STC Management was proud to be amongst the distinguished group of elites in the commercial real estate industry at the Distinguished Achievement Award by the Commercial Property Executives. It awarded STC Management “The Most Efficient Property Management” for the STC GardenWalk Project in Anaheim.

The STC Property Management Program at Anaheim GardenWalk aims to improve the efficiency of how GardenWalk performs as well as improve the overall experience for both customers and tenants. The GardenWalk has upgraded many of its property-wide systems and equipment in order to run more efficiently as well as increase customer satisfaction. These improvements have greatly decreased the operating expense of the property which in turn translates to tenant satisfaction.

Upgrade of property systems to decrease costs

Security- upgrading , fixing, and adding of cameras and investment into transportation in order to increase security efficiency and response on the property while decreasing the amount of person hours needed.
Housekeeping/Janitorial- Power washing equipment and street sweeper purchased to increase efficiency of all personnel and cleanliness
Parking- New system purchased with License Plate Reader to improve efficiency of largescale simultaneous exits from tenants such as House of Blues, Nightclubs Blush and Rumba Room which numbers in the amount of 3,000+ on busy nights

Upgrade of Property Systems to increase customer/ tenant satisfaction

Installation of Public Wi-fi to property to promote customer retention
Installation of Phase I Landscaping to promote GardenWalk’s goal of becoming a place of nature within the city of Anaheim
Installation of Chairs and Umbrellas to promote customer retention
Increase of lights within the plaza to promote a safe and inviting environment for tenants and customers at all hours.
Plans to implement technology to allow for customer interactive landmarks throughout the plaza are currently in motion

In addition to these upgrades, tenant outreach in the form of community events with collaborations with the Chamber of Commerce and the City of Anaheim has produced more foot traffic and interest within the Anaheim GardenWalk where previously this number was dramatically less. By being more customer and tenant friendly and more oriented towards helping the tenant STC’s management plan collaborates with the tenants to make their success GardenWalk’s success.

"Maintaining Local Fire and Paramedic Services: Meeting today’s Challenges"

84% of 911 calls are for medical assistance, and the count is on the rise.

For the past 10 years, the emergency calls had a 50% increase while the response staff only had a 5% increase. More paramedics resources are needed to quickly respond to rising medical emergencies.

Outdated Community systems. Currently, the 30-year-old communication tools in use are facing being outdated and incompatible with current technology and are expensive or near impossible for repair and services.

Needs to upgrade emergency tools and medical response equipment and fire fighting equipment.

It’s been over 20 years since there has been a local funding measure dedicated to emergency services

We need to renew our commitment to safety to meet today’s challenges.
Additional funding would enable us to increase firefighter/paramedics on duty–as demand for emergency medical services just keeps growing

Charge Ready Program
Charge Ready programs support the expansion of electric vehicle charging at homes, workplaces, schools and public places, as well as fleet and industrial vehicle charging for public agencies and private industry.

New SCE Rate Changes

Changing TOU (Term of Use) Hours
As of March 1, 2019, TOU periods changed for nearly all of our business customers. On-Peak hours are 4–9 pm; to save on their energy bill, businesses should move as much energy usage as possible away from the 4–9 pm On-Peak hours to lower-priced times of day.

Super Off-Peak
A new lowest-cost Super Off-Peak TOU period from 8 am-4 pm every day from Oct. thru May. That means for eight months a year, most daytime hours will be the lowest priced TOU period of the day.
Time-of-Use Rate Options
There are times of day when energy is less expensive (morning and midday), and when it’s more expensive (late afternoon and evening). Edison is offering customers Time-of-Use (or TOU) rates to pass along the lower costs during morning and midday hours to our customers.

The 6th Annual Asian Business Seminar has concluded with resounding success! About 300 people on the facility floor that day. We have over 40 business, organizations and County departments in the Business Expo, over 400 attendees and about 80 groups in the evening Social Gala. We want to thank all of the attendees, the Los Angeles County Departments, local businesses and all of community groups who came and support the event. Special thanks to Congressman Ed Royce, Congresswoman Judy Chu, and Assemblyman Assembly member Ed Chau, of their aspiring speeches.

More national retailers and restaurants are closing their stores this year. How will this affect consumer confidence and our general economy on the local and national level?

We are now living in a special time period in which our ways of living are changing rapidly due to technological advancement. Despite recent store closures and downsizing of many national retailers, we are seeing more and more new businesses and creative business concepts coming online. As the old adage “survival of the fittest” reminds us, businesses need to constantly prepare themselves to adapt and to evolve around consumers’ ever-changing preferences in order to stay atop of today’s fierce competitions. In other words, businesses can still thrive and be successful as long as they can appropriately cater to the specific demand of our consumers. In conclusion, I do not feel recent store closures are causing concerns for our economies as well as affecting our consumer spending confidence. Conversely, these available retail spaces may be ideal for our next creative users.

今年更多的國內連鎖商店面與餐館決定減縮現有的店面。這一決定將對消費者信心，地方經濟及全國經濟會有怎樣的影響？

現在我們的社會處在一個特殊的時期。科技的進步使我們的生活方式迅速的在改變。儘管近期內許多國內連鎖商關閉了店面並縮減規模，但我們也看到越來越多的新興行業和創意商業概念的興起。正如同那古老的格言“適者生存”所提醒我們的那樣，企業需要做好準備迎接並適應千變萬化的消費者偏好，才能在激烈的競爭中保持領先地位。換句話說，只要能夠適應我們消費者的具體需求，企業仍然能夠蓬勃發展並取得成功。總而言之，我不覺得最近的連鎖商縮減規模將對我們的經濟造成擔憂甚至影響了我們的消費者信心指數。更勝之，這些清空的店鋪將可能成為是下一個新興企業的理想地點。

What are Landlord’s and tenant’s responsibilities before and after a natural disaster, such as an earthquake?

如發生自然災害例如地震，商業房地產的房東和房客之前和之後的責任會是什麼？

In general, most leases do provide specific and detailed responsibilities governing both tenant and landlord, such as buying casualty insurance and keeping the building in good condition.

一般而言，大多數的商業租賃合約都會對租戶和房東都提供了具體責任的明確指示，例如意外傷害險的購買及保持建築物的良好狀態等等。

Some standardized lease agreements stipulate natural disasters that cause severe damages beyond repairs or recovering time beyond 12 months can allow parties to the contract the right to terminate the lease prematurely.
