We have lived in our home twelve years now and I have not truly ever loved our bathroom. The size of the room is great and I love that we each have our own sink and vanity space. But, that’s where it ends for me. In a perfect world I would have the entire space redone; new vanities, new tub layout, etc. Truthfully, I don’t know how much longer we will be in this home and I just don’t want to spend several tens of thousands of dollars on a makeover. But, I do think I can make it so much better with some cosmetic improvements. Let’s take a look at what I’m working with and my primary bathroom plans.

Long Vanity Wall Before

This vanity is mine. It’s the one you first see when you walk in from our bedroom. You can notice right off the bat how the mirror has become blurred and damaged. That’s from the sunlight coming in from the window opposite the mirror and degrading the reflective backing. I can no longer use that portion of the mirror. Everything else just feels tired and dated. Faucets are all in bad shape and the vanity paint is beat up.

Short Vanity and Tub Wall Before

This vanity is my husband’s. Several years ago I made an attempt to make the window look better by moving the bamboo shade up higher and hanging curtains. I hate it.

I’ve never loved a corner tub. But what I disliked even more than it being a corner tub were the two cabinet doors the builder glued to the front of the tub when I asked them for a paneled front. They charged me $1,000 for that “upgrade” in 2012. I was ticked. Several years ago I pulled the doors off and added shiplap along the front. Not perfect but certainly better than those dang cabinet doors. It’s time to say goodbye to the shiplap as well.

Long Vanity Wall Plans

I used ChatGPT to help me visualize what the picture frame moulding would look like on the walls. It made some things look a little wonky and definitely not precise, but we’re just going to go with it.

Given how tall the ceiling is in here I wanted to fill in some of that space with crown and picture frame moulding. This is the exact same treatment in our attached bedroom so it will also tie the two spaces together nicely.

Biggest difference on this wall is swapping out the one long mirror and one light for two mirrors and two lights. Originally I wanted to bring in taller mirrors and do sconces to the left, center, and right of the mirrors. But, due to how the builder grade vanity and sink placement is I can’t make it work out. Placing a sconce to the right of the mirror over the sink would push the mirror so far to the left that it wouldn’t be positioned over the sink. Over the mirror lights it is.

As mentioned earlier, the marble countertops will stay the same. I also will be keeping the vanity black, but it does need to be repainted. Knobs will more than likely also stay the same.

My big hangup is the sink faucet. The existing countertop is cut for a centerset faucet, three holes placed too close together for a widespread faucet to work. I’ve not been happy with any of the centerset faucets I’m finding. The plan is to go with a single hole faucet and use a… I hate even saying it… escutcheon plate to hide the other two holes. Ughhhh. My other option is to replace the old marble with new marble for the sole purpose of having widespread holes for a proper faucet. That’s a lot of money to spend on countertops for vanities I don’t even love.

Short Vanity & Tub Wall Plans

For the shorter vanity I will keep the single mirror and single light placement. The window treatments will be cleaned way up. Remove the drapes and bamboo shades. Replace those will a clean roman shade mounted inside the window frame in a color that compliments the walls. The fabric will actually be the same fabric that I used on our drapes in our attached bedroom.

Ah yes, that stinking corner tub. Replacing the built-in tub ends up opening a can of worms. It will stay but this time around I’m going to trim it out the way it should have been twelve years ago. It will also get an updated faucet.

Where’s the Shower?

The shower is tucked off to the right side of my vanity. It’s a walk-in doorless shower with white subway tile. It currently has a matching dark oil-rubbed bronze shower kit that I would replace to match the new faucets. There is a light in the shower, but it is dark. It would be lovely if it were opened to get natural light in but that is a whole different type of update.

When I purchase a piece of furniture I do so with the plan of keeping it several years. I don’t want trendy because I’ll end up being over it once the moment has passed. I hate wasting money. It needs to be a classic. That is the case for the English roll arm chairs in our living room. I originally purchased these chairs in 2015. My style was different back then, but as my style changed and evolved the chairs still worked. Last year, when the fabric was starting to see some damage from daily use over the last 10 years, I ended up replacing them with the exact same chairs. In my opinion this is the best armchair out there.

