PETALING JAYA: Companies are increasingly shifting manufacturing, logistics and regional headquarters from Singapore to Malaysia, with H&M, Gardenia, Heineken and Yeo’s among the latest to relocate or expand operations here.

The Malaysian Investment Development Authority (Mida) said the moves were part of a broader trend as companies reassess where best to locate manufacturing, logistics, headquarters and support functions to drive future growth.

Mida chief executive officer Datuk Sikh Shamsul Ibrahim Sikh Abdul Majid said businesses were no longer looking at locations solely based on costs, but are increasingly focused on operational efficiency, supply chain resilience, talent availability and long-term growth potential.

“Rather than viewing this as a single relocation trend, we see it as part of a broader regional optimisation strategy,” he said in an interview.

Last month, Swedish fashion giant H&M announced that it was relocating its South-east Asia headquarters from Singapore to Kuala Lumpur.

Also in May, Malaysian bread manufacturer Gardenia said that it was moving its bakery production in Singapore to Johor Baru.

In March, multinational brewing company Heineken announced it was shifting production from Singapore to Malaysia and Vietnam.

Earlier this year, beverage brand Yeo’s said it was closing its manufacturing facility in Senoko, Singapore, and consolidating manufacturing operations in Johor and Selangor.

According to Mida, Malaysia continues to attract interest across a wide range of activities, including manufacturing, logistics, regional headquarters, digital operations, engineering and shared services.

It said investor interest remains particularly strong in data centres and digital infrastructure, semiconductors, advanced manufacturing, logistics, renewable energy and green technology.

Malaysia approved Rm92.8bil in investments across 1,249 projects in the first quarter of 2026, with the projects expected to create 50,226 jobs, representing a 46.7% increase in job creation compared with the same period last year.

The top sources of approved foreign investments were Japan, China, the United States and Singapore.

Johor attracted Rm16.9bil in approved investments across 191 projects during the quarter, creating 8,287 jobs.

The Johor-singapore Special Economic Zone continued to strengthen investment momentum by improving connectivity and creating a more integrated economic ecosystem between the two countries.

Sikh Shamsul Ibrahim said Malaysia and Singapore were increasingly being viewed as complementary locations, with many companies maintaining strategic functions in Singapore while locating manufacturing, logistics and operational activities in Malaysia.

“To remain competitive, our focus extends beyond attracting investments to ensuring projects are implemented successfully and continue to expand in Malaysia,” he said.

Among its priorities are strengthening investor facilitation and aftercare services, accelerating project implementation through the Invest Malaysia Facilitation Centre, and attracting quality investments that create skilled jobs, encourage technology transfer and strengthen domestic supply chains.

The agency is also placing greater emphasis on supplier upgrading, talent development, industry collaboration and higher-value activities, particularly in sectors such as semiconductors, digital infrastructure and advanced manufacturing.

Sikh Shamsul Ibrahim said Malaysia was moving beyond traditional assembly activities in the semiconductor industry towards higher-value areas such as design, advanced packaging and innovation, supported by ecosystem development and industry partnerships.

“When established regional companies choose to expand or strengthen their presence in Malaysia, it reflects confidence in what the country has to offer – a skilled workforce, strong infrastructure and a government that is committed to facilitating investment,” he said.

More global and regional companies are moving their Singapore operations here, part of a broader investment wave set to create thousands of new jobs. Business groups say the shift is permanent, but economists warn that the country must reduce the red tape and build up talent and infrastructure to reap the full rewards.

PETALING JAYA: Global and regional firms increasingly view Malaysia and Singapore as complementary destinations rather than competing locations, say business groups.

They said firms are splitting manufacturing, logistics and operational functions across both markets to improve efficiency and support growth.

Associated Chinese Chambers of Commerce and Industry of Malaysia president Datuk Ng Yih Pyng said Malaysia is emerging as a key beneficiary of regional supply chain realignment.

“I believe this is no longer merely a trend, but rather a structural shift driven by changes in the global economic and geopolitical landscape.

“With supply chain restructuring, ongoing trade tensions and companies reassessing their regional strategies, more businesses are looking for an operational base that is stable, strategically located and well-connected to regional markets,” he said.

Ng said Malaysia’s appeal extends beyond its relatively competitive operating costs.

He pointed to the country’s strategic location, connectivity to regional markets and pragmatic approach in global affairs as key advantages.

“Whether serving the Asean market, the broader South-east Asian region or international markets, Malaysia offers strong connectivity and accessibility.

“This is one of the key reasons why more regional firms and multinational corporations are shifting parts of their manufacturing, logistics, operations and even regional headquarters functions to Malaysia,” he said.

Malaysian Consortium of Midtier Companies president Martin Ang said Malaysia’s attractiveness also lies in its established industrial ecosystem, multilingual workforce and policy continuity.

He said areas such as Johor and Greater Kuala Lumpur are seeing stronger interest from firms relocating or expanding operations from Singapore, supported by established supply chains and talent ecosystems.

Ang noted that Malaysia’s long-standing strengths in manufacturing and semiconductors continue to provide investors with confidence.

However, both business leaders stressed that Malaysia cannot afford to become complacent.

“The real competition going forward will not only be about who offers lower costs, but who can provide higher value, greater efficiency and a more complete industrial ecosystem,” Ng said.

He said Malaysia’s priority should be attracting quality investments that can transform the country into a high-value economy, rather than remaining a low-cost production base.

Among the main areas that need attention are talent development in artificial intelligence (AI), semiconductors, advanced manufacturing and the digital economy, as well as improvements in logistics, transport connectivity and digital infrastructure.

Ang agreed, saying a shortage of specialised engineers, AI talent and advanced technicians remains a challenge for highervalue industries.

He also highlighted growing demands on infrastructure, particularly power and water resources, as industrial and data centre investments continue to expand.

At the same time, he cautioned that local small and medium enterprises face increasing pressure from low-cost imports and global supply chain disruptions.

They said stronger collaboration between multinational corporations and local firms would be crucial to ensure technology transfer, strengthen domestic supply chains and help Malaysian companies move further up the value chain.

AI chatbots are not doctors

PETALING JAYA: More Malaysians are turning to artificial intelligence (AI) chatbots for health information, from checking symptoms and understanding medical reports to learning about medications and traditional remedies.

While healthcare professionals welcome the technology as a useful educational tool, they caution that information should not be mistaken for a diagnosis.

Doctors, pharmacists and traditional Chinese medicine (TCM) practitioners say patients are increasingly arriving with information obtained from AI chatbots, prompting concerns that some may delay seeking treatment, self-medicate or misinterpret symptoms without professional guidance.

Malaysian Medical Association president Datuk Dr Thirunavukarasu Rajoo said it has become increasingly common for patients to consult AI chatbots or search online before seeing a doctor.

“This is not necessarily a bad thing. Patients today are more informed and more engaged in their healthcare.

“The concern is often not that AI gives a completely wrong answer. The concern is that patients may delay seeking medical attention because the advice appears reassuring,” he said in an interview yesterday.

“For some conditions, that may not matter. For others, such as dengue, stroke, heart attack or cancer, that delay can be significant. When it comes to healthcare, timing matters.”

He noted that AI can only work with the information provided by users and lacks the ability to conduct physical examinations or investigations.

“Medicine is more than information. It is examination, investigation, judgment and responsibility. AI can be a useful source of information, but it should not replace a medical consultation. It can point patients in the right direction, but it cannot confirm a diagnosis,” he said.

Universiti Malaya epidemiology and public health expert Prof Dr Sanjay Rampal said AI has made health information more accessible, but users should be mindful that general-purpose models may also provide inaccurate information.

“The models’ reasoning is based on information available on the Internet. As we know, the Internet contains both good and bad information.

“As the models become more intelligent, AI literacy is going to be just as important as health literacy,” he said.

Malaysian Community Pharmacy Guild honorary secretary Rachel Gan said pharmacists are increasingly seeing customers consult AI before seeking professional advice.

“Sometimes they show us the AI responses and ask us to verify the information or explain why the chatbot suggested something different,” she said.

Gan said AI could be useful for general health information, but consumers may become unnecessarily anxious if they misinterpret the information provided.

Malaysian Pharmacists Society president Amrahi Buang said pharmacists are particularly concerned when consumers use AI-generated information to make decisions about medicines without professional advice.

He warned that over-the-counter medicines, supplements and herbal products may temporarily relieve symptoms while masking more serious underlying conditions.

“Some symptoms that appear harmless can be signs of more serious diseases that require medical attention,” he said.

Federation of Chinese Physicians and Acupuncturists Associations Malaysia president Prof Dr Ng Po Kok said TCM practitioners are seeing more patients consult AI before seeking advice on herbs and traditional remedies.

“Some enter medical terms from their lab reports and ask AI to explain them before bringing the information to us,” he said.

However, he stressed that AI could not replace professional assessment.

“Two patients may have similar symptoms but require different treatment approaches. This is something AI may not always be able to determine accurately,” he said, adding that AI cannot replace a consultation, physical examination and follow-up.

