The key to
success in any business is effective marketing and follow up systems, yet I see
ineffective marketing everywhere I turn, especially in the real estate
investing business. The other factor I have found in this business that limits
people’s success is not knowing the proper ways to structure a deal. When it
comes to creating creative financing solutions, only a handful of investor
agents and agents can meet that challenge.

Knowing when
something is not a deal and being able to walk away instead of trying to create
something that is not there, can save any investor agent hours of work and a
lot of brain damage. Being able to go ahead and help the home owner by helping
them sell their house using creative solutions is a huge niche that we have and
definitely needed in the current economical conditions. In addition, being able
to recognize an opportunity while others have not seen the potential is a trait
that can make you millions of dollars once you are trained to have that vision.

Streetwise Real
Estate Investing is based on identifying two major factors to being successful
in the real estate investing business, solving the financing problem, and
putting the process on auto-pilot as much as possible. The first factor is you
need a great coach to walk you through the details of doing the deals correctly
so you can maximize your return in investment. Second, you need an excellent
marketing system that generates great leads and that provides follow up systems
for developing a strong relationship that can be put on auto-pilot.

That being said,
at some point it comes to creating trust and rapport with the client in a face
to face meeting and how effective you become in that setting will determine
whether you are going to be a millionaire or looking for another line of work.

Years ago I
recognized that many people when speaking on stage had a hidden agenda. Often I
have overheard speakers admit that what they had just told a crowd was not what
they really did, but was part of a presentation meant to sell a specific
product. Having spent $5,000 to $10,000 a month on a variety of advertising and
testing all those results, I can assure you that some marketing campaigns of
outdoor signs and expensive TV budgets are developed more around the idea of
the franchisor being paid a 20% advertising commission and building the name of
the franchise, than effectively generating leads. As a general rule, image
marketing and branding doesn’t work for the little guy and is usually not the
best way to generate leads or the best method of building long term
relationships with clients. Direct response marketing however, quantifies every
detail in a marketing effort to maximize results. For example, if we are
sending out a direct mail campaign at a cost of around $1500 which includes
printing, mailing list and postage – then those costs are fixed. You pay the
same price whether you get 1 lead or 20 leads. It has been proven that you can
increase the effectiveness of an ad by up to 21 times by doing little things
like changing the headline, the offer, the price or the body copy. How do you
know how to do this? By testing that’s how.

We use split
testing constantly to improve our scripts and our advertisements to insure that
the control group we are currently doing is the best in the industry. You can
be assured that a marketing campaign designed and implemented by headquarters
is based on the premise of the best cost effective method of generating leads,
and we have the numbers to prove it. When you combine direct response marketing
with a cost effective national marketing exposure of a co-op synergized
marketing effort, you come up with one of the most effective systems out there.
We current are seeing the cost per lead around $30 and the cost to get a
listing or investment property for yourself being around $1000. Imagine if you
can consistently get a listing and sell for an average $100,000 house for $1000
and make $6000 in commissions, how many time would you want to do that a month?

"It was barely a few months ago, albeit a few thousand ago, that I moderated a panel of mortgage types from the मजोर banks, including the Mortgage Bankers Association's new David Stevens, formerly FHA commissioner. Stevens and I हवेbeen talking housing for many years now, so I'm well aware that
he is not exactly the ambivalent type. When I suggested to the panel that the risk of a double-dip in housing was great and that winding down Fannie Mae and Freddie Mac now could be detrimental
to the housing market, Stevens was adamant that housing was well into recovery, and all those home price and mortgage delinquency reports I was citing were backward looking and not indicative of
the current state of the market. Now Stevens is reversing course.

This morning he put out a statement advocating a continuation of the higher loan limits at the GSE's (Fannie and Freddie) and the FHA for one more year. 'The temporary loan limits authorized by
Congress have benefited consumers and the housing market during what has been a turbulent period for our nation’s economy,' Stevens said in the statement. 'That decline is not over yet.'
The statement was a little dry for me, knowing the source, so I called Stevens for a little elaboration. He stated right from the get-go that he is still bullish about the future of the housing market, which is not exactly saying he feels great about it right now. 'It looked very clear at the beginning of the year that we were heading toward a flattening of the market, but we've seen clearly an impact to the housing market which is not solely a result of the U.S. economy. It's brought on by general
uncertainties: Oil prices spiked for a while, which hit confidence, there were a lot of impacts both domestically and internationally,' he continued. 'I think the view right now that I have is that this is a relatively inexpensive initiative that could support the housing market at a time when pulling back
makes no sense.'