I came back to this classic English roll arm chair because there wasn’t a silhouette out there that; 1) I was more drawn to, 2) I felt would last me another ten years, or 3) gave me more bang for my buck. As I mentioned earlier, this style of chair works with a number of different decor styles. I have no idea what my style will look like in another ten years, but I do know this style gives me the most flexibility. You want to see a blast from the past? Check out my living room from 2015 when I first bought the chairs. Things have definitely improved since then!

This chair in particular has a nice deep seat, perfect for curling your legs up in. The living room also needed a larger chair to help fill the space and this gives me those dimensions. Now, if you are looking for something not as deep, they also have it available in a more shallow version called Tightback that doesn’t have the separate loose pillow at the back.

Color & Fabric

The fabric I went with this time around is the Performance Brushed Basketweave in Charcoal. The previous chairs were also gray. Our sofa is also in the Performance Brushed Basketweave so I knew it would hold up well. For me it’s a perfect gray that leans more warm than cool in our home. I will say the color online does not at all look the same in person so definitely order in the samples first.

I went with the down-wrapped cushion option again since I loved them in my original chairs.

Lighting has a huge effect on whether or not a room feels good. I think of it like this, if your outfit is amazing but you’re having an awful hair day, it can ruin the whole look. Over the last few years I have been updating some of the older light fixtures in our home. I still have a few to go, but I want to share what I currently have installed and why I chose it. It can be hard to figure out how to mix and match lighting so I hope this makes it a little more doable if you’re struggling with this in your home.

Foyer Pendant

When you first enter our home we have a small foyer before you walk through the rest of the entry hall. Not too long ago I installed this white domed glass pendant with a black metal finish. My dream pendant was this beauty, but the price made me a little dizzy. The one I chose gives me the same vibe with a much more agreeable price.

Why I Chose It

Once you see more of the lighting in our home you’ll notice I have a lot of white glass fixtures. They’re all different, but the white glass is a unifying feature. And truthfully, clear glass is a cleaning commitment I don’t want to make. No matter how often you clean your light fixtures, dust is just always visible. The milky white glass is so much easier. Black metal finishes are also a common denominator with most of the lighting in our home. So, as soon as you walk in you’re greeted with a fixture that nods to what is to come.

Office Chandelier

Directly off the foyer is our home office. When I gave the home office a makeover I knew I wanted to do a fun chandelier that would stand out against the black paint. This bubble chandelier seems to float in the room.

Why I Chose It

This chandelier and the foyer pendant are right next to each other. While entirely different fixtures, they both have white rounded glass and black metal finishes. You don’t have to purchase lighting from the same family in order to work well with each other so long as they they have similar features. And while hard to see against the black ceiling, the office chandelier and the foyer pendant both have the same style of canopy that attaches the light the ceiling as well.

Entry Hall Lantern

Just past the foyer the entry hall opens up to a two story tall ceiling next to our stairway. This two tier lantern is my newest light fixture and it fills the area so well. I love that it can work with a number of different styles. Absolutely thrilled with this purchase.

Why I Chose It

I needed a large light that was tall enough to fill in the height, but not too wide that it would be close to the wall next to it. The openness of a lantern keeps it from being overwhelming, especially since this one doesn’t have glass. The black finish ties in with the stairway and also back to the black finish in the foyer pendant.

This part of the entry hall opens up to the dining room just to the right so I needed the lights in the two spaces to flow well. The lantern I chose has candle style lights with ivory arms. The reason I did that will make even more sense when you see the dining room light next.

Dining Room Pendant

Do any of you remember the orb chandelier I had in here for years? Swapping that out for this linear pendant transformed this space! I spent a little more on this two light fixture than others that are out there because the quality is incredible. The dining room needed a special light and I didn’t want to skimp.

Why I Chose It

A regular chandelier style light would be the most obvious choice for a dining room, but I wanted to do something different. The simple line of a linear pendant over the table is so pretty to me. I also liked how the curve of the arms mimics the curve of the wall sconces. And now when looking back at the entry lantern right next to this room you can see they both have candle style lights with ivory arms and the same black finish. The white shades go back to the white glass on the foyer pendant and office chandelier.

