We finally got the Internet installed after a year's absence, so maybe I can get this blog up to date. It's now Feb. 20, 2009 and we moved in on Jan 8, 2008 - a whole year has lapsed. Regardless, it's been an overall good experience. In some respects we wonder if we didn't take on more than we could handle, but we're here now and the work will now progress. I have pics of the move in as well as installing the electric service and other work. I'll post them as soon as practical. Seems like the work is on the slowdown. Don't know if it's because it's now winter or if I'm just tired.

More to come later...

Trench work 101

Okay, this was a failure. But still a good learning experience. We learned that some trenchers are just not what they are stacked up to be. In this case I rented a ProTrac Trencher and drug our friend Tomas along for the muscle. We started off innocently enough getting the ProTrac unloaded from the trailer and testing out the shovel blade before rigging up the trencher blade. We should have guessed at this point that this day was not going to turn out as planned. The shovel didn't have enough power to move any of the debris from earlier burnings or wood heaps. Nor did it have enough to even work on leveling <img height="107" Nevertheless, we figured it'd be fine with the trenching chore, since that was primarily what we needed it for.

After struggling for a bit with the hydraulic hoses<a href="http://picasaweb.google.com/jonesjaranauthiz1/TrenchWork/photo#5194403908294700898" We headed over to the area where I needed the trenching. The work started out well enough, but soon we found that things were moving a bit too slow. It had taken roughly 45 minutes to dig a trench only 5' long. Worse, the trench was only 24" deep, instead of the required 36".

4-15-08 Clearing on Tranquil Moon

There was really a lot of progress made on the clearing at Tranquil Moon this weekend. Cara and I walked the path on Sunday to evaluate the area and to make plans for the next phase - the electric service, well, and move-in. All is looking great and according to plan with some exceptions.

A visit to VEC - the electric company - brought an incredible revelation that I was not aware of. After getting the invoice for new service at Tranquil Moon - a total of about $1500 - I was a bit taken aback and wanted to know just what we were having to pay for. My initial understanding was this was going to be about $600. So when I saw a $900 increase I was very concerned. As noted earlier, our plans had originally been to put in a pole roughly 15' away from the primary pole (the orange stake in the photo). On this we would have our meter and circuit breaker panel. Turns out part of the high cost of the installation was related to the contract cost of installing the transformer - $700. A suggestion someone else gave me was to see about an underground installation from the primary pole to our service. Now here's the WOW - they will provide up to 150' of cable free of charge to run from the primary pole to my panel AND the installation of the transformer is no longer considered a part of a new installation so therefore a contractor will not have to put it in - the cost is $0. That's right $0!!!! I said, DUH, you think??? So I quickly re-evaluated my plans and went with an underground installation. The new panel will be on the toward the bottom left of this photo with the RV located to the right. This weekend I'll rent a trencher at $175/day and put in a 36" trench for 150' to the property area. The thing I like about this is it puts the electric service right up to our living area instead of being on the road.

Soon . . . There were the soothing little meditation corners that had been unseen before the door was opened.

I want to preserve some of the wildness because it, too, is beautiful in its own way. The deer and creatures find the wild corners more suitable for their living, so they will have purpose and beauty also. I look forward to sitting on the deck with my morning coffee and watching the creatures come through my world. I plan to plant food for deer, butterflies, and birds.

The weather the goddess gave us was simply perfect! About mid-70's, mild breeze, and lots of sunshine.

Too breezy for burning the vegetation so it can go back to the earth and add nutrients for what is to come, but that will be another weekend. I have my "Fire Wagon" ready to go with 300 gallons of water, a 5.5 horsepower pump, 50' of fire hose, and a fire nozzle for full stream or fog, or anywhere in between. Jay will try to take care of a trailer this week, so we can keep the Fire Wagon dedicated to being ready for brush burning or any emergencies on the property. My old skills are still of value . . . how long ago was it that I actually handled a fire hose?

We've met Tony who owns the 7 acres adjacent to our little spread. He might be ready to sell, but no one is in any hurry. I'm afraid it's going to be over priced, but . . . We're moving ASAP!

Fortunately, the day before I'd done my taxes and my refund will more than cover the moving, and we'd already begun to plan. We believe we're about six weeks out . . . and no one will EVER tell us we have to move again! Tranquil Moon here we come!

As Spring Break ends, I'm a little depressed. I've enjoyed my time off very much even though I've done a lot of school work during the week. Just being able to set my own hours has been a treat. When we get to the new dirt, I'm sure I'll really want some more time off . . . I can hear trees and flower beds and Jay's salsa garden calling me now!