When I suggested that this was in direct opposition to the MBA's stand on GSE reform, which includes reducing loan limits in order to bring private capital back to the market, he said there was
always a 'caveat in the white paper for market conditions.' He also says private capital is still too nervous about the state of housing to come back in force now. As for the FHA, which he has
maintained consistently has far too large a market share right now, 'If FHA is still too big, it is the sign of an unhealthy system, but it doesn't mean pulling back is the right answer. We must continue providing support.'

Lowering the current loan limits (a maximum of $729,750 in the most expensive markets) would really affect just 5% of the housing market, although that percentage is far higher in certain local markets. Stevens says that's enough to hurt the overall market right now, and that we still need another year of recovery before we take such a risk. He notes over an over that it really costs the government nothing and doesn't 'score' in the budget. I'm wondering when the banking industry starts putting its money where its mouth is, now that it's making money again.

There has been all this talk about getting government out of the housing/mortgage market, but no real movement in that direction. There have been some hikes in fees, but nothing really dramatic. The change in the loan limits was supposed to be the first step, something everyone agreed on. Now, not so much. There is certainly risk in lowering the limits, given that we are operating in a housing market that was beaten to a pulp and is still limping. But rehab takes some pain; if we really want a
private sector mortgage market, and I'm not advocating one way or the other, but that has been the party line in both parties, then we need to start somewhere."

Property value assessment frequently appears just like a summary practice. To an average joe, it could even appear as though the so-known as pros who appraise houses are simply setting prices depending on how they think in regards to a property. However, there's a typical through which these evaluation professionals base their value presumptions on. You will find factors that determine the need for a house, and when you are searching to market your house, it might be to your advantage to be aware what these factors are.

The main component that determines the cost of the rentals are its location. If this involves property concerns, location is easily the most apparent qualifying criterion of worth. Location is essential for commercial qualities since it determines potential profit. The more busy the region, the greater the worthiness an industrial property may have.

This type of standard isn't only at commercial qualities. Real estate value of your house can also be based on its location. It's closeness to commercial institutions can increase the need for your house.

The nearby neighbourhood is another main factor in appraising your house. If you reside inside a clean and safe neighbourhood, it will likely be much simpler to market your house. In case your community has an optimistic status, the need for your house would certainly rise.

The important thing for you to get a great value for your house is understanding who your buyer is and what your buyer values. An elder couple might value a residential area's closeness to fireplace and police stations. Individuals with children might contemplate it essential that a house is near to good public schools and parks. Youthful couples might should you prefer a location that's near to malls and restaurants. You should look at many of these factors in your assessment of real estate value of your house. Prior to selling your house, make a listing of advantages your house likes because of its location.

Location is another thing in thinking about the need for a house, but it's only some of the factor you should look at. They physical qualities of your house are simply as vital. The number of square-meters does your house occupy? How would be the structural conditions from the walls? The number of rooms does your house have? It is possible to fire place? How healthy may be the grass around the lawn? Do you know the utility rates in your town? Each one of these concerns should be thought about when assessing real estate value of your house.

Finally, opt for the healthiness of real estate market. The optimum time to market your house is before a fiscal recession. Property values go lower using the market. Throughout an financial crisis, so many people are attempting to sell their houses. The supply of cheap deals makes selling difficult. With many different competition, people often sell houses below their market price. Selling your house throughout this time around might not be the very best decision and really should simply be done like a last measure.

However, a fiscal recession is the greatest time to purchase a residential or commercial property since it is at this time around when real estate worth of numerous qualities reaches their cheapest.

Regardless, whether you are purchasing or selling, the most crucial factor will be well-informed. The greater value factors you know about, the greater your choices is going to be. In real estate industry, understanding is energy and knowledge is easily the most reliable type of currency.

In the early 2011, there was a prediction that the prices of properties will go down by as much as 20-30%. This is the reason why there are a lot of people who are looking for properties that are priced 30% lower than the market value. They believed that this is the only way for them to protect themselves from the downside market. At the end of 2011, there was report saying that the national market price went down by 2.1%.

The average market price refers to the average of all the prices of homes in the United States. Some states may have an increase in the prices, while some have lower than 2.1%. Nonetheless, it is still very far from the prediction in the early 2011 that the prices will go down by as much as 30%. It probably did in one or two states, but if this is the case, we can say that the market in the remaining states is above -2.1% for the whole year.