Living Room Chandelier

Years ago we had a ceiling fan instead of a chandelier in our living room. I hated it. I cannot begin to tell you how happy I was the day this extra large two tier chandelier was installed.

Why I Chose It

A two story vaulted ceiling needs a large enough chandelier that will visually fill the space without getting swallowed up. I could have gone with a single tier, but the layer is so dramatic in the best way possible. I think you’ll be surprised by the price on this one. Feels like a steal for the impact it makes. I have this one a dimmer switch and love the option that give me for setting a mood in here in the evening. Black finish because that is the lighting story for all of the main living spaces. It’s the unifyer. The candle arms tie back to the entry lantern and dining room pendant.

Kitchen

It has been several years since I installed these white glass pendants over our kitchen island and I still love them as much today. These pendants were probably the first light fixtures I splurged on. I had been eyeing them for a couple of years and couldn’t find anything that spoke to me the way these did. I’m linking to them at the bottom, but I found a source that has the exact light for way less than what I purchased them for several years back.

Why I Chose Them

We have a traditional kitchen and I wanted pendants that weren’t too traditional for a little contrast. I love the shape and the black band along the top with the metal cage on the exterior. The white glass ties back with the white glass foyer pendant, white ball office chandelier, and white shades from the dining room pendant. The round shape of the glass also nods back to the round two tier chandelier in the living room which it opens up to. And of course the black metal pulls the black from the kitchen island up to the ceiling.

Kitchen Nook

I spent so long searching for a chandelier for this dining nook off the kitchen. When I found this hammered glass chandelier it wasn’t going to work as is. It was a semi-flush mount and far too short for my ceiling but I couldn’t get it out of my head. I decided to order it anyway and have it rewired so I could have enough length to turn it into a chandelier. They no longer make this chandelier but I still want to share it with you because the idea behind it still makes sense if you’re working on mixing and matching lights.

Why I Chose It

At this point you already know why the metal finish is black. I was especially drawn to this chandelier because of the black metal banding that holds the glass cylinders in place. That round black banding ties in with the round black band that is along the top of the island pendants. I mentioned earlier that I am not a fan of cleaning light fixtures with clear glass. I went against that here and chose to do the clear hammered glass because I love how the light shines through it and how it ties in with the glass front cabinets it is in front of.

On the cabinet wall I went with adjustable arm sconces so that the light would pour out over the shelves. Had I gone with a regular wall mounted sconce the light would have been blocked by the shelves and it wouldn’t have been useful for preparing coffee below. I love a rainy day when I have just these scones on.

Laundry Room

You’re going to have to use your imagination here because I don’t have a good photo of the light in our laundry room. This room is right off the kitchen. If you look back at the kitchen island pendants and the metal bands that run along the side of the island pendants you’ll see a similarity with this small flush mount. I feel like this fixture is a perfect blend of the island pendants and the pendant that is in our entry foyer.

Powder Room

The bathrooms are where I have deviated from the black metal I used in the open common areas of our home. If you’re unsure of how to best bring in a different light fixture finish I find it easiest to do that in a room that is separated by a door.

Why I Chose It

When I renovated our small powder room I went with a brass faucet to contrast the black soapstone counter. This natural brass two light fixture over the mirror ties in well with the brass faucet. The curve of the lights arms blend well with the curve of the faucet. The white globe light bulbs go to back to the other white glass fixtures throughout the house. The flushmount over the toilet also ties in the same way with the rounded white globe.

Kid’s Bathrooms

I gave both kids’ bathrooms a makeover a couple of years ago. My goal was to update them without ripping out the vanities and moving plumbing or electrical. It can be tricky to find pretty bathroom sconces to place above the mirror. But, I feel like I found some pretty options between the powder room and kids’ bathrooms.