PETALING JAYA: A landlord’s rented property could unknowingly become a base for vice and crime, but legal experts say there are ways for homeowners to escape liability.

Former federal Criminal Investigation Department (CID) assistant director Datuk S. Shanmugamoorthy said owners can only be held liable if authorities can prove they knew about the illegal activities and failed to act.

“If police want to act against the homeowner, there must be evidence that the owner was either directly involved, or was fully aware of the activities and failed to take necessary action to stop or report it,” he said.

Shanmugamoorthy, who is also a lawyer, said proving this could be a challenge for investigators.

“It is not easy to take action against homeowners or to prove they were aware. But there are areas that can be probed. This could include CCTV footage showing the owner visiting the premises, financial trails linking illegal proceeds to the owner’s bank accounts or witness accounts from neighbours,” he said.

He said complicating matters further is the growing trend of sub-letting.

Shanmugamoorthy pointed out that in many cases, the main tenant may not be involved in any wrongdoing but sublets the property to others who carry out illegal activities

“This creates multiple layers of tenancy, which makes it even harder to establish who knew what,” he said.

National House Rental Association (NHRA) president Prakash P. Kalivanan said most landlords rent out their properties in good faith.

“They should not be unfairly penalised for illegal acts of their tenants that were not in their knowledge,” he said.

However, Prakash said landlords should exercise reasonable responsibility and diligence when renting out their properties.

He stressed that having a documented tenancy agreement is one of the most important safeguards and failing to do so could expose owners to greater risk.

“This is why having a tenancy agreement stamped by the Inland Revenue Department is important for homeowners to safeguard themselves. Terms and conditions in the agreement that prohibit illegal activities will show that tenants have been clearly reminded and are bound by them,” he said.

Among the illegal activities the NHRA is aware of are cases involving illegal cryptocurrency mining, prostitution, loansharking activities, storing stolen goods and harbouring illegal immigrants.

To protect themselves, Prakash urged landlords to take precautionary steps including conducting background checks on tenants, carrying out periodic inspections and maintaining proper documentation such as identification records and payment history.

“If homeowners become aware of suspicious or illegal activities, they should immediately report the matter to the authorities,” he said.

Japan at a crossroads; inside unit 731

LAST October Sanae Takaichi became Japan’s first female leader of both the Liberal Democratic Party (LDP) and the government.

The “liberal” in the LDP actually means conservative. Takaichi herself belongs to the hardline rightwing Nippon Kaigi faction of the party.

Soon enough, she would come to brush against China. Responding to a question, she said Japan would take military action if China moved on Taiwan and affected Japan’s interests.

That soured China-japan relations, triggering bitter WWII memories of a rightwing militarist Japan invading, occupying and committing war crimes in China. Those wounds have yet to heal.

Modelling herself after Britain’s brazen first female Prime Minister Margaret Thatcher, Takaichi was unapologetic. She further prodded Beijing by seeking to revise Japan’s postwar Constitution to favour militarism, and working with the US and its allies to contain China.

Other countries began to regard Takaichi’s Japan as potentially revisionist, bent on whitewashing its history of war atrocities and may even repeat them. So is Japan getting ready to remilitarise?

At issue is Article 9 of the Constitution on Japan’s military forces, officially the Self-defence Forces (SDF) after Japan’s surrender in 1945. Takaichi wants to remove the SDF’S constitutional constraints to enable an assertive military posture abroad.

That is challenging because it requires two-thirds majorities in both the Lower and Upper Houses of the Diet. While the LDP lacks support from the latter, it is working to boost military power, capacity and reach in other ways.

For the first time since 1945, Japan participated prominently in this year’s Us-led Balikatan military exercises with live-fire drills in the South China Sea. Japan will also be exporting lethal weapons, manufacturing to scale and expanding military links abroad.

Must this mean Japan is returning to its militarist past of a century ago? Much depends on the prevailing regional realities.

The US is encouraging other countries to play a bigger regional defence role. This is as true for Asia as it is for Europe, and applies for both Republican and Democratic administrations.

A 2012 Us-japan treaty would halve the 19,000 Marines in Okinawa by returning them to Guam, Hawaii and the US mainland. Deployments to the Philippines tend to be more limited and ad hoc.

In post-wwii East Asia, US military hegemony is seen to keep the peace by removing the need for Japan’s military build-up. The same applies with Germany in Europe.

However, US bipartisan policy is retrenching long-term regional military postings. Military forces will still be deployed for limited missions, such as in Iran or Venezuela, but major postings in far-flung regions are another matter.

Regardless of who is heading Japan’s government, Tokyo will want to look more to itself for its defence role and commitments.

Unlike Germany, Japan is not seen by other countries to have fully atoned for its imperial wars and the devastation they unleashed. An unrepentant rightwing leader now leading an apparent military revival only exacerbates Japan’s trust deficits.

Nonetheless, modern East Asia’s realities would inhibit if not prohibit any ultra-nationalist Japanese leader from returning to the country’s imperialist past.

Such an outcome will not be acceptable to Western powers because Japanese nationalism is anti-western. A rampant nationalist Japan will alienate all other significant powers in a more developed Asia and a more multipolar world.

Economically, Japan’s best days are over so it has insufficient resources to challenge the sovereignty of other global stakeholders including Asia’s middle powers. Its economy has slipped below Germany’s and India’s to fifth place, and continues sliding.

Socially and institutionally, Japanese hawks may be in a minority even in Japan. Groups and individuals stage protests against perceived drifts towards militarism, in a country where dissenting voices matter.

Even within the LDP and other mainstream institutions, evidence of an exclusive, monolithic bloc favouring militarism is sparse. The general public still tends to be averse to radical constitutional changes.

Former Prime Minister Yukio Hatoyama criticised Takaichi’s petty populism, stressing that Taiwan’s status is China’s internal affair. Former Deputy Prime Minister Yohei Kono invested a lifetime in building bridges with China.

Another former Prime Minister, Yasuo Fukuda, accepts reinterpretation of Article 9 without descending into populist militarism. In 2017, then Prime Minister Shinzo Abe declared that Japan was ready to cooperate with China in the Belt and Road Initiative, despite Abe being another member of the LDP’S Nippon Kaigi faction.

Professor Mike Mochizuki says the way for Japan to work with a wayward Trump-led US is not to alienate China, but instead to improve relations with Beijing and deepen Tokyo’s stake in the region. Takaichi also happens to be reaching out to Asean countries like Malaysia in business deals, and this should be encouraged.

Kono passed away last Monday, while fine-tuning new plans for cooperating with China. Whether Takaichi’s realism will eventually outlive her populism remains to be seen.

LET’S say you love Musang King durian and have the land, money and time, so you plant a seed from one.
Eight years later, the tree finally bears fruit.

What do you get?

There is no guarantee that a Musang King seed you sow will grow into a tree producing pure Musang King fruits.

Based on the laws of nature, you could end up naming your durian Musang Joker, Bad Musang or Musang Nonsense.

In March, the Johor government announced that the state’s 81,000ha of durian orchards recorded an annual production of 214,000 tonnes of the fruit.

With Penang island spanning about 30,000ha, Johor’s durian orchards collectively amount to nearly three times that area.

Johor’s durian tonnage comprises Musang King (40%), IOI (30%), Kampung Premium (20%) and Black Thorn (10%).

Data on Penang’s durian orchard sizes and tonnages is harder to acquire, but when you walk up to any Penang durian stall, you might be stunned by the variety.

You will find Ang Heh, Xiao Hong, Cheh Poay, Lipan, D600, D604, D11, D14, Capri, Tian Song, Black Thorn, Ang Bak Kia, Lin Feng Jiao and more.

A durian connoisseur will be able to tell the differences in taste, smell, texture and pulp thickness.

Some are extra bitter. Some leave a tingling sensation on the tongue.

Many carry hints of fermentation, honey, vanilla or even cinnamon.

I love Capri, D600 and D604, among the oldest varieties found only in Penang.

This season, I have developed a liking for D14, although it will take a few more tastings before it gets a spot on my must-have list.

You must survive many durian seasons and thousands of calories to build your own list.

Why does Penang have such a dizzying variety?

If there is land at your disposal, money and time, you might invest effort in a durian orchard.

You plant anonymous durian seeds and wait patiently.

Because of genetics and cross-pollination, this is essentially a durian gene roulette.

Perhaps only one in every 10 trees will produce truly exceptional fruit.

Let’s call that tree Dragon Reborn.

The fruits from the other nine trees may just be average ones.

So what is the next step?

You turn to what agriculturists call top-working grafting.

The underperforming trees are cut back, leaving only their roots, trunks and main branches.

Then you take scion wood from your Dragon Reborn and graft it onto your “headless” trees.

The scions grow into new branches.

Genetically, the roots and trunks still belong to the old trees while the fruiting branches and fruits carry the Dragon Reborn genes.

In Penang, many durian orchards are generations old, long before clones like D24 and Musang King gained mass-market fame.