Now that we are in 2012, there are still a lot of people who are saying that the prices of real estate market will go down by as much as 30%. Actually, this is not something new for agents, since this predication became a tradition every year for years. The problem is that there are a lot of people who always believe in these predictions, and they will never buy something that is priced the same as the market value.

As I always say, if you are going to buy a property, always think that the price of properties won't change for years. It may go down for about 2% for this year and 3% next year, but it will definitely be back on track in the next few years. Only one thing is for sure; if you always believe in those kinds of predictions, you may never be able to have your own property, because you always wanted it to have a price lower than 30% of the market value.

If you want to know the current situation of the market in your state, it would be better if you are going to contact your trusted agent or Realtor. They have a more accurate record of the ups and downs of the market, and they can provide you with better advices compared to the predictions about the market crash, which only ruins the market as a whole.

Keep in mind that buying a property should be based on your intentions, your budget, and your need. If you want to buy and sell properties, then look for one; if you want to find a property that is within your budget, your real estate agent can provide you with a list; and if you need a home, buy a property regardless of the status of the real estate market. You are the one who will be dealing with your property, and everything in real estate is negotiable. Predictions are nothing, especially in real estate where predictions like this come at least every month.

NEW YORK – Jan. 17, 2016 – Rents are skyrocketing across the U.S., and an increasing number of renters devote more than half their paychecks to covering rental costs. It's not just a family burden: Those escalating rent costs have been cited as a major hindrance preventing renters from saving enough for a home purchase downpayment.
But some housing analysts are pointing to rent-to-own agreements as a solution for families who are stuck paying rent but longing for homeownership.
A report from Moody's Investors Service singles out a program called Home Partners of America that helps potential buyers with credit problems or not enough money for a downpayment. One of the unique aspects of the program – compared to other single-family rent-to-own programs – is that the buyers select a property they would like to purchase, and then Home Partners of America buys it, providing it meets the program's qualifications. It then sets up an agreement to rent the property to the would-be buyer. The end goal, however, is that Home Partners of America will eventually sell the property to the renter later on.
The buyer-chosen properties are likely to be "higher quality and in more desirable locations [such as those with better school districts]" than properties that are purchased through foreclosure sales, according to Moody's.
Under the rent-to-own agreement and during the lease term, the tenant would be able to purchase the home at a pre-set price. The lease term generally runs between three to five years. The longer they wait to buy, the higher the purchase price will rise – usually 3.5 percent to 5 percent per year during the term of the lease.
"Furthermore, the strategy could benefit property recovery values because renters with purchase options are incentivized to maintain their properties well," Moody's report notes.
Moody's report shows that the average value of properties under the program is $247,483 in comparison to rental homes offered by Invitation Home sand American Homes 4 Rent that average $167,631 and $143,066.
Our Country, and I mean the media has become so one sided, that its very hard for anyone to correctly dissect the news to understand what is truth of fiction, with the media and their hidden agenda, making it sound like the Our Country is doing well when in fact its doing the opposite.

The banks are taking away homes that no longer belong to the banks, and stealing the homes from homeowners, without real due process, the "So" called Foreclosure Defense attorneys are not properly defending you on your home.

Media is giving the impression that homes are moving in an upward incline showing an increase in our homes when in fact, what they don't tell you is the banks are hording the inventory and putting many, many of people out of work for the all mighty dollar "Greed".

We had an election last year and we are now finding out the "So" called Barack is Not eligible to have been in the race and to top that he had so much voter Fraud in the State of Ohio it came out to be 130%...WOW how do you get a 30% more turn out the 100%, and No one voted for Romney...again, so much of this administration has done is to terrorize the media, the people, and our severing way of life.

Waht are we to do, well we need to start getting into public office ourselves and ""STOP"" sitting on the couch watching all this go by us, we need to start taking an active roll, no matter what it is, how small it could be, but step up now!!

otherwise we will be beaten.

(NCLC), says the number of foreclosures tied to delinquent tax
payments is climbing. The NCLC, an advocacy group, estimates that
$15 billion of tax-lien foreclosures happened in 2010, the latest
year for which data are available. Rising tax-lien problems stem
from two overlapping trends associated with the weak economy: To
close budget deficits, some local governments are increasing
proxy taxes to raise additional revenue. But a growing number of
homeowners, many unemployed or living on fixed incomes, are
finding those tax bills—even before rate increases—a strain.
When homeowners fail to pay, municipalities have the legal
authority to foreclose or auction off the tax lien to debt
collectors, who can charge interest rates as high as 50% on the
outstanding balances. If the homeowner doesn't pay—the
deadlines to do so vary across the nation—many states allow the
tax-lien holders to take ownership of the properties and resell
them.