Why I Chose It

In both of the kids’ bathrooms I went with polished nickel faucets, but I chose to do a raw brass finish on the light fixtures. In my son’s bathroom the light ties in with the brass cabinet knobs, towel ring, toilet paper holder, and electrical plates. In my daughter’s bathroom the light ties in with the gold toned mirror, brass towel ring, hooks, and electrical plate. The white globe shades connect to the other white rounded glass used in the fixtures you saw throughout our home.

There was once a time where I didn’t decorate my home with rugs. I didn’t understand the importance. Didn’t realize how much they can impact a space. I thought they were a waste of money. That was about 20 years ago. 20 years ago I also didn’t understand the importance of brow pencils. I had much to learn on a variety of topics. Now, rugs are my favorite way to decorate my home. They’re literally the base layer to everything else. Let’s go on a rug tour of the ones I’m currently using in our home.

Also of note, our dog gets the zoomies on the daily and my hand-knotted vintage rugs don’t ever get damaged from his toenails digging in as he fishtails and rips past.

I love a patterned rug in the entry. This is a perfect way to welcome guests into your home and immediately show them some personality in your home decor choices. Vintage rugs also a great consideration for entries because you can more often than not find unique non-standard sizes that perfectly suit your needs.

Living Room

Washable That Doesn’t Look Washable

It’s a washable rug, but no one will believe you because this one has plush texture and is made from wool!

There was a time when washable rugs looked it. Flat, thin, and had zero texture. You traded style for function. Not anymore! It’s a washable rug, but no one will believe you because this one has plush texture and is made from wool!

This is hands down one of my favorite rugs. I was given this rug by the company and was asked to film a red wine spill and show how to clean it. I was so nervous because I really liked the rug and didn’t want to ruin it. To my surprise it came completely out. Not even a hint of the stain remained! I was blown away. And I didn’t use a crazy chemical to clean it, just warm water and a gentle dish soap. It’s magic.

I’ve had a handful of other rugs in here but keep coming back to this one because it’s so easy to clean. Our dog has thrown up a couple of times on this rug (we’re talking that awful neon yellow/green bile) and each time it has cleaned beautifully. No discoloration, no damaged fibers, no staining. Like it never happened. Oh, and if your rug is smaller, you can even toss it in the washing machine.

Kitchen Character

Vintage is great in a kitchen because there are so many hard surfaces between the floors, cabinets, and counters. The imperfect and natural characteristics of a vintage wool rug add a lot of charm and practicality.

Up until recently I didn’t have a rug down in our kitchen dining nook. I believe a home needs to serve you and your family through different seasons of life. Those seasons change, your home changes. Now that my kids are older and I’m not cleaning vacuuming crumbs or cleaning up spills after every meal at the table, I can enjoy a rug in this space. Before then it was easier to leave the floor naked for quick cleaning.

I went vintage in the nook and the kitchen for the same reasons I have a vintage rug in our entry. Great for high traffic and they repel dirt and moisture. I’ve swapped out the kitchen runner a few times just for a fresh look, but I keep going back to this vintage runner because it always performs well. My husband once spilled marinara sauce on it (we’re talking an entire full jar fell, broke, and covered the rug) and it 100% came out. Warm water and mild dish soap.

It’s All About Texture

The rug you choose for your bedroom should feel amazing to walk on. It should be soft, cozy, and invite you in for relaxation.

This rug feels and looks so luxurious. Stepping out of bed in the morning onto this rug is a treat. The border in a lower pile height gives it a lot of character.

Believe it or not this is another completely washable wool rug just like my living room rug. You would never guess!! It’s a light colored rug, but wears beautifully due to the natural wool. Our bedroom is the second most used room by our dog and this stunner is a champ of a rug. I would choose this rug even if I wasn’t looking for a washable rug.

Vintage Charm

Are you seeing a pattern here? Vintage gives a room so much character! And since no two are alike you are able to create a completely unique look.

When I swapped a mass produced machine made rug out for this vintage rug our dining room went from pretty to pretty special. True, vintage will cost you more than most machine made rugs. But, they’ve already withstood the test of time and will last you another lifetime. I have gone through several mass produced rugs which have ended up costing me way more than the cost of one vintage rug. If I could go back in time I would have rather gone without a rug, saved up my money, and then spent it on a vintage. No wasted money, no wasted rugs.