Over decades of playing durian gene roulette, neighbouring orchard owners exchanged and bought scions, spreading successful clones throughout the island’s orchards.

Start a durian orchard from scratch today, and business logic dictates sourcing scion wood from the best-selling varieties.

That is why Musang King can become so widely planted in states with vast land areas that its price sometimes falls close to kampung durian levels towards the end of the season.

To durian lovers, here’s a tip _ savour no more than five or six varieties in a sitting.

Beyond that, your taste buds and sense of smell become overwhelmed, and every durian starts tasting the same.

PETALING JAYA: Frequent Malaysian travellers have largely welcomed the government’s new 10-year passport, describing it as a more convenient and cost-effective alternative to the current five-year passport.

Data processing manager Atikah Razak, 33, who travels overseas three to five times a year, said the new system offers better long-term value.

“I think RM350 for 10 years is reasonable. It works out to RM35 per year, which is affordable considering a passport is an important travel document,” she said.

The change, she added, would minimise the hassle of renewals and help ease congestion at Immigration Department offices.

Tham Jo Yee, 30, also prefers the 10-year passport as it reduces the need for frequent renewals.

“Perhaps a 10-year passport makes more sense because many people tend to forget to renew their passports. Most of the time, they only check the expiry date when they are planning to travel,” she said.

The longer validity period, she said, could reduce last-minute problems caused by expired passports, especially for occasional travellers.

The Fees (Passports and Visas) (Amendment) Order 2026, which came into force on June 3, extends the validity of Malaysian passports to 10 years.

The gazette however did not state when the new 10-year Malaysian passport will be made available to the public.

Malaysians will be charged a fee of RM350 while senior citizens aged 60 and above will be charged RM175 for the 10-year passport.

Meanwhile, registered persons with disabilities aged 18 and above who hold an OKU card are entitled to a passport free of charge.

The gazette also states that Immigration Department officers and staff are entitled to 10-year passports at no charge.

Previously, Malaysian passports were issued with a five-year validity period at RM200 for adults and RM100 for senior citizens, while persons with disabilities were exempted from fees.

Dubai-based aviation engineer Rashidie Noridin, 34, described the RM350 fee as “cheap” when broken down annually.

“This new policy is better as it is in line with passport systems in several developed countries like the US, Singapore and the UK,” he said, adding that the 10-year expiry gives travellers more flexibility in planning their trips.

Banker Mohd Asri Bin Hishamuddin, 36, said the longer validity period improves efficiency for frequent travellers.

“It offers better value compared to renewing a five-year passport twice,” he said.

Mohd Asri added that passport validity often affects travel planning due to the minimum six-month validity requirement imposed by many countries.

Flight attendant Mahani Ishak, 27, said the 10-year option is particularly useful for those in the aviation industry, where valid travel documents are critical to operations.

She added that passport validity plays an important role in her job, as expired passports or insufficient remaining validity can directly affect flight assignments.

“If a passport has expired, it may lead to crew being offloaded from flights due to incomplete documentation.

“It helps reduce the need for frequent renewals, especially for those of us who are constantly travelling for work,” she said.

The amendment also introduces a fee structure for replacing lost or damaged 10-year passports.

For those aged 18 to 59, replacement fees are set at RM550 for the first replacement, RM850 for the second, and RM1,350 for the third and subsequent replacements.

Senior citizens will be charged RM375 for the first replacement, RM675 for the second, and RM1,175 for the third and subsequent replacements.

Eligible OKU cardholders and Immigration Department staff will be required to pay RM200 for a first replacement, RM500 for a second, and RM1,000 for a third and subsequent replacements.

Meanwhile, for the five-year passport, replacement fees range from RM400 to RM1,200 for those aged 13 to 59 years, and RM300 to RM1,100 for senior citizens depending on replacement frequency.

Registered persons with disabilities aged 18 and above who hold an OKU card are charged RM200, RM500 and RM1,000 for the first, second, and third and subsequent replacements, respectively.

A simple hand-squeezing exercise that takes just 11 minutes may offer Malaysians an easy and affordable way to lower blood pressure without gym memberships, expensive equipment or strenuous workouts.

Universiti Sains Malaysia (USM) Tun Abdullah Ahmad Badawi Cancer Centre researchers have discovered that a short session of isometric handgrip exercise significantly reduced blood pressure among participants with hypertension.

The study, published in the International Journal of Isokinetics and Exercise Science, involved 56 sedentary Malay men aged between 20 and 59 years old, with different resting blood pressure levels: normal, pre-hypertension, and Stage 1 and Stage 2 hypertension.

The researchers first measured each participant’s maximum handgrip strength using a hand dynamometer.

Participants were then instructed to perform four sets of two-minute handgrip contractions at 30% of their maximum strength, alternating hands h one-minute rest intervals tween sets.

One hour after completing the session, the researchers observed significant reductions in both systolic and diastolic blood pressure, as well as mean arterial pressure.

Participants with Stage 1 hypertension experienced the greatest reduction in systolic blood pressure, recording an average decrease of 6.3mmHg after just one session.

Meanwhile, participants with Stage 2 hypertension showed the largest reduction in diastolic blood pressure.

This suggests that individuals with higher blood pressure may benefit the most from the intervention.

The researchers stressed that even modest reductions in blood pressure could produce major long-term health benefits.

Previous evidence shows that lowering blood pressure by just 2mmHg may reduce the risk of cardiovascular disease and stroke-related deaths.

Unlike jogging or aerobic exercise, isometric handgrip exercise involves sustained muscle contraction without major joint movement.

The researchers believe these repeated contractions may help improve blood vessel function and vascular regulation, although more studies are still needed to fully understand the underlying physiological mechanisms.

Because the exercise requires minimal movement and no equipment, the researchers believe it may be especially useful for busy working adults, elderly individuals and people who struggle to maintain conventional exercise routines.

While the exercise method was originally developed and tested in Western populations, the team successfully demonstrated that the same approach could also benefit Malaysians, particularly within the Malay population.

Lead researcher Associate Prof Dr Hazwani Ahmad Yusof said local validation is important because ethnic, genetic and lifestyle differences may influence how people respond to exercise interventions.

“Most previous studies on isometric handgrip exercise were conducted in Western populations.

“Our findings provide important early evidence that this simple intervention may also benefit the Malaysian population,” she said.

Despite the encouraging findings, the researchers emphasised that this exercise should not replace prescribed medication or professional medical treatment.

Instead, it should be viewed as a complementary lifestyle strategy that may support cardiovascular health alongside proper medical care.

The research team is now calling for larger and longer-term studies involving more diverse Malaysian populations, including women and older adults, to determine whether regular handgrip exercise can produce sustained long-term cardiovascular benefits.

When will Japan apologize to its Asian victims? China's delegate confronts Japanese defense minister at Shangri-La Dialogue

Shen Zhixiong, a senior colonel from the National Defense University and member of China's delegation to the 23rd Shangri-La Dialogue (SLD), raised a pointed question to Japanese Defense Minister Shinjiro Koizumi at the Shangri-La Dialogue on Sunday morning.

The fifth plenary session of the SLD was held on Friday morning, during which Japanese Defense Minister Shinjiro Koizumi delivered a speech and mentioned "neo-militarism." In the interactive session, Shen said he was pleased that Koizumi had mentioned "new militarism" in his remarks. Shen pointed out that recently, Japanese Prime Minister Sanae Takaichi visited the Australian War Memorial and laid a wreath at the Tomb of the Unknown Australian Soldier. However, victimized countries in Asia have not received any apologies or expressions of remorse from Japanese government.

China believes that genuine legal reconciliation must be based on reflection on history that treats all victim nations equally, Shen said.

Then he said that responding to the Chinese representative's question was "the difficult part." Then, he did not answer the question head-on.

Koizumi argued that Japan's defense policy and the defense build-up are not based on the idea of identifying any specific country or region as a threat or having a military confrontation. He then shifted the blame, claiming that China continues to increase its defense spending at the higher level and is rapidly expanding its military capabilities across a wide range of areas without sufficient transparency. China's external approach and military activities are matters of serious concern for Japan and the international community.

Later, he said that "Japan believes it is essential to have persistent, candid dialogue and communication without turning out, turning our eyes away from concrete and difficult issues precisely because challenges exist."

"Japan's refusal to apologize and its lack of profound reflection have angered people in Asian countries that suffered under Japanese militarism, as Japan's Asian neighbors were among those most severely affected," Zhang Junshe, a Chinese military affairs expert, told the Global Times on Sunday.

Moreover, Japan has been vigorously developing offensive military capabilities, once again causing neighboring countries to feel the threat of a resurgence of Japanese militarism in recent years, Zhang added.

Zhang noted that Japan fundamentally lacks the sincerity to engage in dialogue with China and also lacks the political foundation for holding talks with China's defense minister.

“Under the revision, First Grade land without planning approval, as well as land with Nil category and unspecified land use conditions (NIL), will be reclassified as 'Building Use' for tax purposes,” Chief Minister Chow Kon Yeow said at a press conference in Komtar recently.