While the sales are causing distress for some homeowners, they
reflect hard fiscal realities at the state and municipal level.
"Cities and towns are facing their own budget problems and of
course need homeowners to make prompt tax payments," says John
Rao, an NCLC attorney who wrote the report. Homeowners are
slipping on tax payments for the same reasons they are falling
behind on mortgage payments, Mr. Rao said: "They're unemployed,
or underemployed, expenses have gone up, and you don't have
enough money." Advocates for the elderly and the unemployed, the
groups most at risk of losing their homes, say it isn't uncommon
for consumers with homes valued at hundreds of thousands of
dollars to lose the properties after failing to pay a few
thousand dollars in taxes. "The system is really
counterintuitive," said Laura Newland, an attorney with AARP, an
advocacy group for people age 50 and older. "Some of the
properties that are most vulnerable are the ones without a
mortgage." (Local taxes on homes with a mortgage are often paid
by the mortgage lender, which collects taxes from homeowners in
their monthly payments.) Frank Alexander, a professor who
specializes in tax-law foreclosures at Emory University's law
school, said municipal governments selling tax liens are being
shortsighted. "It creates short-term cash, but generates
long-term problems," he said, pointing out that tax-lien sales
and tax foreclosures often spark legal challenges that can last
for years and prove costly for homeowners and municipal
governments.

Really?? Single-family home prices picked up for a third month in a
row in April, suggesting the recovery in the housing market
is gaining traction, a closely watched survey showed on
Tuesday. The S&P/Case Shiller composite index of 20
metropolitan areas gained 0.7 percent on a seasonally
adjusted basis, topping economists' expectations of 0.4
percent. On a non-seasonally adjusted basis, prices fared
even better, rising 1.3 percent. Just three out of the 20
cities in the index saw declines in April on a seasonally
adjusted basis. "It has been a long time since we enjoyed
such broadbased gains," David Blitzer, chairman of the index
committee at Standard & Poor's, said in a statement. "While
one month does not make a trend, particularly during
seasonally strong buying months, the combination of rising
positive monthly index levels and improving annual returns
is a good sign." Compared to a year ago, prices were down
1.9 percent, beating expectations for a decline of 2.5
percent, and an improvement from the 2.6 percent annual
decline seen in March.

<link rel='alternate' type='text/html' href='http://news-views-realestate.blogspot.com/2012/06/really-we-have-no-inventory-for-turn.html' title='Really?? increased 1.7% from April to May, suggesting that a decline
in overall inventory is now pushing up prices, according to
the latest Campbell/Inside Mortgage Finance HousingPulse
Tracking Survey. The average price for a short-sale still
slipped 0.7%, while the price on damaged REO properties
increased to 1.8% and 1.5% for move-in ready REOs. In its
latest HousingPulse Tracking Survey, Campbell Surveys cited
declines in home inventory levels as one of the principal
reasons for home price stabilization, especially in areas
that have experienced large price declines in the past six
years. Multiple factors are causing the shortages—namely
homeowners keeping their houses off the market while prices
are still low. In addition, those who are underwater are
staying in place and cannot move until more of the debt is
paid down. The survey also says appraisals are keeping
prices down. The survey cites at least one real estate agent
in Florida as saying appraisals are keeping prices from
going up because appraisals that come in under the contract
price are stopping "natural valid appreciation."

The Truth About MLS Searches On The Web

The truth about MLS searches on the web.

This short article tries to explain what most Purchasers do not understand about MLS entries on various websites on the web

This, undoubtedly is just one of my personal favorite subjects, the data here is only a reflection of my Understanding and Opinions around the "Use" from the MLS systems for delicately searching for qualities on the web.

The Web is a superb source to make use of inside your early procedure for trying to find houses within the areas which are desirable for you. The large number of websites have a myriad of nice tools that you should evaluate and perform some initial research without some annoying Realtor breathing lower your neck. I'm a Real estate agent and that i perform the same factor, I enjoy peruse different qualities in various states, simply to make a price comparison and find out what values are just like in various regions of our Country.

Statistics inform us the average Buyer stays about 6 several weeks on the web searching for qualities before they begin seriously thinking about continuing to move forward to the entire process of physically searching at and buying a house. Now here's where things obtain a little confusing towards the average Buyer after they are raring to visit, this is the way the web sites work from here inside your journey.