The best time of the year! It has finally gotten a little chilly here in Houston and truly feels like Christmas is near. This year I did something I haven’t done in thirteen years. I added color to our Christmas decor. It started with the Christmas tree and at first I wasn’t sure I liked it, but I promised myself to sleep on it before taking it all off the tree. The next day I woke up loving it and added it throughout the rest of the decor and onto our outdoor decorations as well. I’ll show you how I did it without changing out all my decorations or spending a lot of money. Welcome to our 2025 Christmas Home Tour!

Front Porch

This has got to be my favorite garland I have ever done on our front door. This is the same garland I have used for a few years now. It’s two different types of garland I picked up from Hobby Lobby a few years ago and woven together to create a more full look. This year I added the burgundy velvet ribbon which is so eye-catching. It’s the first time I’ve used ribbon on a garland and it definitely will not be the last. My favorite touch thought has to be the real Magnolia I sprinkled throughout. The rust brown color on the back of the leaves breaks up all the green and is so pretty with the ribbon color. This is a great way to make your old garland feel fresh again.

The candle in my wreath is battery operated on a timer and is simply wired to the wreath. I did the same thing last year and just swapped out the ribbon to match this year’s colors.

Still photos don’t do these lit twig trees justice. The twinkle is my favorite of all the other trees out there. Speaking of twinkle lights, the cluster lights you see on my garland are the coolest. If you’ve been wanting to try cluster lights out I highly suggest these since they’re indoor/outdoor. They’re actually the exact same ones I used on my Christmas tree that went viral a couple of years ago.

Entry

I love pulling out this Christmas village set every year. It has sat on our open shelves in the kitchen nook for the past few years, but I changed things up and brought it out to our entry console. If you’re every craving a new look, start by moving your decor to a different spot before you go buy anything new.

The bottle brush and glass trees are a very slow growing collection. The bow on the mirror was so simple and a great way to add in some color to this entry. It’s just tied like a normal bow and the long tails are double side taped to the mirror in a couple of places to give it some dimension.

Living Room

The living room is where I focus my decorating attention. It’s where we spend the most time as a family. I reuse the same decorations every year. I’m not one who wants to purchase all new decorations for a new theme each year. That just seems ridiculous to me. But, each year I find a way to change the way it looks just a bit. This year I tried something different with our tree by adding lots of burgundy bows with extra long tails. I started with small bows and it just felt lacking so I went all the way. So glad I did! Even with all the same ornaments just making that one change made the tree and the room feel entirely different. Ribbon is such a great way to change things up because it’s not a big investment and it’s easy to cycle it in and out as your tastes change.

My fireplace decor is a repeat of last year because I still loved all the candles so much. But, Instead of weaving ribbon through the garland I looped several long pieces together in the corner. To get this lush garland look I’ve mixed all of my mismatched garlands together to make it thicker and more interesting. And instead of having the garland hang evenly over the mantle I drape it off to the side. It makes it look more dramatic since it can puddle slightly on the floor on one side, but it saves me money because it doesn’t require as much garland.

I wanted so show you another way you can easily change up your Christmas tree look. This is something I can do differently each day depending on my mood. The tree is lit with string lights on a steady on setting and faux candle clips that flicker. The mixture of the two lights together is so pretty. But, there are some days where it’s nice to just have the candle clips on. Creates an entirely different feeling doesn’t it? So good in the evening when the entire room is lit up with all the candles and nothing else.

We’ve all been hearing how a traditional Christmas is making a comeback or even calling it a Ralph Lauren inspired Christmas. Whatever you call it I love it. I leaned in and brought out these silver hurricanes. They definitely fit the vibe this year. And making an appearance for a second year are my Mother-in-Law’s vintage village houses. Lots of family pieces. The Ethan Allen secretary was my husband’s grandmother’s. The brass deer inside were my grandmother’s. The vintage trees were my MIL’s. And the brass bells were collected by my mom every Christmas when she was little.

Powder Room

Since our powder room received a makeover a few months ago I had to add just the smallest amount of decor in here. You don’t have to much and a little glow goes a long way.