He added that the move is aimed at reducing the financial burden on landowners, particularly those with commercial and industrial land that did not obtain proper planning approval.

Under the new mechanism, he said urban land will be taxed at RM0.70 per sq metre, and rural land at RM0.50 per sq metre, compared with the previously proposed RM3.25 per sq metre for commercial or industry.

“However, landowners in this category will no longer be eligible for the existing 50 per cent rebate, as they are already enjoying a significant reduction in land tax rates,” he said.

Also present were Penang Land and Mines director Datuk Dr Faizal Kamarudin and Northeast district officer Isma Suhaimi Shariff.

Chow said the adjustment was a refinement of the 2026 land tax review, designed to help landowners while ensuring a fair and people-centric approach.

He also urged landowners to proactively develop their land through proper legal channels to support Penang’s growth and development.

“As of 31 March 2026, the state’s District Land Offices received 4,001 appeals and feedback submissions,” Chow said.

“Of these, 2,885 involved significant increases in land taxes, including First Grade land deeds, rural-to-urban reclassifications, durian agricultural land, hillside properties, and rate adjustments. The remaining 1,116 cases involved technical issues like buildings spanning multiple lots, financial difficulties, abandoned projects, non-profit organisations, and idle land.”

Currently, 3,043 cases are being actively processed by District Land Offices and the Penang Land and Mines Office.

At the press conference, Chow also announced several tax relief measures and incentives (see accompanying infographic).

Chow noted that these measures have been widely accepted by stakeholders and stressed the importance of following proper planning procedures for future land development.

As of March 31, 2026, over 163,000 landowners, representing more than 54% of active taxpayers in 2025, had completed their land tax payments.

Chow urged landowners to submit any remaining appeals to the District Land Offices before the April 30 deadline, although late submissions will still be considered on a case-bycase basis.

The revised mechanism, he said, reflects careful deliberation by the State Executive Council (Exco), taking into account feedback from landowners, comparisons with other states, and the need to mitigate the impact of tax rate increases while promoting development in Penang.

On April 3, Chow visited the Northeast District payment counter at Komtar to see its operations.

During his visit, he reiterated that all schools across the state need to pay a nominal RM50 rate per lot, and advised respective schools to check their tax bills via the PgLand portal and make payment either online or at counters statewide.

The following day, Chow handed over the revised land tax bills to SRJK(C) Sin Ya and SMJK(C) Jit Sin in Seberang Perai in a symbolic handover during his visit.

Chow said the visit was aimed at delivering the revised bills following the state government’s earlier decision to grant a nominal land tax rate to 398 schools statewide, covering about 522 land lots in total

. He reiterated that the RM50 rate applies regardless of land ownership, including cases where school land is held by companies or trustees, ensuring all schools benefit from the latest land tax review.

KUALA LUMPUR: The government has to expedite the enactment and implementation of the Residential Tenancy Act (RTA) to safeguard the rights and interests of homeowners and tenants, says the National House Rental Association (NHRA).

Its president Prakash P. Kalivanan said the move is necessary amid growing public concern over the misuse of rented residential properties for illegal activities such as bitcoin mining operations, prostitution, harbouring illegal immigrants, storing stolen goods, loansharking activities and other unlawful conduct.

He said that under existing laws, homeowners could face investigation or possible legal action if authorities determine that they had knowledge of the illegal activities or failed to take reasonable steps to prevent such activities from taking place on their property.

“As president of NHRA, I would like to emphasise that the majority of homeowners rent out their properties in good faith and are often unaware of the activities carried out by irresponsible tenants.

“Many property owners are ordinary Malaysians who rely on rental income as part of their financial commitments and should not be unfairly victimised due to the actions of tenants acting without their knowledge,” he said in a statement yesterday.

Prakash said NHRA strongly believes that Malaysia urgently requires a comprehensive RTA to provide proper legal protection and clearer guidelines for both homeowners and tenants.

“Such legislation would help regulate the residential rental market more effectively by outlining the rights, responsibilities and obligations of all parties involved,” he said, Bernama reported.

He said the introduction of a comprehensive RTA is necessary to create a balanced, transparent and legally protected rental ecosystem in Malaysia, while helping to reduce disputes, improve accountability and provide clearer enforcement mechanisms involving tenancy-related issues.

At the same time, Prakash said homeowners must exercise reasonable responsibility and diligence when renting out their properties, including taking precautionary measures to protect themselves from potential legal complications.

He said among the measures suggested were preparing proper written tenancy agreements, conducting tenant verification and background checks, carrying out periodic inspections of rented premises and maintaining proper documentation related to tenancy arrangements.

“NHRA believes that responsible homeowners should not be held accountable for criminal acts committed without their knowledge or consent.

“However, both landlords and tenants must play their part in ensuring that rented residential properties are used lawfully and responsibly,” Prakash added.

Ignorance, cultural attitudes cause many to overlook estate planning

The total amount in frozen inheritance assets and unclaimed money has surged past the Rm100bil mark, with possessions of the deceased not distributed smoothly due to a lack of estate planning. As for uncollected funds, amounts range from small sums up to thousands of ringgit and more.

KUALA LUMPUR: Frozen inheritance assets has reached a staggering RM90bil, with experts attributing this to a lack of estate planning among Malaysians.

According to official statistics, the frozen assets include properties, shares, investments, and other capital belonging to deceased persons that cannot be distributed yet due to unresolved legal or administrative matters.

And if this does not pose a big enough headache, there is also the total in unclaimed money which stands at RM13bil.

The Accountant-General’s Department listed unclaimed money to include salaries, dormant bank accounts, insurance payouts, and deposits yet to be claimed by the rightful individuals; amounts range from several ringgit up to thousands of ringgit and more.

While frozen inheritance assets involve the estates of the deceased, unclaimed money can also entail living individuals.

Financial Planning Association of Malaysia general manager Alice Wong said many younger professionals and middle-income earners in the country still believe that estate planning is only necessary for the wealthy or elderly.

With such a mindset, many do not consider writing a will, she said.

“The reality is, if you have assets and dependants and a wish for how things should be handled after you are gone, a will is relevant,” she said in a recent interview.

Wong said cultural attitudes also play a role, as many families remain uncomfortable discussing death and inheritance matters.

She said many mistakenly believe that assets will automatically go to the “right people”.

“If you die without a will, your estate is distributed according to the Distribution Act for non-Muslims, which follows a fixed legal formula that may have nothing to do with what you actually want,” Wong pointed out.

She said another common misconception is that a will alone will allow families immediate access to assets.

“In practice, assets are often frozen upon death, and the will still needs to go through the courts to obtain a Grant of Probate before anything can be distributed,” she said.

A Grant of Probate is a court document that gives an executor – usually a trusted family member, friend or named lawyer – the authority to manage and distribute a deceased person’s estate according to the will.

Wong said some people also wrongly assume verbal promises or informal notes to be sufficient

“Spoken instructions and casual, unwitnessed writings carry no legal weight and are one of the biggest causes of family disputes after someone passes away,” she said.

Wong advised Malaysians to start with a legally valid will, review their Employees Provi-dent Fund and insurance or takaful nominations regularly, and keep proper records of assets and liabilities.

“Estate planning does not have to be overwhelming. Getting proper guidance early can save your family a great deal of stress and complications down the road,” she said.

Lawyer Joshua Kong said a common legal problem families face when someone dies without proper estate planning is disagreements over how inherited properties should be handled.

“The root of the problem is that a property suddenly has multiple new legal owners after the death, and these new owners disagree on whether it should be sold, or for how much,” he said.

Kong said a properly considered and drafted will could potentially prevent years of legal disputes among surviving family members.

“A will can dictate how the deceased’s properties are to be dealt with, including how it should be sold and who gets the proceeds of the sale,” he said.

If there is no will, Kong said distribution of assets for non- Muslims will instead follow the Distribution Act, which determines how an estate is divided among surviving family members.

He said disputes involving inherited properties could become increasingly complicated over time, especially when beneficiaries themselves die and their shares are transferred to the next generation of heirs.

“Those next of kin may have different ideas on how to deal with the property, and the cycle continues,” he said.

Calls for improvements in detecting suspicious banking transactions

The issue has come under renewed focus following a Sessions Court ruling ordering a bank to compensate a customer RM166,000 over suspicious online transactions that went undetected.

As scams evolve, banks are facing heightened urgency to identify unusual transaction patterns and act fast, particularly as fraudsters exploit human behaviour and then move in to breach banking systems.

At a Bank Negara workshop on consumer protection and fair conduct reforms, its officers said existing laws protect the confidentiality of customer information and personal data in the financial sector.

“Financial institutions are robust but there is always room for improvements,” the officers said yesterday.

They said enforcement actions had been taken in instances where breaches were identified, including requiring the institutions involved to implement corrective action plans.

The officers also said Bank Negara continued to monitor banks on consumer protection and compliance matters.

In its latest annual report, the central bank stressed the need to strengthen fraud detection systems and reinforce internal safeguards to combat sophisticated online scams.