To begin with, let us try making a couple of things understandable that might be just a little confusing, especially if you're a very first time buyer. #1 Almost everyone has now notice the acronym "MLS" this means the Mls. The MLS is how all the Realtors List the qualities available inside a particular area. Whenever a Seller lists a house, they'll hire a realtor who then will put all the information to the MLS to ensure that the many other Agents can easily see the home, in Oc California, that's lots of Agents (about 13,000) Odds are your opportunity agent won't have a buyer for that home they have listed but there's an excellent chance the other 13,000 agents will, this is the energy from the MLS.

Ok, it's true that exactly what the MLS is! But how about the many other area's round the Country? You will find 1000's of MLS's, all serving another areas for Realtors. And each Realtor available and that i mean everybody needs to possess a Property license to gain access to their very own particular MLS, they likewise have to pay for a fee to make use of the MLS. Just how do all of the different websites you have been searching at have these houses on their own sites? They're permitted to distribute the data via a system known as IDX or Internet Data Exchange, quite simply it can be each and every agent in the united states to determine if they would like to allow IDX to distribute their listing once the come in in to the MLS system. Most do, some don't. Which means, odds are you aren't seeing all the entries per your particular criteria on any websites available on the web. You aren't getting accessibility real Mls merely a re-hashed version from it. Also this is actually the same mechanism that might be with an individual Realtors website, they're going to have a house search section somewhere on their own site, this is actually the same information you will get on every website in the united states on the web. Those sites just rehash what's joined in to the MLS and could offer additional features online that provide you much more of a "Touchy Feely" experience

#2 Now you could begin wondering, this is nice of these web sites to provide me all of this information free of charge, gee I question why they're doing this? MONEY, and that i mean Large MONEY!! Ever notice the way your Junk e-mail accumulates after a powerful duration of surfing the web Property internet sites! It is all about advertising revenue and perhaps acquiring you like a future Client.

Another factor these Websites do is that they will leave a house online, lengthy following the home has offered, they do not walk out their method to take away the property since it increases the quantity of houses that individuals will question, therefore growing their profits. Actually during my research 30-35% of times the house you're searching when needed maintain Escrow, Some sites will show you that others might not.

So, here's my point, is the fact that how you need to satisfy the agent that you will use that will help you make probably the most important choices individuals existence? Absolutely not! Don't misunderstand me, the web continues to be the site to visit when you're just beginning out, but when the time comes to honestly searching for a house you will need the very best Purchasers Agent that you could. I highly recommend that you get a Purchasers Agent that is useful for you, it will likely be to your benefit in each and every way imaginable. In the end a Purchasers Agent legitimate Etate is free of charge because the Seller pays all Agent commissions.

Understanding Points, Rates and charges

Prone to purchase a home?

The Foreclosure Clean Out Business Remains Strong Starting 2012

Since the housing crisis began, people have been wondering if now is the right time to start their own foreclosure clean out business. 2011 has been a great year for those looking to start their own businesses, and take advantage of a weak housing market.

If you are planning to bargain for any property listed for brief purchase, you're essentially negotiating for something that's already on bargain. The key reason why short purchase qualities are listed less than the market price happens because who owns the home may wish to have purchasers who're keen to purchase the home in order to only have somebody that can cover the mortgage on their behalf.

Purchasing a house shouldn't be in line with the listed cost. If it's the following the market price, then its a good deal for you personally. Misconceptions that the need for property qualities will drop within the next six several weeks have there been in excess of 6 years, so you shouldn't utilize it like a reason to bargain the home. If you are planning to purchase a house, particularly in places like Vegas, individuals which are listed available will never be or are hardly ever in the above list the market price. They're selling qualities for that cost that's determined through the market, which may be the cost that somebody should pay.

Why is things worse is the fact that you will find those who are asking a real estate agent to convince them that it's truly the market price. After they discovered the representative is being truthful, they will not believe the agent, thinking that he's a salesperson looking to get his inventory removed. Misconceptions about purchasing a house shouldn't be used, as this may either get into "no deal" or "Personally i think bad". You are feeling good if you achieve it for any cost beneath the listed cost, and you need to bargain it. The vendor will feel below par when the property was offered for any cost less than the market price or than he wanted. What exactly happens? No deal!

What exactly is the greatest factor that can be done when purchasing a house? Never use misconceptions, awareness, values, along with other feelings when purchasing a house. A specific item is what you'll get. The listed cost does not mean anything, and you ought to never bargain having a property because its listed cost is greater than what you would like to pay for for this. It might be better for parties but for the industry if you are planning to cover a house, thinking the cost of real estate will stay the same for a long time it won't increase and it'll not go lower for reasons uknown you need to have.