• Silver Drop Earrings – Silver has been making its comeback and this style goes with everything.
• Lola Blanket – Trust me, you’ve never felt a blanket quite like this one before. I swear it hugs me back and I’m hooked on it. Everyone in the house fights over who gets to use this blanket.
• Carabiner Necklace – Another item I would love to receive this year! The shackle can be worn at the front or back and you never have to worry about a traditional clasp laying in the wrong spot. So chic.
• LED Face Mask – I’ve been using this one for a year now and have seen a big difference in my skin. This particular one has red light and blue light, and you can target certain areas with the app.

• Silk Pillowcase – Less frizzy hair, always cool to the touch, and better for your skin. I’ve tried several different brands and this one is my favorite. I even got one for my son to cut down on bed head in the morning.

For the Men

Notoriously difficult to shop for because they either don’t want anything or they have just purchased it for themselves. I’m including items my husband has really enjoyed as well as things I’ve picked up for him this year. Don’t worry, the chances of him reading this are slim!

• Sous Vide – Every man in on a mission to make the perfect steak. My husband swears by this and he uses it all the time. Steak, chicken, turkey, everything is cooked to perfection. And, I’m just now finding out people use it to make individual cheesecakes in jars!
• Cashmere Quarter Zip – Quarter zips are definitely trending right now, but for those OG quarter zip wearers you can give them the softest one they’ve ever had with this cashmere that doesn’t break the bank.
• Portable Phone Charger – My husband loves this tiny but mighty phone charger. He’ll never worry about running out of power.
• Travel Pouch – A cool travel bag for a cool guy. No more plastic grocery bags.
• Ooni Pizza Oven – This may be the gift you give him, but it’s definitely a gift you will benefit from. My husband uses his every week for pizza nights. Honestly the best pizza we’ve had and even the kids prefer it to pizza delivery. Also great for finishing off steaks and brussels sprouts.

For the Teen Girls

I asked my 16 year old for help on this one so they are all teen girl approved! The hardest part was narrowing it down to a smaller list, ha!

Without a doubt teenage boys are the hardest to shop for! I have been asking my son for months what he wanted for Christmas and the answer is always IDK (it means I don’t know, for those without teens). I did some deep dives and also added in some items he already has a loves. I showed him my finished guide and he suddenly was like, “Oh, I want that!” so I feel like I nailed it.

• Books – My son absolutely adored these two books and read them multiple times. I’m finally done and can share the moody powder room makeover with you! Check out the before and my inspiration in this post, and progress in this post. It is nuts how long this little project has taken to wrap up. A very good reminder to not compare your projects to the three day makeovers you see on social media. When I brought this idea up to my husband I assured him it would be super quick. After multiple delays and weeks waiting on backordered products it’s done and I can say the wait was worth it. I’ve have a full source list at the end of this post.

Before

This powder room felt super boring to me and remained untouched since moving in. Once the pedestal sink developed a crack in it I was determined to finally make this room more interesting. Without going crazy and spending a ton of money of course.

After

This bathroom doesn’t get much light from the narrow North facing window. The before images had to be brightened a lot when editing. Instead of fighting it I leaned into the dark with a moody dark paint color much like I did in our home office. This is Benjamin Moore’s Wildwood Crest. I color drenched the entire space which let me tell you makes the biggest difference when going moody. Don’t forget your ceilings and don’t forget your trim and doors. If I had left the ceiling, trim, and door white it would have felt very dated. Walls and ceiling are a matte sheen and the trim and door is satin.

Sink Details

The floating sink was fabricated out of remnant soapstone. This was actually not my original selection, but it ended up being way better than what I was planning on! I didn’t move forward with the original black quartz I had selected after the fabricators missed multiple appointments to measure, and no one else would sell it to me without purchasing an entire slab. Instead I found a company that sold remnants and selected this gorgeous soapstone that actually ended up being cheaper than the quartz. Oh happy day! Then, the fabricators messed up their measurements and the piece was partially installed incorrect. Ughhhh. Luckily there was enough of the remnant left to recut the mistake. Dodged a bullet.