The central bank said banks and non-bank financial institutions were required to adopt advanced fraud detection measures and strengthen internal safeguards to quickly intercept suspicious transactions.

It also stressed for a proactive approach to prevent fraudulent transactions from escalating.

The central bank said that in recent years, financial institutions had strengthened various security measures including tighter fraud detection rules and triggers, cooling-off periods for new device registrations and stronger authentication methods.

These measures contributed to a 52% decline in unauthorised fraudulent transactions involving malware and phishing reported in 2024, and prevented over Rm399mil in attempted fraudulent transactions, it said.

However, Bank Negara also acknowledged that fraud patterns were becoming increasingly complex and harder to distinguish from genuine customer activity.

Bank Negara said banks and consumers shared responsibility for safeguarding digital banking security, but reiterated that financial institutions had to determine whether weaknesses in their internal controls contributed to fraud incidents.

It also introduced the Selfcompensation Framework for Fraud Transactions (SEFT) under its Policy Document on Ensuring Fair Treatment for Victims of Unauthorised e-banking Transactions.

SEFT outlines how banks should assess fraud cases and determine compensation based on the responsibilities of both financial institutions and customers.

According to Bank Negara, more than 95% of online fraud cases in Malaysia involved authorised transactions – where victims were manipulated into willingly transferring money to scammers.

Federation of Malaysian Consumers Associations (Fomca) vice-president Datuk Indrani Thuraisingham agreed that banks should adopt more proactive intervention measures when transactions appear inconsistent with a customer’s normal behaviour.

“Banks are clearly not doing enough. Fraudsters now exploit human behaviour more than banking systems,” she said.

“Banks must transition from passive logging to active, pre-emptive intervention.”

High-risk actions, such as large payments, urgent transfers or changes to vendor bank details, must trigger mandatory, independent, out-of-band verification using pre-approved contact channels.

Equally critical is the human factor. Fraud often succeeds not because a policy does not exist, but because an employee is pressured by urgency or perceived authority into bypassing it. Corporate culture must empower people to pause, question and escalate suspicious, time-sensitive instructions.

Crucially, no employee should ever be penalised for slowing down a transaction to exercise independent judgment.

US President Donald Trump concluded his state visit to China on Friday afternoon and departed Beijing on Air Force One. During this historic and landmark visit, mutual respect, valuing peace, and exploring cooperation were the overarching themes of the summit. The agreement reached by the two heads of state to build "a constructive China-US relationship of strategic stability" is the most important political consensus and has attracted widespread attention from the outside world. An editorial in the South China Morning Post said this is "a realisation that the China-US relationship is so complex and consequential that they need to keep it stable - not only for the sake of the two peoples, but also for the international community." The article said that the summit in Beijing "heralds the start of constructive, stable relations."

Chinese President Xi Jinping used "four stabilities" to elaborate on the core essence of "a constructive relationship of strategic stability": a positive stability with cooperation as the mainstay, a sound stability with moderate competition, a constant stability with manageable differences, and an enduring stability with promises of peace. Some foreign media said that this is a layered structure of premise, pathway, key, and goal. Many analysts believe that the creative use of the concept of "strategic stability" by both sides has transcended the original meaning of crisis management between major powers during the Cold War, and has provided a new strategic framework for expanding pragmatic cooperation through healthy competition among major powers and managing differences in the new era.

It is not difficult to see that "a constructive relationship of strategic stability" has a rigorous theoretical logic and rich practical implications. The "four stabilities" mean that both sides should continuously enhance the resilience of China-US relations through exchanges and cooperation, avoid a zero-sum game, and ensure that bilateral policies do not fluctuate wildly, let alone lead to conflict, confrontation, or even war. These four stabilities are interconnected and organically unified, setting up a crucial protective net for China-US relations when facing storms and reefs, and providing fundamental impetus for this giant ship to sail in the right direction. Under the strategic guidance of this new positioning, this "most important bilateral relationship in the world today" has become more certain and predictable, which in itself is an important public good provided to the international community. It conforms to the trend of the times, responds to the greatest concerns of all parties, and its widespread welcome is inevitable.

The new positioning of China-US relations represents a recalibration of each side's goals and modes of interaction under new circumstances, addressing the overarching question of whether China and the US are rivals or partners. For some time, certain people in the US have viewed China's development as a "threat," defined China as a "rival," made "competition" the dominant framework of their China strategy, and even attempted to promote "decoupling" and the severing of supply chains. Facts have proven this way of thinking entirely wrong. China's growth is part of the historical trend, and any attempt to contain or suppress China is doomed to fail. Today, dialogue between the two sides is more equal, communication more pragmatic, and red lines clearer, showing the possibility for China-US relations to open a new chapter through resilience.

Doctors urge cleaner rules on pharmacy services

Needling concern: Calls are growing for invasive clinical procedures to be carried out at licensed facilities and that consistent enforcement is carried out against premises offering blood-taking services without proper approval.

PETALING JAYA: There is a need to clearly define the scope of services pharmacies can and cannot provide, particularly the distinction between finger-prick screening, venous blood-taking, laboratory testing, diagnosis and treatment, says a doctors’ group.

The Private Medical Practitioners’ Association of Selangor and Kuala Lumpur has also called for consistent enforcement against premises offering blood-taking services without proper approval.

Its president, Dr Eugene Chooi, said clear guidelines should be issued to all healthcare providers to eliminate ambiguity and ensure consistent patient safety standards.

“Patient safety must be protected through enforcement that is timely, transparent and fair,” he said.

Dr Chooi was responding to a statement from the Health Ministry that operators of premises providing blood collection or phlebotomy services without a licence could be fined up to RM500,000, jailed for up to six years, or both.

“Community pharmacists play an important role in medication counselling, health education and basic screening within their professional scope.

“The issue is clear, blood-taking is an invasive clinical procedure.

Refined grace in every step

“It must be performed within properly registered healthcare facilities, under clear clinical governance and accountability,” he added.

He said such procedures carry real risks and must be carried out by trained and authorised personnel in regulated settings, stressing that there should be no shortcuts, grey areas or double standards.

Dr Chooi said Malaysia does not lack healthcare regulations but enforcement has been inconsistent.

He said the public was now confused after years of seeing blood test promotions in non-clinical settings, which may have created the impression that such services are permitted.

He warned that blood-taking involves infection-control risks, proper patient identification, specimen handling and clinical interpretation, adding that blurred boundaries between screening, diagnosis and treatment could lead patients to delay seeking care or misinterpret results.

“That puts public safety at risk.”

Stiffness, achy joints, acid reflux, snoring — experts explain the pros and cons of the three main ways people sleep.

Ever wake up with a crick in your neck or a pain in your lower back? Are you roused from sleep by heartburn, or a partner complaining that you snore?

If you answered “yes” to any of these questions, your sleep position might be to blame.

There is no one “right” way to sleep, said Dr. Indira Gurubhagavatula, a professor of sleep medicine at the University of Pennsylvania Perelman School of Medicine.

But if you are waking up with discomfort or stiffness or having restless nights, certain adjustments to your sleeping posture may help. Here are some of the most common issues associated with how people sleep, and what to do about them.

On Your Side

Many of us sleep on our sides with no problem. But for some people — especially those with joint issues or who are older — it can put a lot of pressure on the shoulder, hip and knees, said Dr. Rohan Jotwani, a pain medicine specialist at NewYork-Presbyterian/Weill Cornell Medical Center in New York City.

Those who have a deviated septum may find that sleeping on their side affects how well they breathe, said Dr. Gerald Suh, an ear, nose, throat and sleep specialist in Princeton, N.J. The condition occurs when the thin layer of cartilage and bone that divides the nasal cavity is off-center or crooked. It is common, he said, affecting probably more than 80 percent of people, though only about 30 percent notice an influence on breathing.

For some, it’s easier to breathe when they sleep on the side that the narrower nostril is on, allowing air to flow unimpeded through the wider one, Dr. Suh said.

On Your Back

The goal when sleeping is to maintain the natural curvature of the spine and neck “without creating too many bends and twists and turns,” Dr. Jotwani said. Sleeping on your back is best for maintaining this alignment, he said, but it can also cause or exacerbate other issues.

The symptoms of obstructive sleep apnea, for instance — which occurs when the muscles in the throat relax during sleep and cause snoring and temporary pauses in breathing — can worsen when lying face up, said Azadeh Yadollahi, a scientist who studies sleep and airway disorders at the University Health Network in Toronto.

If you have sleep apnea, sleeping on your side can help keep the airway open and let you breathe more freely, Dr. Gurubhagavatula said.

Sleeping on your back may also worsen acid reflux symptoms by allowing stomach acid to seep into the esophagus. And while any sleeping position can lead to nasal congestion, lying face up can cause you to feel even more stuffy, especially when dealing with a cold or allergies, Dr. Suh said.

Propping up the top half of your body with a pillow or a wedge-shaped bolster helps relieve acid reflux, Dr. Gurubhagavatula said. Or try elevating the head of your bed by putting blocks under the legs of your bed frame, she said. Some research also suggests that sleeping on your left side can help, too.