The briars have died off nicely and are ready to be skid-steered into a huge burn pile. The 25' driveway is first on the list, with the nearby electrical pole location included. Then the spot we've picked for the trailer will have to be leveled and cleared as well. Jay will be contacting the well man to see how long it will take him to sink the well etc. As soon as we have electric, we'll be ready to roll. We can tote water for a few weeks, if necessary, and our "blue tanking" can start any time. I wonder what it's going to be like to sit in the midst of our trees and drink morning coffee . . . I wonder, but I'm anxious to experience the reality . . . we've waited so long for this to happen.

Our Lizzie baby was diagnosed with diabetes three weeks ago. We've almost lost her twice to diabetic coma due to spikes in her blood sugar, but $1,000 later it seems we may be on the right track. Everyone has been switched over to the new "prescription diet". Insulin shots have given way to pills, which she readily takes without problems. March 10 her blood sugar was 368, but the vet says that's progress. She's lost an awful lot of weight, but seems to be comfortable and is finally moving around the place more. We've had to keep her confined to a cage for two weeks while she settled in, urine output was monitored, and the new food was introduced for all. She slept with Jay last night, so I feel hopeful.

Off to Bobbie and her college paper . . . tutoring!

Continuing the intro of our babies...

Sure haven't done much on the property in a while. Weather has just been too cold and wet. Hoping to soon get out and begin working again. Until then I spend a great deal of time on the PC learning Adobe Illustrator. I'm not bad with Photoshop, but I've really wanted to expand my art techniques to include vector art so taking the time to learn Illustrator during the poor weather is a good opportunity.

I had introduced some of our babies earlier, but didn't have photos of the others until now. So, I figure it's a good time to get at least two more of them into the blog

A little beauty is one we named Dusty Rhodes. Actually, the last name had been Roads - since that was where I found her; on a dusty road - but Cara preferred the Rhodes Scholar address. So a scholar she is. Dusty was on a dirt road being friendly to anyone who would pay attention to her. I had held her as had a few other friends, but when I tried to walk away and leave her, she followed me to the truck. I returned her to the group I had been with since one lady remarked that she might take her home, but again when I left, she followed me and beat me to the truck. I figured after that, that she had to go with me. Cara was reluctant to take in a new cat and was trying to be adamant about me returning her, but alas, Cara is weak and she fell in love with her. Dusty is sweet, still small, the youngest, and lively and has become one of Cara's favorites. Dusty loves to sit in her lap while she's working on the PC.

Lizzie Boots is one of the few we've adopted off the street. Cara and I were out running errands and we happen to see someone giving away kittens in the parking lot. We went over to see and immediately saw two that looked like they needed us for parents. Lizzie was an orange one and the other was a calico. Both girls had white boots on each of their four feet, thus the last name attachments of Boots to their names. Unfortunately the calico didn't make it; she died within a few weeks. But Lizzie stayed and earned the effable nickname of The Napster because of her knack for grabbing a quick nap with me as soon as I laid down. She now gets quite upset if her position is usurped by any of the other babies.
I sprayed on Dec. 27 are showing significant brown and wilt. The wood remains green, as I broke off some twigs today, so dead roots are probably still awhile off.

I have now gotten the wild roses up our path from camp to the projected RV location. From the front of the property (where we marked off our 25' road last week), I have thoroughly sprayed roses where the electric pole will be installed (come on $600!!!!) and up the proposed road to where we'll make our turn for the RV location. From our trail on the other side, I've worked my way back down to the turn on the proposed road. So . . . . I have a complete loop made of roses having been thoroughly sprayed. I hope we can rent our first skid-steer around the 20th, so we can begin pushing those dead briars aside.

Victoria has a burn ban in effect, so only the Goddess knows when we will be able to burn. Some areas cannot be burned because we will damage healthy trees, so I guess we'll keep renting the chipper until we get them ground into mulch. In the meantime, we are dragging the cut materials we can handle to a large burn pile which will probably be the biggest bonfire in Victoria County history when the ban is lifted!!!!! (As a retired firefighter, I know we won't be burning anything not in a ring or fire pit until we have water on the scene! Just don't tell Jay! (Come on $700 for the down payment on the well!)

School starts again Monday. Part of me is missing my kids, but I have enjoyed the stress-free physical work at Tranquil Moon. I am reluctant to see these days go. I have resolved to spend a full day out there EVERY weekend working, however; I hope it serves to help me keep my stress level down for this last semester. This semester spells PDAS observations and more conflict with the AP, but she'll be gone next year. So, as I see it, I just have to tie a knot in the rope, expect to get chewed on . . . and name some briars after her when I spray . . . "I win! HAHAHAHA Take that, you ol' sticker!"