Short Sales - Negotiating Below Listed Cost (Part 1)

The culture of where you develop plays an excellent role inside your approach to buying goods. You will find places in which individuals will only buy for any cost that's underneath the listed cost, unless of course they're inside a mall. This is also true with property, which is among the primary problems that many realtors are going through.

To be able to make our discussion simpler, here are the words that you'll encounter within this series:

Listed Cost - this is actually the cost which was listed available. It's the amount that who owns a home is prepared to receive in return for his property.

Market Price - this is actually the real amount the rentals are worth. Whether a house has been offered at a lower price or more, the market price dictates the actual cost from the property.

Short Purchase - this can be a method in which a house has been offered for any cost less than the total amount that the owner needs to purchase the mortgage.

Cost Offered - this is actually the amount the buyer would like to pay for in return for the home he really wants to buy. It may be either below or over the market price, which is dependent around the situation from the buyer and also the seller.

When I have pointed out above, you will find individuals who believe that when they spend the money for full quantity of the listed cost, they compensated more. Because of this , why they always bargain with realtors and also have a strong stand not to cover the home which has a listed cost exactly the same as well as less than the marketplace cost.

For instance, a house that's listed for $100,000 includes a market price of $110,000, received a $90,000 dollar offer from someone. Their reason behind offering a cost $20,000 less than the marketplace cost would be that the cost of property will begin to go lower within 6 several weeks, that is only according to misconceptions. Now, why is things worse is when they pay $100,000 for that property, with a market price of $110,000, they think they compensated a lot more than the things they should.

The key reason why realtors aren't after this trend, especially for brief sales happens because when they achieve this, there will not be market price. Everybody only will be speculating the cost they want, and everybody is going to be happy whenever a deal is actually all on their own side the dog owner will get the cost he wants, the customer got the home for any cost he desired to pay, and also the agent will get compensated without getting problems in selling the home.

Views-Reviews and Real Estate News: shame on the GOP candidates

Views-Reviews and Real Estate News: shame on the GOP candidates: shame on the GOP candidates "Shame on the Republican candidates for president. Shame on them for showing up at debate specifically targeting the US economy with not one credible, rational, even reputable notion of what to do about the nation's housing mess. It baffles the mind that this sector of the economy, responsible for about 18 percent of the nation's gross domestic product, is in freefall, and yet eight potential new leaders of this nation not only don't understand the problem but don't have a clue what to do about it. My favorite, and I write this with as much sarcasm as a computer keyboard will afford, is the argument that the Dodd-Frank financial reform bill is to blame for housing's current despair. Foreclosures, falling home prices, negative equity, nil consumer confidence, record low home building...yep, gotta be Dodd-Frank. 'If the Republican House next week would repeal Dodd-Frank and allow us to put pressure on the Senate to repeal Dodd-Frank, you would see the housing market start to improve overnight,' Speaker Newt Gingrich told the crowd in Michigan last night. His reasoning is that, 'It kills small banks, it kills small business.'

Increased regulation has certainly made the life of a banker today tougher, but the fact that there was zero regulation ten years ago allowed and encouraged reckless behavior on Wall Street. It created the supremely negligent subprime mortgage
trading bonanza that brought down big banks, little banks and homeowners alike...and threatened to take down the entire US economy. Were we to do nothing to change that? And Mr. Gingrich, if I may, how would repealing Dodd-Frank suddenly help the 4 million borrowers behind on their mortgages today and the 2.2 million in the foreclosure process today keep their homes? How would it put a bottom on home prices? Do you honestly believe that it would suddenly open the mortgage markets wide, allow banks to somehow fix all the troubled loans on their books and fuel a gigantic lending spree that would ignite home buying and selling again like the good old days? Is that even what we want? Let me just finish with Mr. Gingrich's last note, 'The banks are actually profiting more by foreclosing than encouraging short sales.' That's just flat out wrong.

To begin with what bank has ever profited from a foreclosure OR a short sale? Industry sources tell me that a short sale nets the bank on average 20 percent more than a foreclosure. Short sales speed up the time frame for disposal of the property as well, as foreclosures can take years to process. During that time, foreclosed borrowers can destroy the property, flushing cement down the toilet and stealing everything in the home that is and isn't nailed down. In a short sale, the homeowner lives in the home until the deal is done, and because they are not getting a huge hit to their credit and being kicked out by a sheriff's deputy, they generally don't destroy the house. In a short sale, the bank knows exactly what it's getting, unlike in a foreclosure when the bank has to take back the house in some unknown condition, market it and re-sell it at an unknown distressed price. 'Nuff said.

