the availability of countless properties, and the steady market liquidity attract foreign investors in droves. The initial snag, however, is the process of understanding the legal ramifications of foreign real estate investment.

What you have to understand is that foreign investment in the United States can take a lot of forms. A foreigner has various options. He can acquire direct interest. He can acquire an interest in the real estate through a partnership, a corporation, or a limited liability company. The latter is the typical structure used by foreign investors.

Limited partnership or Limited Liability Company offers financial protection or indirect asset protection, especially in cases of bankruptcy, law suits and taxes. Foreign investors are generally taxed on the property as if they hold the property in direct interest.

Ideally, you should secure the services of a real estate accountant to help you out with the tax ramifications, but it would help if you, at least, know the basics before you actually talk to an accountant.

There are tax consequences that you have to deal with when you buy a real estate in the United States. You would need an Individual Taxpayer Identification Number which you will use with all your tax transactions. Your investment in real estates can be treated as a portfolio investment and will be accounted for as an investment income which can either be fixed or a periodic income. This is typically taxed at 30% on gross revenues. This tax though does not apply though to all foreign investors. Tax rates would vary depending on the tax personality the foreign investor opted for. For instance, a corporation would be taxed differently.

Other things that you should take note of are availability and requirements of tax refunds and state tax laws on real estate properties as they may differ from federal laws, among other things.

By knowing all these things, you may save yourself from a lot of hassles when you finally approach a real estate accountant. You'd be in same wavelength when you finally get down to talking business. It is, however, very important that you secure the services of an accountant. You'd have an easier time dealing with the taxes ramifications. You'd also have assistance ensuring that you comply with all the accounting aspect of your investment. This is especially true if you are purchasing a real property for investment purposes.

Do You Need to Secure the Service of a Real Estate Lawyer?

If you are considering buying a property in the United States, you need to secure the services of a real estate attorney - someone who could help you with the legal issues concerning your purchase. It is tempting to forego securing the service of a lawyer to save money, but this could cost you a lot of money in the long run. Make sure that you have an experienced and trustworthy lawyer to help you out. Make sure that you have thoroughly checked out his credentials, profile, history of successful cases handled by him, and other factors that would influence your decision. You could check online and look for a lawyer working within the state where you are considering purchasing a property.

Functions of a Real Estate Lawyer

There is no actual distinctive function for a lawyer in a real estate case. However, you would really need the assistance of a lawyer for various tasks. A real estate lawyer would review the sales contract for you. He would also check on the title and other documents relating to the property. A lawyer would also review your mortgage contract and make the necessary adjustments or corrections. You could also get him to review with you the legal and tax issues concerning the purchase. A real estate attorney could also make the necessary adjustments relating to various expenses and costs involved in the purchase. He would assess your eligibility for tax refunds and draft the documents and statements relating to this.

Putting it simply, a real estate lawyer will be your watchdog. He would guide you through the whole process of purchasing a real estate in the United States in order to make sure that you will be legally protected. You will have a capable and trustworthy liaison to help you out with the contract. He will also face legal disputes if any arise.

Tips on How to Invest in Real Estate Successfully

Now, if you've fully bought into the idea of real estate investing in the United States, you might just want to know how to go about investing in real estate successfully. If you want to be successful in this venture, the first thing that you have to avoid is overanalyzing. Of course, it is a good idea to carefully think through your actions but it is a bad idea to overanalyze your investment to nonexistence. You might lose a great opportunity.

Before you purchase the property though, it might be wise to check the property value. If it sits well with you and you can reasonably afford the property, go ahead and make the purchase.

If you are considering the property for a quick flip, make sure that the property is in perfect condition and in good area. This is to ensure that you could double or actually triple your return of investment. If you can inspect the property yourself, do so. If not, a good and trustworthy agent can help you with this task.

Another important thing to remember when you're buying real estate is good financing. You should take your time to carefully consider all your financing options. Foreign investors can email in their queries to various lending institutions. It is a good idea to make sure that you've had their terms and rates on paper because they tend to change these terms and charge you with a lot of junk. Your real estate agent can help you with reviewing the escrow charges.

The bottom line, however, is that it is very important that you do your homework before you actually buy a real property. Investing in real properties in the United States can be profitable especially during these times. In fact, it may be the wisest and most perfect investment you can make right now.
Of course, in these days you cannot just go to any house that you like and knock their door asking if they are giving for rent or if they wish to sell their house. Well, you may do that too but of course, the owner would treat you as if you are an uneducated or an unwise person. What is the reason for that? One must seek a real estate agent for getting a property in the right manner. There are a few more tips to find yourself the best Real estates in your area.

If you're looking for renting a real estate, you should start checking out the top real estate sites that have the high quality ads for the available rental properties. A few are craiglists.com and rental.com. Although these two sites have a very wide range of properties available but then there are the sites that allow you not only to find the properties but you can also have virtual tours of the properties being advertised on them.

Once you're done with selecting a few properties that suits your interest the most, contact their representatives or choose a property dealer. If you're still not able to find a property that meets your criteria, find a realtor. There are a few better properties which are available from the realtors only than those available on property ad sites. The realtors can easily be hired by the MLS system. They find you the best properties in the right budget in a very short time. Moreover the realtors usually don't cost you anything for the expertise. Rather they charge the owner of the house for the first month's rent or just a portion of it.

And when you're seeking property for buying, the best you can do is to track down the neighborhood signs. What I mean exactly is that when there's a house to be sold, track which company or a real estate agent is the fastest in selling of the house. One with the highest number of "for sale" signs would be the worst of all. Another fine way of finding you best properties is to attend the "open houses". Keep taking on the business cards and keep checking out more information on the auctioneers / agents company.

It's nice to visit the offices of the realtors and real estate agents and not just finding information through their websites. There are greater chances that if you see a long list of properties available on their websites and you also find them right for you, there are more properties that are to be entered by their webmasters that you can miss. So if you keep in contact with these realtors and real estate agents, you'll also be able to find the properties before they go live on the internet.