We are so happy with the extra counter space this gives us. And, I couldn’t be more in love with how the backsplash turned out. I played around with a few different details and curves but ultimately came back to my original design inspo. This added a lot of interest and didn’t cost extra for fabrication.

Exposed Plumbing

When doing a floating sink/vanity you need the plumbing to be beautiful since it’s exposed. It’s not something everyone will notice when they walk into this powder room, but if left untouched it would have been such a blemish. I love it so much and it’s a little detail that makes my heart so happy.

Let me know if you want me to do a separate post on the sink and plumbing set up in the comments. It was the thing I had to hire out. Adding supports inside the wall for a heavy sink and moving plumbing wasn’t something I personally wanted to deal with, but you could do it yourself.

If you’re tired of towel rings ruining a countertop moment, let me introduce you to this “towel bar” that’s placed just under the sink’s apron. Now the words towel bar bring up images we all don’t care for of dated bars over tubs or toilets. But this is different! I used a cafe curtain rod cut to a custom size for this look and it’s perfect.

Art & Stool

If you go back and look at all the before images in this post you’ll notice I already had some of these prints up behind the toilet. I couldn’t help but feel like they were wasted back there because as soon as you sat down you didn’t see them anymore and were stuck staring at a blank, boring wall. So while at Round Top a few weeks ago, I picked up a third and stacked all of them opposite the toilet. LOVE how this looks. They make a much more dramatic statement and are no longer hidden behind the wall.

The stool, my husband’s favorite part of the bathroom. Yes, she’s super cute and nods back to the dark wood mirror, but she’s super functional. No more sitting your phone on the floor. It’s the little things.

Lighting & Mirror

To keep cost down I kept the placement of our vanity light over the mirror. I found the coolest brass light fixture that makes me not hate having the light over the mirror. I am thrilled with it! The curves on the arms tie back to the curve on the backsplash and the neck of the faucet. And this mirror was such a score! The original was over $800 at McGee and Co., but I found the exact same mirror under $300 here. The shape and dark wood finish is so good.

Comparison

What do you think of this moody powder room makeover? Would you embrace the dark? It’s just so much more inviting and interesting now. I can also breathe a sigh of relief that guests won’t have to deal with a cracked sink or a toilet paper holder falling out of the wall on them. It was a constant annoyance! It’s just so pretty now too.

Not going to lie, I thought I was going to be done with this weeks ago. I’ve ran into a couple of speed bumps that are keeping me from reaching the finish line. But, some changes have been made for the better and it’s still moving forward, just at a slow place. One thing you’ll get with me is realistic makeovers that happen over time. No fourty-eight hour flash makeovers here! Let me show you the powder room progress.

Progress

Paint

I ordered in swatches of paint samples from Samplize to help me narrow down colors. This is so helpful in determining what color is best for your space because you can move them around to different walls and see how it changes throughout the day without having to purchase and paint on a bunch of swatches.

Top Row: BM Rockport Gray, BM Copley Gray, BM Cromwell Gray. Bottom Row: Wildwood Crest, SW Carriage Stone, BM Iron Gate

I decided on Benjamin Moore Wildwood Crest. It’s a warm grey that has a green tint to it. I color drenched this room bring the same color up to the ceiling and to the trim and door. I am so happy with how this turned out, and I feel like it works well with the existing tile.

Brass Accents

The brass accents look so good against the new paint! I was getting impatient with the progress and decided to hang the art back up so I could get an idea for how everything will look.

Grout Refresh

You won’t want to miss this part. I used a this grout restoring product to freshen up the stained grout and make the floors look brand new again. It is a grout colorant and sealant that is applied to clean grout. Once you apply it to the grout line, you wipe off any excess from the edges of the tile with a soft cloth and let it dry. It comes in several colors, and you can even mix two colors like I did to create a perfect match. Best part is it’s only $20 for a bottle, and you end up with a brand new looking floor. I used a little diffuser cleaning brush to apply it to the grout, but have also used an old toothbrush in the past.