Until next time . . .

Family intro...

We are finally putting together some pictures of our babies; cats to the familiar. This little lady is Marcie Diesel. Marcie got her middle name of Diesel because she was found at the Fastop Truckstop, abandoned and hungry. I was attracted to her because of her Tortie colors; black, brown, and tan. She's very similar to my first cat, Laura whom I had helped deliver, but died back in 2000, but Marcie's personality is very different. She doesn't know about the under the cover monster, but she does cuddle in her favorite spot at night - right between my ankles.

Missy is the only one of our babies that was adopted at Adopt-A-Pet. Cara had lost her loved Calico, Anne, so to console her we picked out Missy at the adoption group. She is now the oldest and has adjusted to be the grand dame of the grouping.

Athena is a high-pitched little lady whose life is owed to the Goddess. When we were moving out to The Tree - an earlier acreage that we rented that had only one grand old oak tree on it - I was clearing brush and grass from the area when I heard a high-pitched meowing. I followed the sound and came upon this very small kitten - an abandoned new-born - hiding in the tall grass. She's all black except for the locket on her neck and white tuffs in her ears. After stopping at a vet and getting formula milk and an eye dropper to feed her with, we took her home where we had, just a couple of week before, delivered a beautiful litter of 2 black female cats and one black & white male. We put Athena down and immediately Icie, the mother cat, took her to her nipples and nursed her like she was her own. From that point on Athena was a part of the litter.

Another Fastop Truckstop baby is Axle Rose, who was found hiding on the axle of a truck - thus the name Axle; not at all after the lead singer of Guns n' Roses. Axle is a lovely little lady, but after a period of her disappearing for days at a time, I had to confine her to a cage to reinforce her home boundaries. Now she stays very close to home and cuddles up to me when I'm sitting on the couch.

That's it for now. We have four other babies - Inca & Onyx - Athena's litter mates - Lizzy Boots, and Dusty Roads - to introduce which I'll take care of when we get some pics of them. We're looking forward to moving them out to the property where they can stretch their claws on any number of trees at their disposal.

And it shall be . . .

It is said that what one does on the first day of a new year foretells what s/he will do in the remainder of the new year. And it shall be that Jay and I will spend a lot of time at Tranquil Moon. Tonight he needs a $500+ run to Louisiana, so he'll spend some of next year on BIG MONEY runs! Actually, I hope he stays snuggled next to me all night . . . but we do have to pay the bills, and, oh, those plans we have for Tranquil Moon!

Although today was cold and windy, we had lunch at our campsite. Restless, and somewhat "off center" but not really in a funk, I suggested lunch at our campsite. Fifteen minutes after arriving, I felt calmer and pre-serene.

One of my objectives as we move on is to design a "decompression chamber" where I can go and drop off all my baggage when I arrive home from school . . . I want to keep the rest of Tranquil Moon just that . . . tranquil. I want to preserve that quietness, that sereneness, that connectedness to the planet I feel when I'm there.

Spiritually, I feel connected to the goddess again. I have a place that's mine. A place where the goddess and I can be who we are and a place I can share with Jay and be who we are. It seems like a long walk in the desert has ended, finally.

I do worry about the financial part of getting everything done, but I know it will come as it is supposed to and in that I find peace and comfort. This product is supposed to kill anything so we've mixed it with diesel and we're applying it to all the rose bushes. With luck we'll be able to kill out most of the bushes and get ready for the skid steer to clear them.

I now have pics of the front of the property. You can see the daunting task we have ahead of us. The entire area is a mass of thickets, rose briars, and yaupon trees. If you look really hard, at the center of the pic, you can see the creek bed that flows through part of the property. Okay, you can't really see it, but it's there. One day it will be clear and you'll be able to see a beautifully landscaped creek bed.

Here's another beauty. Hidden in this mess of yaupon and briar is a really nice tree. The one Cara is spraying at the top photo has already been cleared; it looked like this one. This one is at the opening of the creek bed at the front of the property and will have to be cleared as well. I'll tackle it when I start working on the creek bed.

I've talked before about the roses, at the front right of the property, that'll have to be cleared out to make way for the electric utilities, well here they are. We're using the Clear Pasture mix to kill off this set of bushes and, hopefully, I'll be able to use the skid steer in a couple of weeks to clear the brush for the electric pole.