My second favorite argument is that it's all Fannie and Freddie's fault, and if we take them down, housing comes back in a flash. 'For these geniuses to give 10 of their top executives bonuses at $12 million and then have the guts to come to the American people and say, 'Give us another $13 billion to bail us out just for the quarter,' that's lunacy,' Rep. Michelle Bachmann argued on CNBC last night. 'We need to put them back into bankruptcy and get them out of business. They're destroying the housing market.' No question, Fannie Mae and Freddie Mac are bleeding money, costing the taxpayers billions already and potentially billions more in the near future. Something needs to be done to change that, but 'bankrupting' Fannie and Freddie would take down the US economy as we know it, and it boggles the mind that a person running for president wouldn't understand that. She in fact noted that Fannie and Freddie support the bulk of the mortgage market. That's true. Without them there would be no lending. Does she think the private market would just come running back in and give the nation's beleaguered borrowers 3.99 percent 30-year fixed across the board? Only Herman Cain seemed to get that. He argued that we need to fix unemployment first with his various proposals. 'Okay. After I did those three things that I outlined, then deal with Fannie Mae and Freddie Mac. You don't start solving a problem right in the middle of it. So we've got to do that first,' he reasoned.

Fixing unemployment was the only housing plan the candidates could offer. When CNBC's Maria Bartiromo asked Governor Mitt Romney, 'Not one of your 59 points in your economic plan mentions or addresses housing. Can you tell us why?' He responded, 'Yes, because it's not a housing plan. It's a jobs plan.' I don't love that answer, but at least I can respect it. 'Our friends in Washington today, they say, 'Oh, if we've got a problem in housing, let's let government play a bigger role.' That's the wrong way to go. Let markets work. Help people get back to work. Let them buy homes. You'll see home prices come back up if we allow this market to work,' argued Romney. There are plenty of analysts who agree that the market needs to work itself out, as painful as that may be to average Americans, many of whom are in line to lose their homes. Until the foreclosure mess runs its course, and all those homes are filled with borrowers who can afford them, home prices will not recover, plain and simple, goes the argument. I'm not saying here that the Obama Administration has done anything particular stellar to stimulate a housing recovery. A small refinance program for underwater borrowers isn't the cure-all, and forcing banks to write down mortgage principal is not politically nor technically feasible. But without some plan, this crisis could go on for a decade, like it did in Japan, as President Clinton noted recently in an interview. I'm not saying I have the answer, the great plan to fix our nation's housing crisis. But I'm not running for president."

New foreclosure plan

Big investors are showing interest in an evolving Obama administration plan to sell off foreclosed homes, although the government will have to make the offer sweet enough to coax private funds. The White House is assessing how best to encourage private companies and investors to snap up foreclosed properties held by the government and convert them into rentals. Officials want private partners to take over as much as $30 billion in single-family properties that are currently on the books of government-run Fannie Mae, Freddie Mac and the Federal Housing Administration। Several money managers with large fixed income funds are interested, according to sources, and a request for ideas on how to construct a program received nearly 4,000 responses. The foreclosure conversion program would come as the next step to complement other government supports for housing, including an expanded refinance program announced on Monday.

The main question for prospective investors, which include broker-dealers and firms already overseeing similar rental programs, is the type of financing the government will make available—an issue officials are still struggling with. "In order to get a better bid, there has to be some incentive involved to get qualified investors involved," said Ron D'Vari, co-founder and chief executive of NewOak Capital. "The reality is not a lack of interest, but so far it looks like a lack of financing." Incentives could include low interest rates, tax benefits or some type of rental assistance, said D'Vari, a portfolio adviser who has been involved in mini-bulk auctions of real estate-owned properties, or REOs, in California. REO properties are those acquired by a lender, whether a bank or the government, after an unsuccessful auction attempt. Fannie Mae, Freddie Mac and the FHA own about 250,000 properties, close to a third of the country's REO pool.