Sink

The part that hasn’t been progressing. The original counter fabricators didn’t show up for four separate measurement appointments. I found a different fabricator and a different counter material – a soapstone remnant. I’m more excited about this material than the original so I think it’s for the best. The new fabricators finally came out while I was typing this post to confirm measurements. He said install could happen this weekend, but it’s not set in stone yet. Praying it happens soon!

Lighting Changes

I’ve deviated from the lighting choices in my design plan, but the new choices are feeling so much better for the space. Check out the new vanity light I chose below. It’s makes my heart happy where the first one felt unexciting.

I decided to swap out the pendant I had planned over the toilet for a flushmount. While looking for alternative lights I feel in love with this one, but the price was just wild for what it was, and the light was backordered for a long time. I found this look for less that will give me the same effect. Only problem is that the brass finish is out of stock. I ordered the black and will Rub n’ Buff it to look like brass. Hopefully it will look great. And if not, you won’t be seeing much of it due to the archway.

So that’s where I’m at right now with the powder room. This weekend, should the stone go in, could be a big weekend for the bathroom. Once that’s in I can get the sink and plumbing installed. Then the Rub n’ Buff should arrive so I can get the lights installed. FIngers and toes crossed!!

Sometimes I choose the projects around the house and sometimes the projects choose me. In all these years I haven’t given any attention to our powder room. It’s not because I loved it they way it was, but because I wasn’t sure what I wanted to do. So there it sat in all it’s blahness.

Several months ago while cleaning the pedestal sink I noticed a crack than ran all the way from the back of the sink to the front. Due to its location there wasn’t an issue with water leaking, but I knew the sink needed to be replaced before things got worse. So, the house has chosen the powder room for my next project!

Before

So here we are. The blah, uninspiring bathroom that all of our guests get to use. “Welcome to our home. Sorry, the bathroom sucks.”

Sink is cracked, faucet is corroded, the mirror’s pivot points are broken sits at an odd angle, the light fixtures annoy me, and the toilet paper holder keeps coming out of the wall.

The only thing staying is the small vintage rug and bird art. I feel like I have to explain the ladder because it looks so bizarre in photos. I found this at an antique fair YEARS ago and had it in the bathroom to throw magazines over the steps. It’s always in the way, I’m over it.

My Design Plan

Paint

After color drenching our home theater and home office I’ve been Team Color Drench the whole way. It’s just beautiful! This powder room has a north facing window and is pretty dark during the day. I’m just going to lean into that and add warmer color to the walls, ceiling, trim, and door. Sherwin-Williams Carriage Stone has caught my eye.

Sink

Love the floating stone vanity/sink look, and I think for our home a black stone would look nice. I’ve gone back and forth on whether or not to do a decorative sidesplash. As of this moment I’m planning on no sidesplash. And, as much as I would love a matching stone sink I’m going with a white undermount because that is much more affordable. For the faucet I’m using the same faucet I used in the kids’ bathrooms but in brass.

Mirror

The wood mirrors bring a lot of warmth so that was a must. I found one that is identical to the mirror in my inspiration photo. Love the shape!

Lighting

This has been the hardest part to make a decision on. In a perfect world two sconces on either side of the mirror would be gorgeous. But, I’m saving money by not having an electrician move electrical around. A single vanity light over the mirror will still be beautiful, and heck, any light is better than what we have up there now. The pendant light is what I want to place above the toilet, but I may have to find an alternative if this is too long.

Decor

I mentioned earlier I was keeping the art that I picked up from Round Top’s antique show. I have a couple other vintage bird prints from the same vendor that I might put up on the wall opposite the toilet to mirror these. And the tiny vintage rug will make it’s way back into the power room as well.

So… what do we think of the plan? I’m so excited about the sink!!

How No Drill Mount Works

Whether you choose to install your shades traditionally by drilling into the window or by using the no drill install, the shades are exactly the same. The only difference is the mounting hardware. The no drill mount works using tension/pressure hardware. No drill hardware and regular mount hardware are both included in your purchase if your shade is between 18-50 inches wide for installation as an inside mount. Inside mount is where the shades sit inside the window frame verses an outside mount where the shades are placed above or outside the window frame.