Yesterday I had set aside money for a gift, although we keep telling each other that our three acres is all we want. Then I promptly lost $75 in cash! After slapping myself about a dozen times, I realized the Goddess was, again, at work. Someone needed that money more than we did. So, I blessed it off on its journey to wherever and whomever. When I told Jay, he said he agreed and appeared to not be disappointed in the least. The Goddess seems to be opening doors that have been closed to us for these last seven years. I feel like our saga has turned a crucial corner and we are finally beginning to mark progress again.

We've also found this chemical called Clear Pasture which will totally destroy the briars. It takes a few weeks to get to the roots, but it will render them dead! Then the skid-steer will just push them into a HUGE pile for burning. I've read the contents and cautions; it has minimal short-term residual effects and isn't dangerous to us or our babies. I prefer natural substances, but to use an out-dated expression from the 60's "better living through chemistry" I pretty much am ready to retire, so I have time to do the FUN things I WANT to do instead of the teaching things I no longer want to do! One more year until retirement . . . maybe. A new administrator would certainly help change my viewpoint.

Christmas Day was my first work day on Tranquil Moon. In the area where we plan to put the RV (and later put a house or mobile home), I tackled the wild roses/briars. I'm scratched from head to foot, had to pick stickers out of my boobs, but I destroyed two of the big ones. Jay can now turn the truck into the end of the lot, although the drainage pipe appears to be too unstable for him to drive over as yet. We've discussed getting someone to dig it out and replacing it. $$$$$ but better done by a professional than us probably.

I think we've decided to put the front-to-back road in on the other side of the property, near the neighbors. Will have to do some measuring and planning, but I think it will work. Right now, I think I will probably put a full line of giant arbor vitae trees along their fence for privacy when those awful wild roses are gone. The trees will spread about 10 feet around, so I need to measure and see if there will be enough room between the trees and the new electrical installation for a driveway. I'm getting uncomfortable going on the other neighbors' land to access our campsite.

I want to clean out the area across the front that faces the road. It looks like there are two or three really nice trees in there, but the rest just looks like junk. Not the first impression I want to make! I'm thinking about putting huge pampas grass in the open spots between the trees after the clean-up is finished. Privacy, but a neat, care-for look.

We've gotten a "permanent" campsite set up so we have a place to literally hang our hats when we're working. A bright yellow tent is the "supply house" for dry goods, clothes, and tools on-site. The gray tent, my ol' buddy from LOR days!, provides us a place to nap and eat. I really enjoy being there. I do love that cold Sam at the end of a work day. Can hardly wait for the outdoor shower to come!!!!

Yesterday we took the riding mower and push mower out to the site. Jay left them chained. I used the riding mower to cut a walking path from the RV site to our camp site. It looks good and will make walking easier. We also got a glimpse of our first feral kitten . . . Jay named him/her Wood Chip!

This morning Dusty when for her "clip, clip, clip" at Adopt-A-Pet. I checked and they will do neutering from a live-trap. When we stopped at this cool feed store to price the spray killer for the rest of those rose bushes, I found that a live-trap will only cost about $60.00. I'm determined to be a TNR woman! The wife of the well man said something about 60 cats . . . they are clearly taming and not neutering! AGH! GNASH! I will spend a fortune over time to trap, neuter, and release the little lovelies, but I am determined to be a "responsible" person where they clearly haven't been.

Talked to Beverly at New First yesterday about the well money. Looks like the lower appraisal is going to hit us in the head. 90% of the appraisal amount is the loan amount. Now we need $600 for the electric installation and another $600 as our share of the well installation. We can't move the RV until those two are on-site and ready to use. At first I was very disappointed, but then I realized the land isn't going anywhere . . . it really is ours! . . . and I can handle the $110/month payments and still afford rent to Cynthia. We'll enjoy having somewhere to go and work and be together; we'll still get that "good tired; we dun it" feeling. Next big cost project . . . a day of skid-steer around $250 to see if we can level those bloody wild roses/briars! One way or the other, they are doomed!

We also need to find the sunny spot for Jay's salsa garden and outdoor kitchen. Our goal is to dig out the area, put in a plastic tarp to cover the area, and add water type plants and a sitting area for our relaxation. Don't know when that will happen, but it's way down the road from everything else we've got to do. align="left">
Yesterday we made the closing. After all the turmoil the land is ours. We had turned the matter over to the Goddess after the last appraiser wouldn't give the land any value.

To bring us up to date, the latest appraiser went onto the property and, at first, was also not going to give a value for the property. This may have been the Goddess' intervention, but the appraiser got stuck. And while waiting on someone to pull him out, he decided to go ahead and appraise the property anyway. We were disappointed to learn that he only appraised the property for $6000; $3000 less than the requested price. Unable to get the loan now for $9000 we thought the land was lost once again. However, in a surprise turn of events, when the realtor presented the bid to the land owner, he accepted the $6000 offer. Holly crap!!!! We got it!!! And at only $6000 which was actually our original offer for the land.