Pregnant women are often told to avoid sleeping on their backs after about 20 weeks to prevent the uterus from putting pressure on a large vein that carries blood from the lower body to the heart. That could restrict blood flow to vital organs or lower blood pressure, leading to lightheadedness.

When pregnant, it’s safest to sleep on your side, especially the left side, as this moves the weight off the vein, Dr. Gurubhagavatula said. This should help with pregnancy-related acid reflux, too, she added.

On Your Stomach

This is the least common sleeping position, Dr. Gurubhagavatula said. It also tends to be the hardest on your spine.

Having your head turned to one side all night strains the neck, Dr. Jotwani said. And that can be compounded by a thick pillow that angles your neck upward.

The position can also hyperextend your lower back. In a review published in 2025, researchers found that sleeping on the stomach is associated with more lower back pain than sleeping on the back or side.

If you enjoy sleeping on your stomach but wake up with low back pain, it can help to put a small pillow under your pelvis. This prevents your abdomen from sinking into the mattress and putting too much arch in your back, Dr. Jotwani said. But if possible, he added, sleep on your back or side for better alignment.

How to Learn to Sleep in a Different Position

Switching to a new position “can be very daunting,” Dr. Jotwani said. He recommended identifying a new position and then trying to spend at least a little time in it each night. Over time, your body will get used to it.

Strategic placement of pillows, special cushions or devices can help keep you in one position throughout the night, Dr. Gurubhagavatula said. To stay on your side, try placing a body pillow behind you, she suggested. There are also cushions that strap onto your back to keep you on your side, and electronic devices that vibrate when they sense that you’ve rolled onto your back. They’re the technological equivalent of getting elbowed by your bed partner, Dr. Yadollahi said.

If you’re new to sleeping on your back, Dr. Gurubhagavatula said you might be more comfortable with a small pillow under your knees, even if it feels awkward for the first few nights.

Your sleep position is just one of many factors that contributes to your overall sleep quality, Dr. Gurubhagavatula said. Maintaining a consistent sleep schedule, getting adequate exercise and keeping your bedroom dark and cool are all important.

But, she added, if getting a good night’s sleep can be “as simple as turning onto your side, then why not try it?”

Harsh reality about estate planning in Malaysia

OVER Rm90bil of wealth in Malaysia is currently frozen – not lost, not spent, just inaccessible.

Behind this staggering figure are families waiting months, sometimes years, to access money that could otherwise be used for mortgage payments, children’s education or medical bills.

This is the uncomfortable reality of estate planning in Malaysia. While many Malaysians work hard to build wealth through property, savings and investments, far fewer take the final step of ensuring that this wealth can be effectively passed on to their beneficiaries.

Estimates suggest that frozen estates in Malaysia have risen from Rm42bil in 2011 to as high as Rm90bil in recent years. According to a Bernama report in May last year, Rm13.3bil in unclaimed money was recorded by the Accountant General’s Department as of April 2025.

In news reports last year, Amanah Raya Berhad group managing director Ahmad Feizal Sulaiman Khan was quoted as saying that Rm65bil in assets, including real estate and cash belonging to deceased individuals, remain unclaimed due to lack of estate planning.

At the household level, this translates into delays, disputes and financial strain. At the national level, it represents idle capital that could otherwise contribute to economic activity.

Another reality that many overlook is that debts do not end when life does. Before any inheritance can be distributed, all of the deceased’s outstanding liabilities must be settled. This includes mortgages, personal loans, credit card balances and taxes.

In many cases, what appears to be a substantial estate might be reduced significantly after debts are cleared, leaving some families with far less than expected. In extreme cases, there may be nothing left at all.

Estate planning is often misunderstood as something complex or only relevant to the wealthy. In truth, it is a practical step that applies to anyone with dependents or assets.

From a practitioner’s perspective, three elements are critical.

First, legal clarity: A clear will or estate plan ensures that assets are distributed according to intention and reduces delays and disputes.

Second, debt awareness: Managing liabilities ensures that more of the estate can be preserved for beneficiaries rather than being consumed by obligations.

Third, liquidity planning: For families who need immediate access to funds, instruments such as insurance or structured arrangements can provide cash flow when it matters most without being tied up in legal processes.

These are not complicated strategies. They are basic safeguards that determine whether wealth can actually serve its purpose.

One of the biggest barriers to estate planning in Malaysia is attitude. Many people avoid the topic because it feels uncomfortable or premature while others assume they will get their assets without any complications.

But the evidence tells a different story. Failing to plan does not remove risk; it shifts the burden to the family often when emotions are high and urgent decisions must be made.

Estate planning should be viewed as a practical extension of responsible financial planning instead of a morbid exercise.

Ultimately, the true value of wealth lies not in how much we accumulate but in how effectively it protects the people we care about.

Drugstores not immune to fraud, Beware of cheap fake meds online

PETALING JAYA: What was first a mere question from a friend about discounted products quickly turned into a worrying discovery for pharmacist Rachel Gan May Shiang.

Someone was using her pharmacy’s identity to sell doubtful products.

“I was sent a screenshot and that was when I knew our pharmacy was being impersonated online.

“The store looked almost identical. The only difference was that one of the letters bore a small alphabet as opposed to mine.

“Unregistered products in the Malaysian market were also sold on that site,” said Gan, who founded a pharmacy in Kota Kemuning, Shah Alam.

This led to complaints being made to the said e-commerce platform. Several of the product postings were then removed.

Days later, however, more fake accounts emerged.

“What’s even more worrying is that these products are being purchased.

“Besides the impersonation, there are wider public health concerns,” she said.

Gan, who is honorary secretary of the Malaysian Community Pharmacy Guild, questioned how the said platform vets its sellers, especially for those related to sectors such as pharmaceuticals.

Her case is not an isolated one, as even chain pharmacies are being targeted by fraudulent operators.

“Over the past year, we noticed this becoming increasingly rampant.

“At first, we received customer enquiries, with many also checking the authenticity of the products at our physical stores.

“So we checked the sites daily and lodged reports with the relevant authorities every time our brand name is misused to sell health and supplement products,” said Alpro Pharmacy professional care and development manager Ng Yi Ling.

These stores impersonate the Alpro brand, logo and images, she said.

The only difference was in the capitalisation of the letters in the brand name.

“Our biggest concern is how consuming these products will impact the health of consumers. We do not know the contents of these products,” she said.

Du Kiat Seng and Ng Seng Wei, who are the brand owners and sole distributor of a supplement product in Malaysia, said they have received complaints about counterfeit products as recently as March.

“We tried ordering the product ourselves and found that it was clearly a counterfeit.”

The giveaway was the absence of mandatory hologram tags.

The registration number was also a duplicated one, they said.

Both of them found that posts of doubtful products would be taken down following complaints but they would reappear the next day on the same online store.

“There should be some sense of responsibility from platforms to do their due diligence before allowing anyone to list health products for sale online.”

Brego Life Sciences marketing manager Claris Wong said they discovered such issues happening since 2024.

“We received complaints online. The prices were between 30% and 40% cheaper.

“We purchased the products and saw that they were almost identical with our products, although there were subtle differences in the printing.

“There was even a hologram printed on it. But when we scanned it, we found the product was not registered,” she said.

Sh said there was an instance where a customer was hospitalised after consuming a counterfeit product.

“Counterfeit products are dangerous.

“Our tests revealed that they do not have any of the active ingredients as claimed and may also contain unknown or harmful substances,” she said.

Save a dime, risk a life? Beware of cheap fake meds online

PETALING JAYA: It may seem like a good bargain online. But it comes with serious risks, as counterfeit medicines and supplements are still being sold on e-commerce platforms despite ongoing crackdowns.

TikTok Shop Malaysia said medicines and supplements are subject to requirements, including the need for a MAL number or notification from the National Pharmaceutical Regulatory Agency (NPRA), before being listed.

“Through our Intellectual Property Protection Centre, brands or authorised representatives can submit takedown requests for products and monitor their st

“There is no finish line when it comes to safety. Users are encouraged to report these products, content and sellers through the in-app reporting channel,” said a spokesperson.

TikTok Shop Malaysia is working with the Domestic Trade and Cost of Living Ministry and Health Ministry to address evolving forms of circumvention.

The spokesperson said continuous investments are made to improve safety tools, technology and personnel, with more than US$1bil committed globally to protect users from fraudulent and dangerous activities.

Automated systems are also used to detect potential fraud, infringement, unsafe content or violative product listings, both before and after products or content are uploaded.

“Sellers must submit official documentation during registration, which is then verified against business and banking details to ensure authenticity.

“Store names are subject to strict guidelines to prevent misrepresentation, including restrictions on terms such as ‘official’, ‘flagship’ or ‘authorised’,” the spokesperson said.

Once approved, new sellers undergo a probationary period where daily orders and product listings are capped as they familiarise themselves with platform policies.

Between January and June this year, it said more than 70 million product listing attempts were rejected globally for policy violations, with a proactive removal rate exceeding 99.5%.