One key challenge would be finding big enough blocks of properties in specific geographic areas that could be sold at one time. Analysts say this is what it would take to make the program attractive to large institutional investors. The transaction and liability costs property managers will face as they try to bring deserted units back up to code also pose a hurdle. The government also needs to determine how it will protect taxpayers, and it might explore ways to pair up with investors and allow Fannie Mae, Freddie Mac and FHA to keep some type of an ownership stake in the rental properties. A public-private partnership, somewhat along the lines of a program the Treasury tried to use to soak up toxic bank assets during the financial crisis, would allow the government to gain from the sales. Fannie Mae, Freddie Mac and the FHA have already undertaken some small efforts to reduce the backlog of foreclosed homes. They have donated a few vacant properties for demolition and have held some small auctions. Having already received $141 billion in taxpayer support since being seized by the government in 2008, Fannie Mae and Freddie are under enormous pressure to make sure they maximize the returns from the properties they hold. "This has got to be thought out. Fannie and Freddie would need to assess if they are getting the return they need from a rental," said Ken H. Johnson, a real estate professor at Florida International University. Johnson said one way to get over the hurdle would be for the two agencies to be given an explicit mission of market stabilization.

Views-Reviews and Real Estate News: A summer of modest economic growth is helping disp...

Views-Reviews and Real Estate News: A summer of modest economic growth is helping disp...: A summer of modest economic growth is helping dispel lingering fears that another recession might be near. Whether the strength can be sustained is less certain. The economy grew at an annual rate of 2.5% in the July-September quarter, the Commerce Department said Thursday. But the growth was fueled by Americans who spent more while earning less and by businesses that invested in machines and computers, not workers. The expansion, the best quarterly growth in a year, came as a relief after anemic growth in the first half of the year, weeks of wild stock market shifts and the weakest consumer confidence since the height of the Great Recession. The economy would have to grow at nearly double the third-quarter pace to make a dent in the unemployment rate, which has stayed near 9% since the recession officially ended more than two years ago. For the more than 14 million Americans who are out of work and want a job, that's discouraging news. And for President Barack Obama and incumbent members of Congress, it means they'll be facing voters with unemployment near 9%. "It is still a very weak economy out there," said David Wyss, former chief economist at Standard & Poor's. For now, the report on US gross domestic product, or GDP, sketched a more optimistic picture for an economy that only two months ago seemed at risk of another recession.

Some economists doubt the economy can maintain its modest third-quarter pace. US lawmakers are debating deep cuts in federal spending next year that would drag on growth. And state and local governments have been slashing budgets for more than a year. Obama's $447 billion jobs plan was blocked by Republicans, meaning that a Social Security tax cut that put an extra $1,000 to $2,000 this year in most American's pockets could expire in January. So could extended unemployment benefits. They have been a key source of income for many people out of work for more than six months. Nor is the economy likely to get a lift from the depressed housing market. Typically, home construction drives growth during an economic recovery. But builders have been contributing much less to the economy this time. Wyss said that the collapse of housing had probably depressed annual growth by as much as 1.5 percentage points in the past two years. Paul Ashworth, chief US economist for Capital Economics, predicts that growth will cool in the fourth quarter and next year. "While our baseline forecast does not include an outright contraction, we expect GDP growth to average a very lackluster 1.5% next year," Ashworth said in a note to clients.

Surprise! The event was hosted by Economic Policies for the 21st Century and the Progressive Policy Institute. “As the leading advocate for homeownership, Realtors® know that issues like affordable financing, natural disaster insurance, the mortgage interest
deduction, and foreclosures and short sales don’t just affect people who own a home – homeownership shapes communities and strengthens the nation’s economy,” said Phipps, broker-president of Phipps Realty in Warwick, R.I. “America needs strong public policies that promote responsible, sustainable homeownership and that will help stabilize the nation’s housing market to support an economic recovery.” Phipps said that housing is not recovering at the rate it should be and called on legislators and regulators to do no harm. He said that proposed legislation and regulatory rules or changes to homeownership tax benefits need to help America out of today’s economic struggles and not further harm consumer confidence or exacerbate problems within the fragile real estate industry.

Overly stringent standards and lower mortgage loan limits are preventing qualified borrowers from getting loans, and Phipps called on lenders and regulators to reduce the overcorrection in underwriting standards for mortgages. He urged support for
policies that ensure qualified borrowers can obtain safe and sound mortgages in all markets at all times and encourage sound lending without high downpayment requirements. “Realtors® support strong underwriting, but too-stringent standards are curtailing the ability of creditworthy consumers from obtaining mortgages to purchase a home, and that’s impacting the recovery,” said Phipps. “Making mortgages available to creditworthy home buyers and streamlining loan modifications and short sales will help stabilize and revitalize the housing industry and reduce the rising inventory of foreclosed homes.” Phipps recommended that political and industry leaders work together to help reshape real estate and put the country BOAk on the right track. “Our goal is to help ensure that anyone in this country who aspires to own their own home and can afford to do so is not denied the opportunity to build their future through homeownership,” Phipps said.