So now it's 12/19/07, one day after the closing. We, and especially I, have a ton of work to do to prepare us for moving. Today I'll get in touch with the Well guy and perhaps rent a skid-steer for this weekend. I've got to clear out some wild rose bushes at the front of the property to get ready for the electric service. Hopefully in a week or two we should have water and electric.

We hope to spend some time on the property camping out until we have services and are able to move the RV. For now, I'm clearing an area for our tent and camping gear. The area I'm working on is at the back of the property where I had originally planned for Phase 2 of the development.

3 Acre Development Plan

Within the yellow highlighted area is the 3 acre piece of property we're interested in. The red line to the left is a dry creek bed. Water flow in the creek is due to spill-off and drainage of the pond from the adjacent property - the horseshoe shaped dark circle. The blue highlighted area is our initial home site. There is an old road that used to pass through the property before Mission Valley Acres Road was put in. That old road has an in-ground culvert that permits a bridged road over the creek bed in the highlighted area and allows water flow to run under the road. I have walked the entire area and a layer of rock on the ground surface is evidence of where the water has flowed in the past. Our development area is well to the right of that rock cropping so I feel we will not be affected by drainage from the pond. I have had VEC out to engineer the electric service and that is planned within the blue highlighted dot on the front right of the property, well away from the creek bed. The major concern has been that the creek bed will hinder our development of the property. I don't feel that it will. The creek bed is within only the front left 1/4 acre and is limited, as evidenced by a rocky ground surface, to the area of the flow. The remaining acreage is heavily wooded and will require a great deal of work to clear, however a large swath of rose bushes - seen in the light green highlighted area - is the greatest part of the coverage. Those will be taken out using a rose killer and a skid-steer. The front of the property is primarily maples and yaupon tree clumpings. A good bit of hard work, a lot of blood and sweat, and a wood chipper will clear that area. The later building development - our eventual home - will be towards the back of the property, well away from the dry creek bed. I also intend to make use of the creek bed in our landscaping creating a distinctive trail through the woods. I expect the development cost to run well under $10,000. The well should be approximately $4000 as quoted by the well company, the septic system should be around $4000 and the rest is equipment rental. We are purchasing the property for $9000 and it is currently on the tax role for $14,000. After development, I expect the property to be valued at $25,000.

Opportunities...

BuzzNet Tags: Ag credit service, appraisal, cleared area, credit, DOW Credit Union, loss, New Property, Realtor, TEDEC

<img src="http://watermark-moon.com/dragon_ani.gif" align="right" border="0" "noborder">Okay, now we're trying to rework the loss. We don't like this but our Realtor is working hard to see that we get the property - got to give her credit for trying. She has recommended a local Credit Union and an Ag credit service as possible loan services that might accept our 3 acres. The Credit Union is the DOW Credit Union - TEDEC. We're told they might give consideration. So on Monday we'll take our materials over to the loan officer and try anew. This time I'll take pictures of the cleared area and add them to our loan application. We'll also ask that an appraisal be made before we get too far into this.

Damn!!!

To back track things - this occurred on 11/21, so my update is a little behind. Things were wrapping up for our land closing. We had just one more week - 8 days. The bank proceeded with the next phase of our purchase; the appraisal. We didn't expect any problems. All was already working, the loan was approved, I had been working to clear the property, VEC had been out to plan out the electric service, and I had made contact with the water well company; no problems. Well, the appraiser went out and did a short overlook of the property and came back with "I wouldn't give $500/acre on this property." WHAT???? We were getting our loan for $3000/acre. What do you mean??? The story went that he saw the creek bed running through the property and immediately assumed the creek ran through the entire length of the property. No way, it ran through only the front 1/4 acre. I had already taken that into consideration and planned to use a road with a culvert running over the creek bed in the development. He felt. too, it would require another $20K to clear the property before it was inhabitable. Not so, I believe it will only cost my blood and sweat. He only saw the front of the property and, I believe, made assumptions on the rest. I have walked that entire piece of property and feel confident of our plans. We have been left with a dismal and depressed feeling over the sudden loss. We had been ready to move in 8 days and now this. What to do now?? We contacted another bank and was told that they would require a 25% deposit. We had planned on 10%. So with our outlook bleak we threw up our hands and walked away.

Quotation...

<img src="http://watermark-moon.com/dragon_ani.gif"