Some 1.4 million seller account registration applications that failed to meet its standards were declined, with more than 700,000 sellers removed during the same period due to shop-level violations.

“More than 900,000 reports from users viewing TikTok Shop videos or live streams were also reviewed,” the spokesperson said.

Shopee strictly prohibits the sale of counterfeit and prohibited items too, requiring all sellers to comply with local regulations and platform policies.

A spokesperson said the platform works closely with the Malaysian Pharmacists Society (MPS) to verify pharmacies and actively remove listings that violate its rules.

“We are committed to building a safe and trusted platform where shoppers can transact with confidence.

“We also use proactive monitoring and work with brands, law enforcement and the Health Ministry to detect and take action against sellers breaching our policies, including account suspension, permanent bans and, where appropriate, legal action.

“Users are encouraged to report suspicious or counterfeit products via the ‘Report this Product’ option.”

Complaints can also be made to the Public Complaints Management System (SISPAA), which is used to manage public complaints, including reports of fake or unregistered medicines.

MPS president Amrahi Buang said all pharmaceutical products sold online must be registered with the Health Ministry and comply with laws including the Poisons Act, Sale of Drugs Act and the Medicines (Advertisement & Sale) Act and Regulations.

“Legitimate products have the Health Ministry hologram tag and the MAL number,” he said, adding that the number can be checked at the NPRA website.

He said MPS also signed a memorandum of understanding (MOU) with an e-commerce platform to curb the sale of counterfeit drugs online.

There are several conditions to be fulfilled when applying to open an online store as per the MOU, including having a licensed pharmacist, ensuring the products sold online can be tied to a physical store and confirming that the pharmacist is an MPS member.

“Pharmacists can check if the product is legitimate and advise you.

“We don’t just sell drugs. We want the best for our customers,” he said

Motorists slammed with inflated bills for needless repairs

PETALING JAYA: When Tan Chee Keong noticed unusual noises in his car, he did what any motorists would do – take the vehicle to a nearby workshop for checks.

Then came the shock – he was quoted close to RM20,000 for the repairs.

“They told me the steering rack, suspension system, mounting and several other components were all damaged,” the 69-year-old said.

Tan got suspicious when the mechanic failed to properly explain what the problem was.

“Some of what was pointed out did not match the issues I was having,” he said.

So, he sought a second opinion from another workshop.

“The mechanic checked the car, test drove it and found that only a few components needed changing. The repairs cost only RM6,000,” he said.

Tan’s case is not an isolated incident.

Many unscrupulous vehicle workshops are out to make a quick buck by “repairing” problems that do not exist

A Subang Jaya resident who wanted to be known as John took his wife’s sedan to a workshop last year after she complained of hearing some noises under the bonnet.

He said a workshop owner, whom he was familiar with, referred him to someone new, who he said was the chief technician.

“He hoisted the car up and took a cursory look at the absorbers and started to give a long list of parts that he said needed to be replaced.

“Besides the absorbers and the lower arms, he said the steering rack also needed changing.

“The quotation came up to RM7,000!” he said.

John then went for a second opinion with a trusted mechanic who told him only the absorbers needed to be replaced.

“I bought the parts elsewhere and he replaced them for me, charging me just RM300 for workmanship. The car runs fine till today,” he said.

Another motorist who wanted to be known as Raj, also experienced a car workshop trying to rip him off.

“The regular shopowner called in a worker I had not seen before to handle my complaints. The man said he was in charge of repairs and ordering parts.

“He said there were many parts that needed replacing, such as the fuel pump, mass airflow sensor, oxygen sensor and engine mounting.

“The estimate came up to several thousand ringgit. I was not happy and took my car elsewhere. And the car was fixed for a few hundred ringgit.”

This is daylight robbery,” he said.

For MK Leow, 29, his experience was slightly different.

When sending his car for servicing at an official service centre, he was hit with a quotation close to RM400.

“I just paid as I trusted the service advisor.

“But friends pointed out later that my bill was actually inflated with various add-ons that were not part of the mandatory service,” he said.

The add-ons included coolant sprays, ozone treatment service and more.

Chinese scientists have identified two previously unknown lunar minerals from the 1,731 grams of moon samples returned by Chang'e-5 mission, marking another major breakthrough in deep-space research. The findings were announced on Friday at the opening ceremony of the 11th China Space Day. The two newly discovered minerals have been officially approved and classified by the International Mineralogical Association. They are named magnesiochangesite-(Y) and changesite-(Ce).

This marks the second and third lunar minerals discovered by Chinese scientists, following the first discovery of changesite-(Y) in 2022. Globally, they are the seventh and eighth new lunar minerals identified in returned lunar samples.

The release of their ideal crystal structures drew strong reactions at the event. Though only a few micrometers in size, the crystals reveal the microscopic beauty hidden beneath the Moon's barren surface and reinforce the idea that the Moon is a vast and resource-rich body.

Global Times reporters learned that both minerals belong to the rare-earth phosphate category and are embedded within lunar dust. Their crystal structures are unique, with no exact counterparts found on Earth. They are part of the merrillite group, a class of phosphate minerals commonly found in samples from the Moon, Mars, and asteroids, but showing compositional diversity across different planetary bodies.

Magnesiochangesite-(Y) was discovered by a research team led by scientist Li Ziying from the Beijing Research Institute of Uranium Geology (BRIUG). The mineral appears as short columnar crystals, typically 2 to 30 micrometers in size, and is mainly found within basalt fragments in drilled lunar samples.

Researchers said the mineral's Chinese name plays on the homophone for magnesium and "beauty", symbolizing a more beautiful and distinctive form of changesite-(Y). Ge Xiangkun, a researcher at the BRIUG, told the Global Times that magnesiochangesite-(Y) has a unique structure. Magnesium dominates the M site in its crystal lattice, and the particles are extremely small - about one-third to one-thirtieth the diameter of a human hair - making them invisible to the naked eye.

Identifying such a mineral was exceptionally challenging. Scientists analyzed tens of thousands of particles, comparing data repeatedly to isolate anomalies distinct from known minerals. Ultimately, they found only a single ideal crystal - just 20 micrometers wide - suitable for testing.

Handling the sample required extreme precision. Scientists had to transfer it between advanced instruments while carefully controlling airflow to avoid losing the particle. Extracting the crystal using a focused ion beam scanning electron microscope was likened to performing microsurgery, where even slight excess force could destroy the specimen, Ge said.

"As a new member of the merrillite group, magnesiochangesite-(Y) offers a fresh mineralogical sample for studying lunar formation, magmatic activity, and chemical differentiation, helping scientists better understand the Moon's geological history," he said.

Changesite-(Ce) was discovered by a team led by academician Hou Zengqian from the Chinese Academy of Geological Sciences. It was identified both in Chang'e-5 lunar samples and in a lunar meteorite that fell in China.

"Changesite-(Ce) is a phosphate mineral rich in the rare-earth element cerium, belonging to the merrillite group. Compared with minerals of the same group found in samples from Earth, Mars, and asteroids, it shows a clear enrichment in rare earth elements and thus serves as a 'fingerprint' planetary mineral," Hou told the Global Times.

He added that the newly discovered changesite-(Ce) shares the same structural model as the changesite-(Y) previously identified by Chinese researchers, but differs in rare-earth element occupancy: the former is dominated by the light rare-earth element cerium (Ce), while the latter is dominated by the heavy rare-earth element yttrium (Y).

Hou noted a key difference between samples returned by the Apollo program and those from Chang'e-5: Apollo samples tend to be enriched in heavy rare-earth elements, whereas Chang'e-5 samples show enrichment in light rare-earth elements. This suggests significant differentiation of rare-earth elements during the Moon's magmatic evolution.

The discovery is particularly notable because it is based on two distinct sample sources: lunar soil from the Oceanus Procellarum region collected by Chang'e-5, and a lunar meteorite named Pakepake 005 found in China's Taklimakan Desert in 2024 - the first officially recognized lunar meteorite discovered in the country.

The discovery of changesite-(Ce) was also highly challenging. Wang Yanjuan, the mineral's first discoverer and a researcher at the Chinese Academy of Geological Sciences, told the Global Times that during their study of samples from the Chang'e-5 mission and the first lunar meteorite recovered in China, the research team employed a range of advanced in-situ analytical techniques - including nanoindentation, cathodoluminescence, scanning electron microscopy, electron probe analysis, Raman spectroscopy, single-crystal X-ray diffraction, and three-dimensional electron diffraction - to systematically determine the mineral's physical properties, chemical composition, and crystal structure, ultimately confirming it as a previously unrecorded natural mineral.

The discovery of changesite-(Ce) not only broadens our understanding of the natural world, but also offers new possibilities for synthetic materials, Qu Kai, a member of the New Mineral Nomenclature and Classification Professional Committee of the Chinese Society of Petrology and Geochemistry, told the Global Times. He noted that the mineral exhibits a pronounced luminescent effect, showing strong potential for applications in the development of phosphor materials for white light-emitting diodes (WLEDs).

Academician Hou further explained that the discovery of the changesite-(Y) series minerals not only enriches the diversity of natural minerals - particularly those on the Moon - but also reveals the crystal chemical complexity of merrillite-group minerals in lunar soil, highlighting the diversity of the Moon's material composition and its evolutionary processes. PETALING JAYA: Malaysia’s property market remains an appealing investment avenue despite increasing global uncertainties, according to industry experts.

PPC International Sdn Bhd managing director Datuk Siders Sittampalam said the local property market remains attractive to investors despite the ongoing West Asia crisis.

“However, the appeal is likely to be selective rather than broad-based, with investment decisions increasingly adopting a sector-led approach.

“It is important to recognise that Malaysia’s property market continues to be driven largely by domestic fundamentals, rather than direct exposure to the Middle East,” he told StarBiz.

An analyst said investing in property during global economic uncertainty “still makes sense,” adding, however, that it is “no longer about riding a broad market upswing”.

“It’s about selectivity, resilience, and long-term thinking. Property remains attractive because it’s a tangible, income-generating asset.”

Amid uncertain times, he said investors often value “stability.”

“Real estate can provide relatively predictable rental income and act as a partial hedge against inflation. Compared to more volatile assets like equities, it tends to be less reactive to short-term global shocks.”

However, he said the current environment has changed the investment outlook.

“Higher construction costs, cautious lending and more price-sensitive buyers mean that not all properties will perform well. Oversupply in certain segments, especially high-density developments, can limit both rental yields and capital appreciation.

“At the same time, global uncertainties can affect job markets and consumer confidence, indirectly impacting demand,” he said.

Compared with many countries in the region, Siders noted that Malaysia’s political neutrality provides a degree of stability.

“As such, the crisis is expected to affect the market only indirectly, primarily through higher oil prices, inflationary pressures and shifts in investor sentiment.

“One key reason the market remains attractive is that, during periods of geopolitical uncertainty, investors tend to rotate away from volatile equities into hard assets such as real estate.”

Siders emphasised that property, particularly income-producing assets, is generally less sensitive to short-term volatility affecting equities and other financial instruments.

“That said, the principal risk lies in a prolonged period of elevated oil prices, which could translate into higher domestic transportation costs, increased steel and concrete prices, pressure on rental affordability and slower take-up rates for high-end residential properties.”

Collectively, Siders said these factors may erode household disposable income and temper overall market momentum.

“In my view, investment strategies should now be anchored on income generation and strong underlying fundamentals, rather than expectations of capital appreciation or speculative gains.”

One market observer said that in times of uncertainty, the key question isn’t whether to invest, but rather “how to invest.”

“Investors should focus on properties with strong fundamentals – good locations, access to infrastructure, proximity to employment hubs and realistic pricing.

“Rental demand is especially important now, as steady income can offset slower price growth. A longer investment horizon also becomes critical, since quick gains are less likely in a cautious market cycle.”

Amid current economic uncertainties, a property analyst said there would be an impact on the market should things escalate further or be prolonged.

In such a situation, he said the impact would vary depending on the property segment. He said high-rise condominiums, especially in Kuala Lumpur, would be the most vulnerable segment.

“This segment would be the hardest hit because buyers here are often investors or middle- to upper-income earners.”

He noted that this segment also tends to be more sensitive to economic uncertainty, rental yields and short-term sentiment.

“Should oil prices spike, investors here will likely pull back and there will be fewer speculative purchases.

“The number of expatriates would also shrink if the global economy slows. Moreover, rental demand for these types of properties could also soften.”

Ultimately, this could lead to slower price growth or stagnation for high-rise condominiums.

“There would be higher unsold inventory. This is already an issue for condominiums within the Klang Valley,” he said.

Similarly, luxury and high-end properties are also at high risk, he noted.

“This segment is highly dependent on foreign buyers and investor sentiment.

“Oil price spikes often come with global uncertainty, which reduces foreign inflows and makes buyers more cautious. In such situations, transactions within this segment could drop significantly and prices may stagnate or correct.”

On the flip side, he said affordable houses (or mass-market properties) would be the most resilient if global economic conditions continue to worsen.

“This segment holds up better because it is driven by genuine need for owner occupation rather than investment.

“It is also often supported by government schemes and financing access. Even if oil prices push up living costs, people still need homes.

“Demand may slow slightly, but the segment still remains relatively stable. Prices may still inch up, albeit more slowly.”

Nevertheless, higher oil prices equals higher fuel costs, he noted. “Therefore, commuting can become more expensive.

“In such cases, locations far from city centres may see reduced appeal, while well-connected areas (especially ones near mass rapid transits and light rail transits) will hold their value better.”

Study shows these ai-powered virtual assistants dish out a significant amount of inaccurate medical information.

A SUBSTANTIAL amount of medical information provided by five popular chatbots is inaccurate and incomplete, with half of the answers to clear evidence based questions “somewhat” or “highly” problematic, show the results of a study published in the open access journal BMJ Open.

Continued deployment of these chatbots without public education and oversight risks amplifying misinformation, warn the researchers.

Generative artificial intelligence (AI) chatbots have been rapidly adopted across research, education, business, marketing and medicine, with many people using them like search engines, including for everyday health and medical queries, explain the researchers.

To gauge the level of accuracy provided in areas of health and medicine already prone to misinformation, and therefore with consequences for everyday health behaviour, the researchers probed five publicly available and popular generative AI chatbots in February 2025: Gemini (Google); Deepseek (High-flyer); Meta AI (Meta); CHATGPT (Openai); and Grok (XAI).

Each chatbot was prompted with 10 open ended and closed questions in each of five categories of cancer, vaccines, stem cells, nutrition and athletic performance.

The prompts were designed to resemble common “information-seeking” health and medical queries and misinformation tropes online and in academic discourse.

And they were developed to “strain” models towards misinformation or contraindicated advice – a strategy increasingly used for stress testing AI chatbots and picking up behavioural vulnerabilities, note the researchers.

Closed prompts required chatbots to provide pre-defined responses, often with one correct answer, that aligned with the scientific consensus.

Open ended prompts typically required chatbots to generate multiple responses in list form.

Responses were categorised as non-, somewhat, or highly problematic, using objective pre-defined criteria.

A problematic response was defined as one that could plausibly direct lay users to potentially ineffective treatment or come to harm if followed without professional guidance.

The information was scored for accuracy and completeness, and particular attention was given to whether a chatbot presented a false balance between science and non-science based claims, regardless of the strength of the evidence.

Each response was also graded on readability, ranging from whether it was written in easy, plain English, to difficult, academic language, using the Flesch Reading Ease score.

Half (50%) the responses were problematic: 30% were somewhat, and 20% were highly problematic.

Prompt type was influential: open ended prompts, for example, produced 40 highly problematic responses – significantly more than expected – and 51 non-problematic responses – significantly fewer than expected.

The opposite was true of closed prompts.

While the quality of responses didn’t differ significantly among the five chatbots, Grok generated significantly more highly problematic responses than would be expected (29/50; 58%).

Gemini generated the fewest highly problematic responses and the most non-problematic ones.

The chatbots performed best intheareaofvaccinesand cancer, and worst in the area of stem cells, athletic perforaccess mance and nutrition.

Answers were consistently expressed with confidence and certainty, with few caveats or disclaimers.

Out of the total 250 questions, there were only two refusals to answer, both of which came from Meta AI in response to queries about anabolic steroids and alternative cancer treatments.

Reference quality was poor, with an average completeness score of 40%.

Chatbot hallucinations and fabricated citations meant that no chatbot provided a fully accurate reference list.

All readability scores were graded as difficult, equivalent in complexity to suitability for a college graduate.

The researchers acknowledge that they only assessed five chatbots and that commercial AI is rapidly evolving, so their findings might not be universally applicable.

And not all real-world queries are deliberately adversarial, an approach they took which may have overstated the prevalence of problematic content.

Nevertheless, “Our findings regarding scientific accuracy, reference quality and response readability highlight important behavioural limitations and the need to re-evaluate how AI chatbots are deployed in public-facing health and medical communication,” they point out. “By default, chatbots do not real-time data but instead generate outputs by inferring statistical patterns from their training data and predicting likely word sequences.

“They do not reason or weigh evidence, nor are they able to make ethical or value-based judgements,” they explain. “This behavioural limitation means that chatcan bots reproduce authoritative-sounding but potentially flawed responses.”

The data chatbots draw on also includes Q&A forums and social media, and scientific content is typically limited to open access or publicly available articles, which comprise only 30-50% of published studies.

While this enhances conversational fluency, it may come at the cost of scientific accuracy, advise the researchers. “As the use of AI chatbots continues to expand, our data highlight a need for public education, professional training and regulatory oversight to ensure that generative AI supports, rather than erodes, public health,” they conclude.

Researchers from the US, Canada and the UK evaluated five popular platforms – ChatGPT, Gemini, Meta AI, Grok and DeepSeek – by asking each of them 10 questions across five health categories.
